MEET THE DESIGNER! Growing up in multicultural Malaysia, Mingli embraces diversity and paradox as key elements to fueling creative growth. She ďŹ nds beauty in bold colours, patterns and strongly believes that spatial experiences have the power to shape human behaviour and wellbeing. Upon graduation from the University of Tasmania, Mingli’s passion led her to work with The Design Abode in Singapore. Collaborating with the team on multiple types of design process encourages idea exchange and challenges her to look at user experiences from another point of view. At leisure, Mingli enjoys horseback riding and being out in nature. While spending time with the horses taught her trust, determination and patience; it is the breath of fresh air that lifts her spirits and keeps her grounded.

At the crossroads of luxury and wilderness lies Natra Bintan, a Tribute Portfolio Resort (formerly The Canopi) nestled amidst the lush greens and forestry of Bintan. The idyllic retreat is set along an extraordinary saltwater crystal lagoon, offering one of a kind glamping experience where remarkable adventure intertwines with modern facilities. Before Mariott International’s acquisition of Natra Bintan, a property improvement plan (PIP) is required to bring the resort in compliance with brand standards. The conversion and rebranding focus on improving the flow of core facilities and spaces, intending to enhance profitability and guest satisfaction. Keeping to the distinctive charm of an island resort set in the tropics, the design features a tropical bohemian chic mood and feel. The guest arrival area is where ďŹ rst impressions are made. A deďŹ ning feature is the ceiling, where the underside is propped up with diamond patterned riang riang panels. It is a design statement that shows off the island’s abundance of natural materials, artistry and craftsmanship of the locals in an abstract way. At the reception lobby, check-in counters are tiled with green bush-hammered sukabumi found only in Indonesia. All existing steel columns are coiled with rustic ropes, a perfect compromise to the placements of pastel coloured sisal rugs and contemporary rattan furniture such as the Linger bench by Alvin T.

PHASE 1 : ALL DAY DINING LAYOUT PLAN Boasting a view of the tranquil Crystal Lagoon, the all-day dining - Patio makes a splendid spot to relish refreshing cocktails as the sun sets on the horizon. The expansion of Patio to an indoor-outdoor restaurant not only maximizes seating capacity but truly adds to the customer experience. Aside from exciting live cooking stations showcasing delicious food and beverages, Patio offers guests fresh pre-packaged meals from the “Grab & Go� station allowing more freedom in dining options. Kids are very much welcomed at this boho-chic restaurant too. With a small play area armed with toys and knick-knacks, parents can now focus on enjoying a wholesome meal while their children can keep entertained and eat right at the same time. Outside the restaurant is the afresco bar lounge, a perfect place for those who enjoy the tropical island breeze and live music performances.

OUTLETS: PLAZA SINGAPURA OUE DOWNTOWN 2 JUNCTION 8 DESIGN TEAM: THE DESIGN ABODE COLLECTIVELY ACRE
The first Saybons outlet was opened in 2007 as a kiosk in the basement of Plaza Singapura by Chef Daphane Loke. The name of the cafe was inspired by the phrase 'C'est Bon', a common phrase used every day in France, which means "it's good". Saybons uses fresh ingredients and classical culinary techniques to package crepes, galettes and soups into convenient takeaways so that time-pressed customers could enjoy them on the go. The rebranding of the 10-year old brand aims to create a stronger impression that Saybons serves French food while avoiding stereotypical thinking that French food is overpriced and just about fine-dining. Another objective is to neutralize the predominantly “feminine” look of the brand, to attract more of the male demographic. The new Saybons fused an eclectic mix of French-inspired architecture features, motifs and colours in a modern and casual setting. The outlet design mimics features typically found on street-fronted shops in olden French districts — such as framed glass windows with gold letterings and a ledge detail to prop up signage. Tardis blue, red and their derivates baby blue and orange, were used to reflect the concept’s roots in French cuisine. The art direction takes reference from the Art Deco era and was the main source of inspiration behind the design process. Together with our client, the project team identified a back-of-house operational flow that corresponded to the optimal layout of the kitchen and front-of-house customer experience. Primarily, the layout needed to enable a small turning radius in which all responsibilities of that staff can be fulfilled without crossing paths with another staff. The service flow must be matched by an operational flow that started at the Order counter and ended at the Collection counter. Versatile and cost-effective, communal tables were introduced to the dining area to improve the social experience and better utilizing the space. Curious dine-in customers could also find out more about the philosophy and ingredients that go into the making of the food from the education wall graphics.

