Surveyors are an integral part of building and development Surveyors play an integral role in land development, from the planning and design of land subdivisions through to the final construction of roads, utilities and landscaping. Whether you’re building or buying a house it’s essential to have a survey carried out. Surveyors work closely with their peers in the fields of engineering, architecture, building, planning and legal profession. Their roles underpin these industries; Surveyors are the first people on any construction site, measuring and mapping the land. These primary measurements are used by architects to understand and make the most of the land and streetscape for their building designs. Builders use surveyors to set out a house accurately and position it within the land boundaries to the approved Council setbacks. Solicitors or conveyancers require identification surveys, which are undertaken before a person buys a house. It shows the location of the house and all other improvements in relation to the boundaries of the land and identifies any problems before a significant

purchase is made. Kleven Spain Survey Consultants have practiced throughout the Monaro, Snowy Mountains, South Coast and Canberra since 1995. The company is owned and run by two locals - John Kleven who runs the Cooma Office, and Andrew Spain who runs the business in Canberra. Over the 18 years the business has been running they have completed surveys on everything from high-rise buildings in Canberra, to the Jindabyne dam wall upgrade, to the electricity line running from Cooma

to Bega to Eden and numerous projects for Snowy Hydro. Between the two offices the business has 11 staff members consisting of four in Cooma and seven at the Canberra office. With electricity prices still rising, it makes good sense to become more aware of how we use electricity around the home. Chances are you are using more than you even realised but in just a few simple steps you can make some positive changes to avoid unnecessary power usage which will soon show in savings on your power bills. Becoming more energy efficient will not only save you money, you’ll also be doing your bit environmentally. Anything that is going to reduce your bills each quarter has got be a good thing. A quick whip around the average household can be revealing when it comes to costly wastes of energy. Living rooms Open the blinds and curtains on the sunny side of your house in winter as this will allow warmth and light into your home which will stay long after the sun has gone down. Do the reverse in summer. Close north-facing windows, curtains and blinds to keep the summer heat out and open the windows on shady sides to allow cross breezes to cool your home naturally. With air conditioners, keep in mind that they do not need to operate on their highest settings to be functional. Lower them; you’ll still be comfortable. Look at installing awnings over the windows on the north and western sides of your home or a pergola with a pretty climber. A deciduous plant will provide cool green shade in summer and allow the sun into your home in winter. Another tip is to avoid leaving all your living room appliances on stand-by. They will continue to draw power and while it may not appear to be a lot, the television, music system and computer etc, using electricity 24 hours round the clock soon adds up on your bill. Turn them off when they’re not in use. Bedrooms Bedrooms can be real power hogs, especially during the colder months when many of us pull out those electric bed warmers like blankets and quilts. Yes, they ensure a lovely warm bed but did you know you can get the same toasty results from the good old hot water bottle? Try this next winter: Pop an extra blanket on the bed or switch to a winter-weight doona and invest in

one or two hot water bottles. You’ll be as warm as toast and when your next winter power bill arrives, you’ll be amazed at the savings. Hot water bottles are inexpensive and readily available from your local pharmacy and the fact that they’re still available is testament to their efficiency in keeping you comfortably warm all night long and they will not dry out your skin. Bathrooms Electric hot water is a major power guzzler and many people have found relief from soaring bills by switching their fully electric system to solar. Either way, you can make small changes in the bathroom that will not only assist with lowering you electricity usage but will cut your water usage as well. Firstly, look at installing a AAA-rated water efficient shower head and you’ll notice the difference. You’ll not only be using less water, but more importantly, less hot water. Also, set your water thermostat to 60°C or turn it to the “normalâ€? setting. Ventilation is important in a bathroom too, hence ceiling exhaust fans, but showering with the window open will also vent a build-up of steam while avoiding the running costs of the exhaust. And do you really need heated towel rails? Sure, there’s nothing like a nice warm dry towel but if you hang your towels properly on the rail they will dry anyway. Opening the window when the room is in use will definitely help in preventing moisture build up. Kitchens There are a lot of ways you can save energy in the kitchen. For starters, switch off and unplug any appliances that are not in use. With dishwashers, only turn them on when they are full and opt for the economy cycle to wash the load. Many dishwashers generate their own hot water so use this function as opposed to the hot water tap. When filling the kettle, use cold tap water and opt for defrosting food naturally rather than using the microwave. A little bit of forward planning here will pay off in the long run but when it comes to the microwave, use it for cooking instead of the oven or stovetop, where applicable, and use the toaster instead of the grill to toast

