Purchasing & Refinancing Do’s & Don’ts
W
hen you are ready to purchase a new home or even refinance your existing one, the staff at Central Willamette are ready to help. They have put together a list of do’s and don’ts to consider so your loan process goes as smooth as possible: Important “Do’s” to consider when financing Real Estate. • Consider your down payment options and where are the funds coming from. The down payment may affect your interest rate and what kind of program you may qualify for and will reduce the amount of interest you pay over the life of the loan. Putting 20% down will also keep you from paying mortgage insurance, so know that there are options! According to Susie Plowhead, members may be able to come in with as little as 3-3.5% down depending on the program. • If purchasing, they recommend you find a realtor you feel connected with as it can be very beneficial. “A real estate agent is there to do some of the heavy lifting; they do a lot of research to find homes you may like and are your negotiator. They work to get you the best deal,” said Yadyrah Haro-Gonzalez. • Communicate! Communicate! Communicate! An open line of
communication between you, your lender and your realtor will help make the process smoother. • Continue to make your regularly scheduled payments. If you are refinancing, make that mortgage payment until you know that original loan has been paid in full. You don’t want to incur any late fees or report anything derogatory on your credit report while you are trying to finance the loan. Important “Don’ts” to consider when financing Real Estate. • Do not quit your job! You are making probably the largest purchase you will make (or refinancing that large purchase) so don’t quit your job. Plowhead stressed that until the final documents are signed, the member is still in the qualifying process. • Do not make any other big purchases on credit. Your debt to income ratio plays a big role in your financing so consider holding off the purchase of that new vehicle or all new furniture for your new house. If you have to purchase something, check with your lender to see if the new debt will affect your loan. • Don’t make large deposits too close to closing. If you have funds that are gifts, lottery winnings or from some other source, deposit those funds at least 60 days before you close. You will want a paper trail for those funds so keep receipts!
While the do’s and don’ts can help you as you move through the process, there are also things that you can do prior to applying for a loan. • Having a good credit payment history helps. Paying on time for a minimum of 12 months (preferably more) helps make you a better risk than someone who has had 30 day late notices. • Pay off those collection and/or judgments. If you have judgments against you or have had bills sent to collections, get those taken care of before you ask for a loan. • If you don’t have credit or have just a little, get a secured loan of some type. By doing so, and paying it off on time, you are doing your credit a big favor. Paying off early can be a great feeling but if you are trying to establish credit, making on time payments for a longer time period can be more beneficial. • If you already have revolving credit, don’t keep it at the maximum allowed. Try to have it paid down to half the limit so you have some “just in case” accessibility.
