Masterplan Overview The recent history of Wilson Street included light commercial factories specifically in the textile industry. In 1990 the industrial area of South Yarra was re-zoned as mixed zoning to include multi-level commercial and residential building (to 8 stories). The change in zoning has increases the residential and commercial activity in the area, however a drab, treeless industrial streetscape persists.

The masterplan aims to radically re-develop Wilson St into a tree lined, pedestrian friendly streetscape. The proposed plan will significantly reduce on street parking to create space for large scale tree planting and bio-diverse under planting. The residential buildings of Wilson street have access to off street parking approached from the adjacent Ellis Street and Garden Ln. The availability of off street parking creates the opportunity to widen paths and create shared zones along the length of Wilson Street. Precinct 4 is the focus of this documentation package. The lack of crossovers to residential properties along the length of Precinct 4 creates the opportunity to create a shared community and shady community space. Soil Contamination Soil contamination is restricted to approximately 1m depth of surface strata. The contamination includes elevated levels of lead, carcinogenic polycyclic aromatic hydrocarbon (PHA), anthracene and zinc. Analysis shows the contamination to be above the ecological and health-based criteria, however the levels of lead, PHA and anthracene are not deemed to present a risk to plant and animal life however the zinc presents an unacceptable risk in exposed soil and is not suitable for garden use and must be sealed. The existing top soil poses a high risk of contamination and therefor is unsuitable for use in greening activities. Soil remediation of the top 1m would be required before any soil exposure for planting is possible.

Shadow diagram December 22, 12pm Lack of street trees creates exposed condition during summer. Radiant heat is increased due to lack of adequate shade.

Ground water ISSUE DATE ISSUE NOTE BY The ground water is approximately 5 - 10m below ground level the surface soil contamination is unlikely to pose a risk to ground water. Sample bores show groundwater is polluted with nitrate and chlorinated hydrocarbons from other sources. The groundwater is also characterised by naturally elevated heavy metals, chloride, alkalinity, bicarbonate and salinity’ (2017), Therefore the ground water is not suitable for surface use including garden REVISION DATE REVISION NOTE BY irrigation. Bird and pollinator attracting flowers

Aesthetically both Banksia integrifolia and Ulmus parvifolia exhibit similar bark texture as well as twisted branching. The complimentary texture and branching form creates a unifying quality in the streetscape. Tree function Banksia integrifolia - Dense canopy and serrated leave margin create habitat for small birds and insects. Flowers attract pollinators as well as nectar and insect feeding birds. Narrow habit creates pockets of sun and shade though out the year.

Small leaves dappled shade

Ulmus pavifolia - Broad domed canopy shades hard surfaces reducing radiant heat during the summer months. Small leaves and branching structure allows natural light to penetrate during summer, creating dappled shade. U.parvifolia is deciduous to semi-deciduous therefore autumn leaf drop is determined by seasonal temperature variations. Semi-deciduous characteristics have an important effect on micro-climate, during extreme cold winters more leaves drop, allowing natural light to penetrate to street level, where radiant hear warms the space - where as with warmer winters, fewer leaves drop and therefore increases shade and the cooling effect.

Bio-diverse planting mix - granitic soils Plant species selected to form a self sustaining community, managed with minimal intervention. All plant species are chosen to fill individual niche within the community as well as increase insect and small bird diversity. The species listed actively grow in nutrient poor, granitic soils and tolerate periods of inundation and drought. Rytidosperma geniculatum (Oxley Wallaby Grass) is to form the base planting and is specified to tolerate the exposed site and high summer temperatures of Wilson Street.
