MAINTENANCE APPRECIATION NIGHT SCHEDULED FOR OCTOBER 24

On Thursday, October 24, the Greater Cincinnati Northern Kentucky Apartment Association will host the Second Annual Maintenance Appreciation Night. This event will give us the chance to show our deep gratitude for all of the hard work and dedication the maintenance teams bring to work each and every day.

Not only do they tackle maintenance issues like changing locks, repairing leaky pipes, and servicing AC units on hot summer days, but they also jump into action to go above and beyond for your customers.

Join the GCNKAA at the Second Annual Maintenance Appreciation Night as we treat our service teams to food, drink, games, fun, camaraderie, and some good old-fashioned competition.

Admission for maintenance techs is free; all other admissions are $55 per person. Sponsorships are available for $250 and include 2 admissions.

2024 FALL GOLF CLASSIC RAISED MORE THAN $30,000 FOR INDUSTRY DEFENSE FUND

A MESSAGE FROM THE PRESIDENT

“I’m so glad I live in a world where there are Octobers” has always been one of my favorite quotes. October is a special month for many reasons at the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA), as this is the month we begin to set the stage for the next year of service to our members. Coming up on October 15 at the Kenwood Country Club at 5:30 pm, we have elections for the Board of Directors and Associate Council.

We have 12 candidates running for 7 seats on the Council which is the largest election to date. It feels great that we have so many associate members wanting to help steer the direction we head in our future. There are so many exciting opportunities on the horizon for 2025 and we are thrilled to elect our new board, new Associate Council, and get to work planning for the next mile of our journey.

I would be remiss if I didn’t take this time to acknowledge the recent tragedy of hurricane Helene. Village Green manages a small property in Asheville, NC, that was impacted by the storm. In the midst of all of the tragic experiences the millions of people in the south endured, it has been encouraging and humbling to see how the people in the apartment industry - locally, nationally, and certainly regionally where the areas were directly impacted - came together to help one another. It is a reminder of our responsibility as owners and operators to be prepared for natural disaster, and how critical it is

help in times of need. I hope you are taking advantage of the many resources available through the GCNKAA. Check out our website for upcoming classes and for the current supplier partner listing.

September was busy as we hosted the Certified Apartment Manager (CAM) course. A huge thanks goes out to our two talented AFT trained educators - Angela Lacey and Todd Hignite - that taught our eager and bright students. CAM be back on the calendar for 2025 so keep an eye out for next year’s registration.

We wrapped up September with a bang, thanks to the Fall Golf Classic, raising vital funds for the Industry Defense Fund. A big thank you to all our participants, event chairs, and staff team members who made these events happen.

Join us on October 10 to raise a glass to property rights at our annual PAC Fundraiser and Bourbon Tasting. Held at the Capital Grille near Rookwood Commons, all attendees can contribute to the PAC while sampling a variety of hard-to-find bourbons paired with food. You will even have the chance to win a rare bottle of bourbon to take home. As we head into a very important election year, PAC dollars are vital to boost our efforts to address issues affecting our industry.

NAA ASSEMBLY OF DELEGATES SCHEDULED NOVEMBER 10 THROUGH

NOVEMBER

The Assembly of Delegates (AOD) is composed of up to two hundred and fifty (250) delegates from the NAA’s ten regions. AOD is NAA’s largest business meeting of the year, where all NAA and NAAEI Boards, Committees and Task Forces meet, and the new incoming volunteer leadership is installed.

The 2024 Assembly of Delegates meeting will take place in-person at the InterContinental Buckhead Atlanta in Atlanta, Georgia.

Pre-Registration to the 2024 Assembly of Delegates is complimentary for all attendees who register by November 4, 2024. There is a $50 registration fee for registrations received AFTER November 4.

REGISTRATION

Registration includes all NAA/NAAEI committee meetings, Chair’s Welcome Reception, and Post Installation Reception. The Installation Dinner is a paid ticketed event.

NAA Refund Policy: Cancellation requests must be received in writing. Requests received on or before October 14, 2024 are entitled to 100% refund less a $25 administration fee for tickets purchased. After October 14, 2024 there will be no refunds. Refunds will not be issued on unused tickets.

Heather is currently serving on the Associate Council. She is also serving on the GCNKAA Independent Rental Owners (IRO) Committee, the NextGen Committee, and the Holiday Cheers Committee. Outside the GCNKAA, Heather is involved in the Talbert House - Make Camp Possible Committee.

