The Riverfront Master Plan has designated The Bridge District as the principal location where the City meets the River. The Riverfront Master Plan and The Bridge District Specific Plan represent the community’s unified vision for the development of a truly modern urban waterfront. Planned bike paths, jogging trails, river kayaking and fishing will provide unmatched recreational opportunities in an urban, mixed-use office setting. Riverfront development in the Sacramento region has historically been vulnerable to flooding. However, The Bridge District is one of the highest locations along the river—higher even than the top of the levee on the Sacramento side of the river. The average ground elevation exceeds the height of most levees along the Sacramento River. Because of this, The Bridge District affords the opportunity to actively embrace one of the region’s greatest natural assets. The Bridge District site is bounded by Tower Bridge Gateway (formerly State Highway 275) to the north, US-50 to the south, the Sacramento River to the east, and the junction of Tower Bridge Gateway and US-50 to the west. This ideal site provides quick and convenient access to the State Capitol, downtown Sacramento, and the Sacramento Airport. The development is uniquely positioned along the highly desirable I-80 corridor, with direct access to the Interstate which connects to the entire Bay Area.

21st Century Values The Bridge District is a new and sustainable infill neighborhood that embodies the best of smart growth principles. Buildings within the District aim to achieve LEED Silver certification, a standard that ensures energy efficiency, indoor environmental air quality and sustainability. The planning of The Bridge District was organized around the relatively new Green Neighborhood Sustainability Standards Program, now under test implementation by the USGBC. The Bridge District development plan provides for moderate to high-density residential, office, retail, service, lodging, medical, governmental and institutional use that has been designed to respond to 21st century values. Many years of detailed, collaborative planning have created the foundation for the landmark projects that will emerge in the District. New roads, ramp improvements, sewer, water and riverfront park amenities totaling $50 million have already been completed. With completion of these improvements, The Bridge District can accommodate and is entitled for up to 12.5M SF of commercial office, hotel and retail use, including 4,500 housing units. Current zoning in The Bridge District also provides the unique opportunity for 2.3M SF of medical use, including a 143-bed hospital. Initial phases, including substantial housing development, are already underway. Now is the best time to secure prominent sites. The much-heralded arrival of Raley Field in 2000 has lead to a focused and coordinated effort to create the conditions for the next wave of the highest standard of development in the Sacramento region – The Next big thing is happening now!

The Bridge District is the largest concentration of developable parcels for new construction close to the downtown core. Connected by the iconic Tower Bridge, the District is the logical expansion of the core area, linking amenities and businesses that can be reached by foot, bike or public transportation.

THE BRIDGE DISTRICT will be home to a new fullservice Marriott Hotel, riverfront recreational opportunities, and is in close proximity to year-round sports and concert venues, retail shopping and historic Old Sacramento.

This connectivity is unique to a major downtown submarket because it provides people with excellent access to the traditional, historic features of the city while also featuring smart growth aspects associated with 21st century development. Other amenities unique to The Bridge District include:

Riverfront Parkway The public promenade and open space along the Sacramento River’s edge is perhaps the most important part of the Master Plan. The objective is to create a continuous network of paths and walkways that tie into regional systems such as the American River Parkway and the West Capitol Avenue Bikeway to Davis. The strong “green backbone” on the banks of the river will provide many exciting recreational opportunities, including shaded walkways, seating areas, river overlooks, fishing and boating opportunities, picnic and play areas and places to learn about nature.

Raley Field In addition to being the home of the AAA Sacramento Rivercats, Raley Field hosts an impressive schedule of concerts and community events. In 2013, Raley Field will host 72 baseball games, the English Premier Soccer Club, football games and many other events. The Rivercats will also celebrate their 10,000,000th fan since opening in 2000.

Old Sacramento The Bridge District is located within walking distance of Old Sacramento. In addition to the California State Railroad Museum, Old Sacramento is home to over 30 different restaurants and cafes, ranging from fine dining to fast and casual offerings.

Hotels The Bridge District will be home to a new 343-room fullservice Marriott Hotel, the first full-service Marriott to be built near the Capitol. The Marriott development will also include a 20,000 SF conference center and 493-car parking structure. The project will be funded through a combination of public and private financing. The project is slated for completion in 2015. This is in addition to the number of rooms already existing within a two-mile radius of The Bridge District.

Crocker Art Museum Founded in 1885, the Crocker Art Museum is one of only 800 institutions across the United States and the only museum in the Sacramento region to be accredited by the American Alliance of Museums. In 2010, the museum completed construction on a 125,000 SF $100 million expansion, nearly tripling the size of the gallery. In the following year, the Crocker enjoyed record numbers in attendance, opening its doors to a quarter million visitors.

Sacramento Intermodal Transportation Facility Starting in the summer of 2013, the City of Sacramento will begin transforming the historical downtown train depot into a transportation hub for passenger trains, light rail, buses, taxis and rental cars. The renovation project will result in a modern station that improves connectivity across all current transportation platforms and accommodates future infrastructure growth.

Kings Arena and Entertainment District Planning is already underway with environmental and design review for an approximate 700,000 SF arena that will be surrounded with ±300,000 SF of new retail construction and additional new/remodeled office space.
