Years ago when someone wanted to tear a building down and put up a new one, they’d put the bulldozer to work, demolish a building, grind it up and haul it to the landfill— where it would remain useless, an eyesore for future generations to discover.

Irresponsible demolition wastes tons of concrete, drywall, masonry and wood that could be reused or recycled into useable products.

Times are changing.

As our country becomes more environmentally conscious trends are moving away from out-and-out wasteful practices to ones that leave a smaller footprint on the environment.

Instead of demolition— the wave of the future is deconstruction or the careful dismantling of building components with the goal of reusing as much as possible.

Deconstruction can be as simple as taking out old cabinetry, windows, doors, appliances and bathroom fixtures or as labor intensive as taking apart an entire building’s frame.

Green building practices can include salvaging useable lumber and using it for other projects or for co-generation energy, finding a use for aggregates reclaimed from crushed concrete and grinding drywall scraps for use as an onsite soil amendment.

Products can also be repurposed. For instance, a homeowner could opt to use an old antique-style door for the top of a retro dinner table.

Few contractors specialize in deconstruction, says Valerie Navarro with Living Elements, Inc.

Living Elements, Inc. is part of the Cleantech Innovation Center (CIC) located at 2015 Challenger Ave. in Oroville.

CIC is a place where new ideas, such as deconstruction, come to grow into profitable businesses, products and careers.

Living Elements is taking advantage of it’s location and partnerships to become a kind of all-in-one center focusing on green and conventional construction from the initial planning stages all the way to construction.

“It’s kind of a niche market,” she said.

While not many people have even heard about deconstruction in Butte County, in contrast it’s commonplace in San Francisco and Boston, Massachusetts where Navarro and her business partner Gretchen Harris are from.

“It’s an important service,” she said, “The chief goal of deconstruction is to keep debris out of the landfill.”

By offering the public a place where everything is under one roof, Navarro hopes to better educate the general public and contractors about deconstruction and reuse practices.

Homeowners can come to Living Elements, Inc. and ask them to assess their homes to determine what can be recycled, reused and repurposed.

Navarro has many examples of the way things have been repurposed at Living Elements.

Joe Matz Recology Navarro and CIC have partnered with the Valley Contractor’s Exchange, Butte College and Chico State University’s building/construction management department, so contractors have a place where they can learn about new green building practices, including deconstruction practices.

It’s job creation at it’s finest. Students can come here to be trained under the same roof as the contractors and businesses that may ultimately hire them.

“When deconstruction is planned and all the partners are in place, it is a monetary and environmental win,” Navarro said.

Living Elements, Inc. has also partnered with Recology (formerly NorCal Waste Management) to bring a planned deconstruction effort to the county and make it more mainstream.

In essence Living Elements, Inc. will handle the initial deconstruction process and Recology will handle the recycling aspects of deconstruction.

“We hope to one day be taking stuff out of the landfill instead of putting it in,” said Joe Matz with Recology.

Reducing the amount of products headed to the landfill is something most people want to do, says Butte County Recycling Coordinator Steve Rodowick.

Green building practices are becoming more popular due to consumer education and some local governments are taking notice by requiring builders to submit a recycling plan along with their building plans.

“People want to do the right thing,” Rodowick said.

“Many people do try.”

However, Rodowick admits many people still need to be educated about what the land fill accepts and on how to load those products.

The Neal Road Landfill does accept most building materials. Proper preparation and sorting of materials will greatly reduce the disposal cost. The landfill will accept untreated and unpainted lumber, scrap metal and appliances. Crushed concrete and asphalt broken down into small pieces are accepted at no charge.

“By loading items so they are easily separated from the residual waste, you’ll reduce your waste disposal fees,” Rodowick said.

home inspector Mark Cannella finds that many homeowners still don’t understand the value of a home audit.

“Most of my customers come to me because they aren’t comfortable in their homes,” he adds Cannella, a partner and trainer with Pro Energy Consultants in Naperville, Ill., a franchise that serves as a network of certified energy auditors.

Yet air leakage accounts for about 30 percent of heating expenses, experts estimate. As homeowners continue to look for ways to save money, making a home more efficient by sealing is a good way to start.

ENERGY AUDITS HELP HOMEOWNERS determine how and where a house is losing energy. They evaluate the efficiency of your home’s heating, cooling and electrical systems.

Cannella says a good home audit can also create a cozier and healthier home with improved air quality.

