Community. What was old is new again. by De Dahlgren

What if homebuyers didn’t have to choose between living in the perfect house or the perfect neighborhood? What if location, location, location meant perfect house in the perfect neighborhood? Is it possible? Can it be true? “It’s not only possible, it’s the principle upon which many master-planned communities are being built,” says Kim Perry, Vice President – Community Design for McWhinney. Then, the question becomes what is it that makes a community perfectly desirable? Kim explains, “A community developer obviously has a lot at stake, and it would be very risky business to design on intuition alone. So, we use consumer research to see where homebuyers are heading with their buying decisions.” From the research has come a community, The Lakes at Centerra, that will provide the ultimate lifestyle experience at the crossroads of a well-designed physical environment and opportunities for social engagement. Between 2011 and 2013 John Rogers Real Estate Consulting conducted a series of surveys that included over 50,000 responses to determine what homebuyers will want in their next home. From multitudes of charts and percentages segmented by various demographic categories, the want-to-have trends emerged.

The Want-To-Have Trends

Socially Speaking

In their ideal community people want to connect…and sometimes disconnect. They want opportunities for events that bring together people of diverse ages and cultures. They want to participate and have a voice in their community. They want to be connected indoors by technology and outdoors by bike trails and dog parks. Fitness and fitness centers are important. Children’s parks, water features with opportunities to splash and play, rate high.

“Community comes together to create traditions and memories more or less organically,” Kim explains. “At The Lakes there will be a lifestyle director to encourage the growth of connections through activities and educational opportunities.

They want to walk, run and bike in that order of preference. Time to enjoy nature and healthy pursuits is important. As people live longer, more families, some 39%, will have someone from their extended family living with them. Their preferred style is modern traditional with casual organic close behind as the second preference. Green features have perceived value if there are actual savings on monthly expenses from energy conservation. Socially conscious green features that are good for the environment also matter. They want functional homes with storage.

Nestled in Nature “McWhinney agrees the inventory is long,” admits Kim. “Fortunately, we had the ideal natural location around Houts Reservoir and Equalizer Lake to entice some of Colorado’s best builders who would create a range of quality home styles and designs.” The home products to be offered anticipated the desire homebuyers have to live in multi-generational, diverse socio-economic communities. Young families will enjoy larger homes with backyards and greenbelts as well as playgrounds. As couples age the opportunity to downsize to lower maintenance homes without leaving the community they love will be available.

“But,” she is quick to clarify, “participation will be absolutely optional.” The goal is to provide opportunity and let the sense of community grow from there. New residents will receive a formal welcome to the community as soon as a contract between builder and buyer is signed. The community center will offer wellness as well as social interaction. The operating principle will be to make connecting comfortable for every individual. Social circles also feed on convenience. Kim laughs, “We aren’t just “close” to wonderful shopping and great health care facilities. All those facilities are our neighbors. Right next door.”

A Great Place to Raise Kids With natural areas, bike paths, trails and playgrounds communities like The Lakes provide irresistible enticements for kids to get out and play. Meandering sidewalks create a walk-about pedestrian feel that, again, provides avenues for connection. As a great place to raise kids boomer-aged grandparents, who are drawn to where the grandkids live, will enjoy all the same amenities. Tucked beneath a view of the Rocky Mountains nestled in nature, the community people want is coming to be at The Lakes. A community that looked back to see the best of past neighborhoods and added the best that is to come.

The homeowners association will actively solicit participation giving residents a voice while ensuring that the lifestyle that drew them to The Lakes will be maintained. With the High Plains Environmental Center nearby to consult on sustainable options for landscaping, the community and residents will be water smart. The HPC has helped McWhinney develop landscape plans that use native plants around turf-limited areas for further conservation. Flow meters and water sensors will minimize water usage. Furniture: A Four-way Tie

“The trend in today’s home décor? Color! It is definitely color and texture,” says Bill Kissock of Eastham Home Interiors. “When customers walk in the store, they rave about loving the color in our room vignettes, and they are looking for texture in fabrics as well as wallpaper. Yes, wallpaper has made a comeback adding texture and color to walls.

“When it comes to furniture, comfort is the first prerequisite for furniture these days,” says Bill, “but quality is running neck and neck for top honors. Every piece of furniture has to be made well, sit well and perform well. And almost every piece has to be multi-functional.”

