In a recent interview with Dinyar, he stated he believes in today's market this estate would cost more than 25 million dollars to replicate the main house alone, excluding land costs, the new 5,000 square foot wellness center, and fully renovated guest house. The main residence extension includes a new kitchen, great room, outdoor courtyard, and study. Inspiring the great room was Castle Duart, located on the Isle of Mull, featured in the 1999 movie Entrapment, in which Sean Connery and Catherina Zeta-Jones, playing art thieves, practice their moves for a high-tech heist. ONE WILD RIDE I t’s amazing what a few years (and a global pandemic) can do for the real estate market. It was just a few years ago—March 2019 to be exact—when I wrote in this very same letter that the homes in our area weren’t selling like they used to. Despite all the draws to our fab towns, the homes were sitting. Today, as writer Liz Barron found, the story is much different. Houses are moving so rapidly that people are having a hard time finding something new to move into once they sell their home. Homes with super high price tags are selling, too. But also, people want what they want. They want larger homes with the abilities to live, work and play there. Pools are a must in these expansive properties, but also home offices, gyms, showcase-style garages. You have an indoor basketball court? Great. Now is the time to sell. On the flipside, New Canaan and Darien both offer some new condo-style living opportunities for those looking to downsize. Darien’s Corbin District promises luxury living in the heart of it all, coming soon. There’s something for everyone

in these towns—even if you’re looking for a place that’s walking distance to Whole Foods. Make sure to check out our feature, Real Estate Gone Wild (page 44), to read about everything you need to know about this crazy, wild market. CRAFT MASTERS MAKE-MODERN BRINGS NEXT-LEVEL

ART INSTRUCTION TO DARIEN by liz barron

A

fter years of working in law, Erika Tyner Allen knew it was time for a change when her youngest son graduated from high school. She and fellow Darien mom and owner of an event production business, Gwen Mitrano, had first met years earlier volunteering for the Darien Public School's theater program. Both women were born creatives who loved working with children. Allen homed in on her creativity and began teaching children’s crafting classes at her home and formed a tiny studio in town called The Handwork School. It was then that she knew she had found her true passion. “She just connected with everyone, like a pied piper,” says Mitrano fondly. After seeing the success of Allen’s early classes, the two began to discuss ways to turn her passion into a more viable business by scaling up and rebranding. “It was just one of those major life moments,” Mitrano recalls explaining the phone call that sealed the deal, turning their vision into a new business. “I got a phone call from my client about a huge year long project that I had been working on. She said that something was going on in Asia and the project was off. It was December 2019 and I had just pulled into Trader Joe’s and I got the good spot; you know the one right by the door. My phone rang a second time and it was Erika, the first thing she said was ‘okay, let’s do this.’” And with that phone call, MakeModern came to life. The timing of their opening day in March 2020 seemed unfortunate, exactly one week before the pandemic shutdown. Regardless of the new challenges, Allen, Mitrano and their team were all in on their commitment to making it work. They started making craft kits and delivering them all over Fairfield

Make-Modern officially reopened in June of 2020 just in time for summer camp and regular classes. Conveniently located on the Post Road in Darien, Make-Modern has something for everyone looking to craft and create. The studio offers programs for adults of all ages and for children as young as kindergarten all the way through high school. They hold crafting classes for younger students and start with machine sewing in second grade. There are sessions for needlework, knitting and crochet. Regular classes are curriculum focused and each project builds upon the skills learned the week before. Mitrano says that the trends in crafting have certainly shifted during the pandemic as many adults have walked into the studio looking for a new hobby to distract

themselves from the stress of everyday life. Using your hands to create something is not only meditative but it’s also a hobby that can be portable. In-person classes can also provide mental health benefits by giving people the opportunity to get out of the house, turn off their screens and go somewhere for a few hours to connect with others. “People don’t always know what ‘crafting’ actually means and our studio isn’t about googly eyes and pipe cleaners; we use the highest quality materials,” says Mitrano. Make-Modern procures donated samples, end runs and discontinued materials from fabric companies and designers. These fine materials, collected from all over the world, allow their students to put together the most impressive finished pieces that are truly of a different caliber. In addition to the studio in Darien, Make-Modern also operates “The Art Cart,” a 1960s Airstream that has been retrofitted inside as a mobile classroom to host children’s events and parties. It runs from April through October, holds up to 12 guests and can be booked for any private event. And, thinking ahead to sunnier days, the studio’s summer camps focus on children using existing items to create something new and useful; they even use natural dyes from flowers and other elements of nature. Children are consistently blown away when they learn that they can use things like beets to turn Easter eggs pink. Let’s Get Crafting.

