Do you hear what we hear? The 2024 Holiday Cheers Party and Outreach Benefit is here! The committee and Associate Council have worked hard to launch the 27th Annual Holiday Cheers Benefit as a hybrid event...allowing you to bid on silent auction items from the comfort of your couch OR during the live event on Thursday, December 5 at the Savannah Center beginning at 5 pm. The Savannah Center is located at 5533 Chappell Crossing Boulevard in West Chester. This year, this event will be a buffet dinner and will feature 5 different ways to support the Apartment Association Outreach (AAO).
And finally the Heads or Tails Contest returns. You may purchase up to 10 beaded necklaces for 5 for $50 or 10 for $80. Select heads or tails for each coin toss. If you guess correctly, you keep your beads; if you guess incorrectly, you remove a strand. We will do 20 flips or 20 minutes - whichever comes first. Then, anyone with beads remaining will go to the Sudden Death round. The last person standing with beads remaining wins $1500; followed by second place with $1000; and third place at $500.
The silent auction launched online Tuesday, November 26 and will run through close during the live event on December 5. The GCNKAA Holiday Cheers Benefit provides FIVE different opportunities in which you can participate. First, you may purchase raffle tickets and try your luck at winning an item in the raffle. Of course, the Mystery Bags return this year allowing you to purchase a Wine Mystery Bag for $40 OR a Bourbon Mystery Bag for $75! Each bag consists of a bottle of wine OR bourbon and a scratch-off lottery ticket. Some lucky bourbon mystery bags will also include $50 cash! Happy Holidays to everyone in the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA)!
What a year it has been for our association and for the multi-family industry. December is the perfect time to reflect on a year of hard work, celebrate the season of togetherness, and plan for 2025. Next year’s budgets are mostly done, the leasing season has slowed down, and we are preparing to enter the long winter season of inclement weather, lots of resident activities, investing in our teams training and development, and before you know it...get to ramping up for springtime.
I reread one of my earlier articles from this year and laughed out loud when I saw that I wrote January felt like it had 84 days. On the contrary, the last 12 months have evaporated, and I am so proud of

this association and the hundreds - more likely thousands - of hours of work we have collectively put in for the greater good. Our Boards, Committees and affiliated organizations have made great strides toward their goals to serve our members and enrich the community. We have numerous members serving at the state and national level, we have many local members committed to representing our legislative needs, ensuring diversity, equity, and inclusion are in the forefront, and proliferating industry education for our members. As importantly as all of those things, we have raised thousands of dollars to serve and support the greater Cincinnati Northern Kentucky community. This week, the GCNKAA and Apartment Association Outreach (AAO) will be hosting our annual Holiday Cheers event, to continue to support and enrich the community It is an honor and privilege to serve alongside each of you. In the season of togetherness, giving, and love, I wish you the happiest of holidays and look forward to continuing our work and service in 2025 and beyond.

On Tuesday, October 21, the GCNKAA staff, Board of Directors, Associate Council, and committee chairs met for the 4th Annual Committee Strategic Planning Summit. This session allows committee chairs to discuss challenges they faced in 2024, establish their goals for 2025, and create Key Performance Indicators (KPIs) to monitor their progress in achieving these goals.
A main discussion point discussed by all committees was the need to get more - and new - individuals to step up and volunteer on one of the many committees. Fresh faces often bring fresh energy and fresh ideas. Please review the list of committees below and reach out to the GCNKAA if you find a committee on which you would like to serve.

• We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected.

REGISTRATIONS FOR NAA ADVOCATE CONFERENCE OPEN
As the new Congress settles into Capitol Hill, the time has come to introduce members to the rental housing industry. Advocate – NAA’s annual advocacy conference – is the prime opportunity to meet with your representatives by joining rental housing suppliers, property managers, owners and operators in Washington D.C. on March 25-26, 2025. NAA Governance meetings continue from March 27-28, 2025.
Please Note: Congressional offices may restrict the number of people allowed to participate in meetings on Capitol Hill during Lobby Day. Registering for Advocate does not guarantee that you will be able to participate in a meeting. Please make sure you are working with your local affiliate if you are planning to attend a meeting.
It is more important than ever to communicate the rental housing industry’s policy stances and priorities to our representatives in Congress following years of pandemic-fueled challenges and political polarization. Sharing the unique operational needs of rental housing is critical, and there is no better way to educate federal lawmakers than in-person in the halls of Congress.

