Beginning with Midway’s founding 55 years ago, we remain committed to our purpose of creating enduring investments and remarkable places that enrich people’s lives. This purpose drives us to invest, develop, operate, and activate developments of distinction, and our partnerships with the communities in which we are active continue to ensure long-term success.

Despite the macroeconomic headwinds that have impacted the growth of many companies this year, our strong foundation enabled us to take bold actions that challenge ourselves and the status quo. Our developments continue to create jobs and grow economies while also setting the pace for transformative real estate development and durable value creation.

Looking back on 2022 and ahead to 2023, I take this opportunity as a time to reflect on what has been a transformational year for Midway.

Construction on the first phase of East River is nearing completion and we will be delivering spaces for tenants in the Spring of 2023, as well as the adjacent “Studios at East River”, a new for-sale office space component. Many of these tenants will introduce services that are currently not available in the vicinity, and we look forward to announcing more offerings that will complement the neighborhood as leasing momentum continues. In total, East River’s Phase I will include 300,000 square feet of office space designed to fit a wide variety of business needs alongside The Laura, a five-story multifamily community of 360 apartment homes, and an additional 100,000 square feet of ground-level retail that will fuse commerce and culture. In the fall, we celebrated the opening of East River 9, a nine-hole, par-three golf course, and Riverhouse Houston, a family-friendly restaurant and patio bar. This community-oriented addition has been incredibly well-received and provides neighboring residents a preview of our larger vision for East River.

We are proud to have launched MPact, a new initiative within our property operations division. Aligning with our values to be purposeful and community driven, MPact seeks to support those who are making a difference in our communities. As part of our acquisition of Sabine Street Lofts, a loftstyle apartment community near Buffalo Bayou, we are in the process of converting many of the market units into MPact units, which will provide quality housing to those who have dedicated their careers to serving others. Our property operations team has also taken on assignments with Yellowstone Academy, Houston Endowment, and the Center for Pursuit as part of MPact, allowing these incredible nonprofits to focus their efforts on what they do best… helping our community!

At the end of 2021 we acquired the former ConocoPhillips corporate headquarters and have spent 2022 planning its redevelopment into a vibrant mixed-use destination known as Watermark District. To preserve the land’s elaborate history and minimize carbon impact, we plan to repurpose a portion of the 70-acre site’s existing infrastructure to introduce dynamic new Class-A office and multifamily, high-end retail and restaurants, and boutique hotel opportunities—all surrounded by waterfront views and outdoor walkways—to the West Houston corridor.

We celebrated the completion of several milestone projects in 2022, including a new 128,000 square foot industrial facility for Bluebonnet Nutrition Corp in Sugar Land, Texas. Specifically constructed to meet Bluebonnet’s design and physical specifications in response to its considerable growth in production, the project demonstrates our continued strength in single-tenant, build-to-suit industrial development. We also completed Aggie Park, which transformed 20 acres in the heart of Texas A&M’s campus into enhanced outdoor spaces for study and relaxation, entertainment and recreation for students and visitors. Donating our time and resources as project manager, Midway spearheaded the development on behalf of The Association of Former Students with the goal of bringing the Aggie network together for generations to come.

Looking ahead in 2023, we will continue to acquire new business for Midway, developing new relationships and new partners who want to bring their teams to these remarkable environments we have created and overseen daily. We are constantly growing strategically and opportunistically. We will continue to commit boldly to significant development and redevelopment opportunities, enabled by our clarity of purpose and highly experienced team.

At Midway, we are intentional about how we grow, value, and build our Team. We’ve thoughtfully structured our Team for exponential growth. We begin with our MidwayU initiative; an internal education platform focused on embracing learning and leadership. In addition, every Team Member participates in MBARK, our onboarding program, which shares essential foundational elements of our culture, preparing each Team Member for future growth.

Throughout the year, we host a bi-annual Fall and Spring Company Meeting for the entire firm to attend. We strategically map out firm initiatives and goals and our critically growth trajectory. At these meetings, we recognize and honor outstanding leadership efforts within the firm. We also acknowledge our valued, tenured Team Members. One of the three initial buildings was recently purchased by OJB Landscape Architecture. The firm is partnering with Midway to plan the landscape architecture at East River. The two other Studios are available for sale.

East River 9 + Riverhouse House Debut at East River

Together, East River 9 and Riverhouse Houston opened in 2022, offering a casual, family-friendly outdoor experience overlooking Buffalo Bayou and downtown East River 9 is a public, nine-hole, par-three golf course and driving range—and Riverhouse Houston—a family-friendly restaurant and patio bar—opened on the site of the 150-acre East River development in the Historic Fifth Ward. The active, outdoor destination also features six pickleball courts for patrons to enjoy.

East River Job Fair

East River hosted a job fair with MidwayWorks at Saint Arnold Brewing Company on September 19th, 2022. Over 100 people attended, with nearly 30 businesses and organizations, including Midway, TEAL, Buffalo Bayou Partnership, Saint Arnold, East River 9, Riverhouse Houston, and Workforce Solutions. The employers received over 115 applications, and over 25 hires have been made.