ast year visits to national parks hit an all-time high. Millions of people in search of solitude and an escape from Covid took advantage of the 85 million acres of open land our collective backyard has to offer. The ease of access and the word “park” in the name might give some explorers a false sense of simplicity and ease. Unless you’re a hardcore backpacking type, navigating the vast wilds of a national park is best done using the buddy system and with preparation. The SOS button on my Subaru was my only buddy when I got my car stuck in the famously tricky mud of Utah with the sun setting and a flash flood moving in. I overestimated my abilities and the relative safety of marked trails and underestimated Mother Nature. I survived, my car did not. But don’t let that deter you. Simply take it as friendly warning. We should all make time to safely explore the expansive beauty our country has to offer—your heart and soul will thank you for it.

Overall, no, but there are different types of pain. Exercise-induced soreness is normal, but true pain that comes from an injury to a joint or tissue is not normal. In addition to injuries, pain is common among aging athletes and from degenerative joints and tendons, but it still isn’t normal and should be addressed. How can someone decipher between occasional stiffness in muscles and joints and problematic pain?

Persistent stiffness, that lasts for more than an hour in the morning, is more of a concern because it can be correlated to an inflammatory issue. Swelling, redness or warmth of the joints are all also things to look out for that may be signs of a problem.

No. 2 TAKE TIME FOR RECOVERY A lot of type-A athletes and highintensity recreational trainers don’t think about recovery. Taking at least one day off a week is beneficial for adults and taking at least two days off a week is helpful for younger athletes. Ensuring that you are getting proper sleep, nutrition and hydration is also key.

No. 3 GO SLOW

Start new activities slowly and have recovery days in between to assess how your body is responding to new activity. Don’t go from doing nothing to trying to run three to four miles. If you haven't run consistently, start with a walk or jogging training program.

Many athletes are familiar with pain and used to playing through it but it will only make injuries worse.

With a mix of cardio, strength and balance exercises you will be less likely to encounter overuse injuries. Try alternating your workouts throughout the week.

Acute fractures happen quickly, as opposed to stress fractures which get worse over days to weeks. With any injury, if pain is worsening and there is swelling or loss of function or pain during an activity it’s time to see a doctor. What common injuries are you seeing lately? What activities are causing them?

People have continued to be very active with racquet sports throughout Covid. Activities like paddle and pickleball can bring patients in with tennis elbow and golfer’s elbow. We are also seeing a lot of plantar fasciitis from people that are working from home and spending most of the day walking around the house barefoot. Does stretching before AND after exercising really matter?

There is actually no consistent research to show that stretching helps prevent injuries. With that said, a dynamic warm-up is definitely beneficial and important. You are much more likely to get hurt by jumping right into a sport with a cold, tight muscle. Any amount of stretching is most effective when your muscles are warm. So for a soccer player, doing lunges to activate muscles and work on lengthening as a warm up is better than just sitting down and doing a V-stretch. For those with tight muscles and asymmetric flexibility, stretching at the end of a sporting event would be best. One thing to note is that stretching should never be painful. You should feel the muscle but it shouldn’t hurt. I also don’t recommend bouncing, rather a slow controlled movement to release muscle tension.

