Corporate For more than seventy years, we have created corporate designs that have helped redefine the world’s most influential companies including Bank of America, Google, Pfizer, L’Oreal, and Unilever. We draw upon our growing body of research, benchmarking, and expertise to provide clients with cutting-edge insights and innovative solutions that position them as thought leaders in their industry. Supported by our international knowledge base, our multi-disciplinary teams address design challenges in a wide array of scales and complexity guided by our core values of client focus, design excellence, interdisciplinary approach, and global service. We recognize that a well-planned office building can help drive the overall success of an organization’s culture and business. Our designs reflect our client’s values and needs,
while projecting and amplifying their unique position in the marketplace. From major corporate campuses to internationally recognized headquarters, office buildings to conference centers, our designs are dynamic and flexible to future change. Commercial Our designs for commercial buildings create enduring environments that change the face of our cities. Whether hotel, housing, office, or retail space, our mixed-use projects become integral elements of their urban site. At the pedestrian level, they are dynamic places for social interaction that enliven our neighborhoods. It takes a firm with broad resources and knowledge to create the magic that makes a mixed-use commercial project work. Our approach to integrated design and our ability to coordinate the many components and disciplines necessary for a complex mixed-use development project sets us apart. With a deep understanding of commercial real estate strategies and extensive

knowledge of municipal permitting processes, we design buildings and programs that work within the urban context. Many of our commercial projects are part of broader real estate strategies. We understand the business opportunities and risks behind our projects and are highly adept at working within the parameters of our clients’ business plans. In most urban spaces, the sites for major commercial developments are negotiated arrangements with the city for height density and use. Our design work has been successful in creating a vision and iconic expression that excites the community and civic government and helps to secure the necessary size and scale permissions to make these dynamic projects possible. Our expertise in urban design guides us as we shape and mold projects to respond to natural circulation points within the city. Our Planning + Strategies team develops strategies that are not only efficient, dynamic, and beautiful, but also affordable and supportive of the overall real estate pro forma.
The branding of a project—so integral to the success of mixed-use work—is incorporated into the initial stages of designs by our Branded Environments team. Our team researches, defines, and suggests strategies for branding that energize the project and integrate it with our client’s brand. Sustainable building practices are a key component of our commercial work. Our development projects are often very close to existing transportation lines, making public transit important parts of the hiring and public-use component of the project. More frequently, our projects are often located on brownfields. Our projects clean up these sites, helping to protect our ground water recharge and prevent hazardous materials proliferation. These projects also have natural ways to save energy through reducing the embedded energy in materials that are used. Our portfolio of highly sustainable development projects are setting the direction for the world’s next generation of hotels, residences, offices, and retail spaces.
Civic Our Civic portfolio embodies the basic theme of our practice: ideas and buildings that honor the broader goals of our society. Civic and cultural buildings must stand the test of time. As creative thinkers, we bring innovative and powerful ideas to the public realm. As designers of public buildings, we craft timeless and highly sustainable buildings that become symbols for their institutions and are part of the legacy we hand down to future generationsRanging in scope from major national museums to local libraries and small public safety facilities, these buildings represent long term commitments by communities and institutions to the present and future. Our sensitive designs celebrate the identity and needs of a community and give physical form to the important functions contained within. Our public work fuels public-private partnership, sustained investment in community, and balanced growth. In an enduring way, they serve as real-time markers of our values and our dedication to the betterment of our society and culture.

Specialized Learning Environments Today, learning happens everywhere: in and out of the classroom, on and off campus, in formal and informal settings. Academic institutions are creating educational cultures that are increasingly interdependent, multidimensional, global, distributed, social, experiential, and interactive.
Business Schools We understand the business of business schools. Seeking relevance in 21st century business and society, schools must embrace technology, anticipate constant change as institutions re-organize curriculum, establish community and global alliances, and develop multi-disciplinary programs.
Our planning and design strategies support this fluid environment where pedagogy, technology, and new ideas are continually evolving and blurring traditional boundaries. Flexible and adaptable environments must support the dynamic nature of teaching and learning; spaces must foster collaboration, serendipitous encounters, and “productive collisions.”
As strategic partners we support our clients’ missions and goals while anticipating changes in technology, pedagogy, demography, and the environment. A well-planned school can support and enhance innovative learning opportunities across multiple undergraduate, graduate and executive programs. It can enable new initiatives, outreach, and research activities. Our strategic planning and design methodology is focused on our clients’ goals. We are skilled in analyzing and balancing the myriad of program needs, and the critical core issues facing successful business education: brand identity, social responsibility, sustainability, ethics, and community.

Student Life Student life facilities are the heart of an academic community. They must be welcoming for many and a refuge for one; accommodate the diversity of a small city but offer the familiarity of home. In a world where communicating around the globe seems easier than communicating across the hallway, student life facilities — student centers, residence halls and informal learning environments — fulfill a vital need to create engagement with both people and place. When the right mix of programs, at the right place on campus come together in a signature building that symbolizes the values and vision of an institution, the results can be magical.
Academic Science Students and faculty are drawn to institutions where cutting-edge science is practiced. Buildings that support the academic sciences must live up to their promise by creating environments that encourage dynamic, interactive team-based learning, and cross-disciplinary spaces that foster collaboration and innovation. We work with faculty and students to understand the factors that drive exceptional teaching and research and integrate them into the built environment. Our buildings for the academic sciences inspire engaged learning and help their institutions to attract and retain world-class faculty, researchers and students.
Health Sciences Education Changes in the practice of healthcare — emphasis on patient-centered care, interdisciplinary teams, new visualization tools, and evidence-based practice — are having a significant impact on the education and training of physicians, dentists, nurses and allied health professionals. Insights gained from our extensive experience and expertise in healthcare, science, and education across the country are brought to bear on each project, resulting in an integrated and informed approach that bridges academia and professional practice.
