A PROPOSAL FOR THE MANAGEMENT OF PALACE PLACE BY LUKE DALINDA
Well over 30% of our operating budget goes toward utilities. This is a significant cost, but it is also a significant opportunity. We must respect the original design of Palace Place. We cannot turn Palace Place into something that it was never designed to be… And that is a good thing! However, we can enhance and make better use of our building. We are in opposition of anything that significantly changes the original design of the building, as such change compromises the design and leads to failure. We are for anything that enhances and supports the design of the building. Palace Place had been designed by the best architects and engineers to last. That is a good thing, and there is no need to go down those other roads, which would only compromise our renowned design.

Luke Dalinda has been a Palace Place resident since 1993. A proud father, he currently resides with his wife, Valentina, and 8-year old twins, Liam and Keira. As a Muskoka life enthusiast, Luke and his family spend their summers at the cottage. In their spare time, Luke and Liam are avid Lego builders while Valentina and Keira are avid readers. The little things in life are what bring Luke the most joy… and, of course, setting a Palace Place record price!
The 2015 average price per square foot for Palace Place had been $433 per square foot. The highest prices that have been achieved to date are $516 per square foot and $537 per square foot. Without question, we have been undervalued for far too long. The new Board must take action to elevate our price per square foot and set a goal of achieving $850 per square foot by 2020. Refusing to take a “Band-Aid” approach to problem solving, enhancing our service experience for owners, and providing effective communications highlighting the unique offerings of Palace Place will go a long way in achieving this goal.

During Luke Dalinda’s first 3-year term as a director, he had called for the creation of a finance committee when there had been none. Luke had led the renovation of our women’s spa for a contract cost of $88,648.50, inclusive of HST, based on 8 bids when the previous Board was looking to spend $500,000 to $600,000. Luke had led the renovation of our men’s spa. Luke had led the implementation of new rules to help mitigate floods. Finally, Luke had led the implementation of our BuildingLink system to replace our antiquated paper-based system
for managing incident reports, service and repair requests, front desk instructions, and amenity reservations. These achievements were the result of a collaborative team effort. Luke Dalinda is the #1 top selling realtor at Palace Place. Luke Dalinda has written the renowned Dalinda Report, which features the original Palace Place price chart report, since 1997. The Dalinda Team has achieved top 1% in Canada status in 2014, as per Royal LePage sales. Luke Dalinda had been the first #1 top realtor at Palace Place since it had achieved its independence from Citibank in 1997, as per TREB data. In 2004, Luke Dalinda had founded the Media, Entertainment, and Communications practice group of Royal LePage Commercial Inc. Luke has been the lead sales representative for some of Canada’s biggest companies, including Rogers, Standard Broadcasting, Peace Arch, E1, Alliance Atlantis, and Sun TV. As a screenwriter, another passion, Luke Dalinda has repeatedly been recognized by the Nicholl Fellowships of The Academy of Motion Picture Arts and Sciences. Luke had been a television writer and producer for NBC, and he had been a producer for Universal Music Group.
