W
hen Moab Folk Festival founder and producer Melissa Schmaedick began planning her first event 15 years ago, she and a group of friends came up with a “wish list” of artists they wanted to see perform. Four of those on the wish list – Bruce Cockburn, Ray Wiley Hubbard, Jonatha Brooke, and Dar Williams – performed at the Moab festival two years ago.
This year’s 15th annual Moab Folk Festival, November 3-5, features Donna the Buffalo, another favorite from that list of artists comprised long ago. The five-member band is known for its highly danceable music with roots in old-time fiddle, spliced with elements of Cajun/zydeco, rock, folk, reggae and country. The group is scheduled to close out the ball field’s Saturday show, November 4. Schmaedick says she founded the folk festival shortly after she moved to Moab in 2002, for the purpose of recreating the “spontaneous community” she experienced attending music festivals and gatherings growing up with “hippie” parents. “I love the ‘spontaneous community’ the Moab Folk Festival creates every year – and how we embrace the performers into our community,” she says. “Donna the Buffalo harkens back to the music that I would see at festivals with my parents growing up. One of my favorite songs by them is ‘I Love My Tribe’ which just about sums up the way I feel about my community.” Folk music, also known as “Americana,” or “roots” is “the music of the people,” says Schmaedick. “It’s a broad umbrella of what encompasses the roots of community; it’s how the story is told.” The music festival is just one of several programs that fall under the umbrella Friends of the Moab Folk Festival, a nonprofit run by a board of directors of which Schmaedick is president. The Friends organization also includes the Moab Folk Camp; music education for local students; outreach to senior citizens; a free concert series in July; the Moab Community Stage; free public workshops; and special performances for schoolchildren.

Moab Mayor David Sakrison remembers when Schmaedick approached him as mayor fifteen years ago with the idea of establishing a music festival in town. “I was in favor from the get-go,” he says. “The local people get enjoyment out of it. She does a marvelous job. It has blossomed over the years and gets better year after year.”
Always held in early November before Moab businesses slow down for the winter, the festival provides “an extra boost going into the end of the year,” Sakrison says. “It draws a different kind of tourist than what Moab sees during the summer. Music education outreach
During the festival weekend, on Saturday and Sunday mornings, “local bluegrass star” Eric Jones will lead a free live bluegrass session outside at Sun Court next to Star Hall. Students and parents with the BEACON Afterschool strings program will sell coffee and pastries during the jam session, reaping 100 percent of the proceeds. Supporting this worthy afterschool program “fits nicely with our goal of investing in our community,” Schmaedick says. The Grand County Education Foundation sells coffee and pastries at the festival’s evening venues – a fundraiser for that organization as well. A long-term goal of Friends of Moab Folk Festival is to create a yearlong presence in the local schools – teaching kids the various elements of music. Each year visiting artists perform assembly concerts at each of the schools. The musicians talk about their instrument and background, before playing music for the students. “The kids love it; they clap hands, stomp their feet,” says Taryn Kay, principal of Helen M. Knight Elementary School. “For many of them it’s one of the only opportunities to experience this type of art. We’re rural; small; out of the way. This is world-class music. The performers are really great. It shows them if they have a passion, and can play an instrument, and can sing, they can make a living doing this.” Schmaedick intends for the festival to eventually add recording, producing, sound engineering and instrument building to student offerings. “With that in mind, this year we’re bringing two weeklong in-service programs to the school,” she says. Internationally touring fiddler Laura Cortese is coming to Moab a week before the folk festival to teach BEACON orchestra students new violin skills. Students will learn and rehearse two fiddle tunes Cortese wrote and orchestrated for strings – so the students can read

the music. “I will teach fiddle techniques – things you do as a fiddler you would never do in a classical piece,” Cortese explains. “Fiddle music is something you hear, transmitted from person to person. There is a lot of nuance that can’t be written down.” Students will perform a “locals only” show Thursday evening after their three days of working with Cortese. “We will build the arrangement together as a class,” she says. Cortese’s intention is to inspire passion in students to continue playing music once they leave school. “As a young fiddle player who started in orchestra, I didn’t find a real interest in music until I went to fiddle camp,” she recalls. She says she was surprised to see adults in their 40s and 50s at the fiddle camp, picking up the instrument they had played in their youth and then set aside. “As I travel the world, I’m always reminded of the young me that chose to stick with this,” she says. Even highly dedicated orchestra teachers can find it difficult to maintain excitement in the classroom – Cortese believes bringing in someone new can infuse energy by exposing students to something perhaps they hav-
en’t heard before. “I’m hoping what I bring is unique and will capture the interest of just enough of them to make music a part of their life throughout.” Laura Cortese and the Dance Cards will perform Sunday in the ball field at 1:30 p.m. A second music education outreach workshop involves Cara Luft (formerly of The Wailin’ Jennys), who will teach a voice class in the afternoon to GCHS theatre students. These in-service programs are “the beginning first steps we’re taking to have a more robust educational program,” Schmaedick says.
