Description of the real estate The estate is located in the north part of the city by the exit road towards Gdańsk at the distance of 6 km from the Pomeranian Special Economic Zone. The area is directly located by the national road no. 91. The location provides access to the surrounding communication routes. Vacant land, grassy, partly covered with broadleaved trees and bushes. From the north side the area borders with the Łysomice district.
Purpose of the land On 1st of March, 2007 the Toruń City Council passed a resolution no. 51/07 on local land development plan for the areas located in the vicinity of the following streets: Grudziądzka, Polna and Ugory. From the land covered by the development plan (417 ha) a total of 168 ha is allotted for building purposes, including: • 50 ha for multi-family apartment buildings, • 39 ha for single-family buildings, • 22 ha for services, • 57 ha for services / production.
Technical infrastructure The commune of the City of Toruń, trying to meet the expectations of potential investors, set about to developing service infrastructure of the investment land. The first stage was preparing design plans and specifications, which include road development with lighting, rain drainage system, water infrastructure and sanitary drainage system. Next, on its basis, developing service infrastructure started on the land located in the area of the following streets: Grudziądzka, Polna and Ugory. This project is a chance for increasing the investment attractiveness of this area and preparing it for the needs of a potential investor. The investments, connected with developing service infrastructure on the JAR area, are the Toruń commune’s own tasks and they are realised by the Roads Authority in Toruń and Toruńskie Wodociągi Ltd. The JAR investment areas include the area planned for residential development, as well as a wide program of estate commercial services and public services in the scope of education, healthcare, sport, leisure and culture. Economical activation of areas adjoining the national road no. 91 was also taken into consideration, which delineated a strip of service and production land. A part of this area is under the auspices of Pomeranian Special Economic Zone, where one can operate a business on preferential terms, tailored to the individual needs of the entrepreneur. As a result of realising the abovementioned tasks, Toruń along with the whole region gained areas that are attractive for investment and attractive from the civilisation point of view. Urban regeneration of the JAR areas is an essential element of development of the city and is an effect of a long-term policy of the local government of the City of Toruń, which aims at development and raising the investment attractiveness of Toruń.