“Audits take takes guess work out the equation. It answers questions about why rooms are cold and hard to hear, and what may be causing dry skin in the winter,” he says.

Homeowners can use one of several do-it-yourself guides available online to assess their home’s enclosure. The U.S. Department of Energy, for instance, offers a walk-through guide on its energy efficiency and renewable energy Web site, www.eere.energy.gov.

A PROFESSIONAL also can perform a more detailed audit using tools, such as a blower door test, thermal imaging and infrared scanning, duct-leakage testing and air-flow evaluations. In some states, local utility companies offer free or discounted energy audits to their clients.

lems identified in an audit, it’s important to request a post-test to verify that the work was properly completed and to re-establish ventilation and infiltration rates.

Don Pyle, owner of All American Home Inspection Services in Newark, Del., says a professional home auditor should not try to sell anything but rather help you make a more informed decision about how to reduce home energy cost.

He says that most homes that he has inspected have air leaks.

“Sealing the home is how you’ll get the biggest bang for your dollar,” he says.

Cannella adds that air sealing keeps your home at a comfortable temperature all year long.

Check for leaks in gaps along the baseboard or the junctures of the walls and ceiling. Other common places for leaks: window frames, fireplace dampers, electrical outlets, mounted air-conditioning units, plumbing fixtures and attic hatches.

The caulk and weather strips should not allow for any gaps or cracks. If so, they should be replaced. Pyle suggest also checking caulking in the exterior of the home, around doors and windows.

AN AUDIT ALSO REQUIRES that you check that the heating and cooling systems in the home appliances are well maintained. The U.S. Department of Energy estimates that 56 percent of energy use involves heating and cooling. The equipment should be checked once a year.

Pyle says that an audit forces homeowners to become aware of problems they didn’t know existed.

The difficult task is to determine the biggest return on your investment.

The City of Seattle and King County Green Tools publishes a comprehensive guide with many payback options. They have determined that – in addition to air sealing through caulking and using weather strips – the following tasks offer paybacks in less than two years, if not immediately. +

• Replace furnace air filters regularly.

• Insulate hot water pipes and install heat trap fittings at flex connections. Insulate the first five feet of cold line.

• Install low-flow efficient showerheads and faucet aerators.

• Install gaskets behind electric outlets and switch plates on exterior walls.

• Dust baseboard and wall heaters.

• Install programmable thermostats.

• Install plastic storm windows.

• Install dimmer switches, photocells, timers and motion detectors.

• Install a insulated panel or cover to seal the fireplace when not in use.

Deconstruction isn’t for everyone or for every project.

“It takes time because materials need to be sorted,” he said, “so if you have a client with a tight calendar, then it might not be possible.”

However, deconstruction can be cost effective by cutting waste disposal costs and in some cases by adding up tax deductions with each building material donated to a nonprofit, such as Habitat for Humanity’s The Restore located at 220 Meyers Street.

Consumers can benefit from other consumers who choose to donate their products to The Re-Store.

Here, you can shop for donated doors, windows, appliances, tile and flooring and hardware all at 50 to 75 percent off the retail price. Inventory changes daily, depending on collected donations. If you see something, buy it because it probably won’t be there tomorrow.

“We are kind of like a thrift store for building versus Home Depot,” said Own Bettis, Re-Store Director. “We accept anything that is not broken and you could put into your home for reuse in someone else’s house.”

Get Your INSULATION Right

Choosing the right material can help your home’s comfort level, and save you thousands

E

XTRA INSULATION is a sure way to increase your existing home’s indoor climate comfort while also decreasing energy bills. But, “think pink” isn’t the only answer when it comes to picking the perfect insulation for your home’s needs.

While traditional fiberglass batts are a popular choice among homeowners, there are several different types of insulation materials to properly insulate your home. The U.S. Department of Energy claims that with the right materials, owners can reduce their heating and cooling costs by as much as 30 percent.

The three main categories of insulation commonly used are fiberglass, cellulose fiber and foam materials.

Fiberglass, most commonly used, comes in a variety of product types, including unfaced, faced and poly-encapsulated batts and rolls, and both loose fill (blown-in) or spray-applied varieties. Cellulose insulation, which is primarily made from recycled newspaper, can be blownin or spray-applied. And foam insulation, including opencell and closed-cell foam, is sprayed in place.

WHICH IS THE BEST MATERIAL FOR YOUR HOME? That depends on your goals, the areas in which you require extra insulation and your budget, says Bruce Harley, technical director for Conservation Services Group, an energy services firm in Westborough, Mass.

