Congratulations, Realtor® 500 members! This group represents our Board’s top producers, as measured by total sales volume reported to UtahRealEstate.com. This is the third annual celebration of the Realtor® 500, and with the Salt Lake Board of Realtors® membership numbers at an all-time high, making the list is a remarkable accomplishment. The concept for the Realtor® 500 was developed more than three years ago. Prior to that, our awards event recognized just a handful of individuals in less than a dozen categories. Through the Realtor® 500 we are able to recognize many more members of our association. There is no application process for the Realtor® 500 Award. Instead of choosing winners from a small pool of applicants, member-agents qualify based on annual sales dollar volume reported under the primary agent’s name. The 500 top agents are recognized for their sales skills, hard work, and determination. To make the Realtor® 500 list for 2020, agents needed a minimum total sales volume of nearly $10 million. That is up from a minimum of roughly $6.6 million in 2018, when the Realtor® 500 first started. 2020 was a record year in terms of overall sales, as reflected in the increase of the minimum dollar volume. Of course, the minimum dollar volume will rise and fall each year as market conditions and sales numbers change. An important benefit of the Realtor® 500 is the increasing accuracy of UtahRealEstate.com, our multiple listing service. The award incentivizes members to report information to UtahRealEstate.com. As a result of the increased reporting, our MLS has become stronger and more accurate, which improves our statistical data and ultimately benefits the consumer. UtahRealEstate.com is one of the leading multiple listing services in the nation and has helped millions of people realize the dream of homeownership. One final thought: while sales may be a driving force for why we are in this profession, it is important to remember that high sales volume is not the defining attribute of a successful Realtor®. In the News Utah Bill Would Pave Way for More ADUs A Utah bill seeking to remove barriers for accessory dwelling units has the weight of legislative leaders behind it, but it may be watered down before it can clear its first hurdle, according to KSL.com. In its current form, Rep. Ray Ward’s HB82 would prohibit Utah cities and towns from setting what Ward called too many “roadblocks” in the way of Utahns wanting to rent out their own basements. The bill is only looking to deal with internal accessory dwelling units, or apartments that would exist inside the existing footprint of a single-family home, such as a basement. It wouldn’t touch cities’ regulations on detached dwellings or home additions. The bill would prohibit municipalities from establishing restrictions or requirements for the construction of the internal apartments.

Home Buyers Flock to Less Expensive Wasatch Front ZIP Codes More single-family homes were sold in Tooele (84074) in the fourth quarter than any other ZIP code on the Wasatch Front, according to data from UtahRealEstate.com. During the period, 299 homes were sold in Tooele, a 7 percent increase over sales in the fourth quarter of 2019. Lehi, Eagle Mountain, Clearfield, and Farr West rounded out the top five sales areas. The median price of homes sold in Tooele in the fourth quarter climbed to $332,800, up 15 percent from a year earlier. The median price of homes sold in the fourth quarter on the Wasatch Front was $375,000, up 14 percent from $330,000 in the fourth quarter of 2019.

Growing Concern for Housing Affordability The increase in housing prices is excluding more families from homeownership, according to the 2021 Salt Lake Housing Forecast report. Despite the drop in the mortgage rate, the monthly payment for the median-priced home in Salt Lake County has increased from $1,743 in 2015 to $2,416 in 2020. Both property taxes and private mortgage insurance are based on the price of the home. For the buyer of the median-priced home in 2020, the property taxes are nearly $100 higher than in 2015, and the monthly cost for private mortgage insurance is $127 higher. These increases pretty much wipe out the savings from lower interest rates. In 2015, it took an income of $70,000 to buy the median-priced home in Salt Lake County. Five years later, it takes an income of $97,000, an increase of 39 percent in five years.