When asked about running for the Associate Council, Heather states that she believes volunteers are the backbone of the Apartment Association. “I am interested in continuing to serve on the Associate Council because I think it is important to give back to the industry in which I work. I enjoy advocating for the Associate members, as well as learning how we can continue to best serve the primary members.”

In regard to issues affecting the Associate Members of the GCNKAA, Heather says the main issues include the changing market, inflation, election year impacts to the industry, the public perception of landlords and property management companies, and insurance prices.

“I have been an active participant in several GCNKAA Committees and the Associate Council for the last two years. I am reliable, hardworking and trustworthy. I was nominated for the 2024 Prestige Award Best Associate Member - Non-Management.”

Rod is currently serving on the Associate Council. He also serves on the Business Exchange Committee, Fall Golf Committee, Holiday Cheers Committee, and as co-chair of the Summer Golf Outing Committee for the Greater Cincinnati Northern Kentucky Apartment Association. Rod also serves on the GCNKAA Board of Directors.

Rod stated he wanted to run for Council mainly due to his wanting to give back to the association which has given him so much through friendships and partnerships to help grow his business.

When asked what he felt were the biggest issues facing our associate members, he replied “We need to bring new excitement to the organization. Been here for over 20 years and the yearly event calendar seems the same. Change is good!”

Rod concluded, “I have over 20 years of industry experience, and am a member of many other associations around the country. I am able to see what other associations are doing around the country and bring ideas back to GCNKAA. I attend National events as well.”

Jennifer illanz, apartMentS.CoM

Jennifer is currently serving on the GCNKAA Holiday Cheers committee. Outside of GCNKAA, Jennifer is involved on the Greater Dayton Apartment Association (GDAA) Board including vice president for one term and president for two terms. She has co-chaired the GDAA Education Committee, as well as served on the GDAA Legislative Committee, Ohio Apartment Association, NAA Budget and Finance Committee, and the NAA Membership Committee.

When asked why she wanted to run for the Associate Council, Jennifer responded, “I am interested in serving on the Associate Council because of my deep commitment to the apartment industry, built over more than 20 years in property management on the primary side. My leadership experience, including serving on the GDAA Board of Directors, where I held roles as VP and President, and my involvement with various committees at the local, state, and national levels, such as the NAA Budget & Finance and Membership Committees, has provided me with a comprehensive understanding of industry challenges. I am passionate about collaborating with other

professionals to strengthen the supplier partner and primary member relationships that are crucial to the industry’s success. I believe my experience, coupled with my enthusiasm for driving meaningful initiatives, will allow me to make valuable contributions to the Associate Council.”

Jennifer continues about the major issues affecting the associate members of the industry, stating, “One of the major issues affecting Associate members of our industry is the challenge of maintaining strong, value-driven partnerships with owners and operators in an increasingly competitive and evolving market. As the apartment industry continues to adapt to technological advancements, changing regulations, and fluctuating market conditions, Associates must find new ways to offer solutions that align with the evolving needs of property owners and management teams. Another significant issue is staying informed on legislative changes that directly impact our industry. It’s crucial for Associates to be well-versed in these changes to effectively support their partners and offer valuable insights. Finally, with the growing focus on sustainability and new technologies, Associates need to stay flexible and find ways to adapt. This helps them continue being valuable and trusted partners to the properties and owners they work with.”

“My 20+ years of experience in property management on the primary side has given me a unique perspective on the needs of property owners and the value of strong partnerships with supplies partners. Having served on the GDAA Board of Directors, including two terms as President, I have developed leadership, strategic planning, and decision-making skills that would greatly benefit the Associate Council. Additionally, my experience co-chairing the GDAA Education Committee has honed my ability to foster collaboration and organize educational programs that drive industry growth. My involvement on the GDAA Legislative Committee, the Ohio Apartment Association Board, and the NAA’s Budget & Finance and Membership Committees has provided me with valuable insights into both local and national issues affecting our industry. These experiences have equipped me with the ability to work across diverse teams and offer strategic solutions that support the success of the Associate Council and its members.”

Tammy currently serves on the GCNKAA Associate Council as well as the Membership Committee. Tammy has also served on the Greater Dayton Apartment Association (GDAA) Board and chaired their Membership Committee. She has played an integral role in the initiatives of the Spotlight on Success and the Programs Committee. In 2018, she received the Vendor of the Year award, Spotlight on Success, and the Volunteer of the Year (Sue Feltner Award) for her efforts in the Dayton association.

