Pete Regules has worked at CORT for more than 30 years and currently serves as the Vice President: Residential National Accounts. He has held leadership positions within numerous associations including the National Apartment Association (NAA). During his career, Pete has been an industry speaker, event emcee, teacher, and an award winner, including induction into the Florida Apartment Association Hall
of Fame, NAA Paragon Award and receiving the NAA Lifetime Achievement Award. Across the Board A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President
November is the perfect month to be thankful! As we watch the leaves change and feel the crispness of autumn in the air, I am reminded of the profound gratitude I hold for our entire membership. Your dedication and skill in representing the multifamily housing industry, particularly through the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA), are truly commendable. This month, I encourage each of you to Tonya Petersen take moments to express your appreciation to others, fostering an environment rich in gratefulness within our association and beyond. Reflecting on the past month, we have much to be thankful for. Our collective efforts have yielded successful events, improving education, and valuable resources provided by GCNKAA. The vibrant networking and learning opportunity at the Next Gen event at Firehouse Grill, our October General Membership Meeting & Elections, and the constructive Management Forum with Mayor Aftab Pureval are but a few highlights that have strengthened our community. Our new annual gathering with GDAA and the engaging PAC Fundraiser at the Capital Grille have not only contributed to our growth but also solidified our bonds within the industry. Moreover, the educational opportunities, including the Certified Apartment Manager (CAM) course and the EPA 608 certification course, are pivotal in continuing our legacy of expertise and professionalism. As we look to this month, November greets us with more ex-
citing opportunities for professional growth and networking. The National Apartment Association Assembly of Delegates in San Diego is an upcoming highlight that promises to unite industry leaders and forward-thinkers. Additionally, the MultiFamily Feud Next Gen Event is set to deliver both entertainment and camaraderie in equal measure. These events are reminders of the incredible resources we have in our very own backyard with the GCNKAA. This is also the month that the Board of Directors, Associate Council, Committee Chairs and Staff will gather to engage in planning for next year. We take our responsibilities seriously to bring to you legislative support, resources, education, networking opportunities, and overall value. We are committed to bringing to you an amazing 2024 under the incredible leadership of our incoming President, Melissa Joy with Village Green Management. I extend my heartfelt thanks to everyone who makes our endeavors successful: the GCNKAA Board who works tirelessly to uphold our standards of excellence; our members who contribute not only monetarily but with their time and energy; and every individual who has devoted themselves to serving our industry, and the staff who supports all that we do. As we continue to build upon our successes and learn from our experiences, let’s move forward with gratitude at the forefront of our minds. It is through a collective spirit of thankfulness that we can truly appreciate the impact of our work and the bonds we forge within our multifamily housing community. SEMINARS & WEBINARS Doing the Inevitable Right: Evictions Refresh (1 CEC) It is inevitable that at some point in your career you will encounter an eviction situation. This won’t exactly be a how-to seminar, but rather a class to give you all the context, best business practices, and fair housing guidelines so that when you do bring in legal representation you have crossed all your T’s and dotted all your I’s. • Evictions: A to Z, including how to anticipate/ avoid common resident defenses before ever filing any eviction. • The importance of proper notice in all evictions • General review of the eviction process, including court, writs, setouts, and appeals. • Dispelling some common landlord myths in evictions, including those commonplace in the industry. Monday, November 6, 2023 11 AM to 12:00 PM Zoom Disaster Preparedness - 2023 (3 CECs) Do you respond well or do you respond poorly? This course has been specifically crafted to help attendees be the prior. You’ll get diverse instruction from multiple angles; property management, emergency services, insurance, and more! Learn what you need to do to protect yourself, others, and the asset that you are managing. • Event, background, and goals. • Define “Disaster” and identify key stakeholders in any given event. • Plan and prepare prior to the event for best result. • Execute crisis management plan with meaningful, purpose drive response to limit damage.