One of the Greater Cincinnati Northern Kentucky Apartment Association’s (GCNKAA) major federal legislative priorities finally appears headed for a vote in Congress.
The Yes In My Backyard Act - also known as the YIMBY Act - should be voted on by the U.S. House of Representatives in December, according to the National Apartment Association (NAA).
The bill will encourage localities to eliminate discriminatory land use policies and remove barriers that prevent needed housing from being built. The legislation will require Community Development Block Grant (CDBG) recipients to report periodically on the extent to

which they are removing discriminatory land use policies and implementing inclusive and affordable housing policies.
During the last several Advocate trips to Washington, GCNKAA members lobbied the Ohio and Kentucky federal delegations to support the bill.
“The rental housing industry faces significant barriers to new apartment construction, development and renovation,” said the NAA, which has pushed hard for a vote on the bill. “Rising costs and regulatory burdens at all levels of government further depress apartment development and rehabilitation nationwide. The most significant barriers are often imposed at the state and local levels of government, and incentives are needed to remove barriers to apartment development and streamline regulatory burdens.”
Once the bill passes the House, NAA will turn its attention to the Senate.

As the year winds down and the holiday spirit fills the air, I find myself reflecting on the immense generosity and dedication of those who make our mission not only possible but extraordinary. The Outreach thrives because of you—our donors, volunteers, and Champion Sponsors—and for that, I am profoundly grateful.

To our incredible board members, whose leadership and vision guide us, and to our countless volunteers who selflessly give their time and talents, you are the backbone of this organization. Together, you have helped us accomplish more than we ever imagined this year.
This year, AAO has accomplished so much through the generosity of our supporters. We’ve provided $96,000 in Rent Assistance, with an additional $21,500 being contributed in December, ensuring that families and individuals facing hardship can maintain the safety and security of their homes. Additionally, our contributions to Food Pantry partners have grown to over $100,000, helping to address the
increasing demand for essentials in underserved communities. These contributions are more than numbers—they are lifelines that sustain and uplift those who need it most.
Our impact doesn’t stop there. In August, we provided backpacks and school supplies, equipping children in underserved communities with the tools they need for success. Throughout the year, we also hosted events for seniors, spreading joy and connection to those who have given so much to our community. Every effort, big or small, has been a testament to the power of compassion and community.
Looking ahead, we are brimming with excitement for our annual Holiday Cheers fundraiser on December 5! This event promises to be a wonderful evening of celebration, connection, and giving back. It’s a chance to come together, enjoy the festive season, and support a cause that is close to all our hearts. We look forward to seeing you there!

SAFE WINTER DRIVING

Well, the weather in Ohio is about to change and I don’t know about everyone else, but I get pretty nervous driving in winter weather conditions. The cold, blizzards, blowing wind, ice and slippery conditions are some of the hazards that make me anxious. However, to make this time of the year more bearable, I like to ensure I am prepared for the unexpected. You and your organization should do the same thing: prepare your staff by reviewing safe driving techniques, create an emergency kit and prepare your company vehicles. Safe driving in the winter requires extra caution and preparation due to challenging conditions like snow, ice and reduced visibility. Developing a program to assist employees with the unexpected is a great way to prepare them if they are caught in one of those scary situations. Prepping your fleet vehicles or personal cars, ensuring emergency equipment is available, and training employees on safe driving techniques can help lower anxiety when confronting these conditions.
VEHICLE PREPARATION
Tires: If possible, install winter tires, as they provide better traction in the snow. If not, check the tread depth to ensure proper grip when driving through the snow. Tires need more tread depth in wintry conditions to maintain traction. It is recommended that tires have at least 5/32” of remaining tread depth because it allows