When asked why she was interested in running for Associate Council, Tammy replied, “In 2024, I had the privilege of temporarily taking over Gerry Johnson’s role on the Council, and I am motivated to carry on contributing to the GCNKAA and our industry.”

Tammy continued, responding that the top issues affecting associate members include many companies with similar offerings complicated further by the instability in small businesses moving in and out of the market, high turnover internally and on the primary teams, difficulty accessing decision-makers, and sponsorship ROI trackability.

Tammy concluded, “For nearly 25 years, I have been dedicated

to driving success in our industry, first in a primary role and now as an associate. Throughout this time, I have spearheaded innovative approaches to maximize results and forge lasting, impactful partnerships. My proactive approach and exceptional multitasking skills make me the ideal candidate for this volunteer role. I am wholeheartedly dedicated to fulfilling our initiatives as needed and am eager to offer my insights, drawn from experience on both fronts.”

Fabiola is not currently serving on any GCNKAA committees, however, has been involved in CAI Central Ohio Chapter as an association manager and served on the manager’s events committee this past year.

“I am looking forward to serving on the Associate Council because I think it would be a great opportunity for me to get involved connecting with different sources in the industry and contributing to better serve the GCNKAA,” Fabiola stated.

When asked about what issues are affecting our associate members, Fabiola replied, “Economic shifts and changes can create an impact on the demand for apartment maintenance related services and products. Contractors might face reduced business opportunities during these times and property managers might face difficulty getting the services they seek while staying in budget. I feel there could be more collaboration to work together to serve each other.”

Fabiola concluded, “I managed a portfolio of HOAs and COAs in the past and have assisted many boards and committees in getting established and carrying out a plan of action. I also participated in a committee for the manager’s events with CAI and assisted in organizing the 2024 Manager outing event. I feel my experience would bring great value to GCNKAA.”

Jerome is not currently serving on any GCNKAA committees, however, is active in Big Brothers Big Sisters and the Stony Hollow Homeowner’s Association.

When asked why he was interested in running for Associate Council, Jerome replied that he wanted to get move involved in GCNKAA and to get to know other associate members.

When asked about obstacles facing the associate members of GCNKAA, Nathan discussed inflation and the rise in costs, competition, and property management companies looking to pinch pennies.

When asked about his skills that would be beneficial to the Associate Council, Jerome discussed his project management and marketing skills.

“The GCNKAA has been very good to me in the 2.5 years I have been I member,” Chris responded when asked why he was running for council. “I want to give back and be a supporting role in keeping it a great association for current and future members.”

When asked what he felt were the major local and state issues affecting the associate members, Chris replied, “The rising costs of raw materials and services. Contractors being over booked, with not enough people to work and tackle all problems in a timely manner. Catastrophic storms affecting properties belonging to all members. Being reactive rather than proactive.”

Chris concludes, “I have been in real estate my whole life, stemming from my father’s business when I was a young boy. I own my own rental properties currently and know the hardships/what it takes to be a property owner. With that knowledge, I feel as if I am in a good spot to be proactive in protecting properties rather than being reactive after a problem arises, I want to share that knowledge to help all members involved.”

Tanvir is not currently serving on any GCNKAA committees.

“I have a deep passion for the multifamily housing industry, and serving on the Associate GCNKAA Council would give me an opportunity to contribute to its growth and success. I believe my experience and insights can help advance the goals of the council and support the association’s members in navigating industry challenges. Serving on the council would not only allow me to contribute but also help me grow professionally by collaborating with like-minded professionals in the industry. GCNKAA’s mission of advancing professionalism and community aligns with my values, and I am eager to help further those efforts through council initiatives,” Tanvir stated.

When asked what he felt were the major local and state issues affecting the associate members, Tanvir replied, “The three biggest issues currently affecting Associate members of our industry are inflation, the rise of AI, and the challenge of networking with decisionmakers. Inflation has led to rising costs for materials, services, and labor, making it harder for Associate members to remain competitive while maintaining profitability. AI is rapidly transforming the industry, creating both opportunities and challenges, as vendors must innovate to stay relevant and provide tech-driven solutions that property managers now expect. Lastly, building relationships with decisionmakers has become increasingly difficult, especially with fewer inperson networking opportunities, making it harder for Associates to establish trust and secure long-term partnerships.”

