Sarasota’s Most Characteristic and Influential Architectural Movement Is Still Going Strong

Sarasota is celebrated for its pristine beaches, cultural attractions, and small-town charm, but there is another jewel in our crown that is drawing visitors from far and wide: Sarasota’s acclaimed modern architecture, specifically the regional movement known as the Sarasota School of Architecture, which continues to define and elevate our architectural profile and urban landscape.

BIRTH OF THE SARASOTA SCHOOL OF ARCHITECTURE

In the 1940s, 50s, and 60s, Sarasota was a hub for forwardthinking architects who championed climate-responsive design and adapted modernist principles to the unique environment and landscape of Florida’s Gulf Coast. Led by pioneering designers such as Paul Rudolph, Ralph Twitchell, Victor Lundy, and others, this innovative approach became known as the Sarasota School of Architecture.

KEY PRINCIPLES AND CHARACTERISTICS

The Sarasota School was influenced by the broader Modernist movement of the early 20th century but developed its own unique characteristics. Buildings often featured clean lines, simple geometric forms, and large overhanging roofs that provided shade and protection from sudden rainstorms. Extensive use of glass, including Jalousie windows that could be adjusted to control airflow and light, was particularly favored. These, along with strategically placed clerestory windows and open floorplans, promoted natural ventilation and passive cooling.

Local materials like cypress wood and concrete block formed from Ocala limestone were frequently incorporated, grounding the structures in their regional context. Perhaps most distinctively, the Sarasota School emphasized the integration of indoor and outdoor spaces, resulting in buildings that were seamlessly connected to their natural surroundings.

The principles of the Sarasota School were applied to a variety of building types, from private residences to schools and civic buildings, leaving a lasting impact on the architectural landscape of the area.

THE UMBRELLA HOUSE

Paul Rudolph’s Umbrella House (1953) is a key example of the Sarasota School. The house’s distinctive sunshade, resembling an umbrella, extends beyond the house walls, providing protection from the intense Florida sun. The extensive use of glass and the floating umbrella structure give the house a sense of lightness and transparency, embodying the innovative spirit of mid-century modern design. A great deal of gratitude goes to Bob and Anne Essner for their passion in maintaining the Umbrella House in pristine condition and for generously sharing this treasure with the community.

REVERE QUALITY HOUSE

The Revere Quality House (1948), designed by Paul Rudolph and Ralph Twitchell, features expansive glass walls, an open floor plan, and generous overhanging eaves. Strategically placed windows and sliding glass doors harness sea breezes, while outdoor living spaces emphasize the connection between the house and its natural landscape. The use of materials like copper, brass, steel, and concrete, combined with traditional wood elements, created a distinctive aesthetic. Exposed concrete ceilings and visible support features exemplify the Sarasota School’s principle of “honesty of structural expression.”

COCOON HOUSE

The Healy Guest House, also known as the “Cocoon House” (1950), is an iconic example of the Sarasota School. This small beach house on Siesta Key has a unique roof structure covered in a polymer spray developed by the US military, creating a curved roof that appears to float above the structure. Large glass walls equipped with operable louvers facilitate cross-ventilation, while the house’s elevated position on concrete piers offers unobstructed views of the water. The integration of the Cocoon House with its surroundings results in a structure that feels like a natural extension of the environment.

SHORTLY AFTER THE COLONIZATION OF AMERICA, if a surname had denoted royalty, it would undeniably have been the name Astor. In 1783, John Jacob Astor I, a young migrant from Germany, followed his dream of coming to America where he built a massive fortune from meager beginnings. Landing in New York, Astor started his first job as a pelt cleaner, becoming a successful investor with the money he made in the fur trade industry, and eventually earning him the title of real estate mogul. By 1830, he was the richest man in the world and the nation’s first multi-millionaire with the power and influence of a royal.

But it was his innovative and engineering-minded great-grandson, John Jacob “Jack” Astor IV, who built the original New York hotel brands we know today, including the Waldorf-Astoria and the St. Regis. Jack was inspired by his blue-blooded mother, Caroline Webster Schermerhorn Astor, who led New York’s socialites and luminaries in the Gilded Age.

Airport Soars

EXPANSION DRIVES ECONOMIC GROWTH

Pull into the Sarasota Bradenton International Airport, and with the ease of finding parking, getting through ticketing, passing TSA, and reaching your gate, you would never imagine that you are entering the fastest-growing airport in the nation.

There was always a masterplan for airport expansion but without a set timeline. Then, in 2020, something happened that no one could have foreseen: a world pandemic. COVID-19 put that plan on a fast track in an attempt to keep up with the influx of people scrambling to Florida, where they could work, play, and socially distance out-of-doors in the warmth of paradise. People were not only coming to Florida, they were staying, and this population boom is evident by the increased demand for housing, the entry of new businesses to the area, a surge in automobile traffic, and other growth indicators. While we’ve all witnessed this progression, the Sarasota-Bradenton Airport has felt its impact significantly and directly.

