The Spirit of The Original Giver Giving
By Robert Orso
ways peaceful and prosperous. Since the beginning of the New Testament church more than two thousand years ago, Christian missionaries have spread this good news to many nations who have chosen these standards and have become more peaceful and more prosperous.
“The Season of Giving,” as we like to refer to Christmas is a time when we focus more on giving, but the truth is, giving is a lifestyle. We are admonished to live our lives to help others. If we are parents, our giving begins with our own families. As parents, we never stop giving to our children. We raise them and provide for them, buy the car, send them to college and depending on the choices they make, we may be giving to them way beyond.
Many people have a favorite charity they like to give to. I had a Realtor recently tell me about a client who is selling a $2.5 million beach house and will be giving all their profit to St. Jude’s. The backstory is that they lost a child to cancer, and they believe in what St. Jude’s does for cancer victims. That is what you call extravagant giving. The book of Proverbs says that “extravagant giving never leads to poverty.”
them and think they obviously have made some bad choices. Or could it be they just ran into misfortune? Remember how unworthy you are of what you have been blessed with. Let your heart lead you when it comes to the needs of the poor. The scriptures instruct us to give to anyone who asks for our help, when it is in our power to help them. “Every time we give to the poor, we are making a loan to the Lord. Don’t worry, you’ll be repaid in full for all the good you’ve done”. Proverbs 19:17 (TPT Translation).
If you really want to find satisfaction in giving, don’t wait for the needy to come to you, seek them out. Notice them. They are all around you. I am not talking about $10 here or $20 there. Some of us have the ability to change someone’s life, and when we do, it will change our lives.
Although we celebrate and place special emphasis on giving during Christmas, let us continue that spirit throughout 2025 and beyond. Sure, we have high inflation and other economic and political problems, but the generous always prosper when others lack. Work hard, give generously, spread kindness, and have a wonderful Christmas and New Year’s holiday!
Brokering Real Results Amy Cuny broker
in charge
By Dave Danielson
By Stephen Hinds, Eye Sky Photo & Video
When you apply your experience and expertise, good things happen. That’s the way it is for Amy Cuny—brokering real results as Owner and Broker of ARK Real Estate.
Amy’s path began in the late 1990s when her husband, Ron, founded ARK Builders. However, it wasn’t until a decade later, during the economic downturn, that Amy dove into the world of real estate, quickly finding her niche and passion. In an interview with ALRP, Amy reflects on her career, the lessons she’s learned, and the driving forces behind her success.
Building a Career from New Beginnings
Amy’s introduction to real estate began in 2009 during a time of financial uncertainty. With the housing market in turmoil and ARK Builders experiencing the effects of the recession, Amy saw an opportunity to expand the family business by obtaining her real estate license.
“My husband and I opened ARK Builders in 1998,” she recalls. “When the economic downturn hit, I jumped into real estate to add to our services.”
Amy started her career with Coldwell Banker Rheel Properties, where she quickly realized how much there was to learn. “I knew new construction, but selling existing properties was a different world,” she admits.
“At first, I was scared. But I knew that expanding into real estate could help us weather the storm.”
Despite the challenges, Amy’s persistence and adaptability helped her find success, and in 2022, after years of working under others, she took a bold step to open her own brokerage, ARK Real Estate. Inspired by a Tom Ferry coaching event she attended, Amy felt it was time to take that next step.
“I’ve always loved what I do, but starting my own brokerage was scary,” she reflects. “It’s been a huge learning experience, but also incredibly rewarding.”
Growing ARK Real Estate
What started as a solo venture for Amy quickly grew into something larger.
“At first, I thought it would just be me,” she says. “But then Katherine White

joined in the fall of 2022, and since then, we’ve added four more agents.”
Among those who have joined ARK Real Estate is Amy’s daughter, Kelsey, who works as both a REALTOR® and the Operations Manager for the firm.
The growth of ARK Real Estate has been swift, but Amy has welcomed the challenge of managing and leading her team. “Having the brokerage has pushed me to develop new capabilities,” she explains. “Every day is different, and I love that. I enjoy working with other agents, as well as buyers and sellers. It’s about helping people move on to the next chapter of their lives.”
Amy’s passion for real estate shines through in her work with clients, particularly homebuyers.