The Bountiful Republican’s bill has caught the attention of House Speaker Brad Wilson, R-Kaysville, and House Majority Whip Mike Schultz, R-Hooper, who have thrown their support behind the bill’s concept as a “free-market” approach to tackling at least part of Utah’s affordable housing crisis. But the bill was held in a House committee after Schultz, who is also a homebuilder, sought more time to work through some proposed changes that would allow cities to regulate certain aspects of these basement apartments, such as limiting the number of bedrooms to two, a parking space requirement and more. Ward acknowledged city officials usually balk when the state tries to “meddle” in their local affairs. But he argued in some situations the state needs to step in. “Letting cities be the only ones to do it brings up a very fundamental unfairness,” Ward said. “And that is cities respond to the needs and complaints of the people who already live there. So the ones who are already in the neighborhood, who don’t want any change, they get all voice and all the vote.”

Sizzling Wasatch Front Home Sales, Prices Reached Record Highs. Here’s Why.

Low interest rates and pandemic-related buying made the suburbs a hot place to live. By Tony Semerad | The Salt Lake Tribune Home sales on the Wasatch Front reached historic highs in 2020 as low interest rates spurred heavy buying that wiped away an early pandemic slowdown and lifted prices to new peaks.

last year, even though buyers and real estate agents coped with fewer listings in a tight market, more virtual tours and a host of other healthrelated precautions due to the COVID-19 crisis.

Sales of single-family houses, condominiums, town homes and duplexes in Salt Lake County topped 19,125 last year, up from 18,125 in 2019. That 2020 volume beats the region’s previous sales high of 18,907 set in 2005, when a U.S. housing bubble was building.

Single-family home sales were up in Salt Lake, Utah, Davis and Weber counties, with only Tooele County seeing a small decline. Regionwide, the median sale price for all home types is $357,990 — a stark benchmark as Utah struggles with a housing shortage.

“Hectic is a good word,” said Alicia Holdaway, a Draper-based real estate agent and former president of the Salt Lake Board of Realtors®. “Buyers are getting more and more desperate.”

Coronavirus-related options for working from home prompted thousands to consider a move last year. Real estate agents reported clients searching for home offices, exercise rooms and home-schooling areas as well as dwellings closer to open space. Purchases by out-of-staters relocating from more densely populated areas also heightened Utah’s housing demand.”

The median home price on a single-family home in Utah’s most populous county is at a record $425,000, up 12 percent from 2019, according to new data released Wednesday. For the five-county region centered on Salt Lake City, a new high of 43,281 homes changed hands

said Matt Ulrich, Salt Lake Board of Realtors® president and an agent with Ulrich Realtors®, based in Cottonwood Heights. Between incoming buyers and new demand from existing residents striking out to new locales, Ulrich said, “it’s kind of like a perfect storm.” “We have families stacked two and three deep in homes, ready to get out, but there’s not enough inventory,” he said. “And we have people coming in from out of state, and we’re not building enough.” With mortgage rates dipping as low as 2.67 percent in December and the Beehive State’s jobs market recovering faster than most from the pandemic, many analysts says conditions are ripe to make 2021 a similar banner year. And while it’s something of a sellers’ market, many would-be sellers might struggle to afford buying a replacement home in the same market. “That’s one of the logjams in our inventory,” Holdaway said. “You know, where do I go after I make all this money on my home?” New data shows a palpable shift in buying since the pandemic began toward suburban ZIP codes as 2020 drew to a close, with large sales gains in places such as Sandy, South Jordan, West Valley City and Holladay. As a prime example, sales in Daybreak, the master-planned community in South Jordan, where green spaces are plentiful, shot up to 1,055 in 2020, from 753 sales in 2019. The spate of sales across the Wasatch Front stretched from early summer through year’s end, coming after the state’s residential real estate markets faltered in April and May amid initial fears of the contagion and the effects of health restrictions moved most showings online. The resulting spree has slashed available listings and shortened dramatically how long houses remain for sale. The average home in October, November and December was on the market for 12 days — near a 24-year low, according to new data. Real estate agents say all but a few listings draw multiple offers swiftly these days and would-be buyers need to move fast. Because the buying spurt has come when Utah already had a housing deficit and low

