In these uncertain financial times, getting a handle on any debt you may have is more important than ever. Luckily, it’s never too late to learn good spending habits. Romantic Cruise Although Valentines Day has come and gone, anytime is a great time for a romantic cruise vacation. For couples looking to rekindle the spark in their romance, the sea is calling with a million ways to fall in love again. A recent survey commissioned by Royal Caribbean International, a large majority (90%) of Americans astoundingly ranked sex as the top activity on their cruise itinerary. Respondents also consider cruises to be the most romantic type of vacation while offering a better value for their dollar. More than four out of five respondents also say that a cruise with their partner is more romantic than a land-based vacation. Royal Caribbean offers an endless array of options for keeping the passion alive. With 22 innovative ships, calling on more than 270 destinations in 72 countries across six continents, there is something for every couple - whether

they envision a romantic epicurean experience with their significant other, exploring a port of call or simply sharing an intimate moment in the privacy of their stateroom. Need more reasons? How about these:

a land-based vacation. And not only is sex more frequent on a cruise vacation, but a majority felt that the sex on their last cruise was better than normal. Is the balcony the place? Well, a quarter of the respondents said yes!

Water Flosser Traditionally, personal oral hygiene starts with brushing and flossing. Interdental cleaning is a key step in a personal oral care regimen. Flossing is considered the gold standard of interdental care. A great benefit of flossing is that it reduces cavities which start in between teeth. Sometimes, due to arthritis or other health problems flossing can be difficult to do and when given a choice, patients choose other interdental devices, such as brushes and floss holders over floss. Studies have shown that if the product is cumbersome or difficult to do then it is not used as often as it should be or not used at all. This holds true even in a life or death situation. For example, only one out of eight people who have had a heart attack kept taking all the medications by one month of the hospital discharge. Compliance with oral hygiene is not different. Data shows that only 2-10% of the population floss regularly and effectively. Brushing alone cannot remove all the plaque from the tooth surface even

when done correctly and thoroughly. It is recommended to brush the teeth for at least 2 minutes. However, the average brushing time is only 37 seconds according to the American Dental Association survey. A combination of brushing and flossing has been shown clinically improve the health of the gums and teeth. There is a water flosser, also known as a dental water jet that has been in use for more than forty years for use in a personal oral care regimen in addition to brushing. The water flosser uses a combination of pulsation and pressure elements. The combination of pulsation and pressure expels debris and bacteria from in between the teeth and under the gums. Not all water flossers and dental water jets are the same. Some have differences in the pressure and the pulsation specifications. The pulsating water can access areas that may not be accessible to a tooth brush. Cleaning around the crowns and bridges can be tedious and difficult. A water flosser can help to clean in between the teeth and the gums. The water flosser is a good alternative to flossing when patients are having orthodontic treatment where it is difficult to clean around the braces and wires with regular brushing. Research has shown that patients with gingivitis, periodontitis

and diabetes can also benefit from using the water flosser. There are different designs of water flossers available on the market and water is usually cost effective, but some of them do accept most mouthwashes to be used in them as well. Regular and effective self-care is important to the long term health of the teeth and gums, in addition to keeping up with the regular checkup and cleaning protocol at the dentist. Brushing, flossing and using a water flosser has been shown to reduce gingivitis, bleeding, reducing inflammation in the gums and the periodontal tissues, especially for those who are at increased risk for periodontal disease, kids with special needs and those having braces.

Underwater Borrowers Will Find Comfort in Harp II This Month!

• Eliminating certain risk-based fees for borrowers who refinance into shorterterm mortgages. • Extending the end date for HARP until on or before December 31, 2013.

For a few million homeowners, this month will be the beginning of a program that many thought would never come. The Federal Housing Finance Agency recently announced changes to the Home Affordable Refinance Program (HARP) that will allow more borrowers to refinance and take advantage of historically low mortgage rates. These changes to HARP (often referred to as HARP 2.0) are set to rollout this month; Fannie Mae and Freddie Mac are currently updating their automated loan underwriting software and should be ready by the middle of March 2012. Sorry, VA and FHA loans are not eligible for this program.

HARP II borrowers must meet the following criteria: • The mortgage must have been owned or guaranteed by Fannie Mae or Freddie Mac on or before May 31, 2009. To see if your loan is eligible, simply go to www. fanniemae.com/loanlookup/ as well as https://ww3.freddiemac.com/corporate/ or send me an email me from the www. loanguylogic.com website. • The mortgage cannot have been refinanced under HARP previously unless it’s a Fannie Mae loan that was refinanced under HARP from March 2009 to May 2009.

Some enhancements to HARP II include:

• The current LTV ratio must be greater than 80%.

• Removing the 125% loan-to-value (LTV) ceiling on fixed-rate mortgages backed

• Borrowers must be current on their mortgage payments with no late payment

in the previous 12 months to 24 months, depending on the LTV. Owner-occupied, secondary residences and investment properties may be considered for HARP refinancing. There are many HARP refinancing scenarios available. This is a great opportunity for people who always wanted to refinance to a lower rate but couldn’t simply because they owed too much on their mortgage. Removing an Acoustic Ceiling Removing “cottage cheese” ceilings has become an increasingly popular home improvement project. It’s unanimous; acoustic ceilings are out and virtually any other finish is in (smooth, textured, or wood). The finish that is commonly referred to as “cottage cheese” is not a dairy product, but rather an acoustical ceiling treatment that was used widely in the 60’s, 70’s, and early 80’s. While many builders continue to use it, it’s not nearly as popular as it once was. The fact that the majority of the acoustic ceilings installed in this country prior to 1978 contained some level of asbestos has contributed to the popularity of acoustic ceiling removal. Notwithstanding the fact that most experts agree that even if the acoustical material does contain asbestos, it is best left alone (so long as the ceiling is in good condition and the material is not “friable” or flaky), many

Before you proceed with the “de-cottage cheesing” of your ceiling, it is a must to have a small sampling of the suspect material tested for asbestos content. A quick call to your local or regional public health agency, Consumer Products Safety Commission, or Environmental Protection Agency is the place to start. These agencies have helpful consumer publications, which outline project basics. They also often suggest a list of licensed testing labs that you may contact to have the material tested. There is no way that one can determine if the product contains asbestos with a naked eye examination. If the material does contain asbestos and you opt to remove it, most states require that the material be removed by a licensed or certified abatement contractor who utilizes sophisticated means and equipment to protect your home and environment. Furthermore, the material must be disposed of in accordance with very strict government regulations. Professional abatement can be very expensive because of the liability involved with this kind of work. If the material does not contain asbestos, then scraping the ceiling may be something that you might consider trying. Start by dampening the

ceiling with water using a pump garden sprayer. Be careful not to apply too much water or you could cause the drywall tape to peel away from the wallboard. Once the ceiling is sufficiently damp, the acoustic material should scrape right off with very little effort. Use a drywall taping knife that has a blade between eight and twelve inches to scrape off the material. After all of the acoustic material has been removed and the ceiling has had time to dry (a day or so), repairs can be made and the new finish can be applied. Typically, any imperfections in the drywall are repaired with drywall joint compound and the surface is skimmed for a smooth finish, or a texture is applied which will help to disguise any imperfections that may remain. Now, if this sounds like the kind of home improvement project that might tickle your fancy then we suggest that you give it a try. If on the other hand the only type of cottage cheese that you are willing to deal with is the edible type then we suggest that you consider employing a professional drywall contractor who will know just what to do.
