Royal Antler Ranch is the cover photo for this edition and, contrary
to every other property in this magazine, it is emphatically not for sale. Royal Antler Ranch sold earlier this year. It is emblematic of one of the best of a certain segment of a class of properties termed “investmentquality rural real estate”. This class of properties includes everything from an “end of the road” private retreat, such as Royal Antler, to a full scale, working cattle operation operating on an ocean of acreage, such as the Broken O Ranch which sold in late November of this year. Real estate brokerage can be a ruthlessly competitive industry. It is an industry marred by an unscrupulous reputation that puts brokers near the top of the list of the “least trusted professions” coming in just below politicians and telemarketers. However, despite this reputation there are many who rise above the fray with a spirit of cooperation and professionalism. The Royal Antler transaction is a great example of this. Canadian Charles McClary of Remax Bulkley Valley was the local listing broker and provided valuable local knowledge. He teamed up with Americans Jim Taylor and Stoney Burke of Hall and Hall, who have
known and loved this ranch for nearly 20 years, to bring national and international exposure to the property. The buyer, a foreign national based in Florida, was represented by Brian Andrus of Stonebridge Real Estate in Clearwater, Florida. Brian conducted an exhaustive search for his client covering properties throughout the U.S. and Canada. Royal Antler stood out for the very reasons that make it the “poster child” of mountain ranch retreats. Royal Antler Ranch has about everything anyone would want in a mountain retreat. It controls 1,286 deeded acres almost entirely surrounded by Crown lands (Canada’s equivalent of the United States Forest Service) only 6 miles from Fairmont Hot Springs, which boasts a jet strip, three 18 hole golf courses and a nearby ski area. The ranch is accessible year around and has a beautiful lodge and classic log cabins which can accommodate a large family and their guests. It has miles of trout fishing as well as highly valuable frontage on a spectacular mountain lake. Despite this accessibility, it is totally private. To top it off it boasts absolutely stunning mountain peak views and scenery as well
SOLD as a broad diversity of wildlife. Royal Antler truly defines “investmentquality” in rural real estate. The sale price is confidential but the listed price was $15,000,000. Other examples of exemplary teamwork between broker and firms resulted in the following closed transactions in 2012: Broken O Ranch – This 124,000 acre ranch in Augusta, Montana hardly needs an introduction with all the publicity it received throughout the year after it was listed for $132,500,000 with Mike Swan of Bates Sanders Swan Land Company (Bozeman, MT). The buyer, Stan Kroenke, was represented by Joel Leadbetter of Hall and Hall (Bozeman, MT). With this acquisition Mr. Kroenke moves into the #8 position of America’s largest landowners.
Chimney Peak Ranch – This is a landmark property in Ridgway,
Colorado including 2,450 deeded acres and a 25,800 acre Forest Service Permit in a stunning setting with dramatic high mountain peaks visible in every direction. There are several streams flowing through a mix of irrigated meadows and forested terrain providing a diversity of habitat which supports excellent wildlife populations. Spring Creek Ranch was co-listed by Alex Maher and John Merritt of Livewater Properties (Jackson Hole, WY) and Fay Ranches (Bozeman, MT) for $10,500,000. With three miles of a spring creek fishery flowing through the property, this sale illustrates that fishing water still carries a premium.
Mill Creek Ranch – Its 25,000 deeded acres include over 10 miles of
Mill Creek located in Northern California. This ranch had, at one time, been for sale for as much as $60 million so it’s days on the market were numbered when it was co-listed for $29.5 million by Bill McDavid of Hall and Hall (Missoula, MT) and Terry Hundemer of Chickering Company (Nevada City, CA). Terry Hundemer also supplied the buyer. The above list, while by no means all-inclusive of this year’s market activity, is a mere sampling of the reason why many of the top brokers are breathing sighs of relief after years when there have been very few buyers. As always, the top shelf properties sell first and there are reports of this taking place throughout the U.S. and the world. Each market is different but many are beginning to see evidence of a comeback in sales volume. There does not appear to be any upward pressure on prices but the top properties are getting serious bids. It seems people are looking for safe places to put their money and rural real estate fits the bill for many.

