With interest rates at record lows and more homes coming on the market to choose from, now is a great time to buy. If you know what you want and have a plan to get there, you can find your ideal property quickly and easily. Start by getting your finances in order. Gather all the information you will need to prequalify for a loan, like statements, debt balances, and income and asset information. If you own your home, how much equity do you have? How much do you have in savings to cover down-payment and closing costs? Remember, if you are a renter, you might be able to afford more in a mortgage payment than you pay in rent because of the tax savings you’ll get from buying. Contact a mortgage lender and ask to be prequalified. The information you gathered in “step one” will help you decide how much you can afford in a new home. It’s almost time to start shopping.
Determining your prime location comes next. Do you need to be in a certain school district, inside or outside city limits, or in certain neighborhood close to your job, childcare or relatives, etc.? After deciding on a location, it’s time to refine your Wish List. Write down everything you’d like to have in your dream home. Would it have ½ an acre with trees all around? Would the master bedroom be on the ground floor? Would it have a two car garage? Then rate the items on the list according to how important they are, from “Must Have” to “Wouldn’t it be Great.” Highlight the top five items, and move on to the next step. It’s time to choose a REALTOR®. Make sure they belong to the local MLS, so you get the widest possible array of property choices. Choose someone you feel comfortable with and confident in, and don’t be afraid to ask for references. Your REALTOR® will help guide you through one of the most important decisions you’ll make in your life, and will be able to
take the information that you’ve gathered in previous steps and zero in on homes that meet your needs. While many buyers start their search on national websites, the information there is never as up-to-date or accurate as what a REALTOR® has access to. For example, they might use a map search to outline specific parameters and find all the matching properties within the boundaries of a certain neighborhood. They can do a Comparative Market Analysis (CMA) to tell you if the type of home you want exists in your price range. They have access to up-to-the minute listing information and can even set you up with automatic emails each time something new comes up that matches your “Must Haves”. If you already own a home, get it on the market. This way, when you find the perfect match, you’re ready to go. Knowing what you want and communicating it clearly will make your search for the perfect property a breeze!
