Groundhog Phil might have been the bearer of bad news for some, but seeking out the silver lining of this extra six weeks of winter is easier than you may think. As we wait a bit longer to crack open our windows, a relatively easy way to break the monotony of the walls within is through the magical power of redecorating. I know, I know… redecorating can be a terrifying word. For even though we are excited by the vast possibilities of our Pinterested bedroom coming alive, we become paralyzed in the how-to of the real life details with seemingly minimal skill, a tight budget, and only optimism to light your way. But you don't have to be a professional interior designer to shake things up. Moreover, redecorating doesn’t have to be costly, daunting, or reserved only for folks rich in creativity and artistic talent. To get you started, here are a few entirely attainable resources and creative ideas:

DIY : refresh YOUR SPACE

Tip: Using a paint roller, apply a thin film of clear premixed wallpaper paste on the back of the paper.

• Utilizing items for purposes other than what they’re intended for is a sure way to spend absolutely nothing. E.g. Stack up vintage suitcases to create a table; convert old wooden ladders into a new home for books; use drapes as a shower curtain, shutters for headboards, etc.

• Craigslist is a phenomal resource for furniture, wall hangings, and materials for projects.

Tip: To get the most bang for your buck, look for postings more than a week old, or search keywords such as "moving", "must go today," etc.

• Wallpaper today is not what Grandma has glued onto her walls. This may require the help of a friend, and a vacant bathtub to soak the rolls, but wallpaper is another brilliant option that will alter a room in less than a day.

Tip: Paint/stencil furniture; contact paper the inside of bookshelves; recover chairs, etc.

Tip: Make note of store hours for sale days, as well. Often thrift stores have half-price days. And, if you snooze, you lose!

Tip: Another resource to pay special attention to is the hours of the event. Dealers love to be at the entrance at doors opening - join the big dogs!

Tip: I have undying love for paint edgers. For less than $5, there’ll be no more hand brushing trim for this less-than-meticulous painter!

• Repurposing and re-stylizing is all the rage these days, and what Pinterest was practically founded on. Utilizing trinkets you already own, and making them new again is fun, cheap, and can make for great projects with your children.

• Thrifting has become quite trendy, so scouting the details of your local thrift shops is key to snagging treasured items.

Strike While the Iron is Hot Historically low rates have spawned a real estate boom in Douglas County BY AMY DENICOLO

Colorado’s real estate boom has been cause for many headlines this year and the experts will tell you that the market hasn’t even peaked yet. The boom arrived as a result of historically low interest rates, changing homeowner needs, and a mass exodus from large cities by a new generation of buyers. Colorado has long been a vacation destination for many, but with increasing numbers of tech companies moving to the Denver Metro area, work from home jobs, and 300 days of sunshine per year, we are seeing large numbers of people relocating to the state. For many people moving from metro markets like San Francisco, Colorado real estate prices are affordable and “site unseen, cash offers” are becoming a norm. Those of us who have lived in Parker, Castle Rock, or South Aurora, have seen new neighborhoods popping up for two decades. These three cities are the fastest growing cities in Colorado, considering just five years ago, these areas were 7-9% smaller than they are currently. This has given way to beautifully planned developments, parks, award winning schools, and phenomenal economic growth. Realtors familiar with these areas will tell you that while it’s a seller’s market, due to historically low interest rates it’s a win for buyers as well. With today’s rates, buyers who may not have been able to purchase a year ago are now able to realize their dream of home ownership while move-up buyers are able to qualify for a higher purchase price than expected. While the winter months are typically slower in real estate, historically low interest rates and growing home equity and demand have many buyers considering new construction. As realtors prepare for a busy spring real estate season, sellers who list their homes have little competition as Colorado is experiencing extremely low housing inventory. Many current homeowners are taking advantage of the significant increase in home equity they have gained in recent years and moving up to design their dream homes in one of the new award-winning, master planned communities. South Aurora is home to Colorado’s largest Lifestyle District, Southlands. This area is a perfectly planned district of residential living, outdoor activities, retail and dining, award winning Fitzsimmons Medical Center, and Cherry Creek schools, along with easy access to DIA, Buckley AFB, Denver Tech Center, and neighboring Parker communities. To Permit, Or Not To Permit Spring is just around the corner and our thoughts turn to home improvement

As you consider making changes or upgrades to your home, remember that in most cases, a building permit is required. Before you start that project, give the Building Division a call to discuss the need for a permit. It’s also a good idea to check in advance with your local Homeowner Association’s architectural control committee to determine if there are any neighborhood restrictions that apply.

Why get a building permit? Building permits are required by law, but they also provide third-party verification that you (or the contractor you hired) met the minimum code requirements for your project. They also provide the homeowner with an inexpensive resource for construction-related questions and give you access to expertise in all fields, including plumbing, mechanical, electrical, framing, and finish. 12 SEARCHCASTLEROCK | MARCH 2021

How do I get a building permit? Building permit application forms, plan review requirements, permit fees, building guidelines, and the Homeowner building class schedule can all be accessed on the Town’s website at www.crgov.com. The Town’s Building Division has introduced eTRAKIT. Building permit applications are now submitted and approved online through the eTrakiT system. The eTRAKiT system is an online tool that provides tremendous benefit for users. Access is available 24 hours a day, 7 days a week. Visit eTrakit and create a log-in to get started.