Community offerings
According to audience surveys, the festival’s “hidden jewels” are the free workshops available to the public, says Cassie Paup, assistant director, and the only paid staff. (Schmaedick volunteers all her time.) “They’re intimate; you’re so close to the performers,” Paup notes. “It’s a personal experience.” This year’s workshops include one on permaculture at the community garden on Sunday, followed by a screening of the movie “The Shopkeeper” – about the
challenges facing independent music recording studios during an era of streaming music from the Internet. Another workshop will feature an interview with Grammy Lifetime Achievement award winner Tom Paxton. Prior to Paxton, will be a singer-songwriter in the round, featuring Don Henry and Jon Vezner (who are co-billed with Paxton), supported on guitar by Nina Gerber. In July, Friends of the Moab Folk Festival teamed up with KZMU Community Radio, the city arts department, the Moab Farmers Market, and local businesses to produce the town’s first free concert series – another longstanding goal of the festival. When Schmaedick founded the Moab Folk Festival years ago, she sought to capture the magic she experienced as a child attending musical gatherings with her parents. Bringing people together over music was something she wanted to create in her new home. “One of the things I value about our support is that it covers a wide spectrum – it’s representative of our community. People always ask me, why? – for me, it’s because when I came to Moab I was in search of making connections with the community where I planned to live.” n

A
lthough selling real estate is typically not considered a hazardous occupation, longtime Realtor Norma Nunn has experienced her share of precarious situations.
Like the time many years ago that she accompanied a prospective client to show him a remote property near the La Sal Mountains. During the drive, he pointed a gun at the petite Nunn. “I kept talking,” Nunn recalls. “He wanted to talk. It’s hard to do when you have a gun on you. But, I kept asking him questions, keeping him calm and talking.” The disturbed man ended up dropping her safely back at the Moab office where, once inside, she remembers she promptly “collapsed.” Another time, a client asked to be picked up at his hotel before going out to look at property. Though meeting out-of-town prospects where they’re staying is not unusual, something in her “gut” made Nunn bring along her office manager, the late Delbert Oliver. Oliver, who was a large man, walked in front of Nunn as they approached the open hotel room door. Oliver surprised the man, who “jumps out of the bathroom stark naked,” Nunn recalls. Oliver had positioned himself in front of Nunn as they approached the open hotel room door. “I did not have to see it! And I never saw him again.” Oliver’s widow and former Nunn colleague, Glenna Oliver, continues a friendship with the now 84-year old Realtor. “What I remember most is how dedicated Norma is to her clients,” Oliver says. “She’d take their pets to the vet; their kids to the doctor. For the people she’s working with, whatever their need is she’d take them under her wing and guide them through it.” Fortunately, unsavory clients are the very rare exception. Much more common are the people who are grateful for Nunn’s help in finding them a home. Clients often take her out to dinner, or bring gifts from their vacations, says Doug McElhaney, who works with Nunn at Arches Real Estate Group in Moab. McElhaney likes to joke that Nunn is the only Realtor who has managed to make a lawyer give her the “shirt off his back.” A “prominent local attorney” with whom Nunn has worked, gave her his Patagonia fleece jacket after she admired it. Lifetime Achievement Award
N
unn was honored on September 29 with the Lifetime Achievement Award at the Southeastern Chapter of Utah Central Association of Realtors annual real estate election meeting in Moab. Nunn began her career in 1972, with Strout Realty. She later worked at All American Agency, which merged with Century 21, and is now an independent agency known as Arches Real Estate Group. Prior to selling real estate, Nunn had worked in California in a bank, and as a flight attendant for United Airlines. Nunn also raised Arabian show horses for a spell, in partnership with her brother and sister-in-law in Libby, Montana. “It was great fun,” she says. In California Nunn owned a floor covering business with her husband Richard, before moving to Moab in 1971, where Richard fulfilled his dream of buying and operating a cattle ranch. They sold the ranch on Wilson