Small businesses will lead the way in 2014, says company whose tenants already employ 1000 people

M

Milton Keynes will boom in 2014, says the town’s largest serviced business premises provider, as the number of people employed in its units tops 1000 at the close of 2013.

Bucks Biz, with over 400,000 square feet of space and 150 tenants in Bletchley and Denbigh, says it is already planning more units to cope with the expected growth in demand and bringing forward plans to develop extra space at the huge Interchange House in Howard Way. “Our units currently provide work for around a thousand people and we have seen that figure rise steadily,” said Dominic Muscat, a director of the company that owns the business. “As Milton Keynes business booms, led by small businesses, we are already identifying potential new units that can be converted to provide the premises needed for small companies to thrive without hassle.”

Bucks Biz, with units all over Milton Keynes, is renowned for straight talking and dealing; not hiding costs and not charging for many of the little things that keep businesses ticking, but which can be annoying to the point of distraction. “We really believe that if our customers are happy, then they’ll be free to get on with their businesses, which in turn will expand,” added Dominic. Positive living Time to clear clutter…

E

very New Year begins with re-birth, with the promise of upliftment and better times ahead, but when we believe the best is somewhere out there, at some invisible time and place yet to come, we program ourselves to project what should really be available now.

Where is it written that life must be hard? Where is it stated that we should struggle? Aren’t we all basically good, kind and loving people? Don’t we share what we have? Don’t we care for our elders, for our family, our neighbours and friends? Don’t we generally put our selves last? The world we grew up in is drastically changing. Nothing is sure. Everything is prone to be challenged. So where if at all do we fit? What does your life mean to you? What makes you happy? What have you gained in terms of lessons overcome, talents and achievements you’ve won? We are on the brink of a new wave of life. All our dreams are about to come through. But just like a gardener at the start of a new season, we must weed out what no longer belongs... Over the years it is easy to collect excess junk and old data that even though helpful or pretty no longer properly serves in our now. As we grow, we change, but how often do we clear excess mind clutter accrued, or refine how we think or behave? How often do we continue to do what we always have, simply because we always did? A new boss in a company is adept at sweeping clean, at scrutinizing and removing what is broken, dysfunctional or simply out of date - and we need to approach life in this manner…

My book ‘And So It Begins…’ will help you understand that the spiritual law is much higher… What is destined to be yours will always be so. No way will it ever be missed. If something you are aiming for seems to fall apart, there are distinct reasons… Usually your aim should be higher. Or a direction you were heading - was just meant to get you ready and correctly in place for new connections to appear to take you forward… No one on the planet is the same as you in every way, so don’t lean on them too heavily to aid or help with what you need, for when push comes to shove they will buckle. You must rely on only yourself. Life will come to your aid in ways you can’t always foresee when you learn to read its signals correctly. (Life is Calling… will help you with this) This is your life, your story unfolding. Life connects to you. It waits for live instruction. It needs to know what you want to do next, what you most need to happen, what you need to make you happy, to feel needed, wanted, loved and complete. This is not about ego but more about how you see your life and your function in Earth’s own unfolding story, for all you are adds to life, you direct and create ‘life’ along with others that you connect with. What if your heaven was just around the next corner? Are you ready and able for it to snap into place? And would you notice and be happy – or frightened? Many people are so used to following instruction that they have forgotten their right to create.

Spring is ahead. The winter is past and so too are our chances of procrastinating and being lazy to conserve needed energy. It’s the year of the horse. What we put into place properly right now – will gallop and gain strength as months pass. Life is fertile - and it’s ready and waiting for input.

This is your life. How you live it, how you feel and what you need, want, and desire (within the realms of logic and reason) really matter. Don’t simply tread water and live for the weekend – for you’ll find time will gallop and it’s again Monday morning, and time again for a slog at a job you don’t like – but you need to pay the bills and to live…

We are the children of a new wave of life, of a future unsure and unwritten. Nothing that used to be done – fits quite the same any more.

Begin to notice how you feel, what thoughts you think and how you hold yourself down where you are…

The World is on a new course and we are here, in this time frame, to add our own twist and input, to contribute to the birth of this matrix. We are life’s unblockers. We are finding the flaws that exist; the hypocrisy and hype that was once solid old school and we’re changing life’s tide for the better; we are flooding the world with transparency, truth, hope fairness and light…

Your own happy ever after is actually right here on your doorstep. Are you ready to cultivate and embrace it?

Karma has paved the way for many years, but we are reaching the end of hard knocks as we each live life better. We each can decide how our own lives will flow and ‘will’ in what we want to unfold. Books like The Secret – and the Laws of Attraction – tell how we can have what we want when we want it – through hard work, clarity and vision, but that is still only half of the story… If something is not destined to be yours, then no matter how much you push, pull and shove, no matter how you envisage, what you aim for will always elude you.

