BACKGROUND Muhammed Abbas is a passionate architect & Urban Designer with five years of work experience. During his educational and professional career, He participated in many national and international design competitions. In addition, He was an urban design teaching assistant and a visualization lecturer at the Faculty of Fine Arts; Alexandria university and the American University in Cairo, Egypt. This experience and exposure have contributed immensely to the evolution of his design and planning skills. He is very passionate about his profession, self motivated and willing to push boundaries in order to learn and reach his career goals. The original masterplan for Madinat Al Irfan has been designed by Allies+Morrison, working on behalf of OMRAN. The overall Madinat Al Irfan site comprises 602.5 hectares (6,025,040 m²), making it a significant development within Muscat City. However, the project boundary for the first phase has been flexible as it sits within the larger Madinat Al Irfan masterplan. The project site for Tilal Al Irfan comprises 57.57 hectares (575,784m²). Tilal Al Irfan is the first phase and a MixedUse Development within the overall Madinat Al Irfan project, defined as a “City of the Future” which will utilize Smart City features and elements for the aim of creating a truly memorable environment, and a place where great experiences happen. Tilal Al Irfan is subdivided into two areas, the northern area - “Downtown” - will hold the density and urban mix of land uses, including offices (CBD), residential apartments, retail, and healthcare facility. The southern area is primarily a low-density villa community also including apartments, education facilities, and an iconic community clubhouse which includes retail and other community facilities.

Guidelines for Urban

This section covers guidelines pertaining to the specific precinct zone. These guidelines are recommended of a mandatory nature as they govern the look and feel of the precinct to deliver the overall master plan vision. The guidelines for the Urban Precinct have been broken down into the following three sections:

Architectural Style Language The keywords that define the Architectural Language for the Urban Precinct are as follows: Colonnade / Rhythm• Gateway• Flat• Structured• These characteristics are defined as using a framework of Rhythm, Massing, Aperture, Detailing and Materiality. This allows the plot developer to get specific information on how to achieve this Visual Language.

Boundary Walls and Edge Conditions

This section covers generic guidelines for Boundary Wall and Edges for the Urban Precinct. In order to enable the area to function as a hub it is mandatory to have no boundary walls or low height boundary walls based on typology

Public Realm This section covers visual pallettes for Softscape, Hardscape along with materiality and the look and feel of the intended landscape.

Rhythm Rhythm Application Example 01

Based on the Architectural language in the previous section the Rhythm Module has been developed to accentuate and embed a variety within the system. This defines the rhythm module for the character zone. The module can be manifested in multiple ways like: Creating overall rhythm at building scale• Series of varying modules according to• floors This module will serve as the skeleton on to which the other elements like massing, detailing, aperture and materiality will overlay onto. The diagrams below illustrate how the rhythm can be applied on to the facade in various iterations. The linearity of the development is emphasized by the building’s orientations, primarily the podium element of the building which will provide the appropriate framing edge to the boulevard, roads and public spaces. To support appropriate building orientation, the following :guidelines shall be applied a. Podiums shall be sited in parallel to .the boulevard or the adjacent roads b. An appropriate percentage of the Podium element facing the boulevard shall be considered to be set back from the boulevard. This setback shall be used to create pocket plazas along .the length of the boulevard

c. The Tower element shall follow the Podium orientation which will be .parallel to the plot layout d. For frontages along the Boulevard of the primary %40 not more than frontage shall contain non active uses .or blank walls along the boulevard e. Design consultants while deciding facade treatments shall take into account the respective plot frontages in addition to 66 as shown on page the District wise design guidelines

Building’s facade is a true refiection of its design, massing, and overall style and provides a clear display of its volumetric conflguration. Building facades within MASAR shall be articulated to create architectural interest. The detailing of the building’s structure and skin can create patterning and architectural features that will ultimately enrich the overall quality of the architecture in MASAR. The façade articulation shall be in line with the main elements of the building: Base, Body and Crown which shall comply with the zonal massing principles of each individual zone. To realize an appropriate façade strategy, guidelines controlling the façade’s “level of play” has been introduced. This concept of “level play” is directly elements of a typical 3 linked to the building (Base, Body and Crown) while also ties with the visibility of each of these elements. To better understand the concept of the “level of play”, the :level of play shall be broken into

of the building and shall allow for maximum detailing to realize highest level of human interactions due to its high visibility b. One of the core elements affecting the building’s exterior detail is the appropriate application of building glazing ratio or Solid-To-Void ratio. Mastering the solid-to-void ratio application will not only result in enriched detailing to the building’ exterior but will also regulate the quantity of light allowed within building’s interior. Visible light is a delicate balance between having dimly lit spaces versus too much light or glare resulting from all glass buildings. Similar to the approach towards “the level of play”, the solidto-void ratio shall also be tied to elements of a typical building 3 the (Base, Body and Crown) as well as the .specific individual zonal guidelines

The development area is divided into two sites, totalling about 1,055 Hectares in area. MASTER PLAN This standard Hillside village model can then be adapted for use on the Hilltop and in the Wadi valley below. The Wadi villages group together with public and social amenities to create a town centre.