that bread. Two of the biggest energy consumers in the kitchen are the fridge and the freezer but regular maintenance and the correct settings can save you a lot. Keep your appliances clean and don’t allow ice to build up in freezers. The temperature settings are important too and it is recommended you set freezer temperatures to -18°C and fridges at between 2°C and 5°C for the best food safety and running efficiency. But how old is your current fridge and freezer? Any models around 10 years or older can use two to three times more energy than newer energy rated models and when you take into consideration that they run all year round that can add up to a hefty bill. It would be worth your while to update old appliances and make note of the Energy Star Rating when shopping around for new models. The more stars an appliance has, the more efficient it is and the less energy it uses to function. Do you really need a separate freezer? They use a fair amount of power regardless but if you still feel it’s a must in your household, would you be better off with something smaller? If the most your freezer ever gets is half full you might want to consider replacing your current model with a smaller one, or opt for a fridge with a more generous freezer compartment and do away with the separate unit altogether! Laundry Like kitchens, laundries are another room with large appliances that use a lot of power, but you can keep it within reason by adhering to some simple guidelines. Only turn on your washing machine when you have a full load and use shorter washing cycles. Also, wash in cold water instead of hot. Laundry detergents and boosters are as good in cold water as they are in hot so you’ll still get the results you want. And consider a front loader if you are looking to replace your machine. Using a full load also applies to your clothes dryer, but if the weather is fine why not peg the washing out on the clothesline and let it dry naturally? There’s nothing like the fragrance of laundry left to dry naturally in the sun!

Incentives to use solar or wind power systems In NSW, electricity customers are able to connect a solar photovoltaic (PV) system or wind turbine to the electricity network. There are several benefits of installing a small-scale renewable energy system, including: • reduced electricity bills by installing a net metered system; • alternative financial incentives offered by some energy retailers; and

• financial incentives through Commonwealth Small-scale Renewable Energy Scheme. The Australian Government is supporting the deaployment of renewable energy in Australia’s electricity supply through the Renewable Energy Target (RET) scheme. The RET scheme guarantees a market for additional renewable energy generation, using a mechanism of tradeable renewable energy certificates (backed by a legislative obligation). Since January 1, 2011, the RET has operated as two separate parts—the Large scale Renewable Energy Target (LRET) and the Small scale Renewable Energy Scheme &200(5&,$/ '20(67,& (SRES) also known as the Solar Credits subsidy. installing small-scale solar, wind and micro hydro generating systems. ‘Solar Credits’ are available to households, businesses and community groups that install eligible small generation units by multiplying the number of certificates that eligible systems can create. The RET scheme’s rules allow owners of small-scale solar photovoltaic (PV) systems, small wind turbines and micro-hydro systems to create at the time of installation certificates equivalent to the output of up to 15 years operation depending on the system type. This provides an upfront capital subsidy to householders, businesses and community groups, who may sell their certificates on the market. While system owners can create certificates themselves, in practice owners generally transfer this right to their system provider in return for a discount on the system price or a cash payment. In order to access the Solar Credits scheme the following guidelines must be followed. • The system must be an eligible small-scale solar panel system (or wind or hydro) • The system must be installed at an eligible premises. • It must be a new and

full system The NSW Government views renewable energy as being critical to meeting NSW’s future energy needs. Investment in renewable energy will also encourage regional development and employment opportunities. Through the Office of Environment and Heritage, the NSW Government is providing on-the-ground support for communities looking to invest in renewable energy. The Renewable Energy Precincts Program employs six regionally based coordinators to help deliver regional renewable energy initiatives and lead stakeholder engagement. Earlier this year, the NSW state government announced over $400,000 support from the Government to local communities throughout regional NSW to develop community renewable projects. The NSW government has developed a Renewable Energy Action Plan to guide NSW’s renewable energy development and to support the national target of 20% renewable energy by 2020. Mr Hallett said currently mortgage stress is being compounded by the excessive rises in the cost of energy, water and the general cost of living which is hitting every family. “Home buyers considering a property purchase should commission a pre-purchase inspection of the building to ensure they are fully aware of any faults and the cost of repairs before making an offer on a property. “This is extremely valuable knowledge when people are negotiating a property purchase, making a property bid or applying for a bank loan. Importantly a prepurchase inspection can also help avoid expensive unbudgeted repairs in the future which can drastically reduce capital gain when the property is sold�. Mr Hallett said it is vital that people hiring anyone to carry out a property inspection ask and verify if the inspector is qualified, registered and insured, as well as being independent. Using colour zoning to brighten your space Interior designers understand that the three most crucial elements of any Interior are space, lighting and colour. Without considering the empty space in a room and the placement of furnishings and decor within that space, an interior is just a random collection of objects. The most skillfully designed and furnished interior loses its impact if the lighting is not right. Even most amateur home renovators understand the importance of colour in a room, but unfortunately, too many opt for the safe option of painting the entire house one neutral colour. An understanding of colour zoning can help you make the most of colour in your home.

What is Colour Zoning? Colour zoning is the deliberate separation of spaces into zones and the assignment of appropriate colours to each zone. We often do this when painting a girl’s bedroom pink and a boy’s bedroom blue, for instance, but colour zoning is a much more sophisticated process. Some of the important aspects of colour zoning include: Function: What is the room going to be used for? Ambience: What colour or colours create the right ambience for a room? Visual impact: Are subtle, neutral colours called for or would a dramatic colour scheme be more appropriate? These three need to be considered