Try to loosen up joints and muscles and break a small sweat before getting into a highintensity phase. Spend at least 15 minutes trying to utilize the muscle groups that you’ll be using during the faster paced portion of your workout.

n August 2014 Michelle Walrath and Fran Paniccia were with their kids, driving home from a Taylor Swift concert in Boston. Frustrated with the unhealthy road-trip food options, they asked each other how could no one be putting out good food? Then the thought came to them: Maybe we should do it ourselves. Eight months later, organic krush was born. “We were sort of joking about building a restaurant near us,” they said of the totally organic, fast-casual lifestyle eatery. But what they found as their kids got older and everyone’s lives got busier, was that it was really difficult to find high-quality food when eating out. “The world is getting sicker, not healthier, over the years. We learned what was appening

in the food industry with GMOs, toxins, pesticides and animal cruelty. Once you know that, you can’t unknow it,” said Michelle. “You look at chronic health issues and our food quality and you connect the dots. When you’re a mother, you’re in charge of the health of yourself and your kids. If you can put clean food in their bodies, that adds up to them feeling a lot better and living a lot healthier.” Organic Krush’s menu was purposefully designed to accommodate all tastes and dietary restrictions. Fran, the selfproclaimed “official taste tester,” loves to create her custom Krush Bowl with grilled chicken or shrimp, roasted carrots, celery, feta and figs. Michelle loves the Mexican coffee smoothie and also loves making

different custom bowls with the organic salmon. It serves everything from familystyle meals to gluten-free baked goods to cold-pressed juices. To add to all they are contributing to their community, Organic Krush has a hefty philanthropic arm, working with Filling in the Blanks to help kids who are food insecure, as well as Pink Aid, a nonprofit dedicated to getting funds into women’s hands who are going through cancer to ensure they have enough money to get a taxi ride to and from chemo, or a babysitter, or even to help pay for wigs. Organic Krush has ten open locations, including a storefront in Westport, with a healthy growth trajectory. They plan to have thirty storefront opens in the next few years.

or many, Covid-19 changed the way to think about home. Fewer hours spent at the office meant more time to scrutinize walls, windows and willows. Less willingness to vacation or to entertain inside heightened the desire to gather outside. Combined with historically low interest rates for borrowers, the pandemic sparked an outdoor improvement boom. “People are putting a lot more stock now in having a beautiful

outside,” says Aili DiBonaventura, head appraiser at Fairfield Appraisal and a Realtor with William Pitt in Southport. The most popular splurges? Outdoor kitchens, TVs and surround sound; retractable awnings, firepits and pools. And landscaping, lots of landscaping. “The feeling is, if you’re going to be stuck at home, you might as well put in what you want.” Adding these outdoor features doesn’t come cheap. “If you put in a new pool, you’d want to landscape it and to hardscape it.” Hardscaping refers to landscaping features that aren’t alive, such as patios, arbors, columns and the like. “You might put in privacy screening with some plantings. You’d want to hide the mechanics. If you put in all that landscaping, what about irrigation? You might spend $150,000.” That’s not necessarily money that will be recouped in a sale down the road. Contrary to popular belief, adding landscaping and other outdoor features does not automatically increase a home’s value, DiBonaventura warns.

SMART LANDSCAPING INVESTMENTS

The appraiser says that the biggest mistake homeowners make when adding outdoors is not knowing when to stop. “There is such a thing as too much. As a real-estate sales person, sometimes I’ll hear people look at a beautiful garden or outdoor kitchen and say, ‘Wow, that looks like a lot of work, (or) a lot of maintenance.’ When you look at all your monthly costs, that’s a lot to weigh into consideration.” Before embarking on a landscape/architecture project, hire a pro and make a plan. “You don’t have to implement it or you can do a few things at a time.” Match your landscaping with the style of your house and property. “We’re seeing a trend toward more contemporary colonials, which are very sparse in terms of moldings and trims. The landscaping that goes with those is much more sparse as well.” While the latest gadgetry and fun furnishings might help you and your family pass time at home now, try to remember life pre-pandemic. Did you spend

summers at a vacation home or winter weekends skiing? If so, maybe your new outdoor living space will lose its luster. Once your project is complete, stay on top of maintenance. Landscaping “is programmed to grow and reproduce,” DiBonaventura says. “Keep it maintained or it will take over.” Ultimately, curb appeal is what makes a house stand out from another. “Sometimes I pull up and the buyer takes one look at the outside and says, ‘I’m not even getting out of the car,’ ” DiBonaventura says. Conversely, “There’s a wow factor when you walk up and the landscaping looks good, it’s well-maintained on the outside, and there’s a great patio in the backyard that’s not over-the-top. It tells a buyer that someone’s put thought into it.” All said, resale value needn’t dictate whether or not to do a project. DiBonaventura says, “At the end of the day, what do you want? You need to be happy. The next buyer will do what they want with the house.”