“But,” Bill continues, “Not to worry: the neutrals are still here. They just have new names starting with blue.” Blue tops the list of today’s color trends. From navy, which seems to be the only jewel tone surviving in today’s great rooms, to frost, blue is tried and true. Whether at the deep, rich end of the spectrum or the palest of pale blues, designers and homeowners are splashing in the colors they love with the bright hots of fuchsia, coral and orange in accessories or smaller furniture pieces. One of the age-old adages of color usage in a room has been to underscore the palette with three appearances of black. Brown is that foundational, neutral color these days, and, then, as the primary color in a room scheme, brown also runs a close second to blue as the trendiest. Chocolate, coffee or pecan are the browns are being deliciously topped with deep sea aqua, pale water green or sunlit yellow. The grays are ageless, and there are so many more than 50 shades. On walls in pearly pales or as a densely dramatic area rug on a maple floor the color of butter, gray has been holding strong for years. Gray tinted with red is warming; gray shaded with blue cools like a visual breeze. You go gray, Girl (or Guy). It’s anything but boring.

Endurance for day-to-day usage is important as the sofa withstands the onslaught of the kids, the dog, an occasional wine spill here and a dab of mustard there. Fabrics need to be wipe-up cleanable as well as hold up to the wear-and-tear daily living demands of an active family. Quality counts on the sustainability scorecard. The idea of throw-away sofas inhabiting landfills when their frames and springs give way in a year or two has been tossed out in favor of quality-built pieces that last. The chair


may get new toss pillows for a fresh look or the ottoman may be newly upholstered when the stuffing begins to peek out, but the basic build of the piece needs to withstand time. Multi-tasking matters. Rare is the piece of furniture that performs a single function today. Count the ways people are using a single piece of furniture these days. The new-found functions are wonderfully creative and amazingly kind to family budgets. Even a sofa is often a cozy, toes-up, naptime bed, and multi-tasking is high on the features and benefits list for most other furniture buys, too. The ottoman is no longer merely a foot stool. Omni-functional Otto Man, needs to not only rest weary feet, but also balance a bowl of popcorn and hold a Monopoly board. If he does wheelies around the room to go from fireside seating to sofa-side snacking, so much the better. He is loved for form and function. A sofa table is a console for serving snacks buffet style as well as positioning a lamp at the right height for reading and working with a laptop as a once-in-a-while desk. As a skinny-minnie table in a breakfast nook, a sofa table fits the function perfectly. Plus, what beloved family kitty-cat can resist having a place in the sun atop a well-placed sofa table.

Who knew in the days of single-function furniture that the kitchen step stool, thinking it would live forever in the laundry room, would be so happy functioning as the foot rest under a sofa table desk with the cocktail ottoman nearby holding a cup of coffee while the dog snoozes on the couch whose fabric is carefree?

Trending: Inside Out With extended sunny days, which in Colorado can be twelve months of the year, much of home life happens outside. by De Dahlgren

Refrigerators…kegerators…burners next to grates on the grill….grills designed for longevity not a single season…. patio warmers…water features for aesthetics and watering the dog…herb gardens…privacy screens…comfort from morning coffee to evening fireside conversations. Seating as comfortable as the couch. Outdoor rooms are doing it all and extend a home’s living space. According to Kim Perry, vice president for community design at McWhinney, consumer research validates the emphasis buyers are placing on living outside showing they will actually trade lot size for well-conceived outside living space. While privacy is valued, homebuyers also want to be able to connect with neighbors on walking paths and bicycle trails. It is a matter of social interaction and health for people who want walking, running and biking opportunities as part of their communities. They place high value on community, neighborhood connections and outdoor activities. That brings the story back to gathering in the backyard for a barbeque party. Patios and decks are being designed with expansive, fully-equipped kitchens making the latest in outdoor rooms secondary cooking centers. Zac Knuppel with Specialty Appliances, says, “With the range of new, well-priced outdoor appliances available, homes essentially can have two kitchens – one inside and one out.” The convenience offered with the addition of a

counter, built-in grill and under-counter refrigerator for starters, makes it easy to cook outside almost every day of the year. What household couldn’t occasionally use an overflow kitchen when the cooktop is fully occupied, and the oven is working overtime? “Over the last year,” Zac says, “We have had a surge of customers asking about heating stands and fire pits as well as many of the appliances traditionally reserved for indoor kitchens for their outdoor spaces.” The result is an outside living space with the comfort and utility of spaces inside. John Ketchum, SA store manager, chuckles, “One of our suppliers has a convertible fire pit. Take out the fire bowl, put in the cooler bowl, and during the day – voila – a cooler. When evening comes, flip the bowls, and everyone is cozy around the fire toasting marshmallows.” What a concept! Here’s another: with more pets than children in many households these days, families are finding creative ways to include special features in backyard designs just for the four-legged family members. One such might be an exclusive watering bowl unobtrusively added to the side of a water feature. As the fountain flows, so does fresh water for Fido.



