THE LAND BROKER COOPERATIVE: TAKING BACK CONTROL OF PRICING AND INFORMATION
A COOPERATIVE ASSOCIATION, OWNED BY RURAL BROKERS AND AGENTS, WITH THE MISSION OF SERVING RURAL BROKERS AND AGENTS As Land Brokers have seen over the last year, the consolidation of rural real estate websites has polarized, increased costs and, in many ways, eliminated competition in both print and digital advertising. Its effects have been felt across all levels of the industry as marketing budgets have suddenly tightened enough to sufficiently strangle small- to mid-sized brokerages. As a result, a group of prominent and concerned brokers nationwide have developed a proactive response: A Cooperative Association, owned by rural brokers and agents with the mission of serving rural brokers and agents, will launch a website to serve its members (otherwise known as the “Co-op”). At its core, the Co-op recognizes the importance of having a website with a mission to serve the needs of the rural real estate brokerage community; these needs include reaching your target audience and providing services on a cost-competitive basis while allowing you to protect your personal and professional data. It is the unfortunate norm these days to have sites take possession of anything uploaded; photos, videos, flyers, maps and other advertising information becomes the property of the site host and can then be used without permission at any time. It is an unsettling trend, one that should not just be accepted as the “new normal”. Imagine a centralized website where you not only retain sole ownership of your data, but also are assured a steady source of quality, carefully targeted Internet traffic and consistent affordability without the year-to-year contract surprises at renewal. As a broker-owned and managed website, it would act against exorbitant price increases and offer a legitimate option for individuals and companies who generally market 8 | O PEN F ENCES
specifically to land-based clients. Slowly, those who represent rural real estate have been stripped of their marketing options. An opportunity now exists to level the playing field. Now is the time to take back control of a system quickly spinning beyond the Broker’s control. Ask yourself: Should you be asked to constantly raise your marketing budget without additional benefits? Should you be priced out of advertising on a national or international level because you are a smaller firm with limited funds? Should you be asked to “put all your eggs in one basket” because there is no longer the option of buying into multiple advertising venues? Should you be told to give up control and ownership of your marketing information in exchange for posting listings online? What’s next? These are not questions for the future, but for today’s reality. Real Estate Brokers and Agents hold a keen understanding of values because relationships with clients are built on open dialogue and mutual respect. The Land Broker Cooperative holds true the values and ideals shared by all real estate representatives because it is both owned and run by licensed Brokers and Agents. Every Broker/Agent who joins the Co-op shares equal ownership and holds a unique voice within the organization; they are also represented by a board consisting entirely of Member Brokers.

The goal of the Co-op website is not to attain the most views, but the most relevant views; not to showcase the most properties, but the most relevant properties. It’s not about winning the numbers game, but attaining quality exposure, acquiring leads and closing deals. What is the value of a million viewers a day or a hundred leads a month if, in the end, your sales as a land broker remain stagnant? One quality lead is worth more than a hundred thousand “likes” on any social media platform. The Co-op understands and, instead, sets its sights on attaining the largest possible traffic that holds relevance to the target audience. As just a beginning to the strength and effectiveness of its buying powers, Co-op members will benefit from competitive prices in print publications in key industry publications and websites. With strength in numbers, the Co-op will endeavor to add more discounts and advantages in relevant markets that cater to the rural land and country living lifestyle, creating further value by decreasing prices and increasing buying power.