together in order to make colour zoning work. How is Colour Zoning Used? Colour zoning is increasingly being used to define areas in large commercial settings. A large restaurant, for instance, that includes a cafĂŠ and a more formal dining area, will be colour zoned to create atmospheres of casual eating and romantic dining respectively. Interior decorators apply the same colour zoning theories to home interiors. It can work especially well in open plan homes, where the ktichen, dining and living spaces are not separated by walls. You may, for example, want your kitchen to have a lively cafĂŠ-like atmosphere where you gather around the kitchen island with friends and family for coffee. Bold splashback colours can help create this atmosphere. In the dining room, you may want a more subdued ambience. You can achieve this with wallpaper in subtle hues and patterns. Creating a raised garden bed can make gardening easier A raised, no-dig vegie bed has many advantages. It does away with the need to bend, obviously there’s little or no digging, and the growing medium can be topped up on a regular basic. So if you want to give it a try, here are some tips. Start by selecting a site in a sunny position. Build a frame with boards, bricks or whatever you have available. This can vary from about 30 - 50cm

deep. The higher the sides, the less bending will be required to maintain the bed but make sure you can reach all parts of the garden from the sides. Preformed, above-ground beds make starting off even easier. Fill the bed with good quality soil from a landscape supplier or use the method that was first pioneered by Esther Deans in her 1970s book Growing Without Digging.

* Place a 50mm thick layer of newspaper (not cardboard or glossy magazine paper) in the bottom of the bed. Overlap the paper so there are no gaps. * Cover with pads of lucerne hay as they come off the bale. * Sprinkle on a dusting of organic fertiliser. * Cover with 20 cm of loose straw. * Scatter some more fertiliser onto this layer. *Continue layering in this order until the

garden bed is as high as you would like. * Tip a circle of rich compost 10 cm deep and about 45 cm in diameter in places where seeds or seedlings are to be planted. Then plant into this circle. At this time of year you can sow seeds of dwarf or climbing beans, beetroot, carrot, corn, melon, pumpkin, radish, baby squash and zucchini. Sow seeds or plant seedlings of cabbage, capsicum, celery, cucumber, eggplant, lettuce, silverbeet and tomatoes. Feed the plants regularly with a liquid fertiliser such as Yates Uplift and make sure they don’t dry out. Water as required, ideally in the early morning when evaporation is low. Morning watering also allows the leaves to dry quickly, which reduces the risk of fungal infections taking hold. A layer of organic mulch around the plants will help retain moisture. Control sap-sucking pests (aphids etc) with Yates Natureís Way Insect & Mite Killer Natrasoap. Because this doesn’t leave toxic residues, you don’t have to wait to pick the vegies.

Control caterpillars with Nature’s Way Dipel or Success. Yates Tomato & Vegetable Dust is another popular, easy to apply option for taking care of some of the most common insect pests and fungal diseases. Yates Lime Sulfur is a good choice for controlling the powdery mildew that can be troublesome for some vegies, especially cucurbits. Always check the label to make sure that the product can be used on that crop and follow instructions carefully. When you’re growing any sort

of vegies, it’s a good idea to rotate your crops. This means, for example, a leafy crop is followed by a fruiting crop such as tomatoes, or a legume crop. Typical legumes are beans in summer and broad beans or peas in winter. These can be followed by a root crop (carrots, parsnips, beetroot etc). Before planting each new crop, add more soil or layers of compost, manure and lucerne where necessary or dig some aged organic matter - manure, mushroom compost etc. - into the soil.

Energy efficient light globes have been on the market for a few years now and as the range of globes has expanded and the technology more refined, they have become much more affordable which is great news for consumers. Lights are not the worst offenders when it comes to electricity usage but they are in regular use throughout the average household so replacing your old incandescent globes with newer energy efficient alternatives makes good sense. All up, energy efficient light globes consume around 80 percent less power than incandescent globes and if you consider the number of lights in regular operation in the average home, switching to an energy efficient alternative is definitely a better option. On average, the following comparisons demonstrate the difference: • A 10 watt energy efficient globe equals a 50 watt normal incandescent lamp output • A 15 watt energy efficient globe is equal to a 75 watt normal incandescent globe • An 18 watt energy efficient globe equals a 90 watt normal incandescent globe That’s a big drop in wattage yet the energy efficient globes will still give you sufficient light for your needs. They are available in a range of colour temperatures, from warm or cool white to fluoro to daylight, compact fluorescent (CFL) and compact fluorescent halogen dichroic. They also last for a very long time so while they may still cost a little more than the older incandescent globes, they definitely

outlast them, so in the long run they are really costing you less and are now available in varieties that look like normal globes if the familiar spirals are not your thing. NSW smoke alarms - it’s the law Where are the Smoke Detectors? Research shows that in 2007, six percent of NSW homes still do not have smoke alarms (Source: ABS Household Preparedness for Emergencies Oct 2007). From May 1, 2006, all NSW residents must have at least one working smoke alarm (sometimes mistakenly referred to as “smoke detectors�) installed on each level of their home. This includes owner occupied, rental properties, relocatable homes or any other residential building where people

sleep. Smoke alarms are already mandatory for all new buildings and in some instances when buildings are being renovated. Smoke alarms are life-saving devices that provide benefits for occupants. They detect smoke well before any sleeping occupant would and provide critical seconds to implement actions to save life and property. Smoke alarms are designed to detect fire smoke and emit a loud and distinctive sound to alert occupants of potential danger.