inventories, the combined trends have sent housing prices across the region up ever more sharply, after years of steady gains already had pushed many homes out of reach for first-time buyers and those of more modest incomes. Salt Lake, Utah, Weber, Davis and Tooele counties all saw homes prices rise by between 10 percent and 15 percent last year. The median price on a single-family home (excluding condos and town houses) for the entire Wasatch Front is now $393,498, new data indicates, up 11 percent from 2019. With 2020’s trajectory, Salt Lake County’s home prices have now increased at a yearly rate of 5.1 percent since 1996, when the median home price was $129,000. By contrast, home prices nationally have risen 3.7 percent a year, a recent study indicates. Economists credit Utah’s higher population growth and job creation since 2010 for much of that trend. In other signs of the Wasatch Front’s hot housing market: • Salt Lake County’s most expensive ZIP code remains 84103, which spans the Avenues and up Emigration Canyon, but its ranking solidified in late 2020. Home prices there went from a median of $644,000 at the end of September to $806,500 by year’s end, a leap of 25.2 percent in one quarter. • In Utah County, the top-priced homes are in Alpine; median cost: $779,000. For Weber, those addresses are in Eden, with the median price there at $716,310. • Davis County’s highest prices are in Farmington, where homes sold for a median of $529,000 late last year. In Tooele County, the choice spot appeared to be Stockton, with a new median price of $439,762. • Condominiums, town homes and duplexes — usually more affordable than single-family homes — accounted for more than 25 percent of all home sales in Salt Lake County — a near-record high indicative, in part, of bargain hunting. Own Your Niche Make a name for yourself by carving a real estate specialty that combines your interests with local market opportunities. By Matt Baron

When Gary Gestson started in the real estate business seven years ago, he marketed himself to the masses. He made cold calls, reached out to his sphere of influence, and focused on becoming the go-to guy for real estate in his neighborhood. The problem? “There were thousands of real estate agents in my area who were doing the same thing,” said Gestson, a salesperson with Long & Foster Real Estate Inc. in Gaithersburg, Md. And although he was making a decent living, he wasn’t having very much fun. “Selling houses that all look alike quickly became boring to me,” he said. About six months into his career, he jumped at the chance to work with a buyer who wanted something different—a historic home. The search process was far more time-consuming than usual, he said. “We looked at every home

from Brunswick to Baltimore” before the buyer decided on a 1930s cottage in Gaithersburg’s Old Towne neighborhood. But he didn’t mind. “It was during that time that I fell in love with historic homes,” said Gestson, who spent more than 20 years as an art dealer before getting his real estate license. “Every home I looked at was like a new adventure.” Four years later, after creating the Historic Home Team and launching a niche Web site (www. historichometeam.com), Gestson was the top producer at his office. “Having a niche allows me to focus my marketing efforts,” he said. “I don’t have to reach out as much as I did before. People find me.” Another perk of being a specialist: His clients tend to associate with other historic-home enthusiasts. “If I’ve got one satisfied customer,

I’ve got 10 referrals waiting,” Gestson said. “My clients are very qualified and they’re buying something for the long term. They want to work with someone with specialized knowledge.” Research shows that Gestson is right. A survey of buyers and sellers by the National Association of Realtors® revealed that 80 percent of buyers would prefer to work with a real estate practitioner who’s focused on a particular type of property. While specialization has always been important, industry leaders say it has taken on an even greater importance in recent years—and not just because of the challenging economy. “If you look at society today, it’s all about specialization,” said former Realtor.com President Errol Samuelson. “Consumers are trained to look for personalized experiences. It’s why there are 500 cable TV channels instead of everyone tuning into the same network news broadcast every night.” Yet the real estate industry doesn’t seem to have embraced specialization as fully as other sectors, Samuelson said. Realtor.com’s marketing research team recently surveyed a wide swath of real estate practitioners’ Web sites and found that only about 11 percent indicated a specialty of any kind. Although the survey wasn’t scientific, the results suggest there are opportunities for you to stake your claim to a real estate niche that fits your interests and market dynamics. On the Hunt for a Specialty Ready to find your profitable niche? One way to start is by looking inward, identifying your special skills, knowledge, and passions. Gestson realized he had a zeal for historic homes and was able to parlay skills from his days selling antique works of art to help sellers market their one-of-akind properties. Likewise, Ginny Mees of Keller Williams Realty in Danville, Calif., found that her experiences buying and selling homes as a single mom made her well suited to help other independent women. “You end up gravitating toward what you love to do,” said Mees, who organizes real estate workshops on issues such as whether to keep a home after divorcing. She recently launched an online network for women at www. womenhomeowners.com. The site provides a range of free resources for women and allows users to search by ZIP code for experts in homeownership issues. Mees hopes that other practitioners around the country will join the network for a fee to connect with women buyers and sellers in their area. “There’s no better way to differentiate yourself,” she said. Mees notes that her meetings and Web site are open to everyone, not just single women.