Family Planning Includes 70 Million Dogs by De Dahlgren

Landscaping. Manscaping. Petscaping. The last word first appeared in print on the cover of Boulder County Home & Garden Magazine in the summer of 2013. It is logical step in landscaping considering more than 63% of people consider pets to be family members. Why shouldn’t the four-footed among families have a backyard that’s more than a bone yard? According the Humane Society of the United States, dogs crave the company of family. Studies find that people with dog companions are healthier, get more exercise and are less depressed. For all they offer their humans dogs deserve a little backyard pay back. The added benefit is that petscaping features that fit their individual natures may even curb bad doggie behaviors. Elizabeth Bublitz, who contributed to the Home & Garden article written by Ruthanne Johnson, is the founder of Pawfriendly Landscapes, Inc., Colorado’s only child and pet friendly landscape company. A devoted animal lover and landscape designer, Elizabeth has been a pioneer in creating beautiful outdoor spaces with your pet’s safety and well-being in mind. A running track for exercise makes the path-pounder happy in his or her rounds. Small gravel works best—larger than pea gravel, however, which splatters – to help avoid muddy paws in wet weather.

Clean, fresh water is vital. Tip proof bowls are simple to provide. Ponds, fountains, a low-level bird bath fed by a low-water-use drip system are aesthetic and functional enhancements.

A water feature and ball park for the dog who loves water and chasing balls.

Soft grass for sun basking in favorite places will be appreciated. Toss indoor beds outside to air while providing another resting spot.

Provide shade under trees, pergolas or covered trellis for cool-down areas.

Plants are a special consideration. Consult with a landscape designer and a vet to find the best plants for a safe, endurable environment. Check the ASPCA website (aspca.org) to learn what plants are healthy or toxic for dogs before planting.

Make sure there are windows on the world placed at eye height in privacy fences. Dogs are sociable and curious and like seeing what’s happening in the neighborhood. Think of it as doggie television.

Build or buy a doghouse as refuge from the elements. Face it away from prevailing winds and place it in a space protected from heat and cold. It should be not too big so it’s cozy and not too small so stretching out is comfortable.

Create an overlook so dogs can keep an eye on all they want to survey. Curiosity may have killed the cat, but people, birds and squirrels are entertainment for dogs.

Create a place a dog will really dig. Hollow out a good-sized bowl and fill it with soft ground materials like sand, potting soil and vermiculite. Enticements like favorite toys that are buried encourage the use of the digging spot rather than the rose garden.

All this being said take to the streets with your dog. Get out on the trails many community developments like The Lakes in Loveland are offering. Make a visit to a dog park, also an amenity at The Lakes, or ones provided by city parks departments. New friends will be found for both dog and partner.

Trending: Kitchens – Still the Hottest Room in the House by De Dahlgren

How popular is the kitchen? If the Queen Mother visited she would likely end up in the kitchen with her bum against a counter sipping her tea. The pull to gather in the kitchen is as gravitational as is the desire for appliances that save energy and time while producing fast family meals as well as glammed up hors d’oeuvres. Venting and making up

With all the cooking going on ventilation is key in the kitchen, and there are some new rules to follow.

The hottest new kitchen appliance is a hybrid cross between a microwave and a convection oven. Steam ovens, about the size of a microwave, are replacing one of the double oven duos in many new kitchens today. They cook quickly like convection ovens with the benefit of humidity to keep foods from drying out, and they cook everything a microwave cooks except popcorn or beverages.

“Larger cooking surfaces with high BTU output require sufficient ventilation hoods that draw more cubic feet of air out of the kitchen,” explains Zac Knuppel, kitchen expert at Specialty Appliance in Fort Collins. “As the air draw reaches 400 CFM, building codes require provisions for replacement air.” Generally, the replacement air is provided by a pressure sensitive damper that automatically opens to the outside and closes when the hood is shut down and the need subsides. “When we are providing appliances for new-build homes,” says Zac, “we advise the contractor and HVAC team after the homebuyer has selected appliances to be sure all systems meet the newer code requirements. As homeowners contract for kitchen remodeling projects, larger cooktops or ranges are often installed, and part of the project needs to be retrofitting ventilation systems by adding make-up air supplies. “Part of our sales process is to ensure everyone on the job takes the new codes into account,” says Zac.

As prices come down induction cooking surfaces are making their way into more new-build and remodeled kitchens as either ranges or cooktops.

Secondary refrigeration in the kitchen is enjoying a boom, and the place it is showing up is under the counter. The list includes units that are all refrigerator, all freezer or a combination. Ice makers surpass the production possible with the usual freezer unit. Beverage centers including wine or beer coolers continue to grow in popularity. They come with locks to protect curious toddlers eyeballing the contents.