The Building Legislation Amendment (Smoke Alarms) Act 2005 and the Environmental Planning and Assessment Amendment (Smoke Alarms) Regulation 2006 commenced in NSW on May 1, 2006. The Legislation refers to residential accommodation across NSW and requires the installation of one or more smoke alarms in buildings in which persons sleep, smoke alarms installed in such buildings must be operational, and persons do not remove or interfere with the operation of smoke alarms installed in such buildings. A person who does not comply with the legislation is guilty of an offence (maximum 100% AUSTRALIAN OWNED penalty $550). These homes can vary greatly in condition and can be expensive to renovate. “Period homes can be attractive to renovators as they often have generous sub-floor and roof spaces, higher ceilings and larger rooms - especially the bedrooms - making them feel bigger and providing more furnishing and storage space.� Mr Hallett said, “The successful renovation of a period home will often depend on its condition with an old home that has been poorly maintained usually requiring extensive repair work such as rewiring, re-plumbing and re-roofing to make the property safe. House fires - do you have an escape plan? When fire takes hold every second counts. In less than 30 seconds a small flame can get completely out of control and turn into a major fire. Have a Plan Every home should have a fire escape plan. Accidental home fires by their very nature can catch people unawares. Installing an adequate number of suitable smoke alarms and testing them regularly is the first step in your home fire safety plan. Having a written escape plan in case of fire and practicing it regularly. Make sure keys to all locked doors are readily accessible in case you need to escape. Never leave cooking or any other open flame including candles or oil burners unattended. Clean the lint filter of your clothes dryer every time you use it. Never smoke in bed and take extra care if consuming alcohol whilst smoking. In winter take extra care when using heaters, electric blankets or open fires.

Don’t overload power points and switch off appliances when not in use. Always keep lighters and matches away from children and educate them that they are “tools not toys� to only be used by responsible adults. If you have a garage or shed remember to take extra care with any stored chemicals and fuels and always refuel mowers, edgers etc when they are cold and in the open. If you have a gas, electric or wood barbecue, always check that it is in safe working order before lighting and that it is always in the care of a responsible adult when in use. If you live in a bushfire prone area keep the ground around your home clear of leaves and other litter and remember to clean your gutters regularly.

New truss factory will benefit builders across the region High Country Truss & Frames have recently expanded their operations with a brand new factory at Polo Flat and a significant upgrade of Multinail Machinery. Building your own cob oven can reap rewards If you are looking for a project to get your hands dirty and test out your building skills, then building a cob oven is a great place to start. Cob ovens are a relatively inexpensive way to bake, with all the benefits of a wood-fire such as a hot hearth. Materials are raw and often sourced locally from the land. It’s a fantastic, natural project that you will still be reaping the benefits from years after it’s built. If you have a little help, the oven can take just a couple of days to build and then a few weeks to dry out and soon enough you will be ready to throw your own pizza parties. The oven is heated by lighting a fire inside, the fire warms up a thick clay oven wall and the clay wall remains warm for hours after the fire is put out. What you will need: • clay – 108 litres of clay • sand - 4 bags of sand • straw - 1 bale • gravel - 8 wheelbarrows full • rocks – enough to build the base • wine bottles - 6 bottles • a tarpaulin - used to stomp mix of clay and sand • water - to moisten the clay and sand mix during the stomp First you must select the site keeping in mind that it will be a permanent decision. Things you must keep in mind when deciding on the site for your cob oven are: Distance from the house - if you have a wooden house you don’t want the oven to be close enough for sparks to be carried to the house. Windbreak – the fire will be mostly protected during cooking, but the fire gets started on a little ledge on the lip of the oven, and that is exposed to wind. Level Ground – The oven can be built on non-level ground but it will make it much more difficult.

The first physical step is to dig a hole five foot deep and about three foot in diameter. The hole is then filled with gravel. The next step is to build the stone base of the oven, piling rocks in a round shape and filling in the middle until the rock base is about 6 inches below your waist, which leaves room for about four inches of insulating mass and about one inch of firebrick on top of the stone base. This will ensure that the lip of the oven is at waist height. Stop filling the centre a few inches before the top of the outside ring, this will be

filled with the clay adobe mix. Lay a tarp on the grass near the oven, and spread approximately 20 litres of clay on top of it. Then sprinkle the clay with a little water from the hose, and start stomping. Once the moistened clay is somewhat mushy, it’s time to add the sand. This time, instead of stomping directly on the mix, fold the tarp so it makes an envelope (with the mix inside), and then stomp on the tarp. Stomp for a while, then open the tarp and admire your work. There will still be dry sand visible; try to distribute it evenly over the clay

