Crohn’s Disease And Dental

Considerations.

Crohn’s Disease and ulcerative colitis are chronic inflammatory bowel disease (IBD). This disease affects two million Americans with approximately 70,000 new cases diagnosed each year. It can occur at any age and is most prevalent in North America and Europe. A western diet with low consumption of vegetables and high intake of sugar, processed foods and industrial animal products may play a role in this disease. Environmental, behavioral, and genetic may contribute to the development of IBD. Using tobacco at a young age has been implicated as a risk factor. New evidence suggests that individuals who were prescribed high levels of antibiotics in early childhood and those with low vitamin D levels are at increased risk

for IBD.

Both Crohn’s disease and ulcerative colitis exhibit periods of activity and remission. Symptoms like abdominal cramping, diarrhea, and areas of ulceration within the intestines causing intestinal bleeding can range from mild to severe. This can lead to malnutrition and anemia which in turn can cause serious oral health problems like burning mouth syndrome, inflammation of the tissues in the mouth and corners of the lips, soreness in the tongue, fungal infection, and gingivitis. in addition, there could be pus filled ulcers in the mouth. The mouth swelling and chronic ulcers can be early indicators for Crohn’s disease. Definitive diagnosis is done by biopsy of the intestines in addition to colonoscopy and ileostomy. Osteoporosis and asthma are also common conditions that may be seen with Crohn’s disease. Patients who take medications for osteoporosis and need invasive dental procedures should be carefully evaluated for the risk of necrosis of the jawbone. Since Asthma is also commonly seen in Crohn’s disease patients who take asthma meds can experience side

effects from these meds like dry mouth and increased cavities in the teeth.

Some patients with Crohn’s disease may present with minimal or no complications while others may experience problems that significantly impact their oral health. The manifestations of Crohn’s disease may appear in the oral cavity before intestinal signs are noted and so the dentist could give the referral for a definitive diagnosis to be made sooner. It is highly recommended to check with the dentist regularly to get the proper care sooner than later.

How Is The Real Estate Market?

Looking for a change at home? Then a The doom and gloom apocalypse has not materialized and I do not expect it to anytime soon. I am frequently meet people that are waiting for the next recession or for 3% interest to return. I do not believe this is coming, the factors that led to the great recession and inadvertently the 3% interest rates are not in play and I would not expect something like that to happen in our lifetime.

When I am asked how home prices can continue to rise I point out that California’s economy is consistently ranked in the Top Ten of the World, beating out other Countries.

The economy is still strong even with layoffs, California companies are overall in good shape. The banks have not been irresponsible lenders as they were in the early 2000’s and the recent buyers for the most part have been qualified for their loans which have largely been 30 year fixed loans with fixed payments, many with solid

down payments and therefore money that owners are less likely to walk away from.

We have now transitioned into a more balanced market. While the market lost many buyers when interest rates climbed the number of sellers also declined. So while the inventory stays low the buyers are not in a rush to buy. Buyers today are looking for that just right house and usually one that is move in ready and attractive.

Interest rates are still historically low and the banks have rolled out programs such as ARMs to help borrowers qualify. An ARM is a loan with a fixed rate for the first period, often 5 years, and then converted to variable rate with full amortization.

Inventory is up in most areas and probably most important Sellers may be willing to negotiate, which enables borrowers to get a closing cost credit to help with a rate buy down, simply pay closing cost, or both. If you do not plan to make this your forever house a 5:1 ARM can be a very attractive option and even if you don’t sell before the rate adjusts, it will overall save you money when compared to a 30 year fixed.

Since low-interest rates contributed to California’s housing market craze in I think it is important to point out that the primary cause of the market falling in price will be an increase in interest rates. So overall you payment will be much the same. So buy now if you plan to buy while rates are low. Remember if rates drop you can always refinance.

As always it has been a roller coaster going up and now going down. For all those buyers that have been waiting on the sidelines for the market prices to drop for the last several years there is no time like the present to seize the opportunity for some solid equity growth and the stability that owning can bring. Rents are high and most likely will only get higher especially as many people new to the market will opt to rent as they wait for stability in the real estate market. This will serve to drive up demand for rentals that have a limited supply.

If you have a plan to move and are considering selling then why wait, no one knows what the future holds but if you are ready then why wait? I can say that home values ALWAYS go back up, homes never go bankrupt, and they’re making less land every day. All in all, the California Real Estate market should remain strong, based on the strong California economy. Change is inevitable but overall it may be good for both buyers and sellers.
