L O C AT I O N BÜYÜKHANLI PLAZA, İ S TA N B U L

D.ream, which is an entertainment and restaurant company, belonging to Doğuş Group, decided to move to an office that thoroughly reflect the spirit of the business they have been conducting and provoke the imagination of its employees asked us to design 9000 square meters area in Besiktas. It was to be a flexible working environment where employees could socialize and interact and also be very much in line with contemporary office trends. It had to provide an office place where the employees would feel free and be inspired by it, and also have a food court and a recreational space. It

also

had

to

be

innovative

and

unconventional and radically differentiated from the depressing cold and harshness of the usual open space plaza offices with its unnatural bright white fluorescent lights. It had to be a living and thriving workplace designed for highly mobile employees in need of different working models.

22

Would it be possible to design an office where the employees are encouraged to dream productively and be motivated to do even better every day, rather than merely “working”? So, we started with the concept of giving the employees the feeling of being “outside” instead of being trapped “inside”.

We thrived to create a “street environment” for the large part of this working place. Therefore, the signs in the D.ream were designed after the street signs. Some of the lighting elements were also derived from the streetlamps.

The sunlight lightings were

crucial to catch the free and inspiring setting.

24 The concrete texture, high ceilings, the gallery space below the skylight have helped us tremendously in creating a space to be inspired and the dream for the 300 employees working at D.ream. The design involving the recycled materials gave the place a younger and innovative character. With the installation of the foyer and the transparent offices, D.ream has became the “outside” space that initially inspired us at the beginning. Furthermore, the use of antique woodwork, aged bricks, metal and concrete hybrids and the paradigm-shifting furniture have finally completed the place’s unique persona. The materials collected from the antique shops gave the space a timeless feeling.

With its cafés, restaurants and social recreational spaces D.ream has become a living space far beyond an office. An industrial style has been preferred to break away from the common office atmosphere. It has been supported with the intentionally undisguised lighting cables, metal ventilation pipes and concrete. Furthermore, the brick walls, high ceiling, and interconnecting spaces give the employees and visitors a workplace, or even in their own workshops.

The seats once used in a movie theatre in 1930’s London were installed in the reception hall of the D.ream. We also sought to achieve the top level of comfort for the employees when designing the ventilation, heating, and lighting. To sum up; after 240 days, we have finalised the project with 720 team-mates that could organise 2 NBA league and 144.000 man/hour working performance that located in Besiktas Buyukhanli Plaza. D.ream includes many recreational areas such as restaurants, a culinary school and social spaces. At least 300 employees come up with new dreams every day in these areas. After all, is there a better way to change the world than dreaming?

YEAR 2016

AREA 8000M2

GENERAL CONTRACTOR YO O A R C H I T E CT U R E

Wepublic arose out of Boyner Group’s interest in creating a department store that fit the free and dynamic corporate identity of the Akmerkez Shopping Center. YOO Architecture undertaken the application and construction site processes of Wepublic, which has 4 floors and 8000 square meters, for 9 months as the general contractor. All heavy steel construction and fabrications, furniture and material supplies, design solutions as well as the coordination of shop in shop brands, shopping center, all companies working in the construction process and 3 different design groups, which are GAD,HMKM London,Universal Design Studio London, were carried out by YOO Architecture. Wepublic, which contains nearly 500 local and international brands 80 of which are shop in shops, with its pop-up retail areas, terraces, iconic design pieces, workshop spaces and its concept based on the city theme of Istanbul had 3 different design groups and thus had 3 different material boards. Therefore, we were faced with a wide range of materials. While some of the materials were supplied from abroad, some of them were produced in Turkey under our coordination because of the long lead times. We conducted long-term R&D studies for flooring, walls, and furniture. Upon receiving approval for the samples, we started production. In the tight time frames, our previous global experiences had enabled us to achieve the results that designers, brands and business partners were satisfied with.

86

Wepublic has a different spatial feel than a typical shopping centre as well as its own unique content, which is what sets it apart. The conceptual structure, main entrance gates and atrium areas were designed by GAD to attract guests from the around areas. We already knew that the implementation of its flowing form design was going to be difficult. We quickly evaluated

the

environmental

factors

and

adapted the project to its draft within a short period of time. We had studied similar projects from all over the world and decided to produce many of the materials domestically to save time. We worked hard on R&D. We presented the final forms by modelling the doors over a 3-dimensional survey. Following that, we finished production drawings. We split up the model, taking into account the size of the CNC machine. The parts we produced were made of fiberglass. Before we took the pieces to the site, we built them on a structure which was made of proper dimensions for quality control purposes. Finally, we installed it on the place and sought material in the proper colours to give it the desired metallic effect. We presented the option to cover it in wrap film by taking budgetary issues into consideration to both the designers and our business partners. Within a short period of time following the approval, we realized our dream of implementing this design for the first time in Turkey.