With its origins from San Francisco, Spinelli Coffee Company is an esteemed brand, consistently rated as the best coffee retailer that roasted and supplied more than 20 blends to cafes, restaurants and hotels throughout the bay area. The first Singapore outlet was opened in 1996, followed by rapid expansion in the business districts and shopping malls.

Moving forward, Spinelli seeks to evolve beyond its previous identity to keep up with cultural design shifts and customers’ taste preferences. By planting its new stores in densely populated regions, Spinelli now aimed at customers in a hurry - either on their way to work or a quick lunch break. Therefore, spatial configuration and workflow play a crucial part to be in sync towards fast dining and quick table turnover.

Focusing on design, a little pop of yellow is present in every store to craft brand identity, along with a combination of materials such as warm wood, stone, brass. This is followed by a careful selection of soft furnishings and decorations, to resonate with the owner desire to create a space that exudes warmth and puts people in a good mood.

Spinelli Harbourfront is located on the ground floor of Harbourfront Tower One, an 18-storey office building that houses multinational corporations. It spans a total of 1,000 square feet and can accommodate up to 53 people. From the outside, the coffee shop leaves a bold impression with an imposing façade made of slanted timber slats. We made use of existing steel beams to allow natural lighting to flood through space, creating the impression of an undercover terrace. Stepping inside, the coffeeshop is divided into 2 sections. The front section features a long counter with diamond patterns contained within timber framings. At the entrance, the curvature of the counter and mosaic flooring surrounding its perimeter act as a welcome gesture to direct crowds into the store. There is also a circular retail display which draws the eyes to the various merchandise that Spinelli has to offer. With upholstered banquettes and a lowered ceiling, the rear section provides a cosier setting for informal discussions. Perforated acoustic panels with brass framings are suspended randomly throughout the ceiling to help eliminate echo and reverberation.

Located in the heart of the city, Workcentral is a highly accessible co-working space for on-the-goers, entrepreneurs and consultants. The aspiration is to create an idea-sharing hub that sparks creative thinking, innovation and collaboration between professionals of different disciplines. After successfully establishing its co-working business in Singapore and Mongolia, Workcentral intends to expand their existing collaboration spaces with the growing membership. The new expansion covers an area of 6050 square feet and is divided into three core work zones: The Dining Hall, Private Team Offices and Team Suites interconnected via a members’ linkway. Hued in a soothing pastel palette and energised pastel accents, The Dining Hall provides a focused yet comfortable working environment for the members and the public. The multi-functional space features an in-house cafe, shower facilities and collaboration spaces comprising high back lounge sofas, discussion booths and flexible communal desks. Occasionally, The Dining Hall can be converted to a free-form area to conduct workshops, seminars and events. The centre portal is the focal point of The Dining Hall, bridging the two standalone columns together. In between the columns, glass pendant lights were hung at irregular heights, while the floor has chevron marble tiles surrounding the portal, creating interest and diversity. The use of the chevron pattern was a derivation of the geometric forms on the ‘W’ of the Workcentral logo. Matching chevron-pattern wall panelling can also be found near the booth areas. Artificial vines and potted greenery were introduced to help soften the interior aesthetic. At the coffee bar, bronze-tinted mirror and copper elements complement the turquoise blue tiles of the bar fascia and warm up the interior. Customized trapezoid tables break away the rectilinear form and create various configurations for different occasions and functions.

