Welcome Welcome to the 2009 Denver Luxury Home Tour! And, congratulations! You’ve taken the first step on an incredible summer journey that will take you through some of the most fantastic, new and ready for sale, million-dollar homes in the Denver metro area – homes that might never have been seen before. From June 5 through July 5, you will have the special opportunity that most people only dream about. The Denver Luxury Home Tour offers you an extraordinary peek into some magnificent homes that range in value from $1.1 to nearly $6 million. As you tour these fabulous homes, take notes and pictures. Let your imagination wander as you dream about what you can do in your current home, or for your next home. Whether you’re interested in how new luxury, custom homes are built, the latest in green technology, the best in energy-efficient appliances, or some of the more interesting high-end finishes in home building today, you’ll find it all here in the 27 homes of this Tour. The 2009 Denver Luxury Home Tour is produced by the Home Builders Association of Metro Denver (HBA). Typically, we produce the annual Parade of Homes which is a single-site tour of five to eight new custom homes. However, this year we felt it would be more prudent to help our builder members who have alreadybuilt custom luxury homes that are ready for sale. These 27 new homes that you are about to tour have a total value of around $55 million. They have not been lived in. They are for sale and they exemplify the cutting-edge technologies and newest architectural designs used by home builders today. We think you will be pleasantly surprised at the quality craftsmanship you’ll find in each home, and as a bonus, if you choose to visit all 27 homes, you’ll discover some of the Denver area’s greatest neighborhoods. Some are old and established, some are brand new. Some are gated and private and some have special amenities that just might offer what you’re looking for in your next home. Our participating builders and neighborhoods welcome your visit. You’ll be greeted by professional staff and, in most instances, by the builders themselves, or their representatives. In addition, this year’s Tour is being made possible by the generous support of our sponsors: American Furniture Warehouse, Comcast, The Denver Post and 9NEWS. Each has contributed thousands of dollars and expertise to help make this Tour a memorable and enjoyable experience for you. The Denver Luxury Home Tour also helps people with special living needs. A portion of the proceeds supports the Home Builders Foundation, which lends a hand to people by building home enhancements like wheelchair ramps, accessible entry points, and other amenities. The Denver Luxury Home Tour showcases our builder community and helps you understand more about home building. Whether it’s luxury homes, custom homes, master-planned communities, affordable housing, or remodeled homes, home building plays an important role in our economy and quality of life. It adds to the growth, sustainability and values of our neighborhoods, as well as providing numerous benefits for you as a home owner. Enjoy your Tour and thank you for visiting the Denver Luxury Home Tour!

With best wishes,

How to Enjoy Your Tour Imagine finding the home of your dreams; walking through multi-million luxury homes without having to pay the mortgage; learning about some of the most cutting-edge construction, design and decorating ideas of today; having a blast going on an outing with your friends and family; exploring some old and new neighborhoods‌this is the 2009 Denver Luxury Home Tour! The Tour is pretty big and covers a lot of territory. If you’re looking to enjoy a fun, memorable outing, read on:

Steps: 1. Plan Ahead. Several days before you go on the Tour, plan your trip. Depending on your point of origin, you can easily see five homes or more in one day, or half-day, if you’re ambitious. Plan your route. Look at the map and directions on the website (www. DenverLuxuryHomeTour.com). Check the website for days and times the Tour is open. Also check the website for rules. There are some items you will not be able to take into the homes. If you have younger children, pack

lunches and water bottles or plan ahead to enjoy some of the restaurants along the way. Finally, leave with a full tank of gas, or better yet, invite friends and family to carpool. 2. Buy Your Tickets. You can only buy your tickets online (www.DenverLuxuryHomeTour. com) or at King Soopers locations. Check the website for ticket prices. When you arrive at your first home, you’ll receive a Tour Passport which will then be stamped at each home you visit. Will you be the first to see all 27 homes?