Tanvir concludes, “With seven years of experience in the proptech industry and five years in consulting, I bring a wealth of knowledge in both technology-driven solutions and strategic business planning. My background has given me a deep understanding of how technology

can enhance property management operations, streamline workflows, and improve resident satisfaction. Furthermore, my wife’s ownership of a property management company provides me with firsthand insights into the day-to-day operations and challenges faced by property management companies, allowing me to bring a well-rounded perspective to the Council.”

Grant currently serves as the President of the Associate Council and is co-chair of the Fall Golf Committee. He has been a GCNKAA board member for the past two years. He is also involved with the Legislative Committee, Holiday Cheers Committee, Business Exchange Committee, Summer Golf Committee, and Membership Committee. Outside of GCNKAA, Grant is involved with GDAA, BOMA, and Restoration Affiliates for the last several years. He has also coached youth basketball and baseball with several different organizations.

“I have been a member of the Associate Council for the last several years. I have a good understanding of our role to help drive strong fiscal results for our events while supporting a culture that allows members to build needed relationships.” Grant responded when asked why he was running for council. “The GCNKAA has been a wonderful asset to our business and I hope to continue to help other associate members have that same experience.”

When asked what he felt were the major local and state issues affecting the associate members, Grant replied, “I believe that focusing on associate member engagement is critical for GCNKAA’s continued success. We need to be supportive of new members and members who are still learning how to maximize the return on their membership to give them the opportunities they need to succeed.”

Grant concludes, “I am a strong communicator and am willing to share my opinions and listen to opinions of others. I am a team player who is willing to cooperate with others to accomplish any tasks at hand. When needed, I am willing to take on additional responsibility to help lead the council and/or a committee. I am willing to invest my time to attend our meetings/events throughout the year.”

Eric currently serves on the Associate Council as well as the Legislative Committee and the Holiday Cheers Committee. Outside of GCNKAA, Eric is involved the National Pest Management Association - past Board of Directors member and currently on the PAC Advisory Committee; Ohio Pest Management Association - currently on the Board of Directors and PAC Committee Chair; Columbus Apartment Association - previously on the Associate Council; Greater Dayton Apartment Association - Previously on the Board of Directors; Goering Center for Family Business - Marketing Committee; National MS Society - Previously on Emerging Leaders Council; Past President of the Future Pest Managers of Ohio; and BOMA.

“I am interesting in continuing to serve on the Associate Council as it is an excellent opportunity to serve the apartment industry, as it provides the opportunity to be a part of decisions that will improve and enhance the business of my fellow associate members as well as the

primary members of the GCNKAA,” Eric responded when asked why he was running for Council. “I have been involved with the Associate Council since 2013 and say with confidence that this group has never been stronger. From important changes to support we provide to our group of members to the incredible success of the events supported and hosted by the council.”

When asked what he felt were the major local and state issues affecting the associate members, Eric replied, “The major issues affecting the associate members is getting more involvement consistently. Also having primary members look to associate members first when they need a vendor. I think this has improved with events like the business exchange but is a constant issue.”

Eric concludes, “I am currently on the Council and feel like I have contributed and have been actively involved as well with other activities with the GCNKAA. I think also being involved with all of the groups I listed above and others gives me the ability to bring ideas from those other groups that can benefit the GCNKAA. I look forward to continuing to work with this group to help our association continue to thrive!”

Jeremy is not currently serving on any GCNKAA committees but is on the Greater Dayton Apartment Association (GDAA) Board of Directors as well as their membership committee.

When asked why he would like to run for the Associate Council, he responded, “I want to serve in a big way. I want to become more involved so I can help facilitate growth for the GCNKAA and make it more profitable. I find the opportunity would also help improve my knowledge of the industry and its a great way to serve the community.”

“Some of the main concerns I see from the vendor point of view is rising costs for materials, labor, and services directly impact profit margins. Economic downturn has lead to decreased spending by management companies. Ongoing supply chain issues can lead to delays, increased costs, and difficulty sourcing necessary products. Market Saturation (Increased competition) for business from other associate members impacts profit margins. If I was a manager I would also be concerned with evolving resident preferences impacting the products and services needed by property management companies. The growing emphasis on sustainability requires adapting business practices and product offerings. Remote work and flexible living trends are reshaping the multifamily landscape, affecting the demand for certain products and services. Adherence to local, state, and federal regulations can be time-consuming and expensive. Finding and retaining qualified managers and technicians can be difficult. High turnover rates can disrupt operations and increase training costs. Rising wages can impact profit margins. There are many challenges to face in this industry. That’s why I feel it so appealing to become more involved and be a part of a team dedicated to navigating these obstacles,” Jeremy continued.