MP’s Diary Parcelforce Opened by MK MP’s Milton Keynes MP’s Mark Lancaster and Iain Stewart have officially opened the new Parcelforce Worldwide depot based in Michigan Drive. The new depot is part of a UK-wide expansion programme by Parcelforce Worldwide, Royal Mail Group’s express parcels business, which has already created 60 new jobs. In total, it is expected that around 100 new jobs will be created over the next three years. The pristine new depot has the capacity to hold up to 116 vehicles and handle up to thirty thousand parcels a day. Mark commented that, “As well as being a UK and international parcel delivery service, Parcelforce Worldwide is a local business and employer. I’m pleased that once again MK is recognised as the right place for expansion and, therefore, increase employment opportunities.”

Mark supports apprentices at new Starbucks drive-thru

Women in Enterprise is THE networking group for men and women in Milton Keynes!

Not quite a barista but Mark was taught some tricks of the trade when visiting the newly opened Starbucks drive-thru at The Place Retail Park in MK. Having previously supported the Starbucks & UK Youth programme, Mark met five apprentices who have had thorough and rigorous training to prepare for their first day in the new store. They will be part of a 25 strong team, who like their colleagues, are looking forward to serving their new customers and to share their newly learnt skills of how to make the perfect cup of coffee.

Lunch at La Collina

Mark was keen to comment, “Open 24 hours a day, seven days a week and with a clear commitment to encourage 1000 young people to join their national apprenticeship scheme in 2014, Starbucks is going to be a very popular destination and will be great news for employment opportunities in MK.”

Antonio and his team welcome us once again to La Collina for what is always a really good 2 course lunch

Peugeot RCZ 2.0 TDI 163 GT Reviewed 12/03/14 This is a fantastic looking car!! The engine on this car is a 2 litre diesel and its has 163 BHP but for me its not Quick enough they have bought an R edition out which has a bit more go in it but the diesel is a little disappointing as it looks the part but doesn’t drive the part.

Having said it lacks power it does handle very well it’s like it’s on rails its low to the ground and ultra aerodynamic. The standard gearbox could be a little more precise, but GT-spec cars get a shorter throw, which makes gearchanges more satisfying. The RCZ is also pretty good at shutting out wind and road noise. However, the petrol engines are far from quiet, and you’ll have to decide for yourself whether the exhaust note is addictive or just loud. The RCZ’s cabin is something Peugeot can rightly be proud of. The dashboard has a lavish soft-touch covering, and all the trim looks and feels expensive. The majority of its controls work with slinky precision, too, but Peugeot’s reliability record is no better than average. The RCZ does have four seats, but in effect it’s a two seater because the rear

ones are next-to-useless for adults – headand legroom are extremely tight and the rear seatbacks are fixed bolt upright. The rear seats do fold down, but even with them in place the RCZ has a decent-sized boot. Even entry-level Sport models have sports seats, dual-zone climate control, alloy wheels, a USB port and rear parking sensors. GT cars add leather upholstery, electrically adjustable heated seats, front parking sensors, automatic lights and wipers and larger alloy wheels. Over all I like it it’s just not an Audi TT and it’s not that much cheaper than an Audi TT or a Mercedes SLK.

MPH = 53 Combine d Top speed = 128 0-60 = 8.9 CO2 = 139 On the road price £2 6,200 (Lease price £285+v at over 2 years with 3 payments up front based on 10k miles a year)

Have you been drinking?

R

ecently I was asked by an employer what and how should they handle a situation when an employee turns up at work smelling of alcohol? Was this a dismissible offence or one that was best treated as an illness?

The answer is it could be either. Ultimately, it depends on the facts. Where there is a clear company policy on alcohol abuse or the disciplinary policy states that operating machinery at work under the influence of alcohol is considered Gross Misconduct makes the company position on the matter clear.

Bring the matter up with the individual in private and ask them if they can offer an explanation; Remember that only a medical expert can diagnose the problem so refer to them, whether this is a GP or an Occupational Health Advisor. If an employee should turn up to work and there is strong suspicion that they are under the influence, arrange for them to be taken home as they may not be fit to drive themselves home. The employer has a duty of care towards the employee which extends to such scenarios. Remember to also consider your other employees as their health and safety could also be compromised by an employee on the premises who is under the influence. It is a fine balancing act but a good place to start is having a clear policy on alcohol and other substance abuse within the Company Handbook which leaves employees in no doubt.

However, where there are shades of grey is when the employee comes into work and someone suspects they have been drinking, or can smell alcohol on them. This is when investigations with care and sensitivity should take place. Keep a note of when and how often the individual has smelt of alcohol; Monitor their behaviour, is it out of character, is their performance suffering;

s part of National Apprenticeship Week, City MP Iain Stewart visited SMC Pneumatics to meet with apprentices and discuss just how important the schemes are.

