R a n c h ol m e DECKER, MONTANA
Rancholme has a bit of something for everyone. At about 22,500 total contiguous acres it is a substantial working cattle ranch. Historically, it has supported about 450-500 pairs on a year round basis, with some hay being fed in the winter. The ranch operates with limited labor requirements and is perfect for the investor or individual who wants a simple, low cost owner-operated ranch. Cattle fatten easily without costly supplements; wildlife are plentiful, and winters tend to be milder than other areas in the region. Rancholme is also beautiful. From its lowest point at the Tongue River and Tongue River Reservoir to the top of Badger Creek divide and all the country and varying terrain in-between, the scenery is incredible. From the high points on the ranch looking south the horizon is framed by the beautiful Bighorn Mountains. One can easily see the peaks of Blacktooth and the Cloud Peak wilderness area. To the west, lies western edge of the Bighorns as well as the Wolf Mountains. To north, lies the beautiful Tongue River Valley as it makes it way on to the Yellowstone. Just an easy 30-minute drive to downtown Sheridan, Wyoming, Rancholme has easy access to a great community with all the necessary goods and services; as well as top notch schools and medical facilities; plus, it has a jet accessible airport. If a bigger town is needed, Billings, Montana is about two hours away. | $8,250,000

“The new sunglass line from Skeleton Optics offers polarization, top notch patterns and unbeatable performance. - The Outdoor Channel
TEN YEARS AGO, Patrick Bates represented the Bell family in the sale of their 290,000-acre Bell Ranch in
northeastern New Mexico. Part of an original land grant of some 646,000 acres, the Bell Ranch land had supported cattle production for the better part of two centuries. Ron Morris, then of Ranch Marketing Associates, represented the buyer, and this phenomenal land-broker team shepherded an historic transaction through successful closing. Promoting this remarkable acreage property on our first cover was an auspicious beginning for Open Fences. We were honored to play our small part in the sale.
C. PATRICK BATES has
OUR FIRST COVER SUMMER 2010
BELL RANCH Tucumcari, New Mexico 290,000 Acres, SOLD August 2010
specialized in marketing and acquiring premier ranch, farm, recreational and commercial properties for select clients throughout the Rocky Mountain West for almost 50 years. Since 1970, his practice has been based entirely on referral and repeat business. He has earned a reputation for unquestioned integrity. Some refer to Pat as the “giant broker” because of handling many 50,000+-acre transactions including the 290,000-acre Bell Ranch featured on our first cover.
Several times during my career I had the fortunate opportunity to work on a transaction featuring a significant and historical ranch property. The Bell Ranch in New Mexico was certainly one of those times. It combined a quality longtime Owner/Seller and one of the Best Buyer/ Clients that I ever had. Beginning with the impressive and scenic first visits to the ranch, through a slightly complicated negotiation, then on to closing – it was one of the most memorable transactions of my career.