Jeremy lists his 8 years in the Army, an MBA in International Business Administration, built and run 2 service companies (applypressuredayton.com and skycapex.com), 2022 Dayton Entrepreneur of the year, 2023 BBB Spark award for Ethics, 2024 BBB Torch award for Ethics finalist, GDAA Board Member, member of CAA, GDAA, CAI and GCNKAA as skills he would bring to the Associate Council.

With near thirty years in the multifamily housing industry, Todd is currently the Vice President of Hearth Management, LLC, based in Cincinnati, Ohio. Their company encompasses all aspects of development, construction, and management of the communities they continue to build. He is actively involved in each step of development and construction but most importantly retains direct operational oversight of the management teams and their financial success.

“My career experiences have included traditional market rate, luxury, military, senior, student, and tax credit portfolios that have also encompassed new construction, acquisitions, and re-positioning communities through renovation programs. My multifamily housing career began in sales and leasing and progressed through proven successes with all operational facets to District, Regional, Director level, and Vice President roles. I have worked for both local and national management companies in addition to oversight of portfolios in Ohio, Kentucky, North Carolina, and Georgia.”

On the National Apartment Association level, Todd has been an NAAEI Faculty Member since 2006. He has actively been serving on the Diversity, Equity, and Inclusion Committee for three consecutive years as well as the Apartmentalize Committee for the past year. Locally, in addition to being a GCNKAA Board Member, he is also on the GCNKAA Diversity Equity & Inclusion Committee as Board Liaison, Education Committee, Legislative Committee, and chaired the Prestige Awards Committee. Outside of GCNKAA, Todd is also involved with Juvenile Diabetes Research Foundation, Alzheimer’s Association, and the Greater Charlotte Apartment Association.

Todd replied when asked why he was interested in serving on the board, “I have been honored to be on the GCNKAA Board of Directors for the past three years. During this time, as well as with my committee involvement, the investment of time has proven both personally and professionally rewarding, most importantly by seeing the impact we make for our association, its members, and our communities. Continuing to contribute to our local multifamily housing industry in such a manner is most meaningful to me.”

When asked what he felt were the major local and state issues affecting the industry, Todd responded, “Several of the national legislative concerns and issues are obviously in the forefront for us locally including potential rent regulations and junk fees. Maintaining positive relationships with our local government and politicians is key as legislative initiatives that do not favor our industry arise. Staffing and recruitment continue to affect our industry, especially for our

service teams. The elimination of DE&I programs, sponsorships, and understanding pose significant concern on a national, state, and local level.”

Todd concluded, “For the past three years I have served on the NAA Diversity Equity & Inclusion Committee. Within this committee I have found a voice that pushes forward my own confidence as well as representing the many members of my own minority group. I have been humbled by the opportunities afforded to me in this role, extending from not only the sub-committee groups I have been a part of but the changes we have pushed forward on behalf of the NAA each year. Sharing these experiences, perspectives, and programs with our local association has and will continue to help with our own DE&I programs locally. I am also a NAAEI faculty member and bring my facilitation, speaking, and educational skillsets.

Megan lawHon, plk CoMMunitieS

Megan Lawhon is the COO of PLK Communities. She is responsible for overseeing the day-to-day functions of the on-site operations of our portfolio; financial performance, people, daily operations, etc. In addition, she partners with the owner and executive leadership team for the strategic vision for PLK Communities, as well as development, acquisitions, etc. She has been involved in multifamily housing for over 23 years, beginning as leasing consultant and working her way forward as APM, PM, DM, Regional, VP of Ops, to her current position as COO.

Megan is currently serving on the GCNKAA Board of Directors and as Secretary of the Executive Committee. She is the Past President of the Apartment Association Outreach (AAO) and currently remains on the AAO board. She also serves on the Business Exchange Committee and is on the Ohio Apartment Association (OAA) board.

“I believe there is extreme value in partnering with fellow colleagues to support and propel forward, our organization that we all care about deeply and want to see in the best possible light. I believe I bring leadership, a voice, additional perspective and representation of our area to our committed Board of Directors.”

In discussing local and state issues affecting the industry, Megan replies that political changes that impact housing issues at hand are a big concern.