As helpful as it is to have a personal connection to your niche, Mees said your decision can’t be purely sentimental. You have to have the market data to support your business focus. Mees, for example, cites NAR’s Profile of Home Buyers and Sellers, which shows that single women comprise 20 percent of buyers. She investigated the numbers after noticing that more and more of her clients were single women. “I didn’t find my niche. My niche found me,” she laughed. Sam Miller, CRS®, GRI, of RE/MAX Stars Realty in Mount Vernon, Ohio, took an even more methodical approach to choosing a specialty. In 2001, after 15 years in the real estate business, Miller felt that his success had leveled off. He had set a goal for his seven-person team to average a sale for every day of the year, but no matter what they did, they couldn’t surpass 260 property sales a year. After evaluating growth potential within a 20-minute drive of his office, he identified a 2,400-home lake resort community, Apple Valley, and decided to center his business on that area. He built an intricate database of people who owned homes or vacant lots there and then categorized properties by waterfront, lake view, and golf course. He launched a postcard campaign that gave home owners an Apple Valley State of the Market Report, he advertised in the community’s monthly newspaper, and he snapped up a memorable URL, www. applevalleyohio.com. The year after developing his niche, his team’s sales total climbed to 322. The next year, it surpassed his sale-a-day goal, with 380 transactions. Being Nimble Pays For all the real estate practitioners and sales coaches who insist that having a well-defined niche is the best path to success, there are some who argue against it, saying it’s better to be well-versed in a number of areas so that you can quickly adjust to market changes. Some practitioners go so far as to maintain multiple websites and blogs, each geared to its own niche. And others prefer to have no specialty at all. “My niche is constantly changing, which I guess makes me a generalist,” said Emily Sachs Wong, perennially one of the top salespeople at Koenig & Strey GMAC Real Estate in Chicago. “When I sell a $500,000 condo, I get a bunch of referrals for that type of property. When I sell a $2 million house, I seem to have a lot of $2 million buyers.” In Miami Beach, Fla., Mark Zilbert also rolls with market changes. The owner of Zilbert Realty Group said he favors a “niche lite” approach, switching gears often to fulfill the hottest pockets of buyer and seller demand.

5 Ways to Find Your Niche Analyze local demographics. Probe U.S. Census data to spot demographic trends—a surge of baby boomers in your area, for example—and pay special attention to underserved groups, said Josh Gonzalez, director of Realty Executives International’s Latin Division, which helps provide trustworthy service to Latinos. “The largest portion of Hispanics are of Mexican descent, but it’s not a homogenous group.” But be careful, said Gonzalez, when working with large demographic groups that you don’t alienate any one subgroup. Pinpoint your passion. What do you know and love? For Cookie Boyd, ABR®, e-PRO, it’s golf. The former golf pro is now a salesperson with John R. Wood, Realtors®, in Naples, Fla., where he specializes in finding buyers homes on golf courses that match their skill level. The

