WILLIAM GRANTS & SONS MARKETING SUITE & OFFICES

W

GS, a major drinks producer and brands agent, wished to capture, in the fit-out of it’s new premises, the energy and vitality of the new city-centre location. Marketing, at the core of the operation, is reflected in WGS’s dynamic workforce and it’s requirements for flexible, multi-modal working. The brief required a contemporary and attractive environment, creating spaces for desk based or more mobile working arrangements, for informal interaction or more formal meetings, and for opportunities to innovatively showcase their products. On arrival, the focal point of the marketing suite, the bar, is revealed. A dark ceilinged space with dramatically exposed services, industrial light fittings and suspended “rafts”, it is an unexpected contrast to the more conventional office-type spaces of the entrance and lift lobbies. Refined and textured materials are juxtaposed effectively. Butcher-shop tiles face a distressed timber topped bar counter. An OSB board backdrop wall and an open “pigeon-hole” wall enclose the space, the latter doubling as a display wall, allowing visual connection between the bar/entrance area and the main office. Bar and visitor seating is provided in raised booths, also offering an innovative solution for those who wish to “hot-desk”. Multi-purpose, “creative” spaces are framed by chunky sliding walls and layers of mesh curtains to enclose variously sized informal spaces for brainstorming or meetings. The result is a fresh and playful working environment, enjoyed by the client and evolving with changing demands.

GOOGLE - MONTE VETRO SWING SPACE

I

n February 2011 MÓLA Architecture were engaged by Google Ireland to design the fit-out for 2No. floors of ‘Swing Space’ accommodation within the new Monte Vetro building.

The floors are designed to provide temporary decanting space for Google staff being relocated in other buildings. Both floors are designed in very different ways, one retaining the existing suspended ceiling and chilled beam units while the other leaves the structural ceiling exposed and adopts a more industrial feel. As a low cost solution our concept for the design focuses on clouds, sun and wildlife. General open plan breakout areas are defined by cloud ceilings and grass floors while the more private glazed meeting rooms are screened with mono-chromatic landscapes with brightly coloured wildlife.

GOOGLE - EAST POINT BLOCK P

M

Ă“LA Architecture were engaged by Google Ireland to design the fit-out for 3no. floors at Block P East Point Business Park. The brief was to provide comfortable, environmentally sensitive, economical and flexible office space. The accommodation included open plan office space, various sized meeting rooms, training rooms, cafes and break-out spaces. Our concept for the design focused on a beach theme. Ice-cream coloured acoustic clouds are playfully suspended between the second and first floor atrium; a bespoke graphic in complimentary colours snakes through the plan and wraps up walls, with text woven through which conjures up seaside imagery; finishes were selected to further reinforce the seaside theme- wicker furniture, baby blue tiling, birch ply kitchens etc.

GOOGLE - EAST POINT BLOCK L

I

n May 2010 MŌLA Architecture was appointed by Google Ireland for the re-design and fit-out of an existing three storey office block. The design brief was to provide a comfortable and environmentally sensitive office space informed by a “sensitivity toward individuals and the Google culture”. Designing to the Google culture is a unique opportunity to provide a bespoke and innovative office design solution. This fit out required flexible solutions to accommodate a relatively high density of personnel for the first year with the staffing numbers ramping down with time. The layouts of workstations and soft break out areas permitted this flexibility.

QUALITY AND QUALIFICATIONS IRELAND

M

ÓLA Architecture was appointed in April 2012 to design a new premises for the newly amalgamated Government Body- QQI, Quality & Qualifications Ireland. The brief was to provide office space for the merging authorities- FETAC, NQAI, HETAC & IUQB, located in an existing office building in Denzile Lane, Dublin 2. The accommodation spread over 4 stories consists of a reception, boardroom, meeting rooms, canteen, break-out spaces and open plan office. Shared facilities and filing areas are grouped centrally around the core, with a well defined circulation route wrapping around on each level. This central zone is punctuated by a change in floor and ceiling finish, which introduces QQI’s corporate colours. This arrangement affords clear and unobstructed areas for generous open plan desking. Birch plywood screens are furthermore used to define different zones, yet permit views through. Furniture is modern, with clean lines. Birch plywood cabinets and built-in seats, compliment the fin screens and the natural material adds warmth to the colour palette.