“I love helping buyers find a home where they can feel comfortable,” she says. “It can be scary for them, but my job is to guide them through the process and make sure everything goes smoothly. I want their experience to be pleasant from start to finish.”
A Family-Driven Mission
While Amy is passionate about her work, her true driving force comes
from her family. “My why is my kids and grandkids,” she says. “I do what I do so that I can take the time off to be with them and enjoy life together.”
Amy and Ron have three children and eight grandchildren—Tatum, Jaxon, Gavin, Grayson, Liam, Ellie, Kendall, and Delilah—who are the center of their lives. When they’re not working,
the Cuny family loves spending time together boating, snow skiing, and even putting on fireworks shows from their dock. “We’re big into fireworks,” Amy laughs. “It’s something fun we do as a family.”
Amy and Ron are also involved in their community, supporting causes like Habitat for Humanity and Tunnels to Towers. “Habitat for Humanity is especially close to my heart,” Amy shares. “We had to rebuild ourselves during the crash, and it means a lot to me to help provide a place for others to live.”
She is also chairing the Forms Committee in 2025. She’s been on the Baldwin REALTORS® Association Board of Directors for two years in 2023 and 2024, and this year she joined the MLS Board of Directors as Treasurer.
Advice for Aspiring Real Estate Professionals
After more than a decade in the industry, Amy has accumulated a wealth of knowledge and experience that she’s
“Find a mentor,” she says. “Find someone seasoned who can guide you through the ups and downs of the business.”
Amy emphasizes the importance of having the right systems in place to stay productive.
“You need systems to make yourself efficient and productive. It’s a business that requires organization and persistence.”
Another key piece of advice? Be prepared for the financial realities of starting a real estate career. “You also need to have some money to live on when you get into the business,” Amy advises. “It takes time to build a client of financial stress.”
As a seasoned broker, Amy now teaches a class on best practices and purchase agreements, where she shares her insights with up-and-coming real estate professionals.
A REALTOR® Who Puts Clients First
Throughout her career, Amy has built a reputation for putting her clients’ needs first and acting as a trusted advisor. “I put their needs first,” she says. “I want to be someone they can rely on, someone who is transparent and passionate about what I do.”
Looking Forward
Amy takes pride in ensuring her clients’ real estate experiences are as smooth as possible, whether they’re is for them to be happy and to feel taken care of.”
As Amy reflects on her journey from working alongside her husband at ARK Builders to owning and leading ARK Real Estate, she’s proud of what she’s accomplished. More importantly, she’s excited about the future—both for her business and her family.
“I love what I do,” she says. “Every day is an opportunity to learn, grow, and help people. And at the end of the day, that’s what drives me: being able to do what I love while creating a legacy for my kids and grandkids.”
Embracing Limitless Opportunities Kelsey
“I learned so much about what I was capable of when I became a new mother.”
An energetic Realtor and Sales and Marketing Director for Limitless Homes, Kelsey Davis embodies the spirit of working hard to make her family and clients proud at Bellator Real Estate. With a keen eye for detail and a love for architecture, Kelsey has carved out a successful niche in Baldwin and Mobile Counties to thrive over the past nine years while balancing the demands of motherhood.
PR Powerhouse
Kelsey was born and raised in Mobile, where her passion for properties took root at an early age thanks to watching colorful designer personality Christopher Lowell on TV. Her family moved frequently during her childhood, and this experience fueled her imagination about possible home improvements.
“As a girl, I’d look around the older homes we lived in and dream of ways to improve them,” she reflects. “I’d imagine opening up this wall, replacing those floors, and updating that kitchen.”
Kelsey attended Auburn University, where she met her husband Andrew in 2010.
After graduating in 2011 with a bachelor’s degree in public relations and a concentration in business, Kelsey began her career in a public relations agency serving a diverse clientele – an experience that equipped her with invaluable marketing, people, and time management skills for her real estate future.
“I worked for the same agency for almost 10 years,
starting in an executive assistant role and working up to being a senior account manager,” she explains.
Although Kelsey enjoyed the work, as she and her husband contemplated starting a family, they recognized the need for greater flexibility. Her husband, a high school football coach, had a demanding schedule, which made Kelsey’s desire for flexibility even more pressing. Given her love for houses, she decided to pursue her life-long fascination with real estate.