idea stemmed from a conversation he overheard in the clubhouse; a man with meager golfing ability was complaining that the course near his home was too difficult. “Do you want to live on a golf course where you’re always frustrated?” said Boyd, who observes clients playing golf before showing them homes. “If you hate the golf course, you’re a prisoner.” Zero in on a defined geographic area. In a large city, such as New York, you can take that to an extreme. Real estate broker David Michonski, CIPS, of Coldwell Banker Hunt Kennedy in Manhattan, has salespeople who are the expert on a particular condo building—”knowing every seller in that building, knowing the color of the dog’s eyes, knowing the children’s names,” he said. “Every seller wants to know one thing: ‘What have you ever sold that’s like my property?’” Look right in front of you. Art Reed, CRS®, SRES, broker-associate at Huff Realty in Florence, Ky., suggests reviewing clientele from the past few years to identify emerging patterns. ”A few years ago I was more of a generalist,” Reed said. “Then I saw that I was working with more seniors.” Melanie McLane tells a similar story. Successful niche marketers say the Internet is one of their best tools for reaching out to customers. Second, you can focus on specific needs that aren’t covered by fair housing, such as relocation, an interest in living near a particular hobby or sports offering, and the level of understanding about the buying and selling process (just be sure you don’t make assumptions about the likelihood of any group being first-timers). It’s possible to follow the advice of the marketing gurus and target a niche without violating the Fair Housing Act. Spring Clean Your Business and Your Life Research shows that the more clutter a person has, the less life satisfaction they have and the more emotional distress they have. By Daniel Bortz Unless you’ve been living under a rock—or a pile of clothes from the eighties—you’ve noticed decluttering gospel is everywhere. You can thank (or blame) home organizing superstar and bestselling author Marie Kondo, whose Netflix reality show, “Tidying Up with Marie Kondo,” preaches that people can improve their lives by getting rid of all the things they own that don’t “spark joy.” Naturally, some folks find the decluttering craze annoying, but real estate practitioners know the value of reducing clutter, especially when selling a house. “A lot of home buyers simply can’t see through a cluttered home,” said Nancy NewquistNolan, SRES, with Coldwell Banker in Santa Barbara, Calif., who specializes in helping people

downsize. “They just can’t visualize themselves living in a seller’s house if it’s a total mess.” Getting your own surroundings in shape is just as important as staging your listings. “Clutter in our homes can affect us in surprising ways,” said Libby Sander, an assistant professor of organizational behavior at Bond University in Australia. Having too much clutter can harm our ability to focus, disrupt sleep, and increase anxiety levels. Joseph Ferrari, a professor of psychology at DePaul University in Chicago who studies the impact of clutter on emotional well-being, agrees. “What we’ve found in our research is that the more clutter a person has, the less life satisfaction


they have and the more emotional distress they have,” Ferrari said. “A lot of us have been sold this notion that ‘more is better,’ but it’s just not true,” he added. As the spring selling season gets underway, now’s a great time to consider the benefits of decluttering from several angles. Whether you’re dealing with sellers resistant to removing clutter, an overflowing inbox, superfluous tech hardware taking up space, or other clutter slowing you down and impeding your success, now is the time to take action. A few smart tips can help your clients start to get their home in order or help you tidy up your own business and personal life so you can operate more efficiently and achieve better work-life balance. Let’s get started (before the producers of “Hoarders” show up at your clients’ front door—or yours). How to Get a Home Decluttered and Ready to List Guiding sellers through the task of purging or hiding away their stuff may make you feel

uncomfortable, but agents have to be honest with their clients, said Regina Lark, an organizing and productivity specialist based in Los Angeles who coaches real estate agents. “You can’t sugarcoat things,” Lark said. “If someone’s house is a complete mess, you don’t tell the person that decluttering their home is going to be a piece of cake, because it won’t be.” The first step is to establish realistic expectations with your client, and motivate them by pointing out the payoff of decluttering their house before they put it on the market. (In other words, less clutter will help the person fetch a bigger offer.) After that, it’s time to go from room to room with your client to help them decide what they’re going to do with all of their belongings. Julie Morgenstern, productivity consultant and author of SHED Your Stuff, Change Your Life: A Four-Step Guide to Getting Unstuck, recommends this tactic: “I often tell people to label every single item with a Post-it note, and they should have four colors of Post-it notes: One color is for belongings the sellers are taking to their new home; the second is for things they’re going to sell; the third is for things they’re going