APPLE CANTEEN

T

his project involves the remodeling and upgrading of an existing cafeteria within a larger commercial campus to include new furniture, flooring and ceilings. The objective of the project was to create a space that would function as an effective social centre within a large office building. The approach used was to create a series of smaller spaces within a larger space whilst working within the constraints of the existing building. Three types of spaces have been created: one is a soft seating area with a lower timber ceiling which is intended to be a more intimate space; a second more structured space has been created through the use of bespoke timber fixed ‘high tables’; the intervening space is populated with more simple furniture, arranged in a linear pattern aligned with views to the exterior. A new lighting scheme has been introduced to complement the various seating areas. This is linked to an astronomical clock so that different lighting scenes are generated throughout the day, creating an event within the facility and when viewed from outside at night.

MICROSOFT EUROPEAN OPERATIONS CENTRE

M

icrosoft’s Atrium Building provides 16,700sq.m. of office accommodation for 800 staff. The central atrium space is the social heart of the project. It accommodates a 350-seater restaurant with coffee bar, sandwich bar, and a server. Oak benches with long tables enhance the restaurant’s informal and communal atmosphere. Several 9-metre high ficus trees offer scale and shade. Lighting is provided from projectors located along the top edge of the atrium (six floors up) and is diffused through large Barisol fabric discs, suspended 5-metres above the atrium floor. The open-plan office areas are located along the atrium edge, while cellular offices run the length of the east and west external perimeters. Frame-less glazed interior walls run parallel to the external walls, allowing natural light and views to penetrate into the open-plan areas. All methods of communication were catered for in the building: informal chats at the photocopier; quick meetings over a coffee at the coffee bar; soft ‘armchair type hubs’ for brainstorming sessions; and formal meeting rooms. The latter are treated as 3-dimensional architectural elements. The ‘red box’ meeting room, for example, has a deep ceiling bulkhead and thickened walls (all varnished to a glossy red). They occur on each floor along the atrium perimeter, and are clearly identifiable from anywhere within the building. The same treatment is applied to the communal hubs, ‘greenbox’ meeting rooms, and ‘break out’ spaces.

AVOLON AEROSPACE

A

volon Aerospace Leasing Ltd commissioned MĂ“LA Architecture to create their new headquarters office at The Oval Building, Dublin 4. An enthusiastic and well informed client required a combination of sleek, contemporary front of house client oriented spaces and employee focused, inspiring office space to accommodate their expanding workforce. The reception/ arrival space and meeting spaces were to create an impression of quality, comfort and efficiency, the open place offices were to be well lit, flexible and functional with scope for future expansion. The design combined clean contemporary lines with aviation forms and motifs. On arrival a dramatic streamlined space is encountered with a sweeping, undulating back-drop reminiscent of aircraft fuselages, wings and livery. This impression is enhanced by the clean elemental form of the white corian reception desk, a seamless, molded construction. The sweeping curved wall leads the visitor to informal waiting areas, which open into varied meeting facilities. The effect is of the space unfolding, animating the visitors progression through the space. The graphics and colour palette used are repeated with varied emphasis throughout the scheme. The open plan offices are set within a drum shaped floor plate. Concentric circles in the floor finishes and curved wall planes are contrasted with orthogonal rows of workstations. The effect is dynamic and interesting but not overworked. Informal meeting or breakout spaces consume the residual spaces at the interface of the various geometries.