Mesa in 1991. When you talk with her colleagues it’s easy to see why Nunn would be given the Lifetime Achievement Award. Real estate broker Valerie Brown calls Nunn her “idol” and the “epitome” of a professional. “She’s the most tactful person I’ve ever met,” Brown says. “No matter the client – whether it’s a high-end sale or a first-time homebuyer she does her very best to get them what they need. It’s been wonderful to observe and learn from her.” Over the past fifteen years, Katy Gullette, who owns Kokopelli Lodgings in Moab, has bought, sold, and investigated more than 40 properties with Nunn’s help. “I exclusively use Norma,” Gullette says. “She’s the best Realtor I’ve ever had, and I’ve had quite a few. She’s super conscientious. She’s always looking out for my best interest – even if she might lose a sale.” Gullette recalls a time when, after closing on a property, the seller had left behind a lot of junk in the house, barn and garage, and Nunn, who was not the seller’s agent, took it upon herself to purchase a Dumpster and made arrangements to have it at the site when Gullette arrived to clean out the property – just one example of Nunn going that extra mile, Gullette points out. Another client, for whom she helped find a home 16 years ago, rides his bike to visit Nunn, bearing flowers and produce from his garden. On her birthday, each year he brings wine and takes her out to dinner.
Nunn says when she first decided to get into real estate she thought the work would be easy, but instead found it to be quite time-consuming. “It’s hard work that I’ve loved, or I wouldn’t have stayed with it,” she says. “I like making people happy and finding the right home for them.” Sometimes that means “reading between the lines” of what the client is saying, she explains. “Sometimes they say things and mean something else. You show them what they say they want to see, and listen hard to show what will really work for them. You have to listen to people and be respectful.” Finding the perfect home for clients is at the “top of the list” of what Nunn says she likes best about her job. She also enjoys the freedom to make her own
schedule. “It’s not as restrictive as a 9-to-5 job at a bank; there’s a little more freedom,” she says. At 84, she’s beginning to turn some of her clients over to her daughter Julie Bierschied, whom she’s worked with for the past 31 years. Bierschied says she followed in her mother’s footsteps, in part, because she wanted to spend more time around her. “We’ve had a lot of laughs at work. She has taught me so much – I’m still learning from her,” she says. Now that Nunn is “semi-retired” she says she’s looking forward to spending more time with her six grandchildren and 13 great-grandchildren. “That will take some time,” she says. “Even maybe I’ll make cookies for the grandchildren. It’s a good time to start doing something like that.” n

IT’S A SELLERS’ MARKET IN SOUTHEASTERN UTAH Double-digit appreciation and lack of inventory means buyers need to act fast — even in winter Written by Sharon Sullivan
W
hether you’re looking to buy a home or a property for your business, in Moab it’s a sellers’ market. That’s because inventory is low, which has caused prices to spike, say real estate brokers Bryon Walston, owner of Moab Premier Properties, and Dave Bierschied, who owns Moab Realty. Walston points to townhomes in the Rim Village development as a prime example where appreciation has increased significantly. A couple of years ago those townhomes sold for $250,000 to $285,000 – today they’re going for $409,000. Red Cliff condos have also appreciated $70,000 in just a couple of years, he notes. While local real estate business traditionally tends to let up somewhat during the winter season, particularly around the holidays when people are traveling, Bierschied says the lack of affordable properties is the real issue when it comes to any slowdown in sales. “There’s not much out there,” Bierschied says. “Moab became one of the most popular places in the world to recreate – and people want a piece of it.” Both Bierschied and Walston say investors are increasingly buying properties that they can rent out for short stays. While these buyers can find affordable properties for those purposes, it is more difficult for people seeking modest family homes to live in full-time. Those who do find homes they like that are listed for under $300,000 need to act fast, says Bierschied. At that price, they won’t last long, he says. “I just know that when things sell in a week or two, we’re in short supply. Normally (properties) would take thirty to sixty days.”