and fold the tarp over again. Stomp some more. Repeat until you don’t see any more dry sand. Spread this batch of adobe across the top of the rock base. (When you built the rock base, you stopped adding the centre fill a few inches before the top of the ring.) Slap the adobe in there, and make the top as flat and smooth and level as you can. You will have to continue this process until you have used up all the sand and clay, you will probably make up about five batches. Build a 4” tall round slab of adobe on top of the stone base; this round slab will serve as the foundation for the oven itself. The a diameter of the stone base is 48”, so the d foundation slab has a diameter of 48” too. fo Next, build a ring of adobe on top of the slab. The diameter of the ring (measured sl from its outside edge) is 40”, which means fr there’s a 4” lip of the foundation exposed all th the way around the ring. The walls of the ring th sshould be 4” wide and 4” tall. Fill the ring with empty wine or beer bottles from your recycling bin. The bottles should fr be laid on their sides, with the necks in the b centre and the bottom of the bottles against c the circumference of the ring. We found th it best to use 1.5 litre wine bottles; each is about 4” tall when laid on its side, so it fills the a 4” tall ring quite efficiently. 4 This bottle-filled ring will act as an insulating layer below the oven floor. Building your own cob oven can reap rewards Continued from Page 34 Finally, it’s time to cap the insulating area with another layer of adobe, this one about 2” thick, so the insulating layer is about 6” tall. Next, add the firebricks on top in a rectangular shape with one firebrick jutting out where the front of the oven will be. The next step is building a sand dome that forms th e shape of the inside of the oven. After the adobe dries a little, you are able to dig out the sand there will be a hollow little cave for the oven. The cooking area of the oven will be 14” tall, so cut a strip of wood that long and stick it in a small heap of slightly moist sand on top of the firebricks, then start building the dome to the height of the stick. Keep the sand as dry as possible but moist enough to be moulded into the dome shape. The base circumference of dome should be the biggest circle that fits within the confines of the firebrick layer. Now cover the sand dome with a layer of moistened newspaper. Later, when it’s time to hollow out the over, the newspaper layer will help you know when you’ve removed all the sand - at which point you’ll stop digging so you don’t weaken the still-drying adobe walls. Next, put a layer of adobe on top of the newspaper-covered sand dome. The walls of the oven need to be 3” thick, with the clay as uniformly distributed as possible. Note that firebricks will be protruding from the adobe-covered dome - this will form the lip of the oven itself. Don’t worry about an opening yet; you’ll be carving that out in a few days, after the adobe

fire inside the oven. Keep adding wood has some time to dry out a little. Get yourself a pizza peal and measure (kindling-size) to this fire throughout the its horizontal width. You need the adobe dome to be dry enough that it won’t collapse when you cut into it, but still moist enough to let you cut into it. When the adobe dome has dried a little - the outside should be leathery but not sandy-dry yet, about 24-48 hours after the adobe dome was finished - use a stick or pencil to trace out a mouse hole-shape in the front of the adobe dome. Now use a steak knife to saw into the outline of the mouse hole-shape (including the line at the bottom). Be sure to cut through the thickness of the adobe layer the knife will plunge into sand on the other side of the dome wall. Slowly and gently pull out the mouse hole-shaped adobe and put it to the side. LIC NO: 93 746C - ABN Using your hands, reach in 25 751 316 and gently dig out the sand 366 from inside the oven. Do this carefully and slowly. When you feel the newspaper layer, you know you’ve gotten all the sand away from that section of the oven. Keep removing sand until it’s gone the oven will be hollow. Give the oven a few days to dry. Then build a small fire on the lip of the oven and when it’s going, shove the

fire on the lip of the oven as you did before and push the fire inside the oven until it is completely heated up. Remove the fire and then you’re ready to cook your pizzas!

Spring into safety with deck design and maintenance Home owners considering adding a deck to their properties and those with existing decks have been urged to place a high priority on safety by Archicentre, the building design, inspection and advice service of the Australian Institute of Architects. Ian Agnew from Archicentre said the next few months is the time when people plan to add a deck or make more use of an existing deck as warmer weather approaches. Mr. Agnew said home owners planning to build a deck need to ensure that the deck is designed to complement the existing home and built to comply with building regulations including any requirement to obtain development and / or building approval. “People need to allow time for good design, permit issues and construction to protect the integrity of their property and to avoid any costly legal issues. There has been a focus on deck specifications and maintenance lately due to the number of deaths and serious injuries resulting from deck or balcony collapses in recent times.â€? Mr. Agnew said when properly designed and built, the deck can become a feature of a home that adds additional living space to the home, creates lifestyle benefits and generates an added financial return for a relatively inexpensive investment. Leave the plant to die down naturally after flowering and you’ll be rewarded with lots of self-sown seedlings to share with friends. Succulents solve garden problems Succulent are survivors. We’ve heard it before, but it’s worth saying again. This is an entire group of plants that have adapted to get through tough times. They have clever ways and means of storing water so that they can handle dry periods. Many succulent plants are grown for their attractive leaves. Flowers are often secondary, but can be stunning. f you have a difficult area to cover in the garden, succulents will live where other plants might simply fade away. A typical example is a sunny bank that doesn’t hold water and is baked by the sun through most of the day. In this sort of situation blue chalk sticks (Senecio serpens) makes a good succulent ground cover. It spreads gradually to cover the soil and the blue colour is particularly intense in full sunlight. Fortunately, blue chalk sticks grows easily from pieces, so the plant’s spread through the garden can be hastened by planting out lots of cuttings. Another ground-covering succulent, Sedum acre, is commonly grown and deservedly popular. It’s also known as ‘goldmoss’, which aptly describes its low spreading habit and gold colouring. It develops bright yellow, beeattracting blooms in mid-summer. It, too, grows readily from pieces, making goldmoss a good choice for thrift-conscious gardeners. Continued on page 41.