DUBLIN AIRPORT - TERMINAL 1 EXTENSION

W

orking to internationally renowned architects ADPI’s concept design MÓLA undertook the detailed design and construction stage for this highly successful project at Dublin Airport. The TX1 job provided a unique opportunity to greatly improve passenger movement within the airport whilst providing a much enhanced shopping experience. The project comprised the construction of a new-build extension to the existing Terminal One building and associated infrastructure. The 7,470 sqm two-storey steel framed extension is located at the north-western corner of the existing terminal and provides a much needed bridge link to Pier A. Located on 2 No. levels it also provides a baggage handling area under the new retail and circulation space. The project also involved the complex modification of 1,576 sqm of the existing terminal building including the removal of escalators, lifts and structural alterations incorporating the strengthening and removal of existing structural elements. The facade is a dominant design feature of the project, both internally and externally and is integral to delivering the principles of maximising visual lightness and transparency. The curtain walling successfully integrates with the main structure in an elegant, simple and seamless manner. In order to achieve ADPI’s concept to have a’ facade of clouds’ we designed a sky scape of glass screen prints which were successfully fritted onto the toughened glass facade.

ATHLONE TOWN CENTRE

T

his 110,000 sqm. mixed-use development is the most ambitious undertaken outside of the major cities in Ireland. It has regenerated the decaying core of Athlone adjacent to the town’s medieval quarter, catalyzing development or renewal of adjacent sites. The scheme incorporates over 70 retail units, 150 residential units, six restaurants, and a 12 storey 160 bedroom hotel and spa. It incorporates covered streets and a square, a series of through routes and external spaces which knit seamlessly into the urban fabric of the town. A medical centre, crèche, office space and 1300 car parking spaces on the 2.9 ha site complete the mix. The retail element of the scheme is arranged on two levels with at grade between each level and the various existing streets and public spaces around the perimeter of the sloping site. The retail areas, rather than replicating a conventional shopping mall, are covered, unheated and naturally ventilated streets in the manner of the “galleria” with external grade materials used in the facades and surface finishes,. Residential areas and commercial uses overlook the retail streets to bring day-long activity and integration of uses to the development. The slender glazed tower of the hotel, which interconnects with the retail areas at low level, is the focal point of the scheme and has become its distinguishing feature. Athlone Town Centre is now the regional shopping destination for the Midlands, and has developed into the social and commercial heart of the town.

CARTON HOUSE HOTEL

C

arton House, home to the Earls of Kildare and the Dukes of Leinster from the 17th to 20th Centuries and one of the most important Palladian Houses in Britain and Ireland, has been reincarnated as a world-class hotel, golf and leisure resort. The scheme is a carefully considered mix of the preservation or renovation and integration of contemporary interventions to meet current demands. From the outset the principal objectives were to maintain the integrity of the original house through painstaking conservation works, and create a fully functioning modern hotel by discreetly inserting new elements in screened pockets of land or enclosed courtyards stretching east and west along the long axis of the house. The new hotel consequently takes an elongated low-slung form, some 500 metres in length, stretching along the main avenue and screened by a wall of historic buildings and beautiful stone walls. The interior of the Carton House has been sensitively converted to accommodate bedroom suites on the upper floors and lounge and banqueting rooms on the ground floor with minimal intervention to the existing building. The various courtyards have been allocated new functions : the Kitchen Yard has become the reception and main bar, the Stable Yard is the Golf Clubhouse and an old farmyard has been transformed into the new Spa, pools and Treatment Rooms.

SHERATON HOTEL

T

he central iconic element of the Athlone Town Centre development is a slender glazed bedroom tower of the Sheraton Hotel, rising 12 floors over the new retail centre and marking from a distance it’s location on the wide, flat Midlands plain. Accommodating 167 bedrooms, including four penthouse suites and a palatial double level bridal suite and roof terrace, the tower element of the 14,00 sqm hotel rests on a four podium block which is integrated into the towncentre development and houses restaurants, bars, a generous foyer, function and meeting/ seminar rooms, a spa and leisure centre. Ancillary service areas are accommodated on two levels of basement. The quality of the interiors and materials used inn the front of house spaces create a relaxed atmosphere that embraces hotel guests and visitors with a sense of warmth and comfort from the moment of entry. A restrained, well-balanced palette of materials and muted colours captures the eye and carries through all these public spaces. Subtle twists or variations on the general theme give each area its distinctive character. Warm natural stones, dark walnut and wenge are the prevalent materials. The bedrooms in their glass walled tower are by contrast light filled spaces by day with view over the river, town and lakelands, which become, with the drawing of full height, wall to wall and richly coloured drapes, cosseted cocoons by night.