Iain met with second year apprentices, Jeffrey and Abigail. The two apprentices are currently training as engineers with SMC Pneumatics, with academic support being provided by MK College. After discussing with both apprentices and managers the importance of apprenticeships Iain gave his strongly held view on education in the work place. He commented, “Jeffrey and Abigail are two prime examples of why apprenticeship schemes, such as this one, are so vital to the UK. They have drive, ambition and are keen to learn.” Iain added, “It is no secret that as a nation we need to get more young people interested in careers such as engineering. think these two apprentices show that that notion is very wrong. I hope to see over the next decade the Government, businesses and educational organisations looking closely at how we can deliver more apprenticeships and how we can better attract people into expert fields that are declining.” One of the apprentices, Abigail, gave her view on how essential apprenticeships are, “being part of a work place gives you so much confidence, you gain experience while you are learning and you get so many opportunities. I am learning things here that I could never learn in a classroom.” Hayley Walker, Human Resources Manager at SMC Pneumatics added, “As an employer apprenticeships are only a good thing. We know we will have a highly trained individual at the end the three years, we know we will have workers that know our brand and what we want to achieve, but perhaps most importantly apprentices tend to be very loyal.” Now in its 7th year, National Apprenticeship Week 2014 is taking place from 3-7 March. It gives the opportunity for employers, teachers, parents and the media to raise the profile of apprenticeships across the UK.

Round table discussion f trade opportunities and

O

n 12 March, 20 representatives from businesses that trade internationally met for a discussion around the boardroom table in the Milton Keynes office of law firm Dentons.

This was a joint event laid on by Dentons, Mazars and HSBC which focused on sharing experiences in order to learn more. Special guests from Traka in OIney, now operating in 37 countries, Sheffield’s Home Décor GB, which trades with Europe, the Middle East and the USA, and Gapuma UK, which operates out of 12 countries, joined in. Maximising the chance of receiving payment and then minimising the chance of losing it through taxation were hot topics. Some participants said they would not deal with a company unless they had credit insurance, which was cited as relatively expensive and falling in popularity in the international business community. Jack Bardakjian, group managing director of Gapuma, empowers local offices to recover local debt because it is more successful than trying to do it from head office. They also carry out their own financial background checks, rather than relying entirely on a credit insurance claim pay-out, with a lead time of perhaps six months. Has it worked? The company has a very low bad debt ratio. In

16 mkflyers central

addition, over the past five years the number of customers asking for credit has fallen by more than half. John Kent, founder and president of Traka, uses a network of distributors to sell their products. In most cases this defers the threat of non-payment from end users, due to the distribution terms in place. In general, the distributors want long-term business relationships and will behave honourably. Jack, of Gapuma, also pointed out that in some African countries, postdated cheques are a common form of payment, and if they bounce it is a criminal offence, which can act as a form of insurance without the need to pay a premium. Reserving a percentage of revenue in an internal escrowlike fund to form an international insurance policy within large organisations was debated as a possibility. It was unanimously agreed that overseas tax is a minefield and each country, and sometimes each region within it, has completely different regimes. “There is a definite rise in the number of developing countries, particularly in South America and North Africa, which are imposing a withholding tax on gross income. If the local tax authority removes an unforeseen 10–15% from your top line, it can cause serious

focuses on international d avoiding headaches cash-flow issues. Although in many cases this could be alleviated by a tax treaty, in general, national authorities are tightening up on them and interpretation is inconsistent, so seeking specialist advice in these situations, prior to trading in a new country, has become essential. “I am also seeing a rising number of businesses which have not yet incorporated withholding tax clauses into their terms and conditions of sale. All exporters need transparency and agreement from their buyers over who pays the tax,” explained David Sayers, head of international tax at Mazars who is based in Milton Keynes and Paris. Gary Smith, Managing Associate for Dentons UKMEA, added: “Standard terms and conditions rarely cover withholding tax and entities that trade internationally may need to consider revising their terms of business to take account of this risk. I have one client who had a sizeable sum deducted from an invoice for work done in the Middle East due to a withholding tax. They have had to wait more than two and a half years for this sum to be returned to them by the relevant tax authorities. This risk could have been transferred to their customer if a withholding tax clause had been present in their terms and conditions.

“Businesses that trade internationally need to ensure that they have proper terms of business with their customers, otherwise in the event of a dispute it could fall to the local courts of the country, where you are doing business, to decide what terms of business should be applied to your contract. Having terms of business will not necessarily avoid a dispute but it will put you in a stronger position when trying to resolve it.” Moving money out to a country is easy, but getting paid and transferring substantial amounts back to the UK is more complicated. Local legislative demands can change overnight; however, Dentons specialists know from experience that it normally only amounts to a series of approvals. There was a general view that leveraging the international coverage of Dentons, Mazars and HSBC is helping companies take a consistent legal and financial approach to managing businesses in inconsistent countries.

Max Crosby-Browne, CEO of Hom e Décor GB suggested that product demand often drove businesses to trade overseas and that the size of the UK pla ced a natural ceiling on the domestic market’s size. Alth ough there are inevitable cultural differences to conten d with, the need to apply business principles and com mon sense remains the sam e.