Switch off and be energy wise Lisa Ashurst Television often on when no one’s watching? Lights left on in empty rooms? Computer still on but no one’s using it? If this sounds like your place then it might be a good idea to hold a family energy summit and set some new ground rules. We’ve probably all been guilty of the above on the odd occasion but in some households this is the norm and it’s not only bad news for power bills, it’s bad news full stop as it’s just a waste of energy that could be put to better use. And you’re paying for it! Old habits can be hard to overcome but with perseverance you can turn it around and not only stop the waste but also reduce your electricity usage by a sizeable amount, which will soon show as savings on your quarterly bills. Encourage the message with family members. If there’s nothing else they want to watch on television, ask them to turn it off and follow that up with switching it off at the wall and removing the plug. The same goes for computers, music systems and the like. Shut them down, switch them off and pull the plug. Leaving these items on standby might be convenient in the short term but it will cost you in the long run because the amount of power appliances continue to draw while in stand-by mode would surprise you! Then there are the lights. It is amazing how many people will exit a room but fail to switch off the light when they go. Younger family members can be the worst offenders here but many an adult have done the same thing. It doesn’t make sense to leave lights on in empty rooms and even with energy efficient globes it is still a total waste of

electricity! If this is happening in your home, get tough and send the offenders back to turn off those lights and in time they’ll get the message and do it automatically. But if you need a night light in any room opt for a small unit that plugs directly into the power point rather than a larger lamp. This little units use such a tiny small amount of power that you can leave them switched on all the time with a clear conscience. They light up automatically as daylight fades, then turn off in the morning and are ideal for providing night time illumination in rooms or hallways and offer enough soft light to keep the “monsters� at bay for the littlies. There is a great range of these units including colour changing versions and the little globes have an incredibly long life. Most supermarkets carry them, along with replacement globes, and battery operated units are also available. And while we’re on the subject of finding ways to save energy in the home, think twice before switching on the heating or cooling system as soon as there’s a slight change in the weather. If you’re feeling a bit chilly, put on something warmer. Is the house feeling hot and stuffy? Open a few windows and allow the breeze to flow through. Get the whole family on board here because heaters and air conditioners use lots of energy so hold off from using yours until you really need to and you’ll keep your energy costs down. You may find some other energy negatives around your home that you can change too and while they may seem like small things individually, they all add up to your family becoming a lot more energy wise, which will make a big difference to your home’s energy efficiency and you’ll enjoy the savings when those power bills arrive!

... from page 40 Time for planting basil Although it’s one of our most popular herbs, basil seldom survives the cold weather and needs to be started again each spring. The cheapest and most practical way to ensure you have plenty of basil is to grow it from seed, and Yates seed range has a good selection of basil varieties. One fairly recent introduction is Basil Minette, a prolific producer of small, flavour packed leaves. Also known as Greek basil, this variety has a compact habit that doesn’t need pinching back to keep it tidy. Minette’s neat habit makes it particularly good for pots. Yates herb seed range also includes the traditional favourite Sweet Basil. This tall grower, with large soft leaves, can get to more than 60cm tall. Sweet Basil’s also available in Yates organic seed collection. O r g a n i c seeds are produced

from organically-grown plants that haven’t been treated with chemicals. Gourmet Mix Basil is a blend of favourite basil varieties, including Thai basil, lemon basil and cinnamon basil. Top painting tips... Tools It’s worth spending a little to get the basic tools that will help you do the job properly. For more assistance talk to your Bunnings Warehouse team members, who are more than happy to give advice. Or why not download a helpful painting checklist. Ladders A good step ladder is a must. Aluminium ladders are lightest, but they are usually the most expensive. Steel and wooden ladders will do the job. A flat top or clip tray will help hold tools and paint cans, giving you an extra hand to hold on with. Drop Sheets Light canvas or calico sheets are the easiest to work with and will last the longest. Light plastic sheets are inexpensive and should be used only for covering furniture as they are slippery and do not absorb paint. Rags A good supply of rags will help you clean up as you go. For water based paints keep a damp rag handy, for oil based paints moisten your rag with turps. Scrapers & Knives A quick look around your local Bunnings Warehouse will show you a huge range of scrapers. Listed below is a basic selection. Putty Knife: You’ll need one to make filling cracks and small holes easier. Stripping Knife: A wide bladed knife for stripping paintwork, wallpapers etc. It can also help with filling wider holes and depressions. A Shave Hook: A triangular scraper blade with a handle, available with either straight or curved blades. Good for curved moldings and energetic stripping. If you’re doing exterior work you will also need a brass wire brush and/or a stiff bristle brush. Preparation Preparation is essential to getting a lasting result that you’ll be proud of. Paint doesn’t cover holes and cracks and a poorly prepared surface is a major cause of poor results. Protect unpainted surfaces and furniture