to donate; and the fourth is for things they’re going to throw out.” Your best approach? “Be ruthless,” said Gretchen Rubin, author of Outer Order, Inner Calm: Declutter and Organize to Make More Room for Happiness. “You don’t want your client to schlep stuff to their new house that they won’t need, won’t use, or don’t love.” This is particularly important for home sellers who are downsizing—and we’re not just talking about baby boomers. “Downsizing isn’t just for empty nesters anymore. Many millennials, in search of a minimalist lifestyle, are downsizing to smaller homes, often because they want reduce their carbon footprint and conserve energy,” said Sheri Koones, author of Downsize: Living Large in a Small House. When working with sellers who are downsizing, you’ll want to have your clients compare the floor plan of their new home to that of their current home. This’ll help them focus on the areas where they need to reduce. If they’re moving to a home with a smaller kitchen, for instance, it’s time to get rid of that fondue maker they haven’t used in years. Depending on how many belongings your clients decide to keep, you may need to recommend they rent a storage unit for the short term. “I often encourage clients to rent one while they’re selling their house,” said Chris Dossman, an agent with Century 21 Scheetz in Indianapolis. In extreme cases, you may have to call in professional help. “I worked with a home seller recently, and I don’t think I’ve ever seen so much stuff,” Dossman said. “Even their bathroom closets were overflowing with bottles of lotion and toiletries.” Her solution? “I had my client hire a professional organizer to come in and help her declutter the whole house,” she said. Personal organizers typically charge between $55 and $100 per hour, according to HomeAdvisor, a website that connects homeowners with service pros. To find a professional in your area, Ferrari recommends searching for a certified organizer using the Institute for Challenging Disorganization. How to Reduce Clutter in Your Business In an ideal world, your business would run like a well-oiled machine entirely on its own. But let’s face it: Clutter has a way of creeping into our professional lives in a way that derails our productivity. The upshot? Look into a system to make your business and make your processes more efficient.

For some agents, this entails going paperless by digitizing physical documents and storing them on a secure cloud-based account like DocuSign, a REALTOR Benefits® Program partner, or on an online real estate transaction management system, like zipLogix, another REALTOR Benefits® Program partner. Newquist-Nolan is big on digitizing. “I keep all of my documents in Dropbox,” she said, “and I convert everything into a digital file that I possibly can—representation agreements, closing documents for clients, home inspection reports.” But doing away with paper isn’t the right move for everyone. “I think digital solutions are like fad diets—you don’t stick to them over the long run,” said Seth Lejeune, a real estate agent with RE/MAX Homepoint in Royersford, Pa. “I use a 4-by-7-inch Moleskine notebook to write down all of my ideas and my to-do lists.” Something we can all agree on, though, is that reading and responding to emails eats up a huge portion of our time. In other words, we’re slaves to our inboxes. And, according to Sharon Lowenheim, a professional organizer based in New York City, our email management habits are rife with inefficiencies. “One thing that plagues a lot of business owners is they don’t know how to sort their emails,” Lowenheim said. “I recommend people create folders, where they can better organize their emails.” How you choose to label folders is up to you—for example, you could create a folder for emails pertaining to clients that are under contract on a house, and create a separate folder for emails related to closed transactions. “You have to figure out what works best for you,” said Lowenheim. To prevent your inbox from clogging up with dozens, or even hundreds, of unread messages, Robert Pozen, a lecturer at MIT’s Sloan School of Management and the author of Extreme Productivity: Boost Your Results, Reduce Your Hours, recommends “touching” every email that you receive just once by replying, filing, or trashing it. “You don’t want to read an email and then come back to it later,” Pozen said. Also, don’t be afraid to set ground rules for your own availability. “Time blocking is big in the real estate industry because it works,” said Peggy Yee, supervising broker at Frankly, Realtors®, in Vienna, Va. “When I’m working, I’m working, and when I’m not working, my clients know that I’m not available,” Yee said. “I have two kids, and I focus on them completely from 6 p.m. to 8 p.m., no interruptions.” (continued on page 50)

DECEMBER HOUSING WATCH Salt Lake’s Median Single-Family Home Price Climbs to $438,000 in the Fourth Quarter Last year’s sales volume surpassed the previous sales record set in 2005, when 18,907 homes changed hands.