“Fiberglass batts are cheapest but actually take much more care to install properly than most people bother with,” he says. “Blown or loose-fill products have a big advantage in attic spaces in that they cover everything, settling into cracks and gaps between existing insulation pieces and forming a continuous layer. Sprayed urethane foams are great because they seal the air leaks as they go in, but they are expensive.”

FOR EXISTING HOMES, IT’S IMPORTANT to carefully consider the area that will be insulated, Hamilton advises.

CELLULOSE INSULATION IS A WISE CHOICE for renovation projects where full open access to the wall studs or the attic is not possible, says Christopher Colby, a principal at Spire Architecture in Millbrook, N.Y. “Cellulose can be blown into wall cavities or hard-to-reach attic spaces. It’s also one of the most environmentally friendly insulations on the market because of its highly recycled content. Over time, however, cellulose could suffer from settling, which causes air leaks.”

Spray foam, however, is not only a solid insulator, “but it also stops air infiltration, creating an air-tight structure,” says Colby.

Colby says that fiberglass costs anywhere from $1.75 to $2 per square foot. Spray foam insulation, which typically needs to be applied by a professional, runs closer to $2.50 per square foot for a six-inch-thick layer. Cellulose usually falls somewhere in the middle and, like fiberglass, can be installed yourself.

“Between blown-in fiberglass and blown-in cellulose,” says Harley, “I prefer cellulose because it settles more easily to a normal density during installation, which helps ensure that you get the R-value you’re paying for.”

AN “R-VALUE” IS A MEASURE OF THERMAL RESISTANCE. The higher the R-value number on an insulation product, the greater its effectiveness at insulating. The number you need depends on the location in your home; the attic should have the highest, while the basement needs the lowest.”

Moreover, according to data from Harvard’s Center for Public Health, 65 percent of all U.S. homes are under-insulated. If your home was built more than five years ago, there’s a good chance you stand to benefit from upgrading your home’s insulation, says Mark Ziegert, senior brand and marketing communications manager for Johns Manville, an insulation and roofing company in Denver..

Which R-value Where?

The higher the R-value on a material, the better it insulates.

Insulation expert Mark Ziegert says that the following R-values are recommended, ranging from good to best: - Attics: R-30 to R-49 - Cathedral ceilings: R-19 to R-38 - 2x4 walls: R-13 to R-15 - 2x6 walls: R-19 to R-21 - Floors or crawl spaces: R-19 to R-30 - Basement walls: R-11 to R-15

“THE SAVINGS COULD BE SIGNIFICANT,” he says. “The typical household spends about $1,500 annually on utility bills, and nearly half of that is spent on heating and cooling costs. Also, the right insulation can create a quieter, more comfortable living environment because it absorbs sound transmitted through walls and floors.”

As further incentive to add to or improve your home’s insulation, Ziegert notes that in 2010, homeowners can qualify for a tax credit of up to $1,500 or 30 percent of the purchase price of insulation or other qualified energy efficiency products. +

ou are a do-it-yourselfer. You enjoy tackling projects around the house and spend many weekends doing so. While you are skilled in many areas, you most certainly are not a carpenter. You can’t cut a piece of wood straight, much less make the cabinets you need to house the entertainment components in your family room. You need a carpenter.

CARPENTERS GENERALLY FALL INTO TWO CATEGORIES: rough or finish. Rough carpenters specialize in building homes, particularly in framing them and making sure everything is level, square and plumb. Finish carpenters specialize in the detail work, installing trim, banisters and the like. Some finish carpenters specialize in building cabinets and furniture. They are known as cabinetmakers. Since you are interested in cabinets, you might want to look for a cabinetmaker or a finish carpenter who has experience in building cabinets.

Conduct phone interviews and find out about the carpenter’s skills, qualifications, availability and fees. Discuss the work you would like to have done and see if they are interested.

Then you can meet with each candidate face to face and find out more. Make sure you ask to see a sample of their work and get a list of references. Discuss with the carpenter again the work you would like to have done and ask them to give you an estimate in writing.

Once you find a carpenter you like, hire them and ask them to write up a contract for the work. This will ensure there are no misunderstandings. Work out a schedule with the carpenter and keep in contact with them to ensure they meet your expectations. +

IT BY BIT, you’ve been updating your kitchen, refacing the cabinets, repainting the walls and replacing the light fixtures. You’ve ordered new countertops, and while installing those, you’d also like to replace your sink. The cast iron sink currently in your kitchen has seen better days. Not only is it old, but it’s stained and just doesn’t work for all of the cooking you do. The time has come to go shopping, and get ready, the number of choices available will astound you.