It’s not uncommon to see three to four people bidding on the same house, which sometimes causes the price to go higher than what it’s listed for. Walston recalls two homes he sold last spring – each for $10,000 more than the owners’ asking price. Homes listed at more than $300,000 are remaining on the market longer, Bierschied says. However, manufactured homes priced in the high $200,000 range are selling quickly, he says. “People can actually afford something at that price.” According to the Utah Association of Realtors, new residential property listings in Moab went up 16.7 percent in the month of August 2017, compared to August 2016. Pending sales dropped, however, from seventeen in August 2016, to eight in the same month in 2017. Closed sales went from seventeen in August 2016 to fifteen in August 2017. The slight decrease in sales is attributed to the lack of homes for sale. Inventory of homes for sale decreased from 67 to 43. Median home sale prices jumped considerably in the month of August – from $250,000 in 2016, to $375,750 in 2017 – due in large part to a few high-end transactions. From January through August 2016, there were 129 new residential listings compared to 116 in 2017, January through August – a decrease of 10.1 percent. There were 122 pending sales in 2016 compared with 102 the following year, a decrease of 16.4 percent. Closed sales also decreased 10.8 percent, from 120 in 2016 to 107, during that same time period in 2017. Median sale prices went up in 2017 (from January through August) 13.2 percent, from $282,500 to
$320,000. Average sale prices went up from $304,461 to $327,826 for a percentage increase of 7.6 percent. Sellers, in recent months have often been getting close to 100% of their asking price. The number of days a house stayed on the market increased 17.7 percent from 96 in 2016 to 113 in 2017. “We as Realtors used to be marketers of property; now we’re more a facilitator of transactions,” since there’s more demand than supply, Bierschied says. Realtors also serve as another pair of eyes and ears to help clients learn quickly what’s out there, he says. “Overnight rentals are the hot market right now,” Walston says. People who like visiting Moab are buying townhomes to stay in while they’re here, and then renting them out when they’re not using them, which allows them to claim a tax break as a business, he notes. While some who are investing in real estate for overnight rentals are part-time residents, other buyers live in Moab full-time and simply want to invest in the tourism industry by acquiring short-term rental property, says Lenore Beeson, an associate broker at Byrd and Company Real Estate. “They’re not buying and flipping – that’s not happening,” she says. Beeson agrees with Walston and Bierschied that the steep rise in housing prices is due to the lack of inventory. “I have several people looking for downtown commercial property,” and finding it extremely expensive, Walston says. For example, there’s a 0.62-acre property ... listed for $1.7 million. “That’s the trend – it’s a sellers’ market.” n

four-wheeling enthusiast, a mountain biker and an entrepreneur walk into a bar. They’re all looking for a cold one after a hard day’s work, and they all order the same thing. Gelato! That might be a funny punchline somewhere, but in Moab, it’s just business as usual. Between July 2016 and June of this year, the parks around Moab attracted more than 2.5 million visitors. Visitors come to the area from all over the world and all walks of life, and serving them generates more than 80 percent of the city’s taxable sale revenues, supporting more than half of the area’s jobs. How does the Moab Chamber of Commerce serve the business community in a marketplace as multifaceted as Moab’s? The Chamber’s new executive director, Lexie Samuelsen, pauses for a beat before she confidently nails it in three words. “Finding middle ground,” she says. At any given time, these visitors and the 5.5 thousand permanent residents in Moab generally have in common a demand for myriad ways to play through-

out the area's extraordinary terrain, and of course for food, water, shelter, clothing and access to bathrooms. “The thing that draws people to Moab is the landscape,” Samuelsen says. “That means something different to everyone.” She knows from experience. Two years ago, Samuelsen visited Moab seeking a retreat from city life. Like many before her, she was hooked – by the landscape and by the diverse, close-knit community. After seven years assisting with events and management at Provo’s largest country club, she says it was a no-brainer to make a life here. Cobbling together several part-time jobs in Moab’s hospitality sector, she “did everything” from cleaning condos to assisting visitors at Moab Under Canvas. She also took a part-time position as assistant to former director of the Moab Chamber of Commerce Jodie Hugentobler. As luck would have it, Samuelsen was already involved in every facet of the Chamber’s operations when Hugentobler resigned this summer. Hugentobler’s six-year tenure saw a reinvigoration