CARTON HOTEL SPA & LEISURE CENTRE

C

arton Hotel Spa was developed as part of the €80 mil¬lion restoration of the historic Carton House and its transformation into a world-class hotel and leisure resort. The Spa facility is designed to offer a distinct and memorable experience, operating both in tandem with and independent of the hotel. The approach was to locate in former farm buildings extending from the main house, accommodating all treatment rooms and support areas in the stone outhouses, which enclose the now covered courtyard and swimming pools. These rooms are a series of linked yet contrasting, tactile spaces taking visitors on an uplifting and sensual journey. This experience is accentuated by the quality and stimulating nature of the materials used. Kohler vessel sinks and brassware are counter-pointed with Emprador marble, a luxurious dark stone veined in creams and gold. Walls are tiled in a rich chocolate brown porcelain tile and in the changing areas cool grey tones of the basalt tile contrast with rich purple and gold glass mosaic tiles highlighting zones around the sinks and showers. The Spa’s range of amenities include an 18m pool, Jacuzzi and children’s pool, saunas and steam rooms, a relaxation room overlooking walled gardens, luxurious changing facilities, a juice bar, and a large gym providing cardiovascular and strength training equipment; and take advantage the hotel’s array of walking trails, tennis courts and golf facilities.

SIRIANA SPA

L

ocated in basement of the 12 storey Sheraton Hotel, the Siriana Spa provides a welcome retreat from the bustle of the Athlone Town Centre development. It accommodates a reception area, shop and nail bar; private treatment rooms; a relaxation and specialist treatment areas including a “tepidarium” and a “razual” room, while a gym and an assortment of pools, saunas and stream rooms occupy the linked Leisure Centre. The design approach was to create, in the complex volume available, a range of spatial and textural experiences, catering for all forms of relaxation, active participation to luxurious pampering. At the upper level the curved stone wall initiates a cyclical journey through the Spa’s various spaces. The “spiritual” heart is a tranquil waiting area featuring cocooned seating in oak latticed enclosures set around a gently lapping water feature. The more strenuous activities are confined to the lower level, glass walls or apertures visually connecting the various pools, gym areas and reception providing interest and distraction for the more energetic guest. Materials and finishes for all areas are drawn from a refined, high quality palette including granite and limestone walling, specialist polished plasters, solid timbers such oak and wenge, stainless steel and glass, and an array of glass mosaic and ceramic tiling, appropriate to the different spaces, from the introverted sensuousness of the spa to the clean lines and durability of the Leisure areas.

CIT CORK SCHOOL OF MUSIC

L

ocated on the banks of the River Lee, the new-build CIT Cork School of Music provides a bespoke academic facility in a unique city centre setting. The 12,000 sqm. ‘state of the art’ school accommodates 52 music studios; a 450 seat rehearsal hall; theatre space; music library; recording and dance studios; offices; classrooms and lecture theatres. The comprehensive brief and innovative design approach mark this building as a world-class model of its kind. The acoustic brief established the specialised performance requirements of each space and addressed the importance of quality workmanship and well managed contractor interfaces between various work packages. The main rehearsal hall is designed as a ‘simple’ rectangular box with great acoustic and performance flexibility. Primarily a student training space, it facilitates multiple configurations through hydraulic stage, movable ceiling and pivoting wall paneling. During the build two studio rooms were built on site ahead of programme as ‘sample rooms’. These rooms were used as demonstration spaces for the critical elements of the fit-out, such as bespoke acoustic paneling and acoustic glazing and then subjected to rigorous acoustic testing. To achieve the rigorous fabric sound insulation, mid-frequency reverberation times and external noise and mechanical service noise limitations many of the spaces utilise ‘box within box’ construction. The design detailing isolates the floating floors, walls, ceilings, services and acoustic glazing from the primary masonry structure