87 W E P U B L I C A K M E R K E Z M A L L , İ S TA N B U L

88 We designed the scaffolding in the atrium area that is central to both Akmerkez and Wepublic, and we also designed an elevator up to the ceiling. The scaffolding which connects the 3rd floor to the ground with brand colours allowed us to solve the problem of excessing the products. We developed a lift system to be used on special days and for events, and thus provided an incredibly practical decorative element for the atrium.

The concept of continuity was achieved using arches that were fluid, interlocking and pulled in from the outside. We used different molds for each arch, each one had a different type and size. We divided the parts we’d produced in 3D and obtained the molds using the CNC. We poured the molds into plaster and added the ARC automated LEDs, which are also located on the doors. We also designed the slope concept that connects the 4th floor with the ground and imported the pieces fit them to be compatible with the fluid concept.

We were in charge of making sure that there were no problems during construction process because Wepublic shouldn’t have been separated from the shopping centre with sharp-set borders and doors. We provided a rational and aesthetic detail to the store and its relationship with the overall environment without disturbing Akmerkez’s customers and without creating any extra pollution. This enabled both sides to get through this process efficiently and without any problems. By discovering new means of production, by searching for a variety of different materials, and through research and development process we delivered the 360 service to Wepublic with a solution-focused understanding in a timely and efficient manner. We are delighted to have placed our stamp on Wepublic, which carries with both the city and its timeless world. This project will be discussed for much time to come and inspire many more.

We began our preparation process just one month before work on the site began. We read through the project and quickly adapted to all its conditions during the implementation phase. We went over the project with Demsa and the design team, making critical evaluations and sharing our thoughts before we started to prepare shop drawings using the insights we’d gained. For furniture mockups, we immediately began to negotiate with companies from our own supply chain. The most important task for us as general contractor was the coordination of the construction process. YOO Architecture handled the supporting companies, technical team, and design groups around these 120 stores-within-a-store as Emaar Square Mall was still under construction. All permits,

We received projects from interior designer plajer & franz studio, who designed the overall concept for the Galeries Lafayette Department Store. We got the locale’s application plans and started work upon receiving approval. We worked on each and every detail of Galeries Lafayette as its classic architectural feel turned into a more modern concept. The cupola in particular is a nod to the 1912 original and brings that character over here along with a more contemporary look and feel, in all of which designers plajer & franz played an important role.

96 The masterpiece of the store is its cupola. The “Wow” effect needed to be the same as the famous cupola on Boulevard Haussmann in Paris, only with a more contemporary feel. The cupola bears the traces of the original and connects the 3-storey center. We had the 15.7-meter steel dome produced in Germany. The only thing we were fully in charge of was the architectural planning of the dome. We undertook the project’s details, the measuring, the procurement of materials, and the coordination and task assignation between all other companies. We discussed mockups with manufacturing companies and received all details regarding its mounting. We wanted to separate each piece of the dome into different segments in line with the design. We shared this with the manufacturer and completed the assembly using the scaffolding we installed in the atrium. The cupola is made up of 35 segments and 3 parts. We worked tirelessly over each part and segment, and after removing the inserts the cupola was finalized.

The luxury segment branding for Galeries Lafayette, a first for Turkey, was an incredibly challenging process. We created separate solutions for each of our brands and acted as a bridge between our customers and the inter-brand competition. We met with all representatives and pursued hours of correspondence before and during the implementation process to help brands adapt to us as a retailer. We adapted these global brands’ projects locally according to time and performance indicators. During the production and supply phase, we determined our business partners and which companies to work with. Some companies just required set-up from us as they produced their own manufacturing, whereas we helped other global brands in both manufacturing and assembly. Galeries Lafayette was designed as the center of attention with over 120

97

brands’ original concepts maintained while also spatially separating out their differences from one another.

Technical problems relating to the construction of Istanbul Emaar Square Mall were solved in conjunction with the shopping center. Galeries Lafayette rose up along with the shopping center. Despite the façade not being complete, Galeries Lafayette was one of the first shops completed in the shopping center due to its meticulous, well-planned and solution-focused team. We’re proud to have played a part in making Istanbul the 5th flagship for Galeries Lafayette after Berlin, Beijing, Jakarta and Dubai. It’s the first time this most prestigious brand has come to Turkey. We are happy to have worked with Demsa, the brands involved and the shopping center project and happy to have made sure that no problems arose throughout the whole process.