To allow natural light along the private members’ interconnecting walkways and inner offices, we used glazed partitions with stripped manifestations for privacy. Full height partitions were built in between suites, along with carpeted floors in the offices to absorb sounds. The highlight of the private team office is three bespoke team desks with ‘X’ steel frames, paired with circular roman blue carpet inlays to add some playful elements. The X steel frame creates boundary within the seating with no partition separating each member thus allowing them to share and communicate with ease. Planter box filing cabinets were also built to demarcate different work clusters.

Seeing the need to integrate global investment expertise with Asian values, Tower Capital Asia was founded in 2016 by Danny Koh. As a multi-strategy asset management firm, the team aspires to create value for their partners, customers and businesses invested in across Asia, Europe and North America. In just over a year, Tower Capital Asia transitioned from a small office suite where employees drop in every so often to cowork, to a 1000 sqft private office at Telok Ayer. Tastefully designed, the new workspace at Tower Capital Asia is highly personalized to showcase its brand identity, culture, and values. The office lobby is fronted with large tempered glass doors tilted at an angle of 19°, silver mink marble floor with brass inlay inserts and beige curved walls that catch the light in different ways. Guests will be ushered to a meeting room on the left, one which is well-equipped with the latest technology and equipment for conference calls and presentations. Rather than creating a strict division between areas, the glass-walled meeting room allows natural daylight while maintaining acoustical privacy. Should the occupants require additional privacy, this area can be closed off by a full-height curtain. Paired with light fittings from Louis Poulsen and collaborative furniture from Herman Miller, a monochromatic colour scheme sets the tone of a bright, uncluttered working environment. The carpets covering the floors are chosen from Interface’s Net Effect collection, not only for its aesthetics but also to support a good cause of recycling discarded nylon fishnets at the Danajon Bank area of the Philippines. The office adopts an open plan layout that incorporates a 3.6 metre-long kitchenette for light refreshments, a volakas marble bar counter for quick discussions and a quiet room for naps or meditation. Private calls can also be taken in the quiet room, which is closed off by a soundproof door. The rear wall has been filled up with white lockable storage cabinets, featuring a display shelf with playfully tilted dividers at random angles. Other built-in furnishings includes a print station that houses a multi-function copier and a paper shredder.

This cosy 700 sqft apartment is located in a quiet residential enclave northeast of Singapore. Deeply influenced by the work of Japanese architect, Tadao Ando, the homeowner’s brief was to create a light-filled home with an industrial aesthetic, balanced within a warm setting and adaptation of Feng Shui. The design aesthetics are fairly minimalist, with simple clean lines and colour combinations of white, cool greys and warm neutrals. All existing floor tiles and bathroom fixtures are kept in their original state to save cost and resources. A senior bachelor in the tech industry, the owner imagines himself returning home after work to the aroma of his mom’s cooking. The designers crafted a hybrid dining-kitchen space facing the main door, knocking away parts of the kitchen walls to house sliding glass doors and windows. From a functional aspect, these windows and doors serve to keep the house grease-free while providing a view to the living-dining area. When the kitchen is not in use, the window opening could also be open for ventilation or function as a serving hatch. A sleek black TV console runs across the walls of the living area, providing a stark contrast to the floating oak shoe cabinet next to the main door and faux concrete plate walls. This combination is paired with a stylish 2 seater grey leather sofa, a footrest and cove lights that set the mood of the house.

KENG LEE COURT 2018 DESIGN & BUILD INTERIOR STYLING
Constructed in 1985, this tranquil abode is begging to be rescued by way of an extensive makeover. Style-savvy homeowners trusted our unconventional propositions and bold ideas to convert the three-bed 1100 sqft apartment to a one-bedroom flat. The biggest concern about this home lies in its original layout. Despite decent square footage and plenty of natural light, the house felt uncomfortably restricted in size. We decided to make major changes to the spatial configuration, giving priority to the communal areas and paying attention to the inherent flow of space. The result is a more coherent flow from the kitchen to the living-dining areas and eventually, to the bedroom. The existing Bedroom 2 was later knocked down and transformed into a walk-in closet cum guest room. When our clients coveted a dark blue sofa from Ligne Roset, it was all about keeping the overall design refined so that daring piece could be the statement. For contrast's sake, we warmed things up with delicate accessories, brass accents and black elements to create a visually stimulating, collected aesthetic. Dove grey walls prove a perfect backdrop for the client’s abstract palette knife oil painting and customized terrazzo dining table, allowing plenty of play. A bespoke storage cabinet for keys, lab coats and shoes with bronze-tinted bevelled mirror is built next to the entryway, personalised to meet the needs of homeowners. Navy blue anchored as the key colour of the master bedroom, providing a strong note against pearly white walls and linen-textured surfaces. We crafted a room that is both light and layered, whereby fabulous furniture, gold hardware and a visually striking art piece take centre stage. As for the remodelled bathrooms, VitrA shower fittings and accessories were perfectly paired with black wall-hung cabinets, a custom-shaped concrete terrazzo washbasin, clover mirror and Portuguese glazed ceramic mosaics with floral motifs.

