Still not able to buy?

Now is the time to consider “Lease with the Right to Purchase” In my thirty year career in Real Estate, in my opinion, no program has been tailored to accommodate the “Path To Homeownership” for tenants looking to eventually own their piece of the American dream, at least none until now!

In South Florida, residential real estate has been a “hot” investment strategy for many, including Wall Street firms for some years now and is projected to remain strong as one of the many factors that makes it so enticing are low interest rates. South Florida landlords are presently looking at annual interest rate returns of 7 - 8% or more and they know that if they find they find the right tenant, and the property is properly maintained, residential real estate investing (with a rental strategy) just makes “cents”. But here’s the new twist… The smart Investors are granting a “Lease to Own” option strategy to the prospective tenants. Even better news…Anyone will be considered for this program, even if they had a recent foreclosure, short-sale, bankruptcy (must be considered discharged), divorce, unpaid medical bills or other recent challenges in their life.

Here’s how the program works: 1) Prospective tenants need to get themselves “pre-approved” for this program. A non-refundable application fee of a flat $75 is all that is at risk! The main criteria are that the prospective tenant needs to spend 30 – 45 minutes in our office going over the program details including the application information.

Some of the program requirements are that they must have verifiable household income greater than $50,000, using all combined income of all household residents 18 years or older. By providing copies of W-2’s, 1099’s, tax returns, proof of self employment/other income, all printed documentation helps the investor in rendering their decision on whether they’ll accept your household for this very special housing program. Of course there are many fine details like you can’t have an eviction, or criminal conviction etc. Let’s assume you’re approved (usually takes 48-72 hours from the time the application is completed and all paperwork is uploaded for a decision to be rendered.)

2) The investor sets a “Monthly RENT Budget” they’re comfortable allowing the tenant to spend on rent. Now here’s where it gets interesting… The investor does NOT own any local houses! Our real estate salesperson converts the monthly figure (by simple factoring) and determines an approximate purchase price the investor would be willing to pay for a house that they buy for CASH and rent back to the tenant for up to 5 years, around the tenants budget amount! Interestingly, in my opinion, the tenant has more South Florida homes to choose from to live in, that are currently FOR SALE, than decent homes that are currently for RENT! Once the tenant finds a home they like the rest is up to our CENTURY 21 Tenace agent and the investor, to help close the deal.

3) A CASH offer is made by the investor (through our CENTURY 21 Tenace agent) to the listing agent, who represents the seller, with a quick inspection period and quick closing. Of course the investor is looking for good deals, but has been known to pay close to market value if it makes good financial sense. The investor will only consider buying certain Single Family Homes, Townhouses or Villas (Sorry, no condos, short sales or mobile homes) and these properties have to be in top rated High School Districts! Reason being, even if you don’t need a specific school, homes in top “A-Rated” school districts have a better chance of maintaining their value and appreciate better over time. Typically within 2 weeks of closing, the tenant moves in and has a roof over their head for up to 5 years! Rents are typically market value and none of the rent is applied toward the purchase, although the tenant pays just 1st month’s rent and 2 months security and that’s it! The “Right to Purchase” (also known as “Option to Buy”) is FREE!! There are NO option deposits required, Yes, that’s right, NO additional fees for the right to buy this house back from the investor for up to 5 years. The tenant minimally is committed to 1 year as tenant, but may buy it anytime after they move in, with no lease penalty. Rent increases are calculated at just 3.75% annually.

4) As soon as the tenant is able to seek external financing (through a Bank, mortgage broker etc) they can exercise their 1-time “Right to Purchase” option and the tenant pays just 5% over the investors cost basis (per year), so the tenant will always know the exact price they can buy it back for! Great News: The tenant’s security can be used toward the down payment or closing costs! The total dollars spent by the investor are “transparent”, meaning you see the budget for acquisition, spruce-up/renovation, and investor closing costs and every dollar that’s saved during the purchase negotiation process, benefits the tenant if they eventually exercise their right to buy.

5) The pitfalls are very few, but we need to share some of them with you.

Q: Suppose you don’t buy the property within 5 years? A: you move!

Q: Suppose you can’t get approved to buy? A: You stay as a tenant.

Q: Suppose the house doesn’t appraise? A: it needs to appraise at the “exercise price” NOT Market Value!

Q: Suppose it appraises higher? A: That’s great! You buy the house and possibly have built in equity when you close.

Although no one has a real estate crystal ball, if we see appreciation rates greater than 5% annually, the tenant will be the benefactor (if and when they buy), but no one can guarantee future performance.

This program is not for everyone, it’s just for tenants that want to get on the “Path to Home Ownership”, or at least have an opportunity greater than what they’re getting as a standard tenant now! Remember, this program is no more expensive than a standard rental, it just has a written guarantee for the tenant if they so desire to own down the road.