Comparing nearby projects

How much will outdoor improvements affect your home’s value? To find out, know thy neighbor, or at least their property. Regardless of how much you spend on a project, the fair market value of your home, as far as an appraiser is concerned, “is all about comparable sales.” Go online and search for recent home sales in your area. Find properties similar to yours, checking out things like square footage, number of bedrooms, baths and the like. Outdoor features like lush landscaping and posh patios might lure a buyer inside, but they won’t hoodwink an appraiser into upping the value. “As an appraiser, we look at market area analysis.” In other words, at similar homes a mile down the road, without too many glitzy features.

spectacular locations that the owners have lovingly landscaped and cared for over many years,” she explains. “The problem during the pandemic was that when these owners stepped out of their stunning homes to see what they could downsize into, they boomeranged right back into their current homes and vowed to wait it out. The math just didn’t work. Many of these sellers had no mortgage and the rental or purchase prices were well above their current carrying costs.” But the good news, says DePalo, is that nothing lasts ‘forever,’ even this challenging market. Motivated sellers, with the potential to make tremendous profits off their investments are starting to expand their buying searches and criteria so that they can capitalize on what all indicators are predicting to be a very busy spring market. A large pool of buyers, in a seller-dominated market with less inventory doesn’t mean that those looking to relocate don’t still have discerning taste. “In fact, it’s quite the opposite,” says Lynley Middleberg, brokerage manager, William Pitt Sotheby’s International Realty. “The home should still be freshly painted, cleared

fter the 2020 real estate explosion, it was almost impossible to believe that the market could sustain such aggressive momentum. But rather than peaking, it continued to climb for the next 12 months. The charm of lower Fairfield County small town living and the desire for more (or less) space continued to grow. In 2021, New Canaan, Darien and Rowayton all hit record sales numbers and had far more eager buyers than available inventory. From December 31, 2020 to December 31, 2021 the number of active listings in New Canaan has declined by 49 percent, in Darien by 79 percent and Rowayton by 36 percent. Wow. A BOOMERANG EFFECT “The Covid BOOMERang Effect,” as New Canaan realtor Gillian DePalo, vice president of sales, William Raveis, likes to call it, helps explain the buying patterns of the past two years. “Typically, inventory in the latter part of the spring market is fueled by downsizers (currently, Boomers). Their homes are those larger, treasured gems on bigger pieces of property in

of personal clutter, professionally photographed, and shown to the market in a way that entices a buyer. As has been the case for many years, your first showing is online, but even more so now. Buyers are more tech savvy, doing more research and consulting their agents—homes that are going on the market with a pie in the sky price and little to no effort are not going to be those that buyers flock to,” says Middleberg. “Last spring buyers just wanted a house, any house. Today's buyers want a house that fits their specific needs,” says Cindy Cash, senior sales associate, William Raveis.

STAGIN G IS KEY Making your home more neutral and inviting is a way to appeal to buyers who may have a difficult time visualizing themselves in someone else’s home. A first impression and “feeling” of a buyer can be a make-it or break-it so setting your sale up for success is just as important as ever. In addition to organizing and staging, working with an experienced realtor can make the selling process much more manageable and help the

seller realize a better return on their investment. “Sellers should not underestimate their property value especially when multiple bids is still a trend that can be only accomplished on the open market,” says Libby Mattson, real estate executive, Houlihan Lawrence New Canaan.

A HOME FOR EVERYTHING The buyer profile of 2021 was similar to that of 2020 as families with young children were drawn to the excellent school systems in lower Fairfield County. In addition to those moving from New York there were also a large flow of buyers from the West Coast and abroad. The dynamic of work from home allowed many to move closer to family and be more flexible with their living options. “Buyers locally have also increased in the market—those who saw the opportunity to “trade up” or “size down” also competed against those who were new to the area,” says Middleberg. In addition to those new to the area or shuffling within towns, “the pandemic also created a number of second-home buyers who

Average number of days on the market decreased to 70 in 2021 from 126 in 2020. Median sale price rose by 15 percent, increasing to $1.62 million in 2021 from $1.41 million the previous year. 2021 saw more sales over $5 million than in the past five years and the overall market saw the second highest number of annual transactions in the last five years.

