Don’t let lingering debt from the holidays or tax time get in the way of your dream project. Central Willamette Community Credit Union and their home equity program can help! Home equities are a great way to wrap all of your debt into a low rate product and make one payment as opposed to several. With interest rates considerably lower than those of credit cards and other unsecured loans, a benefit long term as opposed to most introductory offers, a home equity makes sense. Now is a great time to think about utilizing equity in your home to work for you. “Property values have begun to increase again,” said Susie Plowhead, a real estate loan officer with Central Willamette. “Since the housing recession of the last decade, property values have been steadily rising, giving homeowners more options when trying to get funding for home improvements, a new car or even to pay off higher interest rate loans or credit cards”.
The other reason is because Central Willamette is ready to help members lock into a rate before it trends upwards. For homeowners who have an existing home equity line of credit at or near the end of the draw period, loan officers at Central Willamette may be able to help them with a new program. One of the most popular programs Central Willamette is offering right now is their Home Equity Fixed for Five. The Annual Percentage Rate (APR) is fixed for the first five years and, with flexible borrowing power, members can get instant cash advances with no cash advance fee. After the initial five years, the rate becomes variable. Homeowners have ten years to use the Home Equity Fixed for Five money before it gets amortized over the next 15 years. “This is a much better deal than a credit card,” Plowhead said. Home owners with equity in their homes will find the Home Equity Fixed for Five program is not complicated to apply for. Plowhead noted that once home owners have applied, the turnaround can be as little as two to three weeks. If an appraisal is needed, the turnaround time may be longer, between four to eight weeks. A lot of people are currently taking advantage of home equity loans. Central Willamette’s Home Equity Fixed for Five
has several qualifications home owners should be aware of. • Property must be owner-occupied • Maximum credit line up to $250,000.00 • Loan to value (total of all encumbrances) up to 80% • 120 month advance period • 180 month repayment period Their real estate loan officer is well versed in how best to help homeowners figure out which program will be best for them. A recommendation Plowhead has for home owners considering a home equity line of credit - “Education is good. We do our best to make sure to go over available products and the benefits they offer. We do our best to help members choose the right program to fit their needs and budget”.