Brushing With brushes, as with most tools, there is no substitute for quality. Avoid cheap brushes with short, sparse bristles. for water based paints, and turps for oil based paints. Acrylic Paints are best applied with a long bristled, full bodied brush. Oil based paints, undercoats and primers require a medium bristle length, solidly packed for effective control. Rough wood, brickwork and cement render may be more practically painted with a synthetic fibre brush. Fill the brush by dipping in up to half the length of the bristles. This is very important as it stops the paint getting back into the top of the bristles, from where it will harden the bristles. If you are painting a larger area by brush, apply the paint in vertical or diagonal strips until the brush runs out of paint. Then brush horizontally until the area is evenly covered. Finally finish off with very light vertical strokes using the tip of the brush: This is called ‘laying off’. If you are using a brush and a roller, the first step is to paint the edges of the area you are going to paint. This is known as ‘cutting in’. The aim is to paint a strip about 5cm wide around any flat areas on which you can use the roller. Don’t do too much of your cutting in at once. Try to roll the open or wet areas before the brushed out paint dries to minimise ‘picture framing’ or ridging around the edges. Woodwork As with all painting, try to start at the top and work down, painting with light, even strokes and feathering the edge of the wet paint as the brush empties. Recharge the brush and work back into the wet edge Never try to paint over an area which has partially dried as the brush will leave marks in the surface. The base of skirting boards can be a trap. Always use a shield; a bricklayer’s bolster or piece of metal or stiff cardboard works well. Hold the shield into the base of the skirting and paint down to it, moving it along as you go. Even if you have no carpet to protect, it will stop the brush picking up dust and grit from the floor.

Locally, asbestos can be disposed of at local landfills, but must be correctly wrapped as per EPA guidelines. The cost in Cooma-Monaro Shire is $200/tonne, or a minimum of $25. Jindabyne and Adaminaby landfills also accept asbestos, with prior arrangement only. The minimum charge is #0 and $215/tonne.

How to make a compost heap that works If you love your garden and want to do your bit for the environment, you want to know how to make a compost heap. Composting is nature’s way of replenishing the soil by recycling organic waste. A compost heap is just a way of helping nature do this. Instead of sending your organic waste to the tip and going out and buying fertiliser for your garden, if you save your organic waste in a compost heap, you can create your own fertiliser and save money at the same time. Here’s how to do it. Start by choosing the right spot Think of the fertile soil on a rainforest floor and you get a good idea of the ideal location for a compost heap. The tree canopy allows light in, but not direct sunlight. When rain falls, the rainforest canopy diffuses much of it, leaving the ground moist but not soggy. The ideal compost heap will be moist but not wet and warm but not hot, so choosing the right spot for it is an important first step. Choosing a compost bin Compost bins are optional, but a compost bin or bins can make composting easier and help keep you motivated to maintain your bin. There are three basic types of compost bins: A stationary bin is simply a special receptacle for composting materials. Often, stationary bins are placed together in a row, to allow several “batches” of compost to mature at intervals. A tumbling bin makes aerating and mixing compost easy. Worm bins are designed to make worms the primary means of breaking down organic matter. Each of these types of bins has its advantages. Stationary bins are great for producing large volumes of compost. Tumbling bins create usable compost fast; in as little as three weeks. Compost made by worms is very nutrient rich and worms aerate and enrich garden soil even more. If you choose to make a simple compost heap in a corner of your yard, keep the advantages of these three types of compost bins in mind. If space allows, make the area wide enough to create two or three separate compost heaps. This way, as you use one on your garden, another will be developing

for later use. Be sure to “tumble” your compost heap with a pitchfork regularly, to keep it aerated and mix partially decomposed matter in with more decomposed materials. Whatever you do, don’t take the worms and other “creepy crawlies” that find their way into your heap out. They are a compost heap’s best friend.

What should you compost and what should you leave out? Fallen leaves, grass clippings and even small twigs you collect when pruning can be thrown in the compost heap. Larger twigs can be used, too, but only after shredding. Most of the organic waste from your kitchen is perfect for a compost heap, but there are exceptions. Meat and fish are out, as are prawn and crab shells. Unless you want to grow a weed and random vegetable garden, avoid throwing flower heads, weeds with seeds or raw vegetable scraps with seeds in the heap. Nature has provided seeds with hard shells that will not burst open until the right time for growing comes around. The compost heap will not break down those shells. When you spread the compost over your garden in spring, it will be like planting a weed garden from seed. A good mixture of organic matter is better than a single source for making a compost heap. Don’t let your DIY project end in serious injury, hospital With spring just around the corner, NSW Ambulance has issued a warning about the dangers of jobs about the home and do-it-yourself projects. Between January and June this year, paramedics attended a significant number of people who suffered serious injury and even the severing of fingers from the use of power tools such as electric saws, angle grinders and drills. This included a 69-year-old Castle Hill man who severed his thumb with a circular saw in February, an 86-yearold Linley Point man who severed his little finger with a circular saw in March, and a 50-year-old North Avoca man who severed two middle fingers with a circular saw in June. At the same time, at least 17 people were treated for the severing and partial severing of fingers and toes while using lawn mowers, mulchers and hedge trimmers. This included a 54-year-old Padstow Heights woman who severed the tips of three fingers while using a lawn mower in February, a 64-year-old Minto man who suffered lacerated toes while also mowing the lawn, and a 65-year-old Bowral woman who lost a finger in a mulcher in April. Other incidents included a 35-year-old Queanbeyan man who suffered chest and shoulder injuries in April after a car fell on top of him. Many more injuries involved people falling from ladders. NSW Ambulance Inspector John Brotherhood said the path to home renovation had been paved with good intentions that had often turned traumatic. “People get on the roof and tie themselves to the TV antennae but it’s not strong enough so they fall off. Or they’re inside nailing things to the