“In God’s funny way, we found out I was pregnant with our first son a few weeks before I took my pre-license exam!” she remembers. “It was definitely a major motivator.”
Balancing Act
Kelsey made the leap into real estate part-time in 2016 while continuing her PR career. In her first year, she was recognized as Roberts Brothers’ Rookie of the Year.
“It was just a ‘dig your heels in and make it happen’ time in my life,” Kelsey explains with a laugh. “I learned a lot about balance through this time!”
After five years of somehow juggling motherhood, her PR agency responsibilities and real estate, Kelsey made the decision to focus solely on her real estate career in 2021 and her numbers reflect that reality. She sold over $28 million in both 2022 and 2023, while snagging the top-tier CEO Circle award for consecutive years.
In 2024, Kelsey is on track to close $20 million while welcoming her second son into the world this past June.
“My goal is to always serve my family, clients, and fellow Realtors to the best of my ability each day,” Kelsey states. “Success to me is about pushing myself outside of my comfort zone, especially as a natural introvert, meeting new people and accomplishing more than I thought I ever could.”
Compassion Meets Home-Building Savvy Kelsey’s approach to real estate is built on a foundation of care and attention to detail, while her background in public relations helps her navigate various transactions and understand her clients’ aspirations.
“While the structure of each transaction is similar, every client has their own needs, wants, dreams, goals,” Kelsey says. “I love learning about each person I work with and becoming an advocate for them. I treat my clients like I would want to be treated.”
As the Director of Sales and Marketing for Limitless Homes for the past 3.5 years, Kelsey is also well-versed in new construction and custom homebuilding.
“I get to help with all their marketing efforts, and the knowledge I’ve gained by working with different roles is invaluable,” she explains. “Understanding zoning regulations
and land challenges helps me to better protect and inform my clients.”
Her advice for new agents? “Be open-minded — there are a lot of challenges and surprises in real estate!” Kelsey encourages. “If you keep yourself open to different opportunities and stay ready to work hard and learn, you’ll grow exponentially.”
Family
First
When Kelsey isn’t seated at the closing table, she cherishes every moment with loved ones. She lives in Fairhope with her husband of 12 years, Andrew, and their two sons, Everett, who is 8, and Asher, who is just 3 months old. Their brood also includes a 13-year-old Golden mix rescue dog Toby, and a Catahoula Leopard mix, Tila.
“We love to travel as much as we can, and when we are home, we enjoy hosting friends and attending local events,” Kelsey shares.
Not one to sit still, she notes her family is always busy with renovation projects around the house, hosting friends, attending local events, and loves hitting the road, too.
“We bought a camper a few years ago and love to explore new places!” Kelsey enthuses.
If you keep yourself open to different opportunities and stay ready to work hard and learn, you’ll grow exponentially.
Mary Katherine MOSLEY MOSLEY
DOMINO EFFECT
Mobile Bay Real Producer’s Rising Star for December, Mary Katherine Mosley with Water’s Edge Realty in Fairhope, was born in Huntsville but migrated down to Baldwin County as a teenager.
“My Dad was an industrial truck driver, delivering oxygen and hydrogen, so we relocated for his job.” Mary Katherine said.
“He started driving tour busses in his twenties for the likes of Trace Adkins, Tracy Lawrence, Brooks & Dunn Journey, Kid Rock and Billy Ray Cyrus. Later, he worked his way up the ladder in his current field.” she added.
Accustomed to the hustle and bustle of the Rocket City, Mosley had a challenge initially adjusting to her insular and lowkey coastal surroundings.
“I moved while going into eighth grade, coming from a large school called Challenger Elementary. We had kids from all over the country, many with engineering parents who traveled for contract work. It was definitely a culture shock when arriving here.” Mosley said.
A well-rounded student, Mary Katherine excelled both athletically and academically.
“I started playing sports when young, involved in soccer, basketball, softball, and loved ice skating. When eight, I started riding horses and to this day still love riding.” Mosley said.
rising star

Mary Katherine developed her work ethic at an early age also, starting her first job at fifteen at Oak Hollow Farm while attending Robertsdale High School. Starting cooperative education her junior year, Mosley graduated cum laude in 2017 and promptly enrolled at South Alabama the following fall to study architectural design.
