How to sell high: Avoid these three mistakes when selling your home

MONTREAL - When you decide to sell your home, setting your asking price is one of the most important decisions you will ever make. Depending on how a buyer is made aware of your home, price is often the first thing he or she sees, and many homes are discarded by prospective buyers as not being in the appropriate price range before they're even given a chance of showing. Your asking price is often your home's "first impression", and if you want to realize the most money you can for your home, it's imperative that you make a good first impression. This is not as easy as it sounds, and pricing strategy should not be taken lightly. Pricing too high can be as costly to a home seller as pricing too low.

Taking a look at what homes in your neighborhood have sold for is only a small part of the process, and on it's own is not nearly enough to help you make the best decision.A recently study, which compiles 10 years of industry research, has resulted in a new special report entitled "Home sellers: How to Get the Price You Want( and Need)".This report will help you understand pricing strategy from three different angles. When taken together, this information will help you price your home to not only sell, but sell for the price you want. Autumn Fair also took off, bringing local vendors together with their community. This year’s 4th annual Country Fair attracted 12,000 attendees. What’s Up West-Island? has turned into the online hotspot for a massive following of West Islanders. “It’s totally taken on a life of its own,” said Samantha. For now, What’s Up West-Island? can be found on Facebook, but a flashy new website is set to launch next month. The new website will include business directories, local events, and community gatherings to keep your eyes on each week. Samantha’s success has always derived from genuine compassion for what she does, and who she does it with: “Everything

Samantha’s new pride and joy that carried Sugar and Spice with Love to local stardom: “I started it with the intention of meeting new customers. It wasn’t with the intention for it to turn into something big,” she said. “Once I launched it, it completely took off.” This is the general trend we noticed of Samantha’s passions-turned-businesses. Her dedication, perseverance, and genuine attitude are often rewarded with exponential growth. This leads us to Samantha’s next feat: “I started an annual event called the Country Autumn Fair, within What’s Up West-Island? in order to meet customers, and put a face to the people I was talking to virtually.” The Country

A first in the West Island

A social development action plan for the southern West Island communities

Sheila Laursen (Founder of TQSOI) left and Alena Ziuleva on the right

his Social Development Action Plan is focussing on five priorities chosen to improve the quality of life in the community, these are the Transportation, Food Security, Affordable Housing, Health and Social Services, Poverty and Social Exclusion. More information on the five major priorities being addressed in the plan: Transportation: public transportation is difficult

in the West Island, whether it’s access or a lack of service coordination between municipalities. Selected actions will address the need for an improved and integrated network of public and active transportation. Food Security: The region does not provide easy access to fresh fruits and vegetables in a walking distance, especially for low income families. Innovative approaches will be presented to alleviate this burden. Affordable Housing: Af-

fordable housing for a vulnerable population is very limited and the cost of renting is too high in the West Island. Social housing is almost non-existing. A vision promoting affordable housing has been developed and integrated in the action plan. Health and Social Services: There is a serious shortage of health professionals in the area. Only 58. 5 % /100, 000 residents have a family doctor when the ratio is Montreal is 85 % /100, 000. There is a lack of medical

Poverty and Social Exclusion: There is poverty in the West Island, even though our region is one of the richest in the province. Seniors, people with disabilities and single-parent families suffer the consequences.Actions will be recommended in raising awareness of the existence of this hidden reality. treal Children’s Library will be closing two of its three remaining branches. There used to be many more, with the oldest dating back to 1929. Of the current three, the Vega branch downtown, and the Antares branch in Little Burgundy, will close in just a few days’ time. The reason cited is the usual: lack of funding (The Polaris branch, in Montreal North, will remain open, By Dan Laxer apparently because it’s the busiest). mtltimes.ca In 2016 perhaps nothing can seem more anachro“Churches close and thenistic than reading a book, atres close every week though big-box bookbecause, finally, people stores still thrive, as do don’t want them!” – Michael Maloney the odd neighbourhood in Midwinter’s Tale secondhand stores. My kids used to love books; my son was reading by the age of 2! They do still enjoy being read to, even my 14-year-old. Still, left to their own devices, as it were, they’re default is their screens. If this is what the next generation is up to – largely because their parents have allowed it – then should we really mourn the loss of the city’s libraries? That depends on your value system. Remember that this is the same city that will be spending millions lighting up the Jacques Cartier Bridge, spent way more than it should have to build the Mordecai Richler gazebo, installed concrete tree stumps on Mount Royal, and other questionable art installations hither and yon, but can’t seem to find the money to keep our libraries open. But if the