wall and they don’t know where the electricity is and they electrocute themselves,” he said. “We had a guy on a ladder, trying to trim a fascia board. There was a hidden nail and when the jigsaw hit the nail, it flicked back at his face and he cut down through his nose and the front of his mouth and his chin and took out four of his teeth.” Insp Brotherhood said injuries from power tools were particularly frequent. “I’ve had quite a few calls where people have not used a push stick to get something through a saw and they’ve run their finger through. “We had one patient trying to drill some holes in a metal sheet which was resting in his lap. He’s drilled through the middle and put the drill through his testicles.” Insp Brotherhood said that never, under any circumstances, should a person place their fingers or toes under a lawnmower while it was in operation. He said that the high number of Triple Zero (000) calls demonstrated that people took chances which had often proved disastrous. “We had a guy who decided to trim his hedges so he thought a good idea would be to pick up his lawnmower and run it across the top of his hedges and it took the ends of his fingers off on both sides when he put them under the lawnmower. Ninety minutes later, we had exactly the same job about 4km away. The patient said he had been travelling home and saw this earlier bloke trimming the hedges with the lawnmower and thought, ‘That’s a good idea!’” Other concerns included: • welders who don’t use a face mask and get the welder’s flash;

DIY electronics where people suffer electric shocks; • using a chain saw without knowing how; • working on a car and leaving it on an unstable prop such as bricks; and • makeshift ladders and stands which are unstable and subject to collapse. Insp Brotherhood advised that if people wanted to undertake their own repair work, they should first seek expert advice, and carry out the job in the company of another. “In the event of a serious incident, ring Triple Zero (000). Bystanders should turn off the power, if this is a concern, and remove the patient from danger. “At the same time, stop any lifethreatening haemorrhages. “If you have severed any digits or a limb, stop the bleeding first and call an ambulance first, then look for or attend to the missing body part.” Insp Brotherhood advised that severed limbs and digits should not be put directly on ice. “Put them in a plastic bag; put that bag in another bag and then put it in cool, tepid water or iced water. But don’t freeze it. If you freeze the tissue, you’ll kill it,” he said. He also advised that people wear protective gear when using garden sprays and weed sprays and to not use products without following the instructions. “We are often called to treat people who have poisoned themselves. They’re usually wearing shorts and a t-shirt, the wind’s blowing and they get themselves covered in it. “Make sure it’s a poison that’s safe and read the label, follow the instructions. If you are advised to wear protective gear, wear protective gear.”

Other DIY safety tips include: • Power tools: - never use tools that are beyond your level of knowledge, skill or strength; - always use the safety guards supplied and use push sticks to guide timber while cutting; - keep your body, especially fingers, away from blades and disconnect power before changing blades; - do not use tools for any job they weren’t designed for; - remember, you cannot overpower a power tool. You would be unlikely to hold onto timber if the drill suddenly bit into it and jammed. Use clamps or a vice for your safety. • Ladders: - use a ladder on an even, stable, flat surface. Only use a ladder on sloping surfaces if it has adjustable legs; - wedge or cleat ladder feet to prevent slipping; - never over-reach; - never stand on the top two steps; and - don’t use a ladder when you are on your own.. • Hazardous materials: - be mindful that older homes can contain hazardous building materials such as asbestos, lead, treated and manufactured timbers etc; - dust contaminated with lead, arsenic and other heavy metals can also accumulate in ceilings, wall and floor spaces and in soil; - use appropriate respirator and protective clothing when dealing with toxic fumes. • Never do electrical work yourself, it is illegal and potentially deadly. Home owners warned not to ignore regular maintenance Archicentre, the building design, inspection and advice service of the Australian Institute of Architects warned that failure to undertake basic home maintenance can leave costly repair bills of thousands of dollars, especially where structural damage can occur resulting in cracking and water damage. Edward Lukac from Archicentre said, “Drainage in winter, including the condition of roofs, guttering, downpipes and storm water drains, can top the damage causing list leading to both exterior and interior problems where water penetrates the home or creates pools of water or damp under the home. “From Archicentre’s experience in both the areas of pre-purchase property inspections and Architects Advice Reports, many home owners fail to recognise the extent of the damage and the ultimate cost involved in repairing damage by delays. “If a home is listed for sale tell-tale signs of stained paintwork or damp smells soon have prospective buyers looking for problems and ultimately a reduced price.” Mr Lukac said home owners should check the gutters and any storm water drainage pits for blockages and the perimeter of the house for rubbish buildup that can prevent water draining away and lead to flooding. “Home owners in low lying areas should consider installing surface drainage systems around potential water entry points to ensure that no water enters the home. “The roof often escapes the scrutiny of the home owner as it is out of

Ensure flues and chimneys are clear of soot and debris that may cause fire.

• Have heaters and central heating systems undergo a regular annual maintenance check. Clean filters and vacuum dust from heaters. • Make sure the clothes dryer lint filter is cleaned after each use. • Check seals around windows and doors for heat loss. • Undertake an audit of all taps and repair any leaks. • Check that all power points are functioning correctly and have any with scorch marks checked by a licensed electrician.