D.ream decided to carry out its Zuma Project, as a part of the globally renown Zuma restaurant chain, on a 1100 m² lot, at İstinyePark. The construction and installation phases of the project were undertaken by YOO. During the project process, YOO provided coordination between the numerous parties involved in the project; such as Studio Glitt which is the designer of the project, Zuma’s global headquarter, D.ream, and the manufacturers in Turkey. Following the exploratory studies, the building surveys and plans were prepared upon which a workshop was held with the Studio Glitt. The materials which were going to be used for the project were collectively decided on this workshop period by carefully evaluating various samples from Turkey and abroad.

149 Carving granite, which is made by grinding a kind of Indian granite, proved essential in

thoroughly

reflecting

the

venue’s

characteristics. The fact that this material is produced only in China, and there were no substitute for it in Turkey, created a considerable challenge for the supply of this critical material and the prompt completion of the project. To

circumvent

this

impediment;

our

engineers executed an intense R&D work for an almost 24/7 work-shifts for a month, and consequently designed an equipment that allowed the user to successfully conduct the sanding procedure through advanced sanding machines, CNC technology and sand-recycle systems instead of the time-consuming and labour-intensive manual work traditionally used for this purpose.

Stone columns of granite blocks were broken down into smaller pieces through the blasting method and went through the static process. After these

150

processes they were installed by master craftsmen from Spain. Briefly, a large variety type of natural stones was used in the project and by gathering all the stones, you may PISA Tower, as well. Furthermore, carefully following the instructions of the designer, the tables of the venue were manufactured from a particular tree which only grows in Thailand. Besides, the material used for the manufacturing of the wooden sitting units, the DJ cabin, common tables, and the reception desk were imported from Africa. Additionally, the whole ceiling was covered with oak tree and you may build the Myanmar Bridge by gathering all the used woods for the ceiling cover. The stone material for the sinks was decided to be supplied from Bucak after a detailed evaluation of other options from all around Turkey. 3-6 metres long green timber bamboos were imported to Turkey for the construction of Zuma’s walls. The bamboos were initially left in their green timber form to dwell at the venue and in time assumed their actual colour.

The two wine cellars at the venue have two purposes: firstly, the display and the storage of the wines. For the latter, the cellar shall constantly maintain a certain room temperature. The necessary technology for the flawless performance for both ends was set up for the 3.000-bottles-capacity wine cellar that is constructed by using solely glass and profile. The lighting has been an essential component in creating the ambience of Zuma; thus, special lenses for this purpose were installed accordingly. A team consisting of a lighting designer, an automation expert, an electrical engineer, and architects

153

were assigned and worked on this aspect of the project.

.

All

construction

works, such

as

deconstruction, kitchen

construction, furniture and material acquisition were carried out by YOO Architecture. The project was promptly and faultlessly delivered to Zuma Restaurant after a multifaceted operation which involved gathering teams in different countries, coordinating them, exploring new manufacturing processes, seeking various raw materials in nature, and long and challenging R&D phases. In the end, we had lots of team-mates that could team-up 40 football teams and totally we had 90.000 man-hours working performance, spent 7 days in nature and organised 240-hour workshop and the project covered after 3.600 hours. We are most content to fulfil our part in achieving the dreams envisaged for Zuma, which is conceptualized to provide its guests with a magical milieu beyond a venue.

project

constructed for D Maris Bay Hotel at Datca Peninsula was carried out by Prospect Design and fit-out works were undertaken by YOO Architecture. The coordination of this specific project, which was designed over an approximate area of 2100 m², was extremely important for us. During the execution of the installation process of the project, the coordination between design office Prospect Design, employer Doğuş Turizm and many other parties like various producers in Turkey was ensured by YOO Architecture. The concept of La Guerite inspired from the coast, is refined by creating a unique, relaxed yet a very elegant space for the restaurant’s clientele. For this reason, through the project process we rigorously worked on various samples of the materials to be used together with numerous companies in Turkey and abroad. With its design and service, La Guerite Mediterranean restaurant aims to offer its guest a special and diversified dining

experience

beyond

the

standards.

Sammy Champs the designer of the Worldwide famous La Guerite which is located in many places such as Cannes, France and Saint Barthelemy island, has collaborated with D Maris Bay for the re-interpretation of its conventional concept. Design decisions were made as a result of the meetings held with mock-up and sample materials procured from Turkey and abroad.

For the interior design of the restaurant, in order to create an impressive summer venue, numerous materials were used like worn out and entirely handmade timber linings; and also exotic materials were used such as ropes, rugs, wickerwork and straw mat, along with the sofa and furniture manufactured with custom made fabrics and colour combinations. By taking into consideration the demands of the La Guerite team, as the result of our research and development activities, sunbeds and beach umbrellas which were not available in Turkey, were manufactured specifically

for

La

Guerite. Throughout

the process, all construction works like manufacturing of the parts and supply of the furniture and materials were carried out by YOO Architecture. We set up and coordinated different teams and set off to find various materials in nature.