Congratulations to the candidates recently elected to the Greater Cincinnati Northern Kentucky Apartment Association board of directors and Associate Council. Elections were held at the General Membership Meeting on October 19 at the Kenwood Country Club. Some final details are still being worked out but we wanted to give you a ‘heads up’ on how to best prepare to spotlight the excellence of your company, your community, or your industry peers. The deadline to enter the categories below is FEBRUARY 2, 2024, so plan now to make sure you have ample time to get the best photos to make your community stand out. CATEGORIES Best Company Logo - Any owner or property management company is eligible. Judged on theme, typeface, overall graphic, design and execution of the logo in various applications (digital presence, signage, other collateral). WHITE HOUSE ORDER PROPOSES REGULATION OF RENTAL HOUSING PROVIDERS By Pat Crowley, Vice President of Governmental Affairs President Joe Biden has signed an executive order designed to increase the regulation of artificial intelligence (AI) across rental housing. The order does not impose an immediate policy change, but it does direct federal agencies - including the U.S. Department of Housing and Urban Development (HUD), Federal Housing Finance Agency and Consumer Financial Protection Pat Crowley Bureau (CFPB) to “provide clear guidance to landlords, federal benefit programs and federal contractors to keep AI algorithms from being used to exacerbate discrimination”, according to a fact sheet released Oct. 30 by the White House. “These actions are intended to impact the use of resident screening systems and advertising of housing and help avoid violations of federal law,” the National Apartment Association said in a statement. The order also encourages the Federal Housing Finance Agency and the CFPB to use their authorities to ensure that their regulated entities use appropriate AI tools, evaluate underwriting models for bias or disparities affecting protected groups and automate collateral-valuation and appraisal processes to minimize bias. “The NAA applauds the White House in calling for a bipartisan data privacy legislation, which will promote a national standard reducing compliance costs of multi-state housing providers,” the NAA said. “The president’s action today provides another opportunity for the industry to shape the policy landscape to support valuable operational tools for housing providers to better achieve our shared goals of increasing the availability of housing.
WHAT IS NAAPAC? If you are in housing, you are in politics. From fair housing to flood insurance, energy to the environment, the 535 members of the US Senate and House of Representatives play a huge role in shaping the policy and economic climate for the apartment housing industry. It takes not only the collective power of the NAA, but also the work of individuals at the grassroots level to make sure we, as an industry, are at the table and not “on the menu” when important policy decisions are made. NAAPAC is the bi-partisan political action committee that supports Congressional candidates who represent good government and understand the needs and concerns of the apartment housing industry. NAA is prohibited from using general account funds such as membership dues or other revenue to contribute to federal elections. That means NAAPAC, by pooling the individual contributions of NAA and affiliate members, is the only vehicle through which NAA and its members may participate in the political process. As I write this, we are experiencing some pretty cool temperatures, giving us all a taste of what is to come. However, I am holding out hope for a little more time of these beautiful fall colors. What a win for the Cincinnati Bengals this past week! Love seeing our team firing on all cylinders with momentum underway. I am still reflecting on the outpouring of support at our A Night Out For Outreach from my fellow board members, our community partners, and so many industry colleagues and Megan Lawhon friends. The evening was such an enjoyable gift. Our entire board was thrilled enjoying an evening with others who share a passion for giving back with their philanthropic hearts, helping to support our partners in need. This event helps to financially support rent assistance needs within our community, twenty food pantry partners, senior events, educational scholarships, backpack supplies, and emergency funds. We could not do all of this without YOU! In addition, our community would be suffering more without your assistance and love. As of October 2023, we have given $107,500 in rent assistance and $80,000 to our food pantry partners. What incredible generosity by

all of you! It is always baffling to wrap my mind around how quickly these dollars diminish as soon as they are received by our partners. There is always someone waiting and the check cannot come fast enough; and the funds are depleted quicker than we can fathom. That is why is it is so imperative that we continue to grow our Champions program, as well as accept all donations, of any denomination, as we know that it goes to those in need. Our next Senior Event will be at Jerusalem Judson Meadows on November 29. We are looking forward to a great afternoon of giving back to our elderly community and spending some time visiting with those who are often forgotten. What joy they bring to others. Lastly, do not forget to put December 7 on your calendar and register for our Holiday Cheers event at the Savannah Center in West Chester! This is our last event of the year and is always so well attended. Enjoy food, fellowship, fun and cheer as we generate additional funds to help those in need. I am proud of the service that ALL the Board members and staff provide, as well as their continued support in utilizing our funds to help those in need. CUTTING TASKS NOT PEOPLE: THE GAME OF SUCCESS AND ENGAGEMENT By Paul Willis, LinnellTaylor Marketing
Few things are less gratifying in the workplace than slogging through repetitive daily tasks. They have a soul-crushing quality and do little to promote employee wellness. In a fast-paced multifamily industry where recruiting and retaining highperforming associates is critical, finding ways to limit or eliminate those wearisome tasks is paramount. Doing so can be a significant steppingstone to creating a happy workplace, according to panelists at the 2023 Apartmentalize session “Cutting Tasks Not People: The Game of Success and Engagement.” “In 2022, apartment managers were spending one-third of their time sourcing candidates,” says Jessica Eberach, Vice President of People and Culture for Tricap Residential Group. “That means time spent looking at their resumes, emailing and trying to schedule a time to speak to them. If you think about it, that’s a lot of time spent during a given week when you already
have a lot of other things on your plate.” A compilation of industry data indicates that happy employees are 12% more productive and companies with happy employees outpace competition by 20%. Additionally, a recent Gallup poll shows that more than half of U.S. workers are quiet quitters while 18% are loud quitters, meaning they are actively disengaged. Leasing office automation tools have become the most popular in the industry, as they enable teams to schedule community tasks based on skills and expertise, provide self-service guidance for residents and provide automated follow-ups to prospects, residents and vendors. While that technology improves the daily lives of onsite teams, it doesn’t necessarily attract new associates. Fortunately for the industry, automation technology is also available to help operators streamline the candidate search process. Digital personality tests, calendar apps to schedule interviews and self-paced training platforms all can streamline the process. Some organizations also utilize cognitive tools such as gamification to help gauge personalities and potential task proficiency. views into the platform—whether from residents or team members—and ask it to extract the positives and negatives, which can assist in developing the ideal employee candidates. “You can upload a report into ChatGPT and ask it to provide a summary,” Whaling says. “You can even ask them to provide it in the voice of [actor] Samuel L. Jackson, although I wouldn’t recommend that. But the platform can provide analysis when you ask it to identify the top key points and to provide a three-paragraph summary of the data.” The industry sometimes has difficulty retaining maintenance personnel due to factors such as poor work-life balance, communication issues, inadequate training and lack of appreciation and support. Dawn Ford, Broker and Owner of Smart Apartment Solutions and Smart Moves, says multifamily maintenance could become the next gig economy and that flex schedules, automation tools and moving away from the standard work-hours model could enable part-timers to be successful. “While the unemployment rate is going down, that is not the case in construction—and maintenance falls into construction,” Ford says. “Between quiet quitting and the high number of job openings in the apartment maintenance sector, the gig-economy approach could be an option.” Paul Willis is a Content Director for LinnellTaylor Marketing.