snow to be compressed in the grooves and released as the tire rolls, improving stability.
Battery: Ensure your battery is fully charged and in good condition, as cold weather can reduce its cranking amps. Many batteries have a lifespan of only 3-5 years, and as they get older, they may struggle to start the vehicle in colder conditions. If your battery is approaching it’s expected service life, consider installing a new one so the car will start reliably and not leave you stranded.
Fluids: Keep your fluid levels at the manufacturer’s recommended levels. This includes antifreeze, windshield washer fluid, oil and gas or diesel. Do not allow these fluid levels to get too low, as this may cause them to thicken up and in some cases, freeze.
Lights: Ensure all headlights, taillights and signal lights are working and clean. Properly working and clean lights ensure you can see and other drivers can see you.
EMERGENCY KIT PREPARATION
An emergency can occur at any time during winter weather. Preparing for those emergencies with a survival kit is vital to employee safety. Be sure you have a kit for each vehicle in your fleet. The contents of an emergency kit can vary, but at a minimum, it should include:
1.Blankets,
2. A first-aid kit,
3. Flashlight (with working batteries),
4. Jumper cables, (also consider stocking vehicles with a portable car battery jumper),
5. Ice scraper with snow brush,
6. A shovel along with traction material (such as sand or kitty litter),
7. Bright cloth or emergency flares,
8. Fully charged phone with a charging cable and a backup battery.
9. Snacks and water.
SAFE DRIVING TECHNIQUES
It’s crucial to practice winter weather maneuvers on ice or snow, but always in a safe environment like an empty parking lot during daylight. This allows you to rehearse maneuvers slowly, such as steering into a skid to understand how your vehicle reacts. Driving the vehicle in icy conditions in the parking lot can also give you a better understanding of stopping distances. If your vehicle has anti-lock brakes it is better to stomp on them and if you have nonanti-lock brakes, it’s better to pump them. The parking lot is a great place to practice.
When driving in wintry conditions, remember to drive cautiously. Prep for the drive by setting up your GPS or music choice while parked to avoid the temptation to do so while driving. Check weather forecasts before heading out and identify road conditions that may be hazardous. Give yourself enough time to get to your destination; do not rush. If possible, avoid driving if a severe storm is expected.
Once you leave, keep a safe driving distance from the car ahead of you to allow more time to stop. If you encounter any slippery roads, slow down to maintain control of the vehicle. Accelerate, brake and steer smoothly to avoid skidding, as abrupt actions can cause you to lose control. Avoid using cruise control, as it can make it harder to control the vehicle. If you find yourself in a skid and driving a front wheel drive vehicle, ease off the gas and steer into the direction you want to go. If you are operating a rear-wheel vehicle in a skid, maintain steady pressure on the accelerator, turn the steering wheel in the same direction the rear end is moving and correct the
course once the skid has ended. Lastly, keep an eye open for black ice. Black ice is hard to see as it blends with the road. Be cautious in areas prone to it, such as bridges, overpasses and shaded areas. If you hit black ice, remain calm, and do not brake suddenly. Instead, keep the wheel straight and let the car pass over the ice.
If you find yourself stranded, it’s crucial to stay calm. Your vehicle can provide warmth, so stay inside. Remember to run the engine intermittently for heat and ensure the exhaust pipe is clear of snow to prevent carbon monoxide buildup. Use your cell phone, bright cloth or emergency flares to signal for help. Staying calm in such situations can help you make rational decisions and take necessary precautions for safety.
By preparing your vehicle, adjusting your driving habits, and staying aware of changing conditions, you can significantly reduce the risks associated with winter driving. Remember to prep your vehicles for the winter weather, supply each vehicle with an emergency kit and train employee on safe driving techniques. All these practices will prepare your team for the winter. Always prioritize safety, and remember that arriving late is better than not arriving at all.