demand is just not there, if people aren’t going to the library, then does it make good fiscal sense to fund them? Executive Director Helen Kyne insists that all three branches exist in communities where there is a need for the library’s services. If that’s true, then where is everybody? And if not from a library, then where are they getting their books? Video hasn’t quite killed the radio star. Yet. But it’s not for lack of trying. But there is indeed competi-

tion for our eyes and brains, and one wonders if books are losing that battle to other, more enticing forms of technology; it would seem to take greater effort to actually sit through and absorb literature than it does to stare at Netflix. When was the last time you and your kids were at a library? And if it is not crocodile tears that we weep for our erstwhile Cemeteries of Forgotten Books, then what are you prepared to do to save them?

Osteopathy for back pain suffers

hen you experience back pain symptoms, you should never turn a blind eye towards them. Most people don’t know that low back pain is the leading cause of disability in people under 45. However, whether it’s low back pain, or any other pain associated with the back, you should have a specialist examine you immediately to ensure that you aren’t getting worse, for the pain may be an indicator of worse things to come. Experts suggest that you see your therapist immediately if you experience the following back pain symptoms, which could indicate some underlying condition. If your back pain gets worse when you cough or sneeze, if you experience numbness down

either or both legs, if your back pain symptoms keep you from getting a good night’s sleep, if your back pain causes you to have diarrhea or constipation, or if you have numbness in the extremities you should definitely see a specialist right away. When you first experience back pain, think back to what you may have done to cause it. Maybe you recently worked out, for instance, you may have just pulled a muscle or you might recently fell down. Back pain symptoms can make any movement or activity almost impossible. For this reason, you want to be especially perceptive to any back pain. If you recently did something that pulled a muscle, it might be nothing to worry about. Chronic back pain

and back pain symptoms that seriously hinder most activities, however, are nothing to ignore, not if you don’t want to be one of those who are disabled because they ignored their back pain symptoms. Who can help you to treat your back pain? Through many years of study and observation, experienced Osteopath can help you to treat your back pain and other problems that are associated with it. Visceral Manipulation Therapy, Structural Integration, Trigger Point Therapy, Myofascial Release and other osteopathic techniques can get rid of your problems. Montreal Public Transit should it be free?

Free public transit in other cities have seen bus ridership increase tenfold with the initiative - and have also seen new business attracted to city centers. All over Great Britain there is some form of free ridership, from South Hampton to Manchester and beyond. In the US as well, many cities offer free rides. The city of Chapel Hill, NC provides public transportation service throughout the greater community and within the first few years ridership increased significantly. The same positive results have been found in Australia. Newcastle in New South Wales has a free bus service that operates in the central business area between 7:30 am and 6:00 pm and Perth has free bus and train trips within the city center. ice, passenger numbers jumped by over 60 percent. The list could go on and on, but the point here is about Montreal. Recent polls suggest that even with all the detours and construction, close to 70% of drivers are still not using the system. Why? Well for one, many say they find it unreliable and for most, access to public transit is too far away and then too long a ride. Nobody wants to walk a half hour in below freezing temperatures or blistering heat to make the first bus, which will take them to another bus - and eventually to their destination or to the underground metro system. Might as well endure the congestion on the roads then arrive just as late with frostbite - or a meltdown. There are several free parking lots near stations offered by the STM (Société de transport de Montréal - Buses and Metro) and the AMT (Agence métropolitaine de transport - Commuter Trains, connecting to the Greater Montreal transit system) but most users or those who have tried, complain that parking ends up being a race to get a spot in the mornings. They simply can't find spots after 7:30 am. continued on Page 13

An alternative is to pay for parking spots. Commuters using AMT train and STM Metro stations in and around Montreal, do have the option of reserving a coveted 'parkand-ride parking spot' but for a fee that depends on which station or zone they travel from. Add in the reports of theft and vandalism in the lots, the gas to get there and having to lug bags and briefcases across the island, the incentive isn't very strong. Drivers do have another option - parking on the streets close enough to a bus or metro station. But trying to find an available spot could be a daunting task. Most of those streets have 'Reserved Parking for Permit Holders Only' who live in the area, or pay-meter parking with 2 hour time limits, and that simply won't work.