Megan lists her strong leadership, 23 years of experience in the multifamily housing industry, acquisitions, renovations, stabilized portfolio operations, strategic growth, and being a colleague to many as skills that will be beneficial to the board.

Oksana Lukjanenko is the President of Property Management or Denizen Management. She oversees and directs all aspects of property management operations, business development, training and education, procedural compliance, and continuing evolvement of the company’s culture. Her experience includes roles as property manager for several properties across this market, area manager, regional manager, vice president and now president of Denizen Management. She is currently on the GCNKAA Board of Directors. Outside GCNKAA, Oksana is involved with Greater Dayton Apartment Association, Ohio Apartment Association, National Apartment Association and the Indiana Apartment Association.

When asked why she wanted to continue to serve on the GCNKAA Board of Directors, Oksana replied, “I miss serving on the GCNKAA Board and playing my part This Board is undoubtedly dedicated to our industry growth, continuous improvement, innovation and compliance to current laws and regulations while challenging outdated and not serving the purpose of our industry laws and regulations.”

Oksana lists her financial background, running a company with almost 5000 units as well as her previous board experience as skills that will benefit her position on the current board.

Mike is the Director of Maintenance for BRG Apartments. He is responsible for maintenance operations, scope development, capital investment, budgeting and oversight, training, hiring, inventory management, vendor relationships and day to day operations.

“I joined the industry in 2009 with Access Properties, an independent rental owner with roughly 200 units in the Cincinnati market. In that role I was exposed to every aspect of the industry to include operations, lending, insurance, resident relations, renovations, etc. I transitioned to

BRG in 2015 in the role I am currently holding.”

Mike is an NAAEI Faculty member and has both his Certified Apartment Manager (CAM) and Certified Apartment Maintenance Technician (CAMT) designations. He served on the GCNKAA board in 2014-2015, and returned to the board again in 2022. He is the chair of the Education Committee and also serves on the Legislative Committee. Mike is also involved with the National Apartment Association (NAA), Greater Dayton Apartment Association (GDAA), Columbus Apartment Association (CAA), Louisville Apartment Association (LAA), Ohio Apartment Association (OAA) and Wounded Warriors.

“In my career I’ve been allowed to serve on the board at Access Management (3 years) and now with BRG Apartments seeking a second term. I believe my role within BRG provides a strong voice operationally to our industry and beyond. I’d like to take a larger role in our legislative efforts, speaking on behalf our my partners at BRG as well within our industry,” Mike replied when asked why he was interested in serving on the GCNKAA board.

Mike stated that he feels the biggest issues facing multifamily housing include staffing both office and maintenance teams, training for the skilled trades, and pushing back on legislative control (rent control, inspection programs, taxes, forced arbitration and eviction rules).

Mike concludes that his experience from being an 8 year Marine veteran with strong communication and leadership skills, his experience working with industry peers during his current and previous time serving on the board, NAAEI CAMT of the Year in 2014, NAAEI ACE Industry Education in 2020, GCNKAA 2024 Prestige Award winner for Best Maintenance Supervisor - are all skills that are beneficial to serving on the GCNKAA board.

• We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected.

DO YOU HEAR WHAT WE HEAR? HOLIDAY CHEERS SCHEDULED FOR DECEMBER 5 AT SAVANNAH CENTER

The 27th Annual Holiday Cheers Benefit is a fundraiser benefiting the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised during the Benefit will help fund the Rent Assistance programs of various local agencies including:

• Free Store Foodbank

• Citizens Active In Northside (CAIN)

• Jewish Family Service and

• Santa Maria Community Services

Each year, the Apartment Association Outreach, Inc. supports these programs with annual payments of more than $148,000 per year. With the current economy, these funds are more important than ever to support our local community and the efforts of our fellow organizations.

Again this year, this fundraiser will be a hybrid event with portions held online and other portions happening live at the Holiday Cheers Party at the Savannah Center in West Chester. All members and the general public will have more than a full week of bidding opportunities for silent auction items beginning on November 27 and will culminate on December 5 with the Heads or Tails Raffle, Mystery Bag Bourbon and Wine, Deck the Walls Raffles, and raffle ticket items.

Most event facilities hold a liquor license that does not allow for outside alcohol to be brought into the facility or onto the grounds of the event venue. By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall.

2. UNDESIRABLE ACTIVITIES

The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application.

BOOTH ASSIGNMENTS

Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary.

4. SPACE RENTAL

Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor.