THERE ARE MANY TYPES OF KITCHEN SINKS on the market today, and the materials they are made of vary just as much as the styles. Some of the more common styles include: • FARMHOUSE SINKS. These have an apron and can sit on top of the countertop or be mounted underneath. They are generally fairly deep.

• PREP SINKS. These are fairly small and serve as a second sink. They work well for homeowners who entertain a lot or have more than one cook in the family.

• TROUGH SINKS. There are long and lean and allow for more than one faucet and drain, making them convenient for kitchens with multiple cooks.

THESE ARE JUST SOME of the more common sink choices. You are sure to come across more, including the traditional sink, which sits on the countertop. You will also find sinks made of a variety of materials from stainless steel and copper to natural stone and porcelain to go with any décor. +

• SEAMLESS SINKS. These are part of the actual countertops, providing for a seamless look. They also eliminate the crevice between sink and countertop, making cleanup a breeze.

• UNDERMOUNT SINKS. These are designed to fit under the countertop, making cleanup easier.

Homeowners simply wipe whatever debris is on the countertop into the sink.

• VESSEL SINKS. These sit on top of the countertop, and because they are higher, require less bending over. Although once reserved for bathrooms, vessel sinks are now being designed specifically for kitchens.

e’ve all heard the saying before, “If it sounds too good to be true, then it probably is.” So why is it that people continue to fall for scams, especially shady home improvement scams following natural disasters like floods or fires?

Perhaps it is because people are most vulnerable and most desire some normalcy in their lives after a disaster.

All they want is for things to be back to normal, so some people will hire the first contractor who comes along – just to get the job done.

THE CALIFORNIA STATE CONTRACTOR’S Licensing Board offers a wealth of information and advice for not only victims of natural disasters but also for individuals who want to build their dream home or just want to do a little remodel or get new windows installed.

Perhaps the most important step you can take to avoid being scammed is to make sure the person offering to do the work is in fact a licensed contractor.

UNDER CALIFORNIA LAW, anyone offering to do home improvement work valued at $500 or more (including labor and materials) must be a licensed contractor.

If they aren’t licensed, you don’t have as many protections under the law and could end up losing your shirt in the process – so verify that the person working on your home is a licensed contractor even if it’s a small job.

CONTRACTORS CARRY A POCKET LICENSE, so if someone comes to your door and makes you an offer you can’t refuse, just ask to see the pocket license. If he or she can’t show you the license or a home improvement salesperson registration card and a photo ID to verify the license belongs to him or her, then be wary.

If the person claims to be acting on the behalf of a reputable contractor, call to verify the truth of the statement.

In all cases, write down the contractor’s license number and verify it on the California State Licensing Board Web

GET EVERYTHING IN WRITING (no verbal contracts) and write up the most detailed contract you can think of – from exactly how the project is to be completed (what materials are to be used and how they are to be installed) to the payment details.

By law, contractors cannot request a down payment of more than 10 percent or $1,000, whichever is less.

As the work is progressing on your project, make sure you don’t let your payments get ahead of the work schedule — or you could be left with an empty bank account and an unfinished project.

ASK FOR RECEIPTS AND KEEP THOROUGH RECORDS of everything you spend, including dates, check receipts and even materials receipts.

Get an accounting of everything you pay for so you are assured you aren’t also paying for materials for projects other than your own.

And when it is all completed, hold off making your final payment until you are completely satisfied and your local building department has signed off on it.

Whatever you do, don’t take the first bid that comes your way. Even though things can be stressful after a disaster and it might appear that every contractor in town is being snatched up before your eyes, get at least three bids. Get references and check those references.

Your home is most likely your biggest investment, so treat it with the respect and reverence it deserves. Don’t cut corners, and resist the temptation to be cheap.

• Don’t rush into repairs, no matter how badly they’re needed.

• Don’t just hire the first contractor who comes along.

• Don’t be victimized by someone making a doorto-door presentation, offering to do repair jobs or home improvementon the spot, and requiring a cash deposit.

• Even on the smallest job, you must get proof that the person you are dealing with has a contractor’s license in the trade for which you expect to have the work done.

• Get a written contract that contains all the details of the job to be performed.