of the organization, as she reached out personally to businesses, adding members and increasing event attendance, Moab Chamber of Commerce Board President Jared Anderson says. The prospect of losing her leadership worried the all-volunteer board. “I was terrified when (Hugentobler) announced she was leaving,” he says with a laugh. Hugentobler took Samuelsen under her wing while the board searched for a new executive director. Once on her own, Samuelsen not only maintained operations, she grew the membership, increased the organization’s social media presence and began marketing and planning for events, Anderson says. It didn’t take long for them to realize they already had the woman for the job. Samuelsen says she recognizes that she’s stepping into the role at a pivotal time for Moab’s economy, and she’s looking forward to making sure the work of the Chamber supports everyone in the community. “We really serve the locals,” she says. “We’re here to support the people who are here every day; the
OF BUSINESS business owners and the employees who live here and make their homes here.” The Chamber’s annual Electric Light Parade and the Christmas Tree Lighting coming December 1 and 2 is a perfect example, she says, and she’s hoping to resurrect the annual Independence Day celebration for the local community next summer. This month, the Chamber is collaborating with Grand County, Moab City, Utah State University’s Small Business Development Center and the Utah Division of Workforce Services to present the 6th annual Moab Business Summit. “I’m excited to work with Lexie,” Grand County Community Development Director Zachariah Levine says. “She brings new energy to the position, and she’s excited to step into that role and add value to the business community.” A key focus of the meeting will be the Utah governor’s initiative this year to grow Utah’s rural economies, adding 25,000 new jobs in the 25 counties outside the Wasatch Front. Local chambers of commerce are front and center in this effort, Director of Rural Development for the Governor’s Office of Economic Development Linda Gillmor says. “The private sector is going to make this happen,” she says.
She sees Moab’s Chamber of Commerce as a great example of a proactive private sector at the foundation of positive economic progress in rural Utah. “I’ve found the Moab Chamber to be very dynamic and lively,” she says. “People across the nation have come to Grand County to start businesses.” Illustrating her point is the double decker bus now shuttling pedestrians up and down Moab’s Main Street. Entrepreneur Jerry Dolejis brought the bus here from Salt Lake, where he moved from Victoria, British Columbia, six years ago to run a tour bus company. He’s a firm believer in the value of membership in the Moab Chamber of Commerce, he said. At his first Moab Chamber of Commerce luncheon in September, he met local hospitality business leader J.J. Wong. Networking is going to be key to his success; the free shuttle will run on revenue from advertising and support from local businesses benefiting from transportation for their patrons. Of all the many cities in North America where he’s run businesses, Dolejis says Salt Lake City was the friendliest and most supportive environment he had experienced. “And Moab is even better,” he confirms. “I’ve never been in a place so friendly and open-minded about business as Moab. People talk to me in the coffee shop and want to know about what I’m doing. I’ve never had a negative or even skeptical opinion, approach or reaction.
“I don’t want to sound corny, but – this is the place,” he laughs. Monthly luncheons aren’t only an opportunity for gathering and networking, they also provide an opportunity for business leaders to share valuable information and professional development, says Utah State University Small Business Development Center Director Beth McCue. When she first came to Moab as a manager at Zions Bank, McCue says the Chamber was key to helping her find employees, and meeting and getting involved in the community. In her current role working with small businesses, she sees the Chamber’s importance in providing a supportive community for business owners. “Business owners can really help each other,” she says. “It’s important they commune together – they share a lot of the same struggles and successes.” That community is more important than ever in this dynamic time of growth in Moab, Samuelsen says. “I think the most important thing the Chamber offers business owners and the community is being a voice of support for the people who live here and make Moab the place that it is,” she says. “If we were to lose that community togetherness, it wouldn’t be such an enjoyable place to come – or stay.” n
