On your way to home ownership The preapproval process

Y

ou’re starting to think that home ownership is for you. What do you do? There are so many things to considerwhere do you want to live, how much you can afford, the cost of a home, income, expenses, and all that goes with it. The Central Willamette team can lead you through the process and help you succeed. “Getting a Preapproval is the first step,” said Susie Plowhead. A preapproval is based on preliminary information provided by the borrower. It does, according to Plowhead, give borrows a “ticket to shop.” Sellers also like receiving offers with a preapproval letter to show commitment and ability to purchase. Rebecca Tolentino explained that the staff at Central Willamette will sit down with their members to obtain as much information as they can to get accurate results on the loan request. For those who are selfemployed, preapproval is even more crucial because verifying income can sometimes be a challenge. During the preapproval stage, income and asset documentation is optional although having it with you when you step through the Central Willamette doors, can help minimize estimating and will allow more accurate

information to be entered in to the application. Because of the current housing market, having a preapproval is extremely important. With that preapproval letter in hand, realtors will know what price range you are looking for and you will know what you can afford. When the Central Willamette team is assessing your preapproval needs, they take into consideration two very important aspects: What monthly payment amount are you able to make, and how will this new payment affect your debt to income ratio? According to Tolentino, “We want to know, is the borrower comfortable with that payment amount. Just because they can get approved for an amount, doesn’t mean they are comfortable with the payment amount. Every situation is different?” The Central Willamette team also helps borrowers try to avoid payment shock. When your payment significantly increases, and you have to continue to pay all of your other debt, this can result in payment shock. In addition to the cost of your new home, you will also be responsible for the property taxes and any applicable insurances, these may also increase your monthly payment.

Communication is essential when trying to get your preapproval in place. You need to be comfortable that the information you are providing is accurate and can be verified. Yadyrah Haro-Gonzalez explained that borrowers need to provide specific information that can be verified as needed to satisfy the underwriter’s conditions. Providing 2 years of income documentation and verification of employment history will all be required once you have an accepted offer and are ready to submit all of the information to the Underwriters. Central Willamette will work with borrowers to help them get the best loan for them. If you have some financial challenges, the team can help create a plan of action for you to raise that credit score and potentially get a more favorable rate.