USE OF DISPLAY SPACE

A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected.

B. Exhibitor shall design and maintain the general theme and tenor of show.

6. INSTALLATION AND REMOVAL

GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Tuesday, March 11, 2025, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 11, 2025.

7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED

No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement.

8. EXHIBITOR APPOINTED CONTRACTORS (EAC)

Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations.

9. PROHIBITED ACTIVITIES

A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth.

B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only

C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants that no musical work protected by copyright will be staged, produced or, other-

wise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use.

D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths.

E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors.

F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law.

G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall.

H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event.

I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility.

J. Live animals (except service animals) and firearms are prohibited inside SCC.

10. CANCELLATION BY EXHIBITOR

The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after October 1, 2024, and prior to February 11, 2025, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 11, 2025, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected.

11. CANCELLATION OR POSTPONEMENT OF SHOW

In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein.

12. ERRORS AND OMISSIONS

GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents.

13.

LIABILITY AND INSURANCE

A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor.

B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA.

15. ENFORCEMENT OF

REGULATIONS

GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held.

16. CONFLICTING MEETING AND SOCIAL EVENTS

In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management.

17. WAIVER

Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA.

18. SEVERABILITY

In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

STEP 1:

Reserve your booth and submit your complete booth contract to the Greater Cincinnati Northern Kentucky Apartment Association. You can fax this information to 513 407-7868 or email directly to michele@gcnkaa.org. Upon receipt at the GCNKAA offices, a confirmation email will be sent to the trade show representative listed upon contract. Government & Housing Legalities APARTMENT ASSOC OF KY (AAK) URGES LAWMAKERS FOR MORE FLEXIBILITY IN

MULTIFAMILY DEVELOPMENT

The Apartment Association of Kentucky (AAK) is urging Kentucky lawmakers to allow more regulatory flexibility in the development of multifamily housing in the state.

Louisville Apartment Association Executive Director J.D. Carey testified on September 23 before the Kentucky Housing Task Force, a panel of state lawmakers that is studying and reviewing current and future policy to make recommendations to the full Kentucky General Assembly on addressing access and availability of housing.

The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) is member of the AAK.

Carey, who testified on behalf of AAK, told lawmakers that multifamily communities should be encouraged to help Kentucky alleviate its housing shortage.

In his testimony, Carey laid out a “path forward to addressing housing supply challenges” that includes:

• Streamlined land use and zoning regulations.

• Streamlined permitting.

• Reduced parking requirements.

• Reduced minimum lot sizes.

• Allowing transit-rich corridors to turn into functional mixed-use communities.

• Allowing diverse residential use types.

“We need to allow for townhomes and small lot homes. Allow your transit-rich corridors to turn into functional, mixed-use communities. Allow multi-family and mixed-use development at all commercial areas,” he said.

Carey explained to lawmakers that Kentucky is missing middle housing opportunities such as duplexes, townhomes and multiplexes. Reducing minimum lot sizes, streamlining zoning regulations and permitting would encourage more multifamily construction.

“Lengthy permitting processes add cost, time and uncertainty to housing construction,” he said. “Fast-tracking review and permitting of housing is of at no cost for jurisdictions to expand their supply. Permitting delays can kill projects.”

We have been very busy the last few months preparing for our A Night Out For Outreach on Saturday, October 12, 2024, at the Hyatt Regency Downtown Cincinnati. This year we have added a silent auction which includes Bengals Tickets to 3 different home games, a bottle of Pappy Van Winkle, a beautiful piece of jewelry, and a bottle of Caymus Cabernet Sauvignon Napa 50th Anniversary.

We are looking forward to raising a lot of money that night; as well as celebrate the contributions we’ve made to all our social service partners. This event helps to financially support Rent Assistance needs within our community, twenty food pantry partners, Senior Events, Educational Scholarships, Backpack and School Supplies and Emergency Funds.

Childhood Food Solutions provides food for hundreds of chil-

dren in the Cincinnati area on the days the kids are not in school. Our upcoming volunteer opportunities to bag food at the Villages at Roll Hill Community Center are 9:15 am on October 23, November 13, and December 18. For owners and operators, reliable internet connects operations for a seamless work environment. For years, the industry has viewed offering community-wide Wi-Fi to residents as an amenity. It wasn’t until the influx of the tech-based solutions that fuel many of today’s communities that operators began to understand connectivity’s crucial role in operations.