Average list price was up 32 percent and average sales price was up 19 percent in 2021. The average number of days on the market hit another record low at 86 days versus 150 days in 2020. Houses listed in 2021 from $1 million to $4 million all closed at an average sales price of 99 percent and above and all condos listed at $1 million and over, sold for more than 100 percent of list price.

“The pandemic really helped to boost sales prices in the periphery of our town, too, as New Yorkers pined for a ‘patch of green’ to call their own,” says DePalo.

FLEXIBLE SELLING, BUYING AND RENTALS Even if you can’t compete with an all-cash buyer, there are still things that you can do to make your offer more appealing in the eyes of the seller. Being flexible with closing dates and contingencies can sometimes make a big difference in sealing the deal. Adjustments to moving date timelines often result in the need for short-term living accommodations. Whether you’re in need of temporary in-between housing, looking to downsize or interested in a smaller

They offer people searching, optionality and time to find the right home while providing that familiar city-living feel,” says Kateri DePetris, realtor, Brown Harris Stevens. “We've seen numerous young families preemptively move from out of state into a rental property/unit in the area so that they are best positioned to act quickly when the right property becomes available to buy—no contingency to sell a home, no travel barriers to seeing properties

ou know that old colonial-style home on the corner of Silvermine Road that everyone drives by and wishes someone immensely talented would fix up? Well, designer Kristin Purcell has made this wish a happy reality for its New Canaan neighbors. Raised in Colorado, Purcell had a grandfather who was an architect and a creative mom who bought old houses and restored them so, “I learned a lot about design growing up,” she laughs. After studying fine art and design in Chicago, she moved to Manhattan and fell in love with retail interiors. Her impressive resume lists jobs at Shabby Chic, Bloomingdale’s, Coach and Kate Spade, to name a few. But, the pinnacle was her position as Ralph Lauren director of global store design for ten years where Purcell worked with architects to design entire stores from layout to fixtures, sourcing one-of-a-kind pieces at flea markets and other locales in Texas, Massachusetts, France and England. “What I loved most about that job is that we designed stores all over the world, gathered things from near and far and made them work together. This is where I got the inspiration for my own home,” she says. Her house was built in 1796 on 1.5 acres. When Purcell, her husband and son came along it had been empty for ten years. “We were living in the city, I was looking for an antique house that was a project and this was a major undertaking,” she admits. She remembers putting in the offer in October 2019, moving in and the next Christmas she received several holiday cards from neighbors she hadn’t yet met thanking her for tackling the renovation. “It was great to know that people were invested in this house just from driving by,” she says.

Moving into a fixer upper during a pandemic wasn’t exactly her idea of a good time, and the task came with its challenges. “It was difficult working on the house during Covid. At first it was a fun project, but then it got harder because of the logistics of ordering items and living through construction with a young child,” she explains. Purcell got around supply issues by ordering a lot of fixtures and switch plates from England and Ireland because they were readily available. “The key was patience. Being in an old home inspired me to look for a lot of vintage pieces, and I had many items upholstered locally to beat long pandemic lead times. I chose a few special custom things that I was willing to wait for.” The designer also scoured local antique shops, markets and Facebook Marketplace for great finds. “I love the hunt and an eclectic curated home, but mine will never be “finished” because I want to keep adding to it in the future,” she explains.