Low interest rates coupled with a pandemic buying spree set new sales records last year in Salt Lake County. Sales of single-family homes, condominiums, townhomes, duplexes, and cabins reached 19,127 units, up 6 percent from 18,125 sales in 2019. Last year’s sales volume surpassed the previous sales record set in 2005, when 18,907 homes changed hands.

The winter months did not slow home buyers. In December, there were 1,649 closed sales in Salt Lake County, a 19 percent increase over sales posted in December 2019. Also in December, inventory of homes for sale fell to 1,168 listings, down 56 percent from 2,657 listings a year earlier. Across the five-county Wasatch Front area, there were 43,285 homes sold in 2020, an increase of 7 percent from the 40,474 sales in 2019. On the Wasatch Front, sales in the fourth quarter were highest in Tooele, Lehi, Eagle Mountain, Clearfield, and Farr West. The median price of homes sold in Salt Lake County in the fourth quarter surpassed $438,000, up 15 percent from a year earlier when the median price was $382,500. Utah County had the second highest median price in the fourth quarter at $419,000. Tooele County had the lowest median price at $340,000. The median home price in 2020 across the Wasatch Front was $357,983, up 10 percent from $325,000 in 2019. The typical Salt Lake home was on the market 29 days in the fourth quarter before it sold, down from 45 days on the market in 2019’s fourth quarter. Nationally, existing-home sales rose in December, with home sales in 2020 reaching their highest level since 2006, according to the National Association of Realtors®. Sales in total rose year-over-year, up 22.2 percent from a year ago (5.53 million in December 2019). “Home sales rose in December, and for 2020 as a whole, we saw sales perform at their highest levels since 2006, despite the pandemic,” said Lawrence Yun, NAR’s chief economist. “What’s even better is that this momentum is likely to carry into the new year, with more buyers expected to enter the market.” Yun predicts a continuation of the strong activity that’s currently taking place in the housing market and in the overall economy. “Although mortgage rates are projected to increase, they will continue to hover near record lows at around 3 percent,” Yun said. “Moreover, expect economic conditions to improve with additional stimulus forthcoming and vaccine distribution already underway.” The median existing-home price for all housing types in December was $309,800, up 12.9 percent from December 2019 ($274,500), as prices increased in every region. December’s national price increase marks 106 straight months of yearover-year gains.

As a result, you should not have qualms about jettisoning clients if the relationship is unhealthy or a bad fit. “Trying to force a relationship is extremely time-consuming and unproductive and creates a lot of negativity,” said Dossman, who added that she’s not afraid to “declutter” her business by removing some past clients from her monthly mailers and client appreciation events. How to Cut Clutter in Your Personal Life “Clutter can steal time away from us that we need to recharge and enjoy our lives,” said Morgenstern, adding that there are a few main culprits. “Household logistics really get in the way for a lot of people,” says Morgenstern, “specifically laundry, cooking, and cleaning.” Her advice is to find shortcuts or hacks that let you streamline these tasks. For instance, instead of spending time shopping at the grocery store,

consider ordering groceries online and having them delivered to your front door or ordering meal kits, like Plated or Blue Apron, that provide only the right portion of ingredients that you need for each meal. Are your closets jam-packed with clothes? Rubin recommends what she calls the “ex factor”: “If you were walking down the street and ran into your ex-boyfriend or ex-girlfriend, would you be glad that you’re wearing that sweater, or that pair of jeans? If the answer is no, it needs to go.” If you have trouble letting go of things, find someone who can hold you accountable.
