WE BELIEVE HUMANISM IS THE SOUL OF DESIGN AND ENABLES TRANSFORMATIVE RESULTS. WE VIEW EACH DESIGN OPPORTUNITY AS AN UNFOLDING STORY – AND THE PERSON OCCUPYING THE SPACE OR USING A PRODUCT – AS THE CENTRAL CHARACTER. BY FOCUSING ON THE INDIVIDUAL, WE HUMANIZE DESIGN. AS A RESULT, PEOPLE EXPERIENCE OUR WORK SPATIALLY, VISUALLY AND EMOTIONALLY.

WE ARE A MULTIDISCIPLINARY FIRM.

ARCHITECTURE

PLANNING

INTERIOR DESIGN

We believe that architecture is inextricably tied to use, place, client aspirations and cultural traditions. We also believe that the greatest buildings are those that cannot be imagined anywhere else in the world. Thus, it is our mission to provide clients around the globe with highly functional, intuitive design solutions that are sensitive to an ever changing built environment in both scale and context. We bring design excellence to all building types.

We see planning as a vital part of the built landscape, a process that begins with the development of a hierarchical organization of spatial relationships between buildings and the surrounding built or natural context. Our master plans impart a distinct sense of community and place, while establishing a framework for current and future decisions. Throughout the world, we have created award-winning designs that are functional, efficient, site specific and sustainable.

We believe interior design should reflect each client’s culture and communicate their values while meeting both their functional and aesthetic goals. Our projects range from company headquarters to international hotels to interiors for public institutions. Working in conjunction with MGA&D’s product designers, our interior designers often custom-design furniture and artwork that complement the character of the firm’s architecture and interiors.

51º SPA RESIDENCES & HOTEL LOECHE LES BAINS, SWITZERLAND 51º Spa Residences and the Kempinski Hotel create a new paradigm for resort living. By using the famous thermal waters that emerge from the ground at 51º Celsius, luxury and nature combine in ways never before imagined. Replacing a traditional pre-development phase, the architect and a real estate advisor jointly conducted an innovative “envisioning” session with the client, where big design ideas combined with thorough market analysis to create a realistic, economically sound project.

8 | DEVELOPER EXPERIENCE

Surrounded by some of the most picturesquely iced peaks in Switzerland’s famed Valais region, 51º stands at the northern edge of the Leukerbad Valley, on the crest of a gentle grade where the streets of the old town reach a natural open space adjacent to the Lindner Hotel and the historic train station. From this location, the view opens up to the mountain range.

10 | DEVELOPER EXPERIENCE

1. The Spa Residences occupy two linked five-story buildings to one side of the central plaza, and contain 10 for-sale apartments, 18 serviced apartments operated by the hotel, a restaurant and nightclub. The Kempinski Hotel, in three linked buildings, contains 50 hotel rooms, and 41 serviced apartments. A large world-class spa occupies the lower level of both buildings. 2. Thermal water is provided to private spas in the apartments, which feature plunge pools on wraparound balconies that open fully to the interiors, creating an exhilarating indoor-outdoor experience that is echoed in the project’s world-class spa, a portion of which is an authentic Russian banya.

RICE UNIVERSITY 50-YEAR MASTER PLAN HOUSTON, TX The 50-year master plan for Rice University identified sites for incremental growth within the existing historic campus, sites for new large-scale facilities, and connections with the urban surroundings, in particular the Texas Medical Center. Four major phases were envisioned. During MGA&D’s 12 years as master planner for the University, 15 individual projects representing 27% growth were integrated into the campus. The master plan resulted in the siting and construction of 21 new buildings that has allowed for the organic expansion of the campus through the addition of residential quadrangles and a new entrance opposite the Texas Medical Center. The master plan also provided the University with growth strategies to accommodate the more flexible floor plates needed in modern academic research buildings.

LOUWMAN MUSEUM THE HAGUE, NETHERLANDS The Louwman Museum, the national automobile museum of The Netherlands, is located in a park in a historic residential section of The Hague adjacent to the Queen’s palace. It is a new institution dedicated to the care and display of a collection of over 500 vintage automobiles, many of which are either rare or one-ofa-kind. The 110,000-SF program includes secure temporary and

48 | DEVELOPER EXPERIENCE

permanent exhibition galleries, an auditorium, a reception hall, a conference center, food service, and workshops for conservation and repair. A large barrel-vaulted Great Hall creates an east-west spine through the building, separating the double-height volume of the exhibition area from the lower-scaled U-shaped public spaces that define the entry court.

With its distinctive brickwork and steeply sloped peaked roofs and dormers characteristic of traditional Dutch architecture, this section of the building resembles a carriage house, and breaks down the scale of the overall building so as to be sympathetic with the historic context.

The owner, one of the largest Toyota dealers in Europe, was interested in using the industrial building assemblies that characterize his dealership buildings in order to produce an efficient, economical and sustainable place for storing and displaying cars. The individual components — both industrial assemblies and custom-built elements — were isolated in diagrams and lists, and the relative costs and sustainability were analyzed and compared with other alternatives.

U.S. DEPARTMENT OF TRANSPORTATION HEADQUARTERS WASHINGTON, DC The headquarters of the U.S. Department of Transportation, the first executive cabinet-level federal office building to be constructed in over a generation, is located on an 11-acre two-block site at M Street and New Jersey Avenue within view of the Capitol. It catalyzed the re-development of the former Washington Navy Yard along the Anacostia Center, an area with a dynamic history and industrial character linked to transportation and commerce. The 2-million SF building facilitated DOT’s goals of creating a technologically state-of-the-art and efficient workplace for 5,500 employees. Two sky-lit atriums introduce abundant natural light into the interiors. They also help establish rational floor plans that diminish travel distances and permit flexibility in departmental layouts. The emphasis on energy efficiency, sustainable construction, day lighting and indoor air quality led to LEED-Gold EBOM certification. The project also addressed stringent blast criteria and provided pedestrian boulevards that soften the 50’ security setbacks. It has the largest green roof in Southeast U.S.

streamlined daily operations, and thereby made treatment more cost effective and faster, with obvious benefits for both the medical practice and its patients. MGA&D’s graphic design strengthened Shore Ortho’s brand identity.

The floor plan is organized by a clear circulation system of 5-foot wide corridors that differentiate the patient and staff zones, and ensure privacy (exceeding HIPAA standards) and efficiency for both. Natural light throughout the building conveys a sense of transparency and openness. Controlled views to the outside, especially to a private semi-enclosed garden, create a sense of wellbeing. Physical therapy facilities feature large windows with a view to the garden and an outdoor therapy terrace. MGA&D’s client, the developer Scarborough Properties, paired MGA&D with a contractor early in the design process, resulting in the equivalent of integrated project delivery. Ongoing cost and schedule analysis of systems and materials allowed high-quality but economical development and a construction period of a mere 6 months.

TATA HOUSING DEVELOPMENT COLOMBO, SRI LANKA TATA Housing development’s One Colombo Heritage is a mixed-use development in Sri Lanaka. Inspired by the scale and significance of the historic buildings and streets of Colombo to create a unique new destination in the city, this contemporary interpretation of the essential qualities of Sri Lankan architecture and urban fabric is used to generate a dynamic environment where people, place and context come together. The project is meant to establish a new standard for sustainable urban living in Colombo with well sited towers and façade shading to offset the effects of the tropical sun. Balconies and terraces at the residential floors will extend the living area while natural ventilation will take advantage of the prevailing breezes and help to offset energy usage. The combination of conservation, community, and sustainability is unique when identifying other market offerings in the area.
