A DISCUSSION ON LEADERSHIP WITH GUEST SPEAKER TOR DIETRICHS AT SEPTEMBER GMM
The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) General Membership Meetings are back and now in-person! On Tuesday, September 21, 2021, beginning at 5:30 pm at the Kenwood Country Club, we will host guest speaker Tor Dietrichs with Heritage Hill Capital Partners at the September General Membership Meeting. He will be speaking on leadership and customer service. Colonel Tor Dietrichs served in the U.S. Air Force for 29 years, primarily as a fighter pilot, advisor, and strategist. He commanded and led a variety of diverse organizations and served in duty stations in the United States, Europe, and the Middle East. He served multiple combat deployments in the Balkans and Middle East. In 2017, he retired as a Colonel from the Pentagon serving as a Middle East policy advisor and strategist to the Chairman of the Joint Chiefs of Staff. Registration is $45 per person. SUPREME COURTS STRIKES DOWN CDC EVICTION MORATORIUM
The United States Supreme Court has ended the national moratorium of evictions, with the court’s conservative majority finding that the Centers for Disease Control (CDC) overstepped its power to order the ban. The ruling allows evictions to resume locally and nationwide. The issue of the moratorium, which had been scheduled to expire Oct. 3, could now end up in Congress. Congress has punted the issue and not acted while state and federal courts have deliberated. However, now that the Court has ended the moratorium, Congress may take up the issue when members return from August recess in September. GCNKAA’s Legislative Affairs team does have meetings scheduled with Ohio and Kentucky members of Congress and their staffs over the next two weeks. Our concerns - along with the financial and other impacts the ban has had on members - will be made known.

A MESSAGE FROM THE PRESIDENT By Don Brunner, President Hello everyone. It was great seeing so many members at the Trade Show earlier in August. Thanks to all of our sponsors, exhibitors, attendees, speakers, and forum leaders for creating such an exciting day. Thanks also to the Trade Show committee spearheaded by Gerry Johnson with PERQ and Melissa Joy with Village Green Management; and to the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) staff for all your Don Brunner work pulling off this event. We had a few BRG Apartments challenges along the way but in true fashion, the GCNKAA staff pulled through. Thank you. Now on to the next events in September... First on September 8, we are hosting our Political Action Committee (PAC) fund raiser at the home of one of our past presidents: Joe and Karen Fullenkamp with Legacy Management. They have graciously opened their homes for us to gather and discuss industry issues and raise money for both our Kentucky and Ohio PACs. I know this event is for our owner and property management companies as well as our Diamond Sponsors, but it is another example of how
the members gather to support the industry. We will have local-and state-elected officials as well as Congressman Thomas Massie in attendance. It should be a great event and we will use these funds to help support our industry. If you are not able to make it to event and would like to support our efforts, please reach to the association for information on how to contribute. We will also be hosting our September General Membership Meeting in-person on Tuesday, September 21 at Kenwood Country Club beginning at 5:30 pm. Guest speaker is Colonel Tor Dietrichs with Heritage Hill Capital Partners who will be hosting a conversation on leadership and customer service. Cost per person is $45 and you can register online at www.gcnkaa.org. Next, it’s on to our Fall Golf Classic which will be held again at Oasis Golf and Country Club on MONDAY, September 27. Brain Power GCNKAA HIRES JACKSON EDUCATIONAL OPPORTUNITIES JOHNSTONE AS NEW COMING THIS FALL SOCIAL MEDIA AND The Trade Show is now officially behind us for 2021 but will be back in March 2022 so be sure to watch for information on our line-up of speakers as EDUCATION COORDINATOR Hello, my name is Jackson Johnstone and I am assuming the role of Education and Social Media coordinator. I graduated this past May with a Bachelors Degree in Digital Media from Manchester University. Shortly after obtaining my degree, I got married to the love of my life on June 10 of this year. I met my wife in college, Jackson Johnstone and we have completely different backgrounds as she is from a town of 500 people and I myself grew up in the nation’s chili capital. Most recently, I interned at the Fort Wayne Children’s Zoo in a Public Relations, Media and event role. I know that my background in media, communications and event will greatly contribute to my success here at GCNKAA. Being a proud Cincinnati native I know that I can bring a level of passion for my community and my career. Ultimately, I look forward to the connections that this opportunity will bring me.