“I just loved building things like little houses, farms and city dioramas of towns when younger. I remember my grandmother taking me to Hobby Lobby at eight o’clock at night because of needing material to make fake trees.” Mosley said.
After attending college for a while, enjoying campus life, Mary Katherine started questioning the idea of architecture as a career path. She soon decided to return home and follow
another passion, which dovetailed with her longtime passion for horses.
“After coming home in 2018, I began working at Gulf Coast Equine Hospital in Summerdale, employed there for over three years.” Mosley said.
She eventually decided however, during a deep dive into Veterinary Medicine, that this path wasn’t a good fit either.
“After seeing how vets labored in their industry, not getting much sleep and working constantly, as well as the trauma of treating animals that sometimes didn’t survive, it didn’t seem like a career to follow for the rest of my life.” Mosley said.
2022 was a pivotal year for Mary Katherine, which saw her move into
SHE SEEMED TO HAVE IT ALL. IN HINDSIGHT, IT SEEMS THAT SHE WAS ALWAYS A ROLE MODEL IN THE BACK OF MY MIND, BUT DIDN’T REALIZE THAT UNTIL LATER. THAT YEAR, THINGS SEEMED TO CRYSTALLIZE.
the profession followed today with stunning success, after an intentional 12-month ramp up.
“When we moved down here, April Hunt was the Realtor my parents used when buying our house. I remember how wonderful she was and how she went above and beyond for them.” Mosley said.
“My family kept up with her and followed Water’s Edge Realty on social media. She seemed to have it all. In hindsight, it seems that she was always a role model in the back of my mind, but didn’t realize that until later. That year, things seemed to crystallize. I studied and passed my real estate license in June of 2022.
Nearly a year later, business took off when her very first client closing of a $2.15 million dollar property on Ono Island, soon followed by a second million dollar condo deal in Orange Beach. Mary Katherine attributes her eye-popping success to strategically targeting her circle of influence.
Fast forward to today, finishing up her second year, and Mosley has $5.8 million under her belt in real estate sales. She was also recognized as “Rookie of the Year” at her company earlier in 2024.
“Most of my clients were family, friends, and referrals. I really adhere to the idea of fostering strong connections; that’s what really has helped my business take off. It’s a transaction domino effect, and really I have learned a ton in a short amount of time.” she said.
After interviewing with three agencies, it became apparent that Water’s Edge Realty was where I needed to be.” she added.
2022 was also memorable due to marrying her high school sweetheart, Cooper Mosley, in September. Her son, John Cooper, was born in 2023.
With wisdom belying her years, Mary Katherine shrewdly tapped into her sphere of influence to eventually soar to success. During most of her first year as a licensed agent, she focused on soaking up as much knowledge about the business while caring for her infant son. Mosley also learned a lot during the hands-on experience of closing on her own home, her first transaction.
Moving forward, Mary Katherine is intent on maintaining a work / life balance. Her passion for animals is still evidenced with her maintaining a part-time job at the same clinic she worked at since high school. Mosley also wants to mentor in the near future to share her keys to success.
When asked for advice to give those inspired by her startling progress and considering a move into real estate, Mary Katherine was thoughtful.
“The biggest piece of advice that I would love to share is, basically, my story. In my first year, I only had one sale, and that was my own house. God has a time and place for everything. What will be, will be. It’s going to happen, so do not get discouraged if it takes months, a year, or longer, because this career takes time. Definitely do not get discouraged, because it will happen as a result of hard work.”

ARK
BUILDERS
BUILDING DREAMS ONE HOME AT A TIME
In 1998, Ron Cuny had an epiphany that would change the trajectory of his career and family life.
Working in security systems at the time, he realized his true passion lay elsewhere—he wanted to build homes. It was a leap of faith for both Ron and his wife, Amy, who sold their house and moved into a townhome to make that dream a reality. Thus, ARK Builders was born.
Over two decades later, ARK Builders has grown into a highly successful family-run business that builds beautiful, custom-designed homes across Baldwin County, Alabama. With a reputation for quality craftsmanship, personalized service, and a commitment to Christian values, ARK Builders has become a trusted name in the region’s real estate market.