In 2022, when airport CEO Rick Piccolo presented his accelerated expansion plan to the board, his opening PowerPoint slide simply said, Time is our enemy The airport was experiencing an unexpected 200% growth increase—more than any other airport in the world—and to accommodate this surge and meet the growing demands, the airport had to respond nimbly, strategically, and quickly.

In March 2023, to meet the rising need, the board approved the $100 million expansion project with an ambitious 18-month completion date of January 2025. To give this some perspective Piccolo said, “In 2018, we were at about 1.3 million passengers, and we’ll do about 4.5 to 4.6 million this year, so the growth has just been phenomenal. Also, in 2018 there were six airlines at SRQ with 12 nonstop destinations. Today, there are eleven airlines with 55 nonstop destinations.”

THE FUTURE IS TODAY

The project is now estimated at $200 million, and the expansion is well underway with a new ground building terminal covered by the original $100 million, $50 million earmarked for baggage systems improvements, and the remaining $50 million for parking lots, a new ground transportation center, and the expansion of ramp areas.

And the airport is not borrowing a dime to do this.

Funded through grants, reserves, leased-space income, and airline fees, Piccolo is proud that SRQ airport is debt-free. “We’re an airport with no debt, which is unusual.

In addition, Piccolo wants people to understand that airport revenue is not tax-based, so the improvements are not costing taxpayers a thing. The only charge to the public is for services used and products purchased, such as airline tickets, parking fees, food, beverages, items bought at concession stands and shops, and so forth.

THE LOCAL IMPACT

We recognize that from 2020 there has been rampant growth in our region, and we can see that the airport has positioned itself to respond. But what does this mean to our community?

Consumers will have more choices across numerous levels. Currently, Allegiant Air accesses three gates. Allegiant will occupy all five gates in the new terminal. Allegiant is investing

in growing with SRQ by increasing their occupancy by 40%. That speaks volumes. With Allegiant moving out of the current terminal, it will open up the three existing gates to other airlines.

With additional airlines, there will be more destinations, better prices for tourists, residents, families, and businesses that want to visit or relocate here. We can expect to see more service announcements within the next few months. Giving residents and visitors more options will keep them closer to home. In the past, with fewer selections, passengers may have had to travel to surrounding airports to get a nonstop flight or to reach their desired destination.

When patrons use other airports, money moves out of our community. This impacts businesses inside and outside the airport, such as restaurants, hotels, and gas stations. According to the 2022 Florida Department of Transportation Aviation Economic Impact Study, SRQ airport has a $3.2 billion annual impact on the community and drives over 23,000 jobs in the area. The expansion will create even more, and there is a focus on including more local vendors. Among businesses

that are opening at the airport in the next year are The Shoppes at Siesta Key, Anna Maria Oyster Bar, Patrick’s 1481, Mattison’s, Motorworks Brewery, and Rise and Nye’s, known for providing safe and secure employment opportunities for people with exceptionalities. National brands such as Wahlburgers, Dunkin Donuts, Starbucks, Jimmy John’s, and Huey Magoo’s will also have stores onsite. With more options at SRQ, Piccolo is hoping that people fly directly in and out of SRQ airport, keeping the money local and lifting our own economy.

Piccolo is proud of the airport’s reputation for convenience and cleanliness and is committed to maintaining its high level of standards throughout the construction phases. Already, SRQ has hired nine shuttle buses for remote concierge service to ensure there’s little to no wait for transportation to and from offsite parking sites. To meet the increase in traffic and activity in the terminal and gate areas, in-house nighttime janitorial services have been added for the deep cleaning that is necessary.

Sarasota Bradenton International Airport is currently served by two fixed based operators (FBOs): Dolphin Aviation, Inc. and Atlantic Aviation. FBOs provide essential services for aircraft, including fueling, hangars, and tie-downs. Additionally, they offer other aviation services such as aircraft sales, flight training, aircraft rental, maintenance, and private charters. A third FBO is committed to growing with SRQ. Sheltair is making a $40 million private investment to construct 60,000 SF facilities. This demonstrates Sheltair’s confidence that this area will continue to grow, and as it does, businesses requiring this level of connectivity and private aircraft owners will need these added general aviation services.

MORE TO COME

The economic benefit of this recent growth is already evident. As we’ve experienced the influx of people, we’ve seen residential development scaling to meet the increased need for housing, schools, medical care, and other services, including the airport expansion. But we’re not done yet… Piccolo advises us to “stay tuned over the next few months for announcements of a couple of other developments that will have tremendous economic impact and job creation in the community.”