3. Arrive at Your First Tour Home. PARKING. Most Tour homes require that you park on the street in the neighborhood. A few will have designated parking areas. Be courteous of the neighborhood and observe all city parking and speed regulations. Lock your car and valuables. The Home Builders Association of Metro Denver and the participating builders are not responsible for any loss or damage to property, so take the normal precautions you would whenever you go to any public event. TICKET. Show your ticket and get your Passport and have it stamped. THE OFFICIAL GUIDE. Pick up a Guide and keep it with you. It gives information about each home, plus a map, rules and directions. THE HOMES. Keep in mind, these are luxury homes and the builders plan to sell these homes. Please treat these homes as you would like a visitor to treat your own home. QUESTIONS? A staff member (in a brown shirt), builder and/or representative will be in each home to answer your questions. PHOTOS? By all means, feel free to take pictures and notes. Hopefully, you’ll get some great ideas for your current home or your next home. RESTROOMS. Refer to the Official Guide or the website. Some of the Tour homes provide public restrooms, and some do not. So, plan accordingly.

Tips: n Plan to stop for breakfast, lunch or dinner during your Tour. Consult your newspaper or the Internet for some of the fine restaurants in the neighborhoods you will be visiting. Note: There are no concessions at the homes. n A majority of these homes provide wonderful views of the Front Range, open spaces, cityscapes, etc. Remember to bring your camera.

Home Builders Foundation There comes a time in the life of an organization when it faces a defining moment. It is in these trying times that the true grit, heart and merit of the organization and its leaders rise to meet the challenge. Changing Lives by Making Homes Livable

had contractors who could solve their problems.”

That defining moment arrived on the doorstep of the Home Builders Foundation (HBF) last year when the Jaramillo family of Thornton asked for help.

Fortunately for the Jaramillos, Hoover and her board of directors put out a plea for help and it was answered. Monarch Design-Build, an award-winning design and home building firm in Denver, volunteered to act as the Builder Captain for the HBF and then partnered with several subcontractors and suppliers.

The two teenage sons of John and Murrine Jaramillo were both diagnosed with muscular dystrophy — Jordan, when he was eight, and Donovan when he was 10. Now 18 and 16, respectively, they are confined to living in their beds as their muscles have grown so weak they can no longer move or care for themselves. And, now that they are older, their parents can no longer lift or move them to help the boys with their daily needs.

The remodeling project, valued at about $45,000 is in full swing. Hoover said the project involves widening doorways, converting two small bathrooms into one large bathroom and the addition of a therapeutic whirlpool tub. In addition, several upgrades to the home have been added including new electrical, lighting, paint and flooring Left: Jordan Jaramillo, Paige Lentz, Monarch Design-Build; Enrique Estacuy, supervisor, Monarch Design-Build; and Charles Bower, general manager, Monarch Design-Build.

throughout. The most critical part of the work involves the installation of a lift (provided by Accessible Systems), which will assist the parents in lifting and transporting the boys from their beds to the new bathroom and back. Soon, the Jaramillo family will have their home back, but it will be remodeled to serve their special needs. And, their lives and the lives of the boys will be immeasurably improved thanks to the gracious support of volunteers who have donated their valuable time, money and supplies to make the Jaramillo’s home workable and livable for them. The Jaramillo’s three-bedroom home was in desperate need of remodeling to accommodate the boy’s daily health care needs. “When this family came to us,” says Cindy Hoover, executive director of the Home Builders Foundation, “I honestly didn’t know if we could help them. Their needs far exceeded the kind of remodeling services we’ve been able to offer in the past, and I frankly didn’t know, at that time, if we

Home Builders Foundation Thanks to the collaborative efforts of the home building industry, the HBF is able to provide home accessibility solutions and modifications for families with disabilities, and a financial need. Hoover said, “The home building industry in greater Denver is an extremely generous and compassionate group. Through the HBF they do what they do best by renovating homes for families with severe challenges. These home renovations not only positively impact the individual that is handicapped, but affects each family member by offering some ease for everyday tasks that we, in general, often take for granted.” Since 1993, more than 1,000 individuals have been touched by the Home Builders Foundation.

the HBA. In a typical year, HBF volunteers will complete 30-40 projects, with a total value of nearly $700,000—with more than $500,000 of that total given in donations of labor and materials. Projects range from building a wheelchair ramp, remodeling a kitchen or bathroom to accommodate accessibility needs, to fully constructing a home addition. Beneficiaries of the HBF’s work often comment that their quality of life has improved tremendously because they have more independence and the opportunity to fully navigate their home.