F
ifteen years ago when 23-year-old aquatic biologist Shannon Skelton decided to invest a borrowed $1,500 into a laptop computer to start CFI Global Fisheries Management, today one of the preeminent stream restoration and fisheries enhancement firms in the country, most people thought he was crazy. But doubt did not detour young Skelton. He was too busy guiding anglers 200 days a year at exclusive commercial and private ranches in Colorado, Montana and Wyoming, studying the contrived techniques being used to keep waterways fish-rich, and blueprinting how he could use his science education and flyfishing background to improve the hydrology issues of streams and rivers without neglecting the biology. It was tough rowing for a few years as Skelton and his wife laid the groundwork for CFI Global, but today the firm employees multiple engineers, wetland scientists, and ecologists and has restored, enhanced, or developed plans for more than 1,000 miles of stream and rivers, and 4,000 acres of lakes, ponds and wetlands for clients across the globe. Human and agricultural practices have led to the degradation of many of the nation’s fisheries, and Skelton is committed to reversing this trend. With preservation in mind and a proven technique, CFI Global is returning these precious resources into thriving fisheries. Most CFI clients have mediocre or degraded rivers and streams that they want to convert into high-quality fisheries. They hire Skelton not just to discover, evaluate and enhance their waters, but also to develop land practice guidelines and irrigation/grazing strategies that ensure the

fisheries maintain a productive and thriving ecosystem. “We develop an intimate relationship with the water, and in doing so the water ultimately tells us what it needs,” said Skelton. “Every stream or pond has some limiting factors that can prevent it from living up to potential, so identifying and addressing those is key to getting the maximum out of any fishery.” Science comes first for CFI Global. Before even an ounce of dirt is moved on a project, the team of biologists and engineers studies the biological and hydrological makeup of a body of water for an extensive period of time, sometimes exceeding one year. Every bend and nook is considered and mapped via proprietary computer software that assists in deciding where to create pools, place rocks, plant native vegetation, and fashion optimal conditions for insects and macro invertebrates. CFI Global collects loads of quantitative data and photos before, during, and after a project is finished to ensure that both the insects and fish are flourishing. “Early stream restoration practices were all about being pretty, and there was no emphasis on the long-term sustainability of a project,” said Skelton.“We are the evolution of the industry, the 2.0 version if you will, and there is not another firm that invests as much time and energy into data collection and engineering as we do. Our ultimate goal is to perpetuate the legacy of the property.” Skelton has developed a reputation as one of the more holistic practitioners in the industry. An Alternative
to Farmland? By David Fisher
Investments in land suitable for agricultural production have generated quite a lot of press over the last couple of years. Most of that press has been directed toward Midwestern farmland in relatively high rainfall areas where row crop production is prevalent. Competition for this land has been fueled by traditional farmers re-investing farm income, absentee investors looking for investment diversity and decent returns, and institutional investors such as pension funds, private equity firms, and even hedge funds. At the same time prospective farm sellers are unable to find alternative investments that offer the same returns and advantages that farmland offers and are therefore quite content to sit on their holdings. The combination of low interest rates, which have cut yield expectations for alternative investments in half, and strong crop prices have created a scenario where year-over-year farmland price increases are raising eyebrows and people are asking how much higher prices can get. Throughout our trade territory, we have seen a marked increase in the desire of the “investor class” to own real operating ranches as an alternative to farmland. We are not referring to trophy homes on relatively small acreages. Rather, we are talking about quality livestock operations that offer current income, economies of scale, inflation protection, and a safe place to invest money for the long-term. The main ingredient that distinguishes a ranch from a farm is the fact that ranchland is generally at its lowest possible use. In other words, ranches produce native grass that grows every year and requires little additional inputs such as herbicides, pesticides, and fertilizer. H arvesting grass and converting to cash does not require a lot of equipment or fuel; the best harvester/converter is a cow! It is unlikely that county or state governments will suddenly make zoning changes and outlaw livestock grazing. Ranchland is in its natural state and will perennially produce grass even without human intervention. This is the essence of what makes a ranch such a solid fundamental investment. As a rule, these ranches are not generating “row crop” type gross returns north of five percent. Many of them however are yielding a 2 - 2.5% return. For example, the baseline value of a ranch’s agricultural component can be up to $10,000/Animal Unit (An animal unit is defined as enough land/ forage to carry one cow for one year and support her calf at side through weaning). The typical annual lease payment of $250/AU equates to a 2.5% gross return. It should be noted that these are gross returns and, like a comparable farmland investment, the owner will have to pay real estate taxes, insurance and some maintenance. While this may not seem like a high return, it’s considerably better than the .5 to 1% returns ranch owners have seen over the last 10-15 years. Plus, it is substantially better than the sub one half percent returns on cash being held in banks or short term treasuries. M any good quality operating ranches possess other ingredients that do not contribute to the livestock operation. Elk, deer, antelope, upland game birds and waterfowl hunting add value, as does fishing, and other outdoor recreation. High-end homes and stream enhancements are becoming more common. The value of those assets can be significant, but they may or

may not be easily monetized. If you are a prospective ranch owner and are uncomfortable with operating the ranch yourself there are several reputable companies that manage farms and ranches for owners and investors. Many of them have staff to direct your operations or they may help you hire a manager and/ or engage a quality tenant. As in any business, it’s important to follow through with budgeting, accounting and performance evaluations.