The technology is based on heat directed to a pot via a magnetic field versus radiant or gas heat. The surface is not hot to the touch; only the pan absorbs the heat. Pots do need to have a magnetic base which means a new set of pans to complement the newer stove. The benefits outweigh the pot cost for those who are selecting induction surfaces. Water boils in 90 seconds which saves energy. Heating is consistent with exceptional control for high highs and low lows like gas. With a smooth surface like a ceramic surface, cleanup is convenient. “Imagine,” says John Ketchum, SA sales consultant and manager, “Using a paper towel on the induction burner to catch bacon spatters without the paper catching fire. When the bacon is done, toss the towel and be done with cleaning.”

WOW! Factor Fridges Tired of the trip to the garage or basement to access food storage, new-build buyers and remodelers are adding refrigeration columns. Freezer columns come 18, 24, 30 or 36 inches wide. Refrigerators are 24, 30 or 36 inches. Wine columns are also available. Depending on space available and the kitchen layout, the columns can be next to each other or across the room. “Placed next to each other, the wow factor of two stainless steel units is huge,” says Zac. “And the convenience—equally huge.”

Packing Up, Moving Out and Settling In by De Dahlgren

Moving is the nightmare most people would avoid if they could. It is for some people, the minority to be sure, an experience in which they find adventure. They look forward to purging closets, cleaning out cupboards, decluttering the garage and unloading college reference books – at last! While the advice is abundant and the checklists are endless, there are four absolutes for reaping the rewards:

Starting Early Early may mean that as soon as the decision is made to start looking for a new home, it’s time to start planning the move. Start making lists with the first one being a timeline for the move. Leave it to Martha Stewart to have one ready-made for downloading at www.marthastewart.com/274838/moving-checklists.

Checklist #1: The Process 1. Declutter Now is the time to have a garage sale, donate, giveaway, move on and start fresh in a new house. There is no sense in packing and dealing with finding a place for that which has been unused for years. Get the first batch of moving boxes – good, sturdy boxes in a variety sizes – and markers. Pick a room, any room, or a closet and make it the first space to be decluttered. Mark boxes with the ultimate destination of their contents. For now leave the items that will move to the new house in the closets and cupboards. If there is time and inclination, designate a day for a garage sale. That day will be the target date for having all destination decisions made. If instead of a garage sale, donating is the best option for castaways, take boxes out the door as soon as they fill. Don’t forget to get and keep receipts for taxes purposes. Start sorting. Be ruthless. Having started early, there is time for one more category: decide later. Some things will take longer to let go of. Allow the time. Chances are after several purgings they will naturally sort themselves into the right box. The point is to move out whatever isn’t going to move on. That also includes furniture. Once a new home is selected, be just as ruthless deciding which pieces won’t fit in based on size, age or style.

2. Pack Thoughtfully To control clutter as the next phase of packing starts, designate one room, space in the garage or basement or a large corner of one room as the packing zone, and pile everything possible in the PZ. Sort by room and specific space within each room. To get the hang of it start with the linen closet and those things that won’t be needed for a while. Leave the kitchen and bathrooms until last. As moving day approaches creating floor plans for furniture placement should be on the master timeline. Stock up on moving supplies to avoid disruptive trips for tape, markers or packing materials. Newspaper, though generally plentiful, is not the best material to use because in the end many items will need to be washed before using to remove ink marks. Soft plastics like bubble wrap can be recycled in most communities as can moving boxes. As items begin to be put into boxes, mark the boxes by room and storage space. Write on two sides as well as the top to be able to spot where the box goes from any angle. Be very specific to save time unpacking. To keep the number of boxes to a minimum, nest items within each other and use towels or t-shirts as packing material. Box as much as possible, however, to protect them during transporting them. Lamps, mirrors and artwork are special concerns, and there are boxes available from moving companies specifically for these items.

Moving day is going to be long and have some stresses no matter how well organized. When the moving crew has moved on, it will be a relief to have a box of first-night, must-have items at the ready. PJ’s for the kids. Toiletries. Sheets. Flashlight. Light bulbs. Towels. Favorite bedtime books or stuffed animals. Whatever nighttime routines require.

As soon as the perfect new home is found, fitting in furniture is the next step. Get accurate room measurements and start an inventory of currently owned furniture that will be moved to the new house. The inventory should also include dimensions of the pieces.

A first-morning box is also a good idea. What a pleasure to know the coffee pot AND coffee, Cheerios, bowls and spoons as well as paper towels and cleaning supplies are sitting on the kitchen counter. Don’t forget pet food, watering bowls and, if there is a cat, the litter box.

Using templates that can be found at office supply stores begin creating floor plans for each room. On moving day, the crew will be thankful that the sofa will only have to be placed and adjusted by a few inches.

5. Moving Day It will be busy. It will be a bit hectic. It will be long. End of day, however, it will be rewarding. There’s a new home coming together quickly to be enjoyed because planning started early and there was time to organize, organize, organize.
