BOOST YOUR CREDIT SCORE THIS YEAR! Whether your goal of homeownership is right around the corner or further down the road, it’s never too early to take a look at your finances, specifically your credit history, and set yourself up for success. When it comes time to apply for home financing, you’ll need to fill out an application and provide documentation to support the information provided. Along with your assets and debts, it’s probably no surprise that credit is one of the major items reviewed by your local lender. They will look at your track record of paying debts by examining your credit history and credit score. A credit score takes into account your payment history, the amount of available credit you’re utilizing, your length of credit history, applications for new credit, and finally, the types of credit accounts you have. Your credit score will play a big role in what loan programs and interest rate you qualify to receive. Typically, borrowers with higher credit scores receive a lower interest rate so it’s in your best interest to make sure your credit score is in tip-top shape prior to applying.
Here’s five tips to give your credit score a boost:
1. Make Your Payments on Time Payment history is the most important factor in credit scoring, and even one missed payment can have a negative impact on your score. Making payments on time is a very important step to build and maintain your credit. 2. Pay Down Your Debts Nearly a third of your score is based on credit utilization. This is a ratio of how much of your available revolving credit you're using (Balances on all your credit cards / Limits on all your credit cards = Credit Utilization Ratio). As you pay down your credit card balances, your credit utilization ratio will go down. Lenders generally like to see a credit utilization ratio under 30%. 3. Make Any Outstanding Payments Like we said, payment history is a big factor. If you have any outstanding bills or collections work toward getting those paid as soon as possible. The further behind you are, the more negative impact that bill will have on your credit score. Many companies will work out a payment plan with you if you call them. 4. Monitor Your Credit Regularly It's up to you to verify that your credit information is accurate. You can request a free credit report at www.annualcreditreport.com. Due to COVID-19, each credit bureau is offering free weekly credit reports through April 2021. Typically, you can get one per credit bureau per year. 5. Limit New Requests Whenever you ask for new credit (like applying for a loan or credit card), there is a hard credit inquiry which can stay on your credit report for up two years. Having a lot of credit inquiries can suggest that you're getting denied for credit or improperly using your available credit. If you'd like to compare rates between different financial institutions, just make sure you keep all your credit inquiries within a two-week period so it doesn't negatively impact your score.

Indoor particulate matter consists of the visible and invisible airborne particles in the air that can enter your nose and lungs, some triggering allergies, asthma and other potential health problems.
Carbon monoxide, sometimes called the “silent killer,” is a colorless, odorless gas that can build up to dangerous levels if not properly ventilated, causing headaches, drowsiness and, in some cases, death.
Too much humidity can encourage the growth of bacteria and mold. Too little humidity can dry out your skin and wood furniture.
Volatile organic compounds are emitted by everything from household cleaners and paint to new furniture and dry-cleaned clothing. These compounds can have an adverse impact on your short- and long-term health, so proper ventilation is essential.

Trude was born in Minot and has lived most of her life in ND. She’s happily married to Jeremy Skalicky. She’s the mother of two wonderful kids along with their spouses. Her daughter gifted her with two amazing grandchildren and she enjoys spending as much time as possible with them! She shares her dream home with her husband, mother and their chihuahua. She loves animals too! She wants to help others find their dream home too! Trude can be reached by calling 701-240-3487 or emailing Trude@MinotHomes.com.
Gracia (pronounced Gray-sha) has lived in Minot all her life and joined the Watne team in 2019. Real estate has always been interesting to her, and she is excited to be a part of it. She has a high school aged daughter and 2 Scottish Terriers at home. She purchased a home for them in 2020, and it is the perfect fit. That being said, she’s recent with the anxieties of purchasing your first home and any home in general. Everyone deserves an agent that will do the work for them and take the pressure off. She is that agent! After bartending and serving for the past 9 years, she gained exceptionally good customer service skills that help with both clients and outside help such as other agents, bankers, and insurance agents. Having a cleaning company for 10 years has taught Gracia the value of hard work. She uses these skills as a Realtor every day. She looks forward to helping clients get in their perfect fit, sell what they have outgrown, upsize, etc. Please contact her if you think she would be a good fit for you! Gracia can be reached by calling 701-263-1295 or emailing Gracia@MinotHomes.com.
Jeremy was born and raised in small town Powers Lake ND. He has been married to Trude Skalicky for almost twenty years. He has lived in Minot for over 10 years.