his is to confirm that MÓLA Architecture were engaged by Google Ireland from July 2010 to March 2011 for architectural and fit-out design services for a 4,500sqm Fitout of the Geo project at Eastpoint, Dublin. The works included a phased fit-out and occupation of the 3No. floors and the project was successfully completed on time and within budget. Part of the design challenge was to provide a fit-out that adopted the Google philosophy of work environment within a restricted budget for a short term period. The team was led by Director Ralph Bingham and was supported by Niamh Curtin on design concept and Paul Finnegan as project architect. The team delivered a high level of service and worked in a flexible and pro-active manner with the Google team of IT, AV, FM and catering specialists. Meeting tight program deadlines the floors were successfully completed, commissioned and occupied on a phased basis with Google staff operating within the building while the contractor completed his works. The design of break out spaces, canteen, open office areas and meeting rooms has been well received by our staff. In January 2011 we further engaged MÓLA Architecture to act as our technical architectural advisors for the purchase agreement and due diligence exercise for the Monte Vetro Building at Grand Canal Basin. This entailed a detailed review of the building and all its statutory and contract documentation. Potential defects, snags and concerns were also addressed as part of the process. Consequentially we have also appointed MÓLA Architecture for the fit-out design of 2No.floors within the Monte Vetro building which will be completed on site by July 2011. We are happy to recommend MÓLA Architecture and their team as Fit-out architects. JOE BORRETT, Head of Real Estate & Construction, Google Inc.

ones Lang LaSalle are currently project managing a 1,000swm fit-out project for Avolon Aerospace Leasing Limited at The Oval, Shelbourne Road, ballsbridge, Dublin 4. MÓLA Architecture is the architect responsible with the Design & Build project organisation lead by StructureTone. From the start and throughout the project Jones Lang LaSalle have experienced MÓLA Architecture to be a highly skilled and professional architectural practice. Furthermore, MÓLA Architecture conveyed verve and passion through their design. Even through challenging periods MÓLA Architecture did not struggle and were able to defend their design successfully towards a better solution. MÓLA Architecture always delivered architectural solutions while meeting the budget and the programme. The site will be handed over to the client on Friday 9 December 2011. Our last site inspection proves the quality of interior design & fit-out possible. Jones Lang LaSalle can highly recommend MÓLA Architecture and will co-operate with them in upcoming future projects. CHRISTIAN VON HALASZ, Senior Project Manager, Jones Lang LaSalle

R

alph Bingham, as lead architect, and his team were meticulous in their approach to the brief and their patience in addressing the needs and concerns of key stakeholders was exemplary. The acoustic brief established the specialised performance requirements for each space and the importance of quality workmanship and well managed contractor interfaces was emphasized by the architects from the outset. The architects also had to work on a sensitive and relatively constrained riverfront city centre site where a good working relationship with planners and the general public was important. The quality of service to the client provided by the architects was without parallel in this writer’s experience. Ralph Bingham and his team were readily available for meeting even when these arose at short notice. It is also worth noting that, notwithstanding the complexity of the brief and the great variety of spaces involved, the construction drawings, design development and related details were provided in good time thereby ensuring that delays were avoided. Close supervision of the construction phase ensured that the quality of the final product is second to none, a fact recognised by the RIAI’s awards of “Best Educational Building” for 2008. In conclusion, I can state that this design team were diligent in executing this brief where their attention to details and flexibility of approach were evident at all times. I have no hesitation, therefore, in recommending these architects to prospective clients. MICHAEL DELANEY, Vice President for Development, Cork School of Music
