The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) is celebrating the apartment housing industry with the return of our Apartment Housing Day. This is your chance as associate members, property owners, and property management companies to celebrate working in the greatest industry - apartment housing!
GCNKAA is planning to Celebrate Home by hosting their seventh annual Apartment Housing Day Cocktail Reception at the Factory 52 leasing office located at 4590 Beech Street (easily accessible from Smith Edwards exit off I-71 as well as the Norwood Lateral) in Cincinnati on April 19 from 5 pm to 7 pm. All members are welcome to attend. This free event includes food, beer, wine, soft drinks, door prizes and entertainment.

BUSINESS EXCHANGE DEADLINES APPROACHING
Similar to Speed Networking, the Business Exchange offers our members the opportunity to meet one-on-one in 5-minute intervals with key decision makers from several of the participating property owner and management companies. The first 10 to 15 rotations will be pre-scheduled meetings with companies with whom you have requested to meet.
PROPERTY OWNERS AND MANAGEMENT COMPANIES:
This is your opportunity to conduct multiple meetings with multiple vendors in one morning, allowing you to easily expand your network of suppliers. Once you register to participate, you will receive an Information Statement Form complete with an A-to-Z listing of the products and services our associate members provide to the multifamily housing industry. Simply complete the information and select the top 10 to 15 products or services you are looking to invest in for 2023 and 2024 and return to GCNKAA. We will then schedule meetings with companies that provide the products and services in which you are interested.
ASSOCIATE MEMBERS:
We are allowing participating property management companies to select up to 10 products and services they are looking to invest in during the upcoming year. We will then match your selections with their selections to provide all of our participants with more valuable meetings. After the initial 10 to 15 rotations, you may randomly move around the floor as you see best for your business goals. Depending on the total number of primary companies participating and the total number of associate members registered, you may - or may not - have to wait a few rotations between meetings.

Happy Spring!
I hope Easter brings joy, peace, and happiness to you and yours. Returning from the National Apartment Association (NAA) Advocate conference this week, I am proud to be a member of our outstanding industry. More than 800 attendees flooded Washington DC and strongly represented multifamily. Thank you to our Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) members who attended. Our legislative representatives certainly know our concerns and were willing to listen, so I am hopeful we see the results of our efforts.
Now we take a full swing into April where our month lends to some exciting events with the Multifamily Housing Day scheduled for Wednesday April 19 at Factory 52 from 5 pm to 7 pm; followed by the 5K for Outreach on Saturday, April 29 at Friendship Park.

Looking forward to May, the Business Exchange will be held once again at The Oasis Conference Center in Loveland, Ohio. Registration ends April 17 for all so be sure to visit our website at www.gcnkaa.org and register today. This sought-after event will be held on May 9 and is a great opportunity to speak with decision makers in many of our property management firms.
Also in May, be sure to register for Day at Races held on May 18 at Belterra Park. We expect this event to sell out as it was last year so be sure to register early and ensure we have great attendance once again.

Certified Apartment Supplier (CAS)
The Certified Apartment Supplier (CAS) course will help you earn your CAS credential allowing you to network with peers from other supplier companies, as well as with community managers. This course will help you understand the everyday challenges that apartment management customers face and help you develop
unique selling propositions to meet those challenges.

Certified Pool Operator (CPO)
A CPO® Certification provides individuals with the basic knowledge, techniques, and skills to manage pool and spa operations. This training has helped protect millions of swimmers by reducing hazards at aquatic facilities. The PHTA® Certified Pool/Spa Operator® (CPO®) Certification program, the world’s leading verifi able pool and spa training credential, is available as a blended (online and in-person) training program. The CPO® certification is valid for 5 years.

EPA 608 Certification
Section 608 of the Federal Clean Air Act requires that all persons who maintain, service, repair or dispose of appliances that contain regulated substances be certified in proper refrigerant handling techniques. Technicians are required to pass an EPAapproved test to earn Section 608 Technician Certification.
• Type I – Persons who maintain, service, or repair small appliances must be certified as Type I technicians.
• Type II – Persons who maintain, service, repair, or dispose of the medium-, high-, or very high-pressure appliances (except small appliances, MVACs, and MVAC-like appli-
ances) must be certified as Type II technicians.
• Type III – Persons who maintain, service, repair, or dispose of low-pressure appliances must be certified as Type III technicians.