Turcot interchange closing map If time limits were lifted during the day and more free parking lots made available at major transport hubs, there would certainly be an increase in users - road warriors all of them, who are about to face the worst of the construction nightmare to come. The STM is adding more buses and metro cars to the system to help accommodate an expected increase in users. Well, let's make that happen. Years of mega-infrastructure work is ahead. Our roads, tunnels, overpasses, interchanges, bridges and miles of underground water and sewer mains need to be replaced all over the city but unfortunately it was illogical to have undertaken all that work, all at the same time. And it is all due to the decision makers at Montreal's City Hall, led by the unwavering rule of one man, Mayor Denis Coderre, the same man

who is shouting out imperatives about why drivers should leave their cars at home. Drivers know very well why, yet the public transit system is still not an appealing option for many, for all that mentioned above. So, why not offer a real incentive for people to leave their cars at home? At least for a few years during all this major infrastructure work. Free Public Transit won't work for everyone, but less congestion on the roads will mean less stress and anxiety for commuters, and businesses will not suffer as much - perhaps even see increased sales. The environment will also benefit. And so will the sanity of Montreal commuters. What say you Mayor Coderre? Throw Montrealers a few candies from the coffers. Now that would be a real gift to embrace and celebrate for the 375th!

Eating well during cold and flu season

A

s we fall back into the cooler months, it is time to prepare for the dreaded cold and flu season. This is especially important for young families, as back to school equals back to germs! Studies show that school children bring germs home from school and spread them to their parents and siblings, causing sickness of all kinds – this is sometimes referred to as the “Fall Spike”. Both colds and flu are caused by a virus, but the flu can make you sicker than a cold. So how can we avoid being part of the Fall Spike, and stay well during the fall and winter months? From the food aisles to the pharmacy, Provigo Le Marché Kirkland has what you need to help you maintain your family’s health during this flu season. There are three easy tips to help protect yourself and your family this fall: eat well, wash your hands often, and get the flu shot. The flu shot is the best way to prevent the flu, and will be available on November 7th, 18th and 21st through your in-store pharmacists at Provigo Le Marché Kirkland. A healthy

diet is also key in protecting your body against cold and flu. Here are some nutrients that contribute to good overall and immune health: Vitamin C is our best friend when it comes to maintaining good health. Since our bodies do not

store vitamin C, we need to eat foods rich in this vitamin every day! Fruits and vegetables are packed with vitamin C, but some of the best food sources are sweet peppers, strawberries, kiwi, oranges and broccoli. Zinc is a mineral that helps maintain immune function and can be found in foods like seafood, beef, pumpkin seeds and baked beans. One note: if you are

thinking about taking a zinc supplement rather than getting zinc from whole foods, first speak to one of our in-store pharmacists or to your doctor, as too much zinc may be harmful. Vitamin A also helps to maintain immune function and plays a role in maintaining overall health. Look to include fall favorites that are great sources of vitamin A in your daily diet, such as sweet potato, pumpkin, butternut squash, carrots and kale. Do you need ideas for introducing some of these vitamin-rich foods into your family meals? Start with this flavourful sweet potato and carrot miso soup. The mighty soybean produces many products, including a soybean paste called miso that is high in protein, vitamins and minerals. A sweet white miso paste is used in this vegan soup. Serve it with bread and a handful of roasted chickpeas to make it a meal! Geneviève Ledoux is a Registered Dietitian with Provigo Le Marché in Kirkland. Pet of the week!

Meet Benson the Handsome Cashier'

B

enson, is a three year old dog who is a special mix of German Shephard and Bernese Mountain dog. A beautiful mix indeed. "Two great breeds which contribute to his wonderful nature," said Gwen Wiltzer, his best buddy who he lives with in Laval, QC. "He is what I would term an all-around great guy and a true people's dog." Clearly a good-looking fella', his nickname is 'Mr. Handsome' and Gwen just loves him to death. His good looks and obvious charm is probably why he is the most popular 'cashier' at his job, where he works behind the counter at a pet food store in Laval. I'm sure the owners don't mind Benson barking out orders and having their clients properly directed to the right toys and food - by a canine specialist who certainly understands their pet's needs. But I'm not sure if he counts out the

change properly, so I imagine he has an assistant during his shift. After a hard day's work Benson needs to play just as hard to get the stress out of his system - and Gwen takes good care of that. Otherwise, he really just needs a ball and some fresh water to make him happy!