HELP YOUR TENANTS FIND RENTAL ASSISTANCE By Pat Crowley, Vice President of Governmental Affairs Hundreds of millions of dollars in federal rental assistance funds remain untapped. That means that while the funding is going unused, apartment building owners, operators and managers continue to confront the challenge of non-paying residents as the federal eviction moratorium lingers amid court challenges. But help is available for your residents. Hamilton County Commissioner Pat Crowley Denise Driehaus said that millions of dollars in rental assistance funds are available from the American Rescue Plan through the following links: • Rent and utility assistance application • 513 Relief Bus • Other relief resources The Community Action Agency of Cincinnati/Hamilton
County can also assistant residents and apartment owners and managers through an application available on the agency’s CAA Emergency Rent Assistance 2021 website. Another helpful tool is The Rental Assistance Finder designed by the Consumer Financial Protection Bureau (CFPB), which can help residents and housing providers find their local program and apply for assistance. GCNKAA SEEKING OWNERS AND PROPERTY MANAGEMENT COMPANIES FOR RETURN OF IN-PERSON BUSINESS EXCHANGE
The Greater Cincinnati Northern Kentucky Apartment Association is returning fully to in-person events for the remainder of 2021. With that, we are again hosting one of our most popular events this fall: our 2021 Business Exchange. Despite the success of our virtual event earlier this year, our leadership and staff felt it was vital to offer an event to allow more much-needed networking between our associate members and key decision makers in multifamily housing to make up for missed opportunities during COVID. THE PROGRAM The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success. OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS The only investment we ask of our property management companies is your time and to donate one or two $25 gift cards of your choice for the door prize drawings. The Business Exchange offers an easy way to take care of multiple vendor meetings in one location at one time. This is an excellent opportunity to gather the latest price and product information with a personal touch. “Weapon” might sound a little medieval for multifamily, but when you look at the power of TikTok and the impact it can have on lead generation, it feels like an appropriate descriptor. Before we jump in, if your target renter is above the age of 40, then you likely don’t need to worry about learning and using TikTok for your apartment marketing. Sixty percent of TikTok users are between the ages 16 and 24 and 26% are ages 25 through 44. So, if your target renter is a Gen Z or a Millennial on the younger side, then your apartment needs to be on TikTok (even more so if your direct competitors aren’t yet). The platform is video only, so it definitely takes some time and effort to make content for your apartment, but it’s well worth it. As the current most popular app, many young adults are using TikTok to find apartments. Plus, unlike Facebook, Twitter, and Instagram, TikTok users watch videos with the sound ON. This means your message will actually be heard and you don’t only have to rely on visuals. Here are three ways to utilize TikTok for your apartment marketing:

An easy way to initiate a resident takeover is to send out a simple email and/or social post explaining the goal and offering some sort of prize such as a gift card or gift basket. If you really want to stir up interest and have the budget to do so, offering something like a percentage off the following month’s rent can really draw your residents in; you may even get multiple interested parties and you can do a different resident takeover each month. Make sure to confirm that the chosen resident has some knowledge of TikTok and can put together a high-quality video. If you’re offering a high-value prize, it is more than understandable for you to ask them to submit a video example. SPONSOR AN INFLUENCER This idea is more geared toward properties that have bigger budgets or have extra room in their current one. That being said, if your current paid media and other marketing efforts aren’t pulling
in leads, you might want to put a few months into giving this strategy a shot! The difference between doing a resident takeover and sponsoring an influencer is direct creative control. Since this is just like a job, you can tell the influencer exactly what kind of videos you want them to make, what you want them to say, what you want them to do and so on. This won’t create the same “down-to-Earth” feel as a resident takeover but it will allow you to showcase your property in the best light possible. While it’d be incredible if you had a TikTok user living at your apartment, it’s not necessary to engage in sponsorships. Once you find one that is local or close enough to drive, you can host them for a day or even for a few hours. The great thing about sponsorships is that they’re incredibly flexible and all based on what you and the influencer agree on. GET LEADS OUT OF TIKTOK However you decide to use TikTok, make sure that from your profile a user can easily access your apartment website and book a tour. As fun and creative as TikTok is, the main goal is to drive leads. That said, never underestimate how many new leads a silly, funny video of a cat watching chicken spin around in the microwave can generate for your property. If one video generates just one lead, it’s worth it.
