Corporation for Findlay Market

For the Corporation for Findlay Market (CFFM) I focused on the northern half of the Over the Rhine neighborhood and its development potential. My two major projects included a street parking study and a property database, both of which will be used to spur development in the neighborhood. The parking study involved gathering on-street parking data and collecting it into a readable map. For the property database I created a spreadsheet of all the buildings in the northern half of OTR and collected information on building conditions, low income housing, and storefront potential.

Replacement EXISTING CONDTIONS

INAPPROPRIATE DESIGN

REPLACING ALL WINDOWS → New windows must fit the size of original window opening.

→ A custom window replacement is

required when the opening varies 1 1/2’’ from the desired stock window.

While working for the Over the Rhine Brewery District Community Urban Redevelopment Corporation (BDCURC), I created historic district conservation guidelines for a new local historic district within the neighborhood of OTR. These guidelines were intended to be prescriptive and easy to understand for both developers and property owners.

REPLACING INDIVIDUAL WINDOWS → Replacement windows must match existing historic windows in terms of size, type, and proportion.

→ Window pane configuration and size must remain the same.

Materials

→ Appropriate materials for commercial signs include: WOOD

→ Vinyl and plastic signs are not permitted.

Style

→ Signs should borrow design elements, colors, and period character from their respective building’s materials. → Signage is required to be pedestrian-scale and should allow for visibility of window displays.

Location

→ Signs may not cover any important architectural details including storefront cornices or pier/pilaster detailing.

Elementary Deterioration

Building Height The scale of a new building must relate to the existing built enviornment. → The height of any new building must be within one story of the buildings on either side.

CHIPPING PAINT

Layers of paint can prevent a window from opening. A stuck window does not require replacement and can be easily unjammed.

The paint on a historic window protects the wood from water and insect damage. Only coat visible elements and be sure to use high quality enamel paint.

MISSING OR CRACKED GLAZING

BROKEN SASH CORD

Glazing, or the hardened putty between the window pane and frame, creates a watertight seal and protects the window from water and rot. Reglazing should be done prior to repainting.

Future Blooms Internship As a part of Keep Cincinnati Beautiful, the Future Blooms program seeks to increase the aesthetics of an area in order to improve the conditions of the surrounding region. By painting and improving the building facades, an entire neighborhood can be revitalized in terms of increased visibility, crime prevention, graffiti management, and economic attractiveness. The main focus area for this program is the downtown Cincinnati neighborhood Over the Rhine. My responsibilities as an intern at Future Blooms went beyond the facade improvements. I also assisted in the creation of user-friendly neighborhood maps (pg. 5) to be used to identify target areas for future projects.

Over the Rhine Concept Plan

The purpose of this project was to complete a concept plan for the Over the Rhine community. Our plan focused on the Mohawk district (northern OTR) and attempted to address the issues that are important to the residents there. The final proposal included infill design, an OTR bike center, and community branding.

Main


Camp Washington Neighborhood Project

A community analysis was completed within a group for a local neighborhood business district (NBD) that included gathering spatial and quantitative data, and compiling the information effectively and appropriately. This project focused on only one area, Camp Washington, which allowed for the achievement of a comprehensive understanding of the neighborhood in the hopes of creating a plan to appropriately benefit the lives of the local residents.