GCNKAA HAD TREMENDOUS SUCCESS ON CAPITOL HILL DURING NAA’S ADVOCATE

The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) contingent that traveled to Washington DC for the National Apartment Associations’ annual Advocate conference did a tremendous job engaging with members of Congress and their staffs during a full day of meetings on Capitol Hill.
With a strategy to divide and conquer, GCNKAA members split into teams of six or so members for meetings with Ohio U.S. Representatives Greg Landsman and Warren Davidson; with Kentucky Senator Rand Paul; and with staff members of Ohio Representatives Mike Turner and Brad Wenstrup; as well as Ohio Senator J.D. Vance.
Issues discussed included Section 8 reform; dialing back local zoning and other regulations to reduce cost on multi-family development, known as The Yes In My Backyard (YIMBY) Act; tweaking federal law to remove lingering CARES Act protections
on eviction; and private equity investing in rental properties.

It’s been years in the making, but the Greater Cincinnati Northern Kentucky Apartment Association Prestige Awards are making their return on Friday, April 19, 2024. Some final details are still being worked out but we wanted to give you a ‘heads up’ on how to best prepare to spotlight the excellence of your company, your community, or your industry peers.
The deadline to enter the categories below is FEBRUARY 2, 2024, so plan now to make sure you have ample time to get the best photos to make your community stand out. Think about landscaping, amenities, renovations, and more.

Best Independent Owner Property (Under 200 units) - Judged on overall presentation of the community. Submit floor plans, site plans, and any other supporting materials and no more than three photos.

THE PROGRAM
The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success.
OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS
The Business Exchange Committee has worked hard to make changes to this event to provide a better value for the companies who participate. The biggest change is that we will allow participating property owners and management companies to select the top 10 products or services they are looking to invest in over the upcoming year. We will then match your selections up with our participating associate members who offer that product or service. Your first 10 to 15 meetings will be pre-scheduled using these selections. After the first 10 to 15 rotations, we will revert back to allowing our associate members to meet with any property owners or management companies they would like to meet with that were not on their meeting list.
The only investment we ask of our property management
companies is your time and to donate two $25 gift cards of your choice OR a 30-minute coffee meeting with an associate member. These will be raffled off to participating associate members during the Business Exchange. The Business Exchange offers an easy way to take care of multiple vendor meetings in one location at one time. This is an excellent opportunity to gather the latest price and product information with a personal touch. We respectfully request that owner/management attendees be senior executives who have the authority to make purchasing decisions.
The Greater Cincinnati Northern Kentucky Apartment Association’s 2023 Business Exchange will be held on Tuesday, May 9 from 8:30 am to 11:30 am at the Oasis Conference Center in Loveland, Ohio. Participation in this event is free for all management companies. Please plan on arriving by 8:15 am to make sure you have enough time to get ready for the first rotation of our associate members at 9 am. Networking and continental breakfast are from 8:30 am to 9 am.

GOLF OUTING SCHEDULED FOR JUNE 22; RESERVE YOUR SPONSORSHIP NOW!
On Thursday, June 22, 2023, Aston Oak’s 18-hole golf course will host the Association’s 37th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck.
There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis.
All sponsors receive signage at the outing, pre-event marketing exposure and public acknowledgement of sponsorship during dinner the day of the outing. Hole and beverage sponsors also have the unique opportunity to create a memorable impression and build relationships at their sponsored hole/station. Beverage sponsors will be listed on the beverage cups distributed during the outing and trophy sponsors will be listed on the trophies. All sponsors are also invited to donate door prizes or give-aways to all participants.
Due to liquor licenses, NO sponsor is permitted to bring ANY alcoholic beverages onto the course. All alcoholic beverages will be provided by the course ONLY. There will also NOT be any beer at beverage stations. Beer and liquor will be provided only by two beverage carts controlled by Aston Oaks employees that will drive around the course all day. LOCAL JUNK-KING OWNERS AWARDED FRANCHISEE OF THE YEAR AWARD
The International Franchise Association (IFA) named Jack Brendamour and Judy McCreary, owner of five Junk King locations across Ohio and Kentucky, as the 2023 Franchisee of the Year. Brendamour and McCreary were honored at the 63rd IFA Annual Convention in Las Vegas for being outstanding franchise establishment owner-operators.
“This award really belongs to Pete McCreary. He was a long-time mentor of mine and has played a major role in getting us to where we are today. Pete taught me and everyone else he brought onto the team to lead with compassion. And, we’ve remained dedicated to carrying on his passion for making a positive impact on our environment by expanding our non-profit partnerships and enhancing our recycling centers,” said Brendamour.