So next time you are at a pet store and you see a canine employee at the cash register - smile and give him a cookie. To submit your pet for 'Pet of the Week', email Bonnie at bonnierwords@gmail.com or info@mtltimes.ca

Unmask the Mask

alloween is just around the corner. Let the fun begin. Surveys show that for many, Halloween is a favourite time of the year and if you google why you will find the answers. We can be gluttons. We can decorate our homes for fun and inexpensively. We can let our kids talk to strangers, within earshot of course. We can listen to music favs like, Monster Mash, Ghostbusters’s, Thriller. We can revisit movies like Psycho, The Exorcist, The Omen. We can party without fear…by morphing into whomever we like. Outside the box. We can win Best Costume. We can carve a pumpkin, gorge on candy and revel in an alien world. Farmers get to sell their pumpkins. What does all this have to do with natural skin care? Well, if you do take part in this October metamorphosis, quite likely a face transformation will be a part of the act. No matter your age. Beards, Blood, Eye lashes and Eye liners, Mascara, Moles, Scars, and Slashes. Creams, Grease, Glitter and Goop. Voila. The New You. However, when the ghosts and goblins have been put to bed, when the party’s over, you will need to remove this face and return to sanity. Or perhaps back to insanity. Depending on your point of view. This is where we enter the

scene. The makeup needs to be cleaned off. You are wise to do this naturally, as the makeup most likely contained toxins that now must be removed. Do not add to the pollution by using mineral oil, commercial makeup removers, baby wipes or other such products full of chemicals and harmful ingredients. You need to renourish your skin. At Earth to Body we have perfect solutions. 1. Any and all of our soaps work wonders, but we might suggest our shampoo soap bars. The basic, regular or the ESP can be used over the entire head and will remove any hair goo and face makeup. Once clean, the apple cider vinegar rinse not only adds to the cleanliness, but also restores the PH balance. Your hair and skin will love you. 2. If you really have your makeup glued on, you may wish to use a good oil before soaping, to give the cleaning process a head start. Argan oil is nutritious and affordable. Use a cotton swab dipped in the oil to remove the initial excess gobs, and then wash with warm soap and water. If you do not have our wonderful argan oil, use coconut oil from your kitchen. If you do not have coconut oil (you should be eating it daily), use olive oil. But no baby/mineral oil please. It is a synthetic, derived from petroleum and not good on the skin. 3. Some people also use a cotton swab dipped in milk. Coconut or organic cow's milk preferably. 4. Another excellent soap would be our Charcoal Clay Soap made with Tulsi and castor oil. There are no essential oils in this soap so if you are extremely sensitive it is an excellent choice.

Outstanding cleansing properties, disinfecting, deep cleaning, pure. Can be used as a shampoo too. Do not be afraid of these real soaps. We hand make our soaps with pure oils that clean and nourish your skin. Many commercial soaps out there should not even be called soaps, in the true sense of the word. They contain large amounts of alcohol and formaldehyde that dry out the skin. 5. Our clay neem facial is also an excellent way to remove makeup. It will deep cleanse your skin, removing toxins that have embedded. Make the clay facial as instructed, spritz with our facial toner to soften it, wipe clean, use one of our soaps and then tone again. This time the facial toner can stay on! Then moisturize with any of our creams or lotions to add back the oils so you will not be too dry. Those of you who have very oily skin may not always need this last stage. If you do not have our clay neem facial handy (although our store may be just around the corner from you), make your own mix of a little honey and baking soda. This can remove makeup too. Have some more fun. Put a smile back onto your skin. Clean naturally. We stand behind our products. We give great customer service. Visit our online store: natural.ca. Subscribe to our newsletter. Commercial Leases for Tenants

commercial lease is a written agreement between a landlord and a business tenant. As the tenant, this legally binding contract permits you to use the commercial premises for your business activity for a determined period of time and in exchange you pay rent, which was previously agreed upon, to the landlord. Before signing a commercial lease, it is essential to investigate the property. You need to know all the parameters, so it is also crucial to understand what is included in your lease. Although all leases will differ from one another, there are common factors incorporated in all leases, covering subjects such as term, rent, repairs, type of business permitted to operate on the premises, etc. As rent is one of the most important factors when negotiating a commercial lease, there are different rent calculations to look over.A percentage rent lease entails that if you own a retail business, you might pay a base rent plus a percentage based on your sales. A gross rent lease means you pay a flat