The layout of her home was quirky, so Purcell had to strategize how to maximize space. “The entryway was closed off, and as is typical with an old home there were so many little rooms. We were lucky that the ceilings were nine feet high, so we ended up taking out many downstairs walls to create a better flow and open floor plan.” Her design goal was to make the home feel special, comfortable and casual and to evoke an old English classic vibe with a current twist. “There are modern touches among many antiques and older pieces, yet it’s not traditional. What I loved about Ralph Lauren was that no matter where we designed stores internationally we made spaces relevant to their location and architectural style. That’s important to me,” she adds. Because her home’s history called for old-school design, Purcell honored that style. She explains: “There are shades of my Ralph Lauren background for sure and as a result of working for Shabby Chic I still

slipcover all of my sofas. I love that casual, comfy lived-in look, and slipcovers are washable.” Her inviting family room has a cream linen sofa, a vintage chair recovered in a Ralph Lauren chocolate boucle fabric, and sconces by Kelly Wearstler. A heat lamp from the 20s functions as a floor lamp, and the black mantel is from England and made from old Irish Kilkenny fossilized stone. In the dining room, she opened a wall to create a walkway through to the powder room and kitchen. Purcell designed the dining area’s simple oak wooden built-ins that display artwork and candlesticks and had a carpenter construct them from leftover flooring. A modern brass linear light fixture sits above a table found at ABC in New York City, and the wooden and woven leather chairs are from Stowed in Westport. The designer’s husband is Irish and there are nods to his heritage all over the house. Purcell chose all the paint in the home from Curator, an Irish brand where every hue has a story. The dark gray gunmetal that covers her cozy entryway is called Farrier’s Nail and its description reads, “Whether an Irish Thoroughbred, with legendary bloodlines, or

a statuesque Irish Draught horse—both rely on the strong grey of the Farrier’s Nail.” Looking past the paint, there are storylines throughout this charming home. Her interiors reflect a fun mix of places she’s lived and heirlooms she’s collected, and she’s a big fan of vintage rugs, which can be found in almost every room. “I have a Navajo rug from my grandfather in my mudroom, Turkish ones in the kitchen, living room and bathroom, and a Moroccan one in my dining room.” The heart of the home comprises of a lounge/reception room that adjoins a cheerful kitchen bathed in natural light. The lounge or “snug” as the family calls it, is where they spend most of their hangout time. “We replaced the old floors with wide-plank white oak and added wall paneling to make it feel old and English. When we exposed all the beams we found actual axe cuts on the ones in the corners from 200 years ago,” she says. Recycling and repurposing was paramount to this project and Purcell was adamant not to waste anything during the renovation, so when they tore down the rotting plaster walls she

reused the live-edge oak slabs inside to surround the entryway, create door jambs and beams, and to make a console table and countertop for her bar from the remnants. In that cozy room, a pair of French vintage 1920’s club chairs was reupholstered in cream shearling, and a leather steamer trunk found at Fairfield County Antiques is used as a coffee table. The fun bar is painted a bright teal blue and filled with favorite glassware and black and white photos of her grandmother and friends, as well as some scenes from her husband’s hometown in Ireland. The kitchen is a stunning, impactful room, and Purcell had very specific ideas about how it would take shape. “The kitchen is my happy place so I designed it and sent drawings to Woodchester Cabinet Makers, a manufacturing company based in the Cotswolds in England. They built them in a simple shaker style, and their carpentry is so beautiful they even use rosewood on the interior of the pantry,” she says. Because the kitchen was imported from England and the cabinetry is inset, Purcell wanted a rich color and no upper cabinets. She chose a moody deep green hue with a hint of blue called “Gatekeeper’s Lodge” which is unique and uncommonly beautiful. The custom hood was designed by Purcell, wrapped in sheet brass, and aged by Purcell to have a patina. Coming from NYC where space is sparse, she had also always coveted a pantry. “I love organizing things, so I made my pantry look like a store with various glass labeled containers and chose gold-glazed