As a result of rapid

research studies, we delivered La Guerite Restaurant after a short installation period of 4 months.

restaurant, which maintains its intensely green texture, is designed by Zeynep Fadıllıoglu Design. All of the survey drawings, shop drawings, estimations, and all construction & installation phases were carried out by YOO Architecture. Interior design of the space was created around the venue’s dynamics of function and clientele profile. The focus point in the project was to create a venue with more comfortable and active spatial features offering a more dynamic, appealing, safe and diversified space to the visitors compared to its former state. In line with this, as YOO Architecture we carried out a very intensive work in determining the materials to be used in the installation process and selecting the furniture for the area.

For the project, a different concept was planned for each corner and each concept was applied accordingly by bringing together different materials and details carefully. 29 was designed in two sections as a restaurant and a night club. These two sections were separated by an acoustic wall embodying special details and the passage in between sections was enabled through a smart glass system. After a certain time of the day, this glass becomes transparent and invites the guests to the club section. By using mainly glass on the facade surfaces, it was aimed to create the perception of a spacious atmosphere and this holistic mood was completed with the terrace extension. The night club section of the venue was completely renovated. The renovated area offers a unique music experience to its guests thanks to the venue’s high acoustic insulation and the special acoustic ceiling. The restaurant has three sections: Winter Garden, Blue Room and Lounge. Also, at the centre of the venue, there is a Show Kitchen surrounded by a bar and a wine cellar.

Different materials were used, and detailed solutions were created for each corner. Wine cellar and wall fittings used in the indoor space are custom made for the venue and the walls were covered with special wall papers and installed with brass and mesh coating applied wood panels. Custom made wine cellar provides the climatization required to guarantee the optimum conditions. The wine cellar creating the desired visual harmony with its shelves

is put into service of the guests as part of the design.

Marbles used in wet areas were carefully laid by paying attention to the successive patterns. Makeup room which is a part of the ladies’ room provided an exclusive space with the hand-crafted and the tailor-made lighting fixtures which were used. Many special parts manufactured for the project, such as timber lining and built-in furniture, were installed by YOO Architecture. The interior architecture of this venue was designed with many custom manufactured parts and the entire roof insulation and structure were renovated. YOO Architecture completed the coordination of the project, including all electrical and mechanical systems within 5 months.

The Populist project was undertaken by Lagranja Design, a Barcelona based design office and within the scope of the project this historical premise in Bebek, which is one of the popular neighborhoods

of

Istanbul, is

re-interpreted

and re-used with the architectural approach and technology of today. The application and construction processes of The Populist project, designed as a 3-floor restaurant on a total area of 1050m², were carried out by YOO Architecture.

The beer tanks in the general concept of the project were re-designed specifically for this project. Along with the tanks, also metals and pipes that bolster the industrial concept were used in various areas in order to create a holistic effect. The tanks which were mounted on the ceiling in a way that gives the impression that tanks are extending beyond the ceiling, and the concept is supported by connecting special pipes equipped with lighting fixtures to these tanks on the ceiling. Also, pipes were equipped with an automation system that can change the lights according to different scenarios, for different events and weather conditions.

As these metal tanks conceived for the Dream

Machine

were

produced

much

heavier than the calculated weight, first the acoustic paints were removed and MDF was attached to reinforce the ceiling. Following the reinforcement of the ceiling, the design of the remaining areas was changed and finalized. Acoustic values for the space were calculated rigorously both due to the location of the premise and our Angie club project which is also located in the same premise. For acoustic panels’ mockups were requested from various firms. The supply of the requested amroc panels were challenging in terms of delivery and timing. For this reason, original amroc panels were ordered in flat slab forms and holes were drilled on the panels to create the desired effect. The holes drilled on panels were made according to the lighting fixtures and relevant construction process for each panel was carried out on site.

Acoustic paint was applied on ceilings and perforated acoustic panels were installed on lower levels and on the walls. Fire retardant velvet curtains were used to support the sound control. All construction works like manufacturing of parts, supply of furniture and materials were completed expeditiously. While working with many different teams during this process, both local and foreign, we ensured the coordination and managed to complete the process within 6 months.

The main element that shaped the general approach of the project was to create a volumetric broadness taking advantage of the gallery space at the focus point of the space and to create the sense of transparency in perception. The bespoke “Dream Machine” that catches the attention at the gallery space is composed of metal and semi permeable tanks cut in half and mounted on the ceiling. In the application process, we carried out studies with many local and foreign paint production companies for the acoustic paint to be applied on the Dream Machine. In the end, we decided to move forward with the brand that provides the desired high quality and the acoustic values we requested. The painting process was completed in 3 days by a team from abroad.