Grubb Properties has published its second annual State of the Young Renter Survey that showed nearly three-fourths of renters value community connectedness. Connections with neighbors was important to 72% of renters, according to the survey, which had 1,000 respondents aged 22-35. Based on their current rental situations, roughly half (56%) of renters reported positive impacts on their personal well-being; 77% are satisfied with their current rental situation. Being green is vital to the younger generation as 82% of renters said it was an important factor in deciding their next apartment home. “By providing communal spaces, shared amenities, and group activities, as well as selecting desirable and connected locations, we strive to create an environment that fosters interaction with neighbors and promotes the overall well-being of our residents. The results of this survey validate the importance of our approach,” said Todd Williams, Chief Investment Officer with Grubb, in a release. Renters also love their pets, and three-fourths of current owners would never live in a pet-free building regardless of rent increases.

Having a review section for your apartment community website is crucial for two major reasons: it directly impacts how your site appears in a search, and it can be a way for potential renters to decide whether they are going to rent there. A 2022 survey from RentCafe.com shows that more than 60 percent of Gen Z renters consider ratings and reviews most of the time when searching online. Google Search’s algorithm to rank local search results relies on a wide range of different signals, and with the increase of businesses understanding the importance of SEO, it has become even more difficult to rank highly. Here’s where reviews play a big role, as they get factor into various areas within search engine algorithms. According REACH by RentCafe’s Senior Search Marketing Specialist Bekkah Doyle, it’s important to realize how Google selects which businesses to display in the map pack search results. The more reviews—both receiving new reviews and replying to them—the more likely Google is to feature that business in the map pack. “Google strives to provide users with helpful results which is why the apartment reviews play such a significant role in that process,” Doyle said. According to BrightLocal, it’s estimated that reviews account for 17 percent of the ranking factor for the Google 3-Pack of local listings. APARTMENT REVIEWS WITH PHOTOS As search engines have evolved to prioritize user experience, apartment reviews that contain one or more photos perform bet-
ter for search algorithms. Images allow people to express better and illustrate points in greater detail than text alone. Photo reviews attract renters more because they give them confidence and a sense of realism and transparency. These visual reviews provide a glimpse into the real living conditions at the property and allow renters to gauge whether a property aligns with their preferences and lifestyle. Furthermore, the images validate the review made in the property description, which establish credibility, which can result in a higher ranking in search results. Fun fact: Did you know that only businesses with a 4.0-star rating and above are eligible to show up for searches with “best” or “top” in them? While a five-star rating is ideal, it isn’t always realistic. No business is perfect, and as much as your property might have to offer, you won’t be able to satisfy everyone. But don’t be tempted to artificially inflate your reviews. “Users are savvier than ever when it comes to detecting fake reviews,” Doyle explained. “Having an artificially high rating is one of the biggest deterrents for prospects.” Not only will prospects be able to tell, but so will the review platforms, and your listings and ratings will be impacted negatively. Additionally, Google Business Profile is usually good about catching these and removing them with their filter. According to Doyle, here are some tips to organically get a quality rating: • Do not incentivize any reviews. • Respond to all reviews thoughtfully and promptly.

DO YOUR PART Not all reviews are positive, and receiving negative ones might be upsetting, especially if you view them as untrue. It’s crucial not to take it personally, and knowing when to take a conversation offline is very important. “I always suggest writing your responses with the prospect in mind,” Doyle said. “What type of response would make them feel comforted and that you handled the situation appropriately?” Additionally, while most reviews come from Google, don’t ignore other online review sites. “(These) also play an important role in the overall puzzle that is your online reputation,” Doyle said. Now that you understand the importance of leaving apartment reviews for your business, the easiest way to encourage recent renters to leave one is to create an automated email template using a link on the Google Business Profile dashboard under “Ask for reviews.” You can also personalize these emails, but make sure they understand why it’s important and that the link is easily accessible. You can also encourage them to leave a review on your website or on your property’s social media accounts.