brick for the backsplash to add some subtle bling.” The addition of pretty, handmade brass hardware sourced from a New York company called Classic Brass satisfies her desire for “a little gold here and there.” The designer didn’t want barstools, yet a huge prep island (like they have in many old English homes) was essential as she loves to cook every night. The mix of old and new is evident in this space where a La Cornue stove and cooktop and new banquette live next to a kitchen table from the 1700s. “We found the table in an antique store, and I love that it’s from the same time frame when the house was built.” Her large nine-foot island dominates the open floor plan and is topped with a leathered black granite. Gray and cream honed Italian Arabescato Corchia covers the backsplash and side islands and is 3/8 inch, reminiscent of the thinner countertops seen in Europe. “This gorgeous stone was always on my wish list because I love the dark veining, and it feels like butter when honed. Purcell also knew that in the kitchen she wanted a little bit of an industrial feel, so the back of the house has big black metal doors and casement windows. “I kept the windows on the exterior of the house white because it’s in keeping with a historic New England farmhouse, and black on the interior,” she says. Other noteworthy changes include transforming the screened in porch into a fun room with a built-in bench, movie projector and games station. “Old homes usually don’t have a basement, so this is the kids

play room,” she explains. For the powder room, Purcell used a graphic black and white Calacatta Voila marble for the large chunky floating sink, which she had made in Italy and shipped here. Her brass faucet fixtures come from Australia. As you head to the bedrooms, you’ll notice she kept the original wide oak plank wood on the stairs and throughout the second floor. “When we ripped up the old floors, we found more old wood in the attic and reused it for the new floors, and our barn-style doors into the master were also made from original wood from the house.” Because she wanted a larger master suite, Purcell eliminated one of the bedrooms upstairs and relocated one of the original fireplaces from downstairs to her room to add charm. “It’s non-working, but I love the look of it.” Her closet is dramatic and painted in high-gloss dark teal and beige, and the ceiling is covered in a black Gucci floral wallpaper. The primary bath might just be the crown jewel of the upstairs with a showstopping French cast-iron soaking tub finished in polished nickel from Penhaglion. Purcell designed the natural-color vanity with reeded oak and had it custom made, and she hung floating mirrors in front of the two windows to let in natural light. She chose Waterworks fixtures and used black grout for the floor and shower to make the white tiles pop. Few things speak to a new lease on life like the annual migration from the great indoors to the greater outdoors. Now that the days are growing longer and warmer, we’re coming back to life along with the perennials from seasons past. Our hunter-gatherer ancestors roamed for miles to find enough food to sustain them and their tribe in hostile environments. Here in the third year of the pandemic, however, we need only step out the back door armed with hand trowels and gardening hats to sustain our bodies but also reinvigorate our minds and soothe our souls. This spring, landscape architects and designers across Fairfield County are responding to homeowners’ interests— not in manicured lawns and showcase gardens but in sustainability and doing what’s best for the environment. These professionals are ditching the formality of boxwood borders and orderly flower beds for unmade beds, free-ranging meadows, native plantings and water in any number of forms. They’re also designing large, handsome vegetable garden structures and offering a range of options for helping homeowners become increasingly self-sufficient and truly at home on the range—even if it’s the suburban range.

One sign of the new informality is the open meadows alive with swaying grasses, vibrant wildflowers and pollinator plants that attract songbirds, bees and other beneficial insects. On a less than an acre of land in Westport, Jay Petrow of Petrow Designs created an open meadow of wild grasses—Korea feather grass and fountain grass—that resembles an impressionist painting but one that changes colors as the seasons change. It covers just a 30’ by 30’ section of the owners’ backyard but looks like a bigger planting than it is. “You don’t need to eliminate an acre of grass—you can start with just a small area,” says Petrow, who in the off-season creates abstract expressionist paintings that at times are informed by his meadow designs. “Late in the day in the winter when the sun is in that golden time, it hits these grasses and the colors come through. The grasses add texture and color and movement in the wind and can look good through much of the year.” Other landscape designers and professional gardeners report requests for elements that satisfy an almost primitive impulse. “The proper term I think is probably ‘homesteading,’ although I think most of our clients don’t think of themselves as homesteaders,” notes John Carlson of Homefront Farmers in Redding. Carlson’s company builds and maintains vegetable gardens as well as other forms of selfsufficiency, “But in fact that’s what we’re doing when we add beekeeping and maple sugaring, and chicken cooping and mushrooming. We’re just expanding the way they can produce food at home." Even traditional architectural firms that offer landscaping services are loosening their grip on

tradition in a bow to Mother Nature. New Canaan architectural firm, Wadia Associates designs formal mansions frequently informed by classic British estates, with formal landscapes to match. (As if to verify the firm’s commitment to authenticity, Prince Charles, a champion of architectural preservation, contributed the preface to Dinyar Wadia’s coffee table volume, New Classicists: Wadia Associates, Residential Architecture of Distinction.) The firm’s partial transition away from contained formal gardens reflects a growing sensitivity among homeowners to conservation and a greater appreciation of land and space. Something new that Wadia clients are asking for is a “live roof ”—flat, grassed surfaces, over a series of drainage systems, that aids thermal regulation below and makes that part of the home blend naturally into the landscape.

