One of the harbingers of spring, regardless of snowpack or temperature, is the February Safari Club International Convention in Las Vegas. Known as the Ultimate Hunters’ Market, this event draws a variety of outdoor enthusiasts, from hunters to photographers, all of whom contribute to a recognizable lifestyle. Held this year at Mandalay Bay Resort, the convention provides more than a million square feet to hundreds of exhibitors hailing from six continents. SCI prepares for some 20,000 people to visit the hunting heritage and conservation linked entrepreneurs promoting their services, art, and wares. This year, Open Fences, with its eye toward land preservation, offered conventioneers concrete real-estate opportunities where they might use some of the equipment and skills they admired or acquired while on Mandalay Bay’s exhibition floors.
Many of our readers know the oldest continually operating lodge in Alaska either by reputation or because they have been lucky enough to visit the remote, family-run lodge, 125 miles northwest of Anchorage in Skwentna. Though this year marks the 77th year in operation for Rainy Pass Lodge and its recreational focus, its newest program, a small leadership and personal growth program for 14 to 19 year-old boys piqued our interest. In its fourth year this June, the 12-day outdoor skill and team building opportunity got its start in the first conversation Steven Perrins II had with a woman he met at a fundraiser in Anchorage. They discovered almost immediately that they had a similar dream to help young people and saw an opportunity to realize it. here are many reasons to buy a ranch—fulfilling a dream, providing a recreation retreat, and building a family legacy are just a few of the reasons. As ranch brokers, most of the calls we get are for profitable ranches. Not many people want to buy a ranch to lose money.
the way we’re going to do it.” While tradition is important, a fresh approach to management can take a ranch from running in the red to the black. “We’ve seen ranches that consistently lost money turn into making a quarter million dollars a year just by new management practices,” Miller maintains.
According to Colorado State University economist Jeff Tranel, ranch ownership is passed on to the second generation only 40% of the time, and on to the third generation only 10% of the time. One of the biggest reasons for the lack of succession is poor management. While some people may consider a ranch to be a big toy, it should be run as a business.
One manager in charge of several large Colorado ranches calls it the “hundred hammers” theory. “I know there are a hundred hammers on this ranch,” he says. “So by gosh, my people had better find the one they need before they go to town and buy a new one.” He points to his pickup, a $50,000 vehicle sporting several large dents. “Those were from my predecessor,” he explains. “He told me that all ranch trucks get banged Giving the ranch manager’s job to the wayward nephew who could never up like that, and the ranch owner would buy all new trucks every two years gain traction in the real world isn’t a good plan, and neither is it wise to anyway. Wesley Miller of Executive Agribusiness, LLC, provides those management solutions. “We do an on-site analysis of each ranch, looking over the water rights, state leases, Forest Service grazing leases, infrastructure, and irrigation. We look at the grasses, soil types, and facilities. While cattle may be the best income stream, we also look at other assets, such as timber, fishing, hunting, water rights, and even upland bird and waterfowl hunting.” One of the biggest pitfalls, Miller says, is keeping existing management in place just because “That’s the way my daddy and grandpa did it, so that’s

Still, owning a ranch is supposed to be fun, and everyone has their dreams. “We call those items ‘Owner’s Prerogatives’,” Miller says. “If someone wants to own 50 head of buffalo, but it doesn’t really make business sense, then fine. We place that on a separate line item and then the owner knows it’s a hobby. It could be reining horses, alpacas, exotic big game — who knows — but then at least we get a handle on it.” Another big expense is an over-improved ranch. “One of the biggest challenges is too many luxury improvements,” Miller says. “Face it, cows don’t care about 8,000-square-foot lodges and 12-stall horse barns. upkeep and maintenance on high-end improvements can be expensive. But if that’s what the owner wants, then so be it, but we don’t count these line items against our profit and loss statements for running a profitable ranch.” For an out-of-town or absentee owner, separating ranch management from ranch ownership is an easy concept. However, for those families who live on the ranch and run it, it’s much more difficult to visualize. One sibling might live on the ranch with the parents and manage the place, while two or three other siblings may live elsewhere and have full-time jobs. While it’s common for ranches to be owned in Limited Liability Partnerships, LLC’s, or other entities, “It may be very sensible to set up another entity to manage the ranch,” says CSU economist Jeff Tranel. “This structure ensures that the ranch manager is fairly compensated and that the ranch is run like a business.” One of the most important — and most neglected — aspects of ranch management is marketing. “We all have our strengths and weaknesses,” notes Wesley Miller. “Most managers focus on production — raising calves or hay — but marketing is essential.” Indeed, the most successful ranches are those that have become famous for their product, whether Wagyu beef, registered Angus bulls, ranch versatility quarter horses, or weed-free horse hay, for example. Their reputation allows them to charge a premium for their products. Savvy marketing is a part of that strategy. While most cow/calf operations might conclude that building a website is a waste of time because they’re just bringing their calves to the sale barn anyway, a good website might result in a guaranteed contract at a higher price.