Each village will connect through safe pedestrian routes directly to the town centre and the green waterfront on the edge of the wadi. The green wadi becomes the focus for a Friday mosque plaza linked by bridge to retail souk plaza, schools for boys and girls, a social centre, commercial offices, and apartments. A good city is a walkable city. As Sharjah stridesforward to becoming a healthy city in the region, Al Jada aligns with that orientation by taking into considercommunity with the right distribution and location of land uses. The subdivision plan consists of the following land uses: residential, mixeduse residential, commercial and entertainment, retail, hospitality, commercial offices, recreational, public and community facilities, open space and utilities. The strategy used to define the building footprints was to achieve the maximum plot efficiency that mediates between built up area, open space, walkability within its neighbourhoods on multiple levels. The development is planned to be a balanced well-functioning mixed use between structures and parking efficiency. The height strategy for the development was a simple approach that corresponds to the site constraints such as the flying path and the major highways that surrounds its boundaries.

The North District master plan is located within towards the northern fringes of the Lusail City and was first master planned for MME approvals as a mixed-use development catering to an approximate population of 63000 persons. Due to changing market conditions and demands re master plan for the North District development is required to be a low-density residential villa master plan. The project seeks to create a low-density development in line with the market demand within Lusail City offering just the right balance of villa plots complimented with the public amenities and open spaces. The project seeks to introduce a new more compact plot typology to create diversity within Lusail City and to satisfy a wider base of the market demand. This is also reflected in the choice of plot sizes that are smaller in comparison to the neighboring districts within Lusail. The master plan is developed with a series of hubs that bring together the essential community facilities required to create a “Residential Sanctuary”. There is an emphasis on creating connected and walkable open spaces that create a sense of a much more expansive open space connecting via the streetscape and shared surfaces.

Illustrative Master plan The North District as the name suggests is the northern most district development within Lusail City. This district is bordered by major expressways on three sides limiting urban connections with neighboring developments. The North District master plan layout assumes an idealistic scenario where in there are no constraints within the site extents, and 100% of the site area can be utilized for the development. This is primarily relevant for the part of the site that is intersected by the current alignment of the Lusail Expressway. As agreed, with Qatari Diar during the development process the realignment of the expressway will remain outside the scope of works for the concept design of the North District master plan.

The Kuwait Foundation for the Advancement of Sciences (KFAS) is spearheading development in the neighbourhood with the construction of a new headquarters building and a substantial upgrade to the public realm along the seafront. 52

The project brief is to determine whether a new student campus could be located on site, or whether the site is better suited for an Innovation Centre that could act as the spatial medium between KFAS and the like-minded businesses and entrepreneurs of the city. The future can bring a considerable amount of excitement in the form of new development, new green spaces, new businesses, and new families, but the capacity for neighbourhood growth is largely determined by the transport network which is currently limited due to its relationship with Arabian Gulf Street.

The City of the Future is envisioned to respond to pressing need for affordable new residential units in Baghdad. The offering will mainly feature single family plots in addition to multi family apartment buildings plots. The residential offer in the City of the Future is complimented by a retail component and all the necessary community facilities and green network required to create a visionary complete city where people will have the opportunity to live, work and play. Sports facilities, cultural institutions, public libraries and walking and cycling facilities are offered within the City of the Future in order to support a healthy lifestyle for the body and mind. In addition, the City of the Future is envisioned to live up to its name by adopting modern, progressive and forward looking initiatives related mainly to energy conservation and sustainable strategies. Promoting walkability, and micro mobility and supporting a well connected pedestrian/cyclist network are some of the mobility related sustainability strategies, while creating a complete community, exploiting solar energy conservation strategies and designing for microclimate are some of the design and operations ones. The main vision is to build a lake district As seen in the intial sketches here, the town centres are the economic focal point and sit along the primary boulevard which is lined with townhomes to carry the activity from the town centre along the streetscape. Within the blocks is the fareej typology but modified to provide terraced plots along the waters edge. PROGRAMMING Recent behaviour suggest that residents now have more flexible schedules, which means that good public-space programming is even more important as it can appeal to a greater swath of users as people can choose where to be and when. This is how the new VYE Town Centre can maximise the positive impact of their facilities.