Well, I believe we are all experiencing the April showers already and I hope May flowers is the result of all of this rain. In addition, I hope everyone enjoyed March Madness this year with the plethora of upsets that took place! Both of my brackets were done pretty quickly; however, I really enjoyed watching some of these incredibly competitive games while being surprised by the outcome. As we move into April, below are some updates regarding the Apartment Association Outreach (AAO).
The Apartment Association Outreach’s 5K-4-Rent will be held on Saturday, April 29, 2023, at the beautiful Friendship Park in Downtown Cincinnati. All Gold and Silver Sponsor’s logos will appear on our AAO website. This is a great way to get extra company exposure while giving back to a great cause since all of the proceeds go directly to rent assistance for families in need.

Leads don’t stop once the resident moves in.
Service providers in any industry know the secret to repeat business is rooted in how they treat their customers. Regardless of the product or service, customers expect a top-tier experience throughout their entire purchasing cycle, from the initial search to post-purchase and all the interactions in between.
Many apartment operators are taking note and placing more emphasis on continuing to nurture their leads even beyond when a resident signs a lease and moves in. Converting a lead to a lease is a huge part of the equation, but without the proper constituents in place to foster an end-to-end resident lifecycle – especially as renewal time approaches – operators risk losing residents as quickly as they’ve secured them. Renewals extend beyond individual communities, as operators want to keep that resident within their organization’s overall ecosystem.

“The communication between residents and onsite teams continues to make the biggest impact on renewals post-pandemic, and great communication is now an expectation of residents,” said Tony Sousa, Vice President of Operations at RPM Living. “We’re trying to engage residents at every turn – not just 90 days out from their renewal – and we’re using different technologies to connect more consistently with residents. Our communities that are utilizing technology to communicate in an ongoing fashion typically see a higher retention rate. While there are some variables, like submarket, we’ve noticed that our communication strategies create a greater brand loyalty with our residents.”

The integration of automation with Customer Relationship Management (CRM) systems has been a catalyst for higher conversion rates across the board. But operators who treat every lead as a renewal opportunity are maximizing their revenue and net operating income (NOI) while keeping long-term residents at individual communities and within their portfolios.
Prior to introducing automation onsite, operators relied on manual communication tactics, customer service and the hope that a resident is satisfied enough to want to renew their lease. It has become increasingly evident that an attempted phone call or email and hope simply aren’t sufficient guarantees of maintaining optimal occupancy rates. Modern renters are very different and have new needs – they want hyper-personalized experiences and instant communication if they have a question. Operators are leveraging automation to meet those needs.
“We begin communicating with prospects early in the shopping journey with the objective to nurture them throughout the buying decision process,” said Claudia Giannetta, National Marketing Director for New Developments at Fore Property. “The ultimate goal is to convert quickly and enhance the entire resident lifecycle. We start with a VIP interest list and customize a purposeful follow-
up cadence to keep the interest list informed and engaged at the start of their buying journey. Leveraging automation during this process ensures every lead is touched and followed-up with in a timely and effective manner.”
PERSONALIZATION AND CUSTOMIZATION
Modern residents respond best to communication that caters to their personal wants and needs in ways that fit their lifestyle. Most of them expect fast, consistent messaging that comes at the appropriate times via their preferred mode of communication, which is primarily text messaging. Many renters prefer to do their own research, so supplementing their efforts with hyper-personalized and quick information is essential to creating a much better and more enjoyable experience for them.
“We often look at the data behind conversions and in order to maximize every opportunity to gain and retain quality residents, we need to communicate with every lead in the manner they prefer and continue that experience after they move in,” Sousa said. “If you keep those really personalized and meaningful interactions going throughout their entire lease, we found it provides a better chance at a renewal.”

of constant communication at various touchpoints allows operators to aggregate the hyper-personalized information residents desire and makes it more likely they will continue their residency at a community for multiple years. Having a robust renewal strategy that is automated also allows leasing teams to provide a resident with all their options.
According to internal data from Nurture Boss, a lease and conversion automation provider, communities that incorporate renewal automation see a 6% increase in renewal rates. Nurture Boss also found that offering a resident who put in a notice the option to transfer to a new home within the same community retains residents that otherwise would have moved out.

The product that operators deliver is really an ongoing transaction. Leads don’t stop once a resident moves in. They don’t discontinue even when a resident moves out. Continuous customer service is necessary to provide a unique, high-level experience to residents. It’s about giving them something they can’t live without. Understanding that residents are always leads and treating them as such for the entire lifecycle increases repeat purchases (leases signed) and satisfaction, which translate to revenue, a positive reputation and boosted asset value for the operator.
“We’ve found communication to be key in resident retention, and we’ve also seen a trend of residents strongly considering other RPM properties” Sousa said. “Even if the renewal rate isn’t exactly what they want at a select property, they’re still willing to consider another RPM property with the expectation that the communication style is the same. And that’s ultimately our goal.”