“I think the phenomenon of Covid has reminded us that space is a luxury,” Wadia says. “For a long time people were moving away from backcountry in Greenwich and now the desirability of having that kind of land is quite high. They’re also looking for more ways that they can engage with the environment organically, literally and figuratively. We have a lot of clients who are asking for greenhouses and gardens—not a formal, boxwood-framed garden but a vegetable garden.”

Even more formal estates are embracing, in Wadia’s words, “a degree or rural sensibilities.” For a large stone manor, a greenhouse used for temperate plants and as a nursery overlooks a grid of raised flower and vegetable beds set between broad, gravel and slate paths. newcanaandarienmag.com

During World War II, the U.S. government rationed staples and asked citizens to plant “Victory Gardens.” Some 20 million answered the patriotic call, producing fruits and vegetables for themselves and their families. It’s telling that residential architects and landscape designers today are designing home herb and vegetable patches—“Pandemic Victory Gardens,” if you will—on their own properties. Southport architect Mark Finlay, whose firm designs 10,000- and 20,000-square-foot mansions, had built for his wife a three-section garden structure of raised beds on a side portion of their property. Andrew Tyrrell of Black Rock Compost Company in Bridgeport custom-built the 20’-by20’ structure out of rot- and insect-resistant white cedar, which is completely enclosed in 1”-by-1” black deer fencing. Tyrrell’s company also manages the composting for the garden year-round. “It’s a big garden, so I designed it like a clerestory style, like a church, so the tomatoes and zucchinis are in the middle section and in the wings herbs and lettuces that grow low,” Finlay explains. The center section is nin feet high, the wings seven feet high. Deer fencing covers the top because, as Finlay found, “birds fly in and poke holes in the vegetables, then the squirrels come in ad finish the job.” The space doubles as a retreat from the stresses of life in a pandemic. “In the middle of the summer when it’s in full bloom,” the architect notes, “it’s like a really quiet Zen room.”

Pools remain a top draw for homeowners, and especially for homebuyers from the City hot to have water in any setting. These are not our parents' pools but rather complex interactions of design, construction and mechanics. James Doyle Design Associates in Greenwich partners with structural engineers and others to create what he calls “The Moses Effect”— water separated from other water within the same walls of a swimming pool. But water also serves simpler purposed. “Obviously pools are designed for practical use,” says Doyle, “but water features bring an extra-sensory element to the land that’s very calming.” At the entrance to a magnificent French chateau on eight acres, Wadia Associates installed a long reflecting pool that runs under a stone bridge to the front door. Fountains in the entry courtyard, meanwhile, send plumes of water skyward. “The idea was to give the homeowners an immediate sense of tranquility when they come home,” says Wadia. “There’s the gentle sound of water, reflected light and lily pads. It’s a little bit of Monet in Greenwich.” Meanwhile, streams both natural and man made are primal elements—a lifeforce—that sustain birds, small animals and the human spirit. Darien, the owners and visitors drive over a bridge and narrow stream. Jay Petrow removed the pachysandra crowding the banks and in its place, around boulders he had trucked in, put in a wealth of native plants and pollinators: Black Eyed Susan, switchgrass, asters and echinacea, among others. “I thought that would be a beautiful scenesetter for the property,” Petrow says. “I was excited about changing the landscape from what was basically an ecological desert of lawns and Pachyasandra and boxwood to something that not only looks better to me but benefits the environment.” Not that a lack of water should be a deterrent. On Dinyar Wadia’s New Canaan property, the man-made stream features a flow regulator that controls the speed of the current and the level of water, which can be lowered during heavy rains.