WELLNESS DRIVEN

The effects of COVID-19 are accelerating the rethink of cities, born out of the tension between the desire for social contact and the societal imperative of social distancing. With no vaccine or cure available, physical space has now become the mechanism to fight, prevent, and control the spread of the virus. As designers, we think the new VYE Town Centre is a tremendous opportunity to rethink urban space by linking a public space agenda to a public health agenda, one that will demonstrate how a well-designed environment can be more than beautiful and useful, but also exceed in community building to provide all residents the ability to engage in a Sustainable Public Life.

The pandemic has had a tangible impact on how cities function. Recent research shows that people prefer to stay in their neighbourhood more; that cities are being used more for recreation, play and exercise; and locations that offer public activities see the highest increase in use. Spatially, these findings translate to some interesting design strategies, but to summarise: Local is now critically important. LOCAL MARKET

FIRST IMPRESSION Our massing is playful and derived from a desire to create a First Impression for the new VYE Town Centre that is memorable and inviting. The energy from within the complex spills out, enlivening the neighbourhood, while the lush landscape and unique flexpods provide a hint of the excitement inside.

ACTIVITIES FOR EVERYONE Research shows that since the pandemic, locations that offer outdoor public activities see the highest increase in use. In order to create the most desirable community location, our proposal provides active spaces for the enjoyment from children to the elderly. This includes sensory playspaces, community gardens, seating beds, interactive artwork, and Beyond-Green health & fitness equipment. These are all provided within a landscape framework that recognises the public spaces that are most sought after contain good climactic conditions that appeal to the senses – fresh air with greenspace, water and comfortable sunlight.

YOUTH PLAYSPACE

COLLABORATIVE LANDSCAPE The evolution to a Collaborative Landscape means that the public realm now incorporates a variety of spaces for both physical and digital interaction, though naturally discouraging dense gatherings. There is more space dedicated to dwelling and flexible spaces specifically designed for collaboration. This may be in the form of hammocks strung between artworks, tables set around the evaporative pools, playspaces that educate children on environmental importance, or the Flexpods which provide tools to for residents to interact with anybody, anywhere, on their own terms.

The future citizen is now locally located but connected everywhere and the NYE Town Centre will be a place where experience and engagement and supported by the latest technologies to make it easier for residents to have meaningful interactions. To do this, we propose an evolution of the public realm as it now has additional tasks it must perform, namely, it must allow people to congregate and to freely participate in public life while remaining safe. Our proposal is a new Collaborative Landscape – a robust combination of good design principles and technological advancements.

EDUCATE VIA DESIGN

The proposed location of the District Power Room has been shifted to the southeast corner of the site as we felt the suggested location occupied an area of prime frontage for the site. We felt it’s important that the corner of the site that is most connected and visible to the neighbourhood should not be prejudiced by the electrical requirements. If needed the cables can be routed through the project site.

The nature of work is changing and the FlexPods are designed to provide residents the tools to redefine the concept of Local. The pods can support collaboration via teleconferencing or Virtual Reality; small-scale manufacturing and 3d printing to contribute to the local economy, pop-up retail or exhibition spaces, or simply a quiet desk in a beautiful environment to break the monotony of working from home.

The new VYE Town Centre contains the latest technologies to contribute the most to the community using the least resources. The building is outfitted with solar panels and rainwater harvesting technologies, the landscape is irrigated via HVAC condensation with low-flow fixtures, the fitness equipment and pavers generate electricity which can power the low-energy lighting fixtures.

Passive design strategies are also used to contribute to the buildings minimal resource footprint. Building facades contain external louvers or a dual skin system to limit solar heat gain, evaporative pools and well-placed trees contribute to a cool microclimate, and all materials used should be regionally sourced.

Application based technology is changing the way residents can interact with their public space. A datahub is located in a FlexPod where residents can view their home energy consumption and track their fitness metrics. Phone apps can be developed that calculate the amount of energy produced in the fitness area which can translate to points to be redeemed in the Town Centre café.

Good design can encourage social distancing without the annoyance. We propose the VYE Town Centre is an environment that illustrates how people can safely interact without the overt reminders to socially distance. This is achieved through subtle design cues, such as patterning in the public realm or well-ventilated social spaces that are designed for ventilation and to limit congregating.