requires that you pay some of the taxes plus the base rent. A net-net lease, also referred to as double net lease, entails you paying base rent, taxes and insurance costs to the landlord. And last but not the least, a triple net lease also called net net net lease, means that you pay base rent, taxes, and operating and maintenance costs. Another important factor of renting in general is the term of the lease. The term dictates the length of time you will occupy the premises. It can be either for a fixed term or a renewable period of time. It is possible that your lease be on a month to month basis as well. Look out for clauses such as automatic renewal and or clauses that require you provide your landlord with a written notice of non-renewal of term. Furthermore, as a tenant, it is critical that you register

your commercial lease at the Land Registry Office in order to safeguard your rights against third parties. In fact, failing to register your lease can result into your eviction by a subsequent acquirer of the property before the expiry of the term of the lease. These are some of the issues to be negotiated between the parties upon executing a commercial lease. It is essential to consult with legal counsel before signing a commercial lease to understand all of the implications and legal ramifications.

T

Making your wishes come true

By Amos Tsay mtltimes.ca

ime management and stress management are just some of the few lifelong lessons for all, especially for students. As educators in today’s society, not only are we responsible for teaching knowledge to students but we are also to instil in them a sense of curiosity and the desire for constant learning. Every year on New Year’s Eve, everyone has a list of things that they would like to accomplish that year whether

they are short-term or long-term goals. I will study four hours each day or I will go run every day for 30 minutes are common New Year resolutions. The most fascinating words in the year 2013, proclaimed by the Wall Street Journal and the New York Times, were ‘making your wishes and achieving them.’ The difficult part isn’t noting them down on paper but rather to execute them and to actually make them happen. “Psychology Today offers a few tips to help one to commit to making their wishes come true.

1. Get support from community – If you would like to lose weight, you could find a co-worker to exercise with you. 2. Split your goals or wishes into more steps so that they will be easier to achieve. 3. Change your attitude – Do your best and let it be. If you are unable to change the outcome of things, change the way you view them. 4. Celebrate when reaching each little milestone to build your confidence, giving you the courage to face newer challenges. For the techies, there are actually some apps avail-

able on smartphones that can help you reach your goals/wishes: MoneyCare (wealth management), Lift (cultivating good habits), Love Talk+ (relationship management), Nike+ Running (fitness). President Obama once shared some advice with some of America’s students, to encourage them to work hard and to stay in school, keeping in mind of the impact that it will have on their future. Kids nowadays only think about the present: their test tomorrow, how much time is left until lunch or what they will do next weekend. Not much energy is spent on setting goals and planning for the future. A lot of self-help guides can be found all over the place as well as precious advice from teachers, friends and sometimes even complete strangers, but without consistent parental support and encouragement, kids will not have the necessary skills and habits they need to maximize their potential. Below are some of the things to do that could make a big difference in the lives of our students,

both presently and in the future. (http://www.centerdigitaled.com/blog/glob als/Ten-Wishes-StudentSuccess.html) 1. Instil a love for reading and discovery is the key to creating lifelong learners – take kids to local library and study with them weekly if possible. 2. Make dinner time an inviolable period during which the family sits down together for relaxed conversation. - the influence of adults is greatly needed in order for middle school kids to see issues from a more mature perspective and encourage them to share their opinions. 3. Spend less time driving kids to sports practices and more time taking them to art classes, music lessons and cultural experiences - Students who study music do better academically, and those who are exposed to other cultures have a greater appreciation for those of different backgrounds. With Mother’s Day just having passed roughly a month ago and Father’s Day just around the corner, all sons and daughters are asked to honor their parents. At the same time

however, I would like to remind all of the parents out there, to have the wisdom to educate, guide, coach and instruct their kids properly. Kids, at the end of the day, will copy the actions of their parents, not their words. In “Psychological Foundations of Learning and Teaching, Dr. John A.R. Wilson and Dr. Mildred Coen Robeck state that love and discipline is what makes young kids ready for learning. Therefore, parents should seek to be more knowledgeable and understanding role models such that their kids will grow up to be confident, competent and compassionate young adults, ready take on all the challenges of life.