A New Energy Is Coming

Midway's plans to redevelop Watermark District were announced in 2022. The district will become a vibrant mixed-use destination surrounded by waterfront views and outdoor walkways. The unique site was designed in 1978 for ConocoPhillips by renowned architect Kevin Roche to resemble a Japanese fishing village, with 16 three-story office pavilions connected by bridges above ponds and grassy areas.

To preserve the land’s elaborate history and minimize carbon impact, plans are in place to repurpose a portion of the 70-acre site’s existing infrastructure to introduce dynamic new office and multifamily, high-end retail and restaurants, and boutique hotel opportunities to the West Houston corridor.

A first-of-its-kind partnership with US-based cleantech social impact company 374Water was also announced, allowing the company to provide a fully integrated sustainable wastewater management system at Watermark District. The beyond-stateof-the-art system will utilize 374Water’s patented technology to transform wastewater and food waste generated on the property into valuable resources such as clean water, energy, and minerals.

These recovered resources will then be reused within the district. Additionally, the project is preserving more than 500 trees and the site’s surrounding landscape while thoughtfully integrating nature into a vibrant, urban, and walkable mixed-use destination.

Advancing Growth in Technology

In 2022, Midway delivered a new, 128,000 square foot industrial facility for Bluebonnet Nutrition Corporation, a nutritional supplement manufacturer, and distributor. The new structure is the company’s third and most prominent location in Sugar Land, Texas, and enables significant expansion of its manufacturing, laboratory testing, and distribution capabilities.

Aggie Park is a visible investment into student life here at Texas A&M. From Aggie football gamedays and outdoor studying to concerts and events, this space will serve as an incredible "front yard" to campus that is on par with our institution.”

Funded by The Association of Former Students and operated by Texas A&M University, Aggie Park marked Midway's third collaboration with Texas A&M. In 2008, Midway was selected to completely renovate the Clayton Williams Alumni Center at Texas A&M. Then, nine years later, Midway developed Century Square, a 40+ acre, mixed-use development that created a premier district for the community to connect in an active, urban setting. It was the first of its kind in the Bryan-College Station area, breathing new life into the space with premier retail, local dining, and two boutique hotels tied together by an activated central gathering space.

Midway contributed its time and resources pro bono, transforming 20 acres in the heart of Texas A&M's campus into enhanced outdoor spaces for study, relaxation, entertainment, and recreation for students and visitors.

Houston Continues to Grow

In 2022, Midway commenced demolition to make way for CITYCENTRE Seven, its latest significant development at CITYCENTRE, Houston’s premier mixed-use destination for Class A office space, upscale shopping, dining, and entertainment. The new development totals approximately 147,000 square feet, including 120,000 square feet of Class A office space, and more than 27,000 square feet of retail and restaurants.

Celebrating Urban Innovation + Diversity

Midway invited the community to celebrate in style as illustrious urban asset, GreenStreet, turned 10 in May of 2022.

The community was invited to join GreenStreet in celebrating its 10th anniversary with a day full of festivities featuring yoga on the lawn, a vendor market, live music, live art, and a happy hour.

The event kicked off with an outdoor yoga class on the lawn hosted by LifeTime Fitness guru Randi Poullard and featured a live DJ. Following yoga, guests were invited to browse and shop the vendor market curated by local groups BLCK Market and The Brunch Market. The vendor market featured over fifty vendors, artisans, and local makers on the second and third floors of GreenStreet’s rotundas overlooking Downtown. Artist Robynn Sanders of Maverick Murals painted a two-story mural on the first and secondstory windows of GreenStreet’s office tower live during the event. Heading into playoff season, local MLB mascot - Orbit from the Houston Astros, made a guest appearance and took photos with every fan, making the event memorable for everyone involved!

MidwayWorks is a portfolio-wide event that launched in 2022 and was hosted throughout several Midway Districts. The overarching goal of the program is to help provide opportunities for our patrons in our communities to find potential jobs. Midway partners with property tenants and community organizations to promote and curate a job-fair experience. In 2022, Midway partnered with 100+ tenants and hosted over 500 job applicants throughout Texas.

Promoting Health + Well-being

Wellfest by Midway is a portfoliowide event that launched in 2022 and was hosted throughout several Midway Districts. The overarching goal of the program is to curate a health and wellness experience for the public to enjoy. Through unique partnerships with health and wellness tenants throughout our properties, Wellfest is designed to enhance the lives of our patrons and bring community between multiple fitness groups.

Celebrating Monumental Partnerships

More than 150 Midway Team Members, investors, partners and tenant prospects gathered for Midway’s annual Moran Event. Founded in honor of the real estate investment and development firm’s founder, Jim Moran, the evening event took place at East River 9 | Riverhouse Houston located on the site of Midway’s East River development in East Downtown. Guests enjoyed live music and lite bites while taking in the breathtaking downtown skyline and bayou views.

Moran Legacy Award

The James A. Moran Legacy Award is an annual honor given by Midway to an individual or organization that exemplifies a lifelong commitment to the firm’s core values. Since the award’s inception in 2007, honorees have included OJB Landscape Architecture, Lionstone Investments, Cadence Bank and Colvill Office Properties, among others. For the second consecutive year, Midway honored two partners with the 2022 Moran Legacy Award: Trustmark Bank and Hoover Slovacek.