From Spec Homes to Custom Creations
When ARK Builders first began, the company focused on spec homes—homes built without a specific buyer in mind. This allowed the Cunys to showcase their design and craftsmanship skills while gradually building their reputation. However, as their business grew, so did their clientele. Today, the majority of ARK Builders’ projects are pre-sold homes, designed and constructed for specific clients who are looking to build on their own lots.
“No two homes are the same,” Amy explains. “We personally design each spec home, but now most of our work involves collaborating closely with homeowners to bring their vision to life.”
The Cuny family takes great pride in offering a personalized approach to homebuilding.
Photos By Stephen Hinds, Eye Sky Photo & Video
Whether it’s a waterfront property in Orange Beach or a charming family home in Fairhope, the team at ARK Builders works to ensure that each home reflects the unique style and preferences of the client.
A Family Affair
One of the keys to ARK Builders’ success is the strong family dynamic at the heart of the business. Ron and Amy co-own and operate the company, while their son, Andrew, who is a builder as well, is actively involved in the construction side of things. Their daughter, Kelsey, manages marketing and plays a pivotal role in keeping the brand’s image consistent and engaging.
“We work together very well,” Amy says. “Each of us brings something different to the table, and that allows us to keep things organized and ensure that the entire building process goes smoothly.”
In addition to their technical expertise, the Cunys are also known for their personal touch. Amy, who has a keen eye for design, is responsible for decorating their spec homes and works closely with clients to make design decisions that bring their dream homes to life.
Building Homes and Relationships
For Amy and the team at ARK Builders, the most rewarding part of the business is not just constructing houses—it’s guiding people through one of the biggest investments of their lives.
“I love watching people come in,” Amy says with a smile. “They’re excited but nervous about the process. At first, they may not think they know what they want, but as we walk through it together, they start to hone in on what they envision. By the time they move in, they’re ecstatic.”
This hands-on approach has earned ARK Builders a loyal following, with much of their business coming from repeat clients and referrals. “We want our clients to walk away feeling like they were guided through the process and that it wasn’t as hard as they might have thought,” Amy says. “We pride ourselves on being reliable, responsive, and available. Our goal is for people to feel like they would come back and build with us again.”
Building Across Baldwin County
While ARK Builders is based in Baldwin County, their reach extends across the area, particularly in Fairhope and Orange Beach. With a focus on custom homes, they have carved out a niche for themselves with waterfront and custom homes along the Eastern Shore, where they specialize in designing homes that
complement the natural beauty of the region’s coastlines. They build a full range of price points for client from $500,000 to multi-million-dollar homes on the coastline.
Each home is built with attention to detail and a commitment to quality, no matter the size or budget. While ARK Builders works across a range of budgets, most of their projects fall around the $1 million mark, offering a high level of customization and craftsmanship for clients looking to invest in their forever homes.
Faith as a Foundation
From the very beginning, Ron and Amy knew they wanted ARK Builders to stand for something more than just a business. When they were first starting out, a mentor advised them to design a logo that would be
memorable. They chose one that reflects their Christian faith—a house, a tree, and a dove.
“Our faith is a huge part of who we are,” Amy explains. “It’s important to us that people know what we stand for and what our values are.”
At every open house, ARK Builders gives out t-shirts emblazoned with their logo, a small but meaningful way to spread their message and build a sense of community around their work.
Lessons Learned and Looking Ahead
Over the years, ARK Builders has weathered economic challenges, expanded its team, and refined its approach to homebuilding, but one thing has remained constant: the Cunys’ commitment to their clients
and their craft. Amy looks back with pride at how far they’ve come since those early days of selling their house and moving into a townhome to get the business off the ground.
When asked what advice she would give to someone starting in the industry, Amy emphasizes the importance of staying true to your values and being willing to put in the hard work. “It’s all about building relationships,”
she says. “If you take care of people and guide them through the process, they’ll remember you. That’s what we’ve always tried to do.”
For the future, Amy and Ron are excited to continue building homes and relationships across Baldwin County. Whether it’s helping a family create their dream home or designing the perfect waterfront retreat, the Cunys are dedicated to ensuring that
each project is a success—both for their clients and for their growing family business.
With a strong foundation of faith, family, and craftsmanship, ARK Builders is poised to continue shaping the landscape of Baldwin County for years to come.