Budding property developer, GSD Land (M) Sdn Bhd saw the successful launch of Skycube Residence, Gardens Ville and Summerton Bayan Indah at Penang Property Expo 2013. Featuring a range of unique layouts for urban living, these projects ignited an overwhelming response, both from home buyers and investors. The 260 sqft tropical zen-inspired tradeshow booth not only aims to build a strong presence and reputation to attract interest from potential buyers, but to stand out amongst the sea of competition in the industry. To create an inviting and cosy ambience, visitors are welcome to chill at the “balcony� while getting to know the housing projects better. Dark brown vertical lines on glass railings and partition generates a psychological impression of solidity, security and simplicity. It is also important to soften the edges of this modern space with greenery for a pleasant and tranquil environment.

HARVEST 2014 KITCHEN GARDEN RESTAURANT L A U N C E S T O N, T A S M A N I A DESIGN STUDIO IV
HARVEST by Stephanie Alexander is a Kitchen Garden Restaurant that promotes multi-sensory dining and healthy eating with the use of locally grown, seasonal produce. In this project, adaptive reuse takes place from a 1951 diesel locomotive workshop’s refurbishment. Overhead gantry cranes and existing steel structures are preserved to serve its purpose as a historical identity, so as to add an industrial touch to the restaurant. Cyclists make their way through the building via indoor bicycle paths, promoting a healthy lifestyle through exercise. Sustainability and energy efficiency are key elements of this project, where building materials were recycled, reused and celebrated. Interior products such as lighting, paint, furniture, flooring etc. were properly selected based on performance, aesthetics and cost. All dining spots are perfect for warmth and light by intergrating passive solar design. Food scraps from the restaurant are also turned into garden fertilizers to promote sustainable gardening.

TASTE Tasmania is a dispersed hotel perfectly located in the heart of Launceston CBD, with a central reception linking to four accommodation sites. Motivated by the desire to shed light on Tasmania’s food, art and culture, this hotel project aims to provide its guests with the ultimate Tasmanian experience! The name “ TASTE ” is particularly selected because it is one of the distinct senses created through unified sensations that would always stand out in our memory. Interestingly enough, this simple idea is how we keep our guests engaged long after they check out, remembering their wonderful stay here in the Apple Isle for a lifetime. Most spaces in the hotel are filled with local wood warmth, showcasing a series of purchasable Tasmanian furniture and products. The hotel lobby itself has a rather cosy setting, where guests can be immersed in the laid-back lifestyle and essence of Tasmania.

BATHAUS 2015 AQUATIC HOUSE HOBART, TASMANIA DESIGN STUDIO V
Owned by the Tasmanian Education Department, the Hobart Tepid Baths was built in 1938, providing an opportunity for many generations to learn how to swim in year round comfortable swimming conditions. Since close down in 1998, the site remained untouched and is now covered with some of Hobart’s most elaborate street art and graffitti. This project aims to explore key themes of historical interpretation , adaptive reuse and its transformation into a dynamic and socially inclusive Public Bathhouse. The historic red brick building, which incorporates Art Deco features on the Tasmanian Heritage Register, will remain intact. Human sensory experiences are also taken into consideration to enhance the overall function and impact of the space.
