How to sell high: Avoid these three mistakes when selling your home
MONTREAL - When you decide to sell your home, setting your asking price is one of the most important decisions you will ever make. Depending on how a buyer is made aware of your home, price is often the first thing he or she sees, and many homes are discarded by prospective buyers as not being in the appropriate price range before they're even given a chance of showing. Your asking price is often your home's "first impression", and if you want to realize the most money you can for your home, it's imperative that you make a good first impression. This is not as easy as it sounds, and pricing strategy should not be taken lightly. Pricing too high can be as costly to a home seller as pricing too low.
• February 25, 2017
Taking a look at what homes in your neighborhood have sold for is only a small part of the process, and on it's own is not nearly enough to help you make the best decision. A recently study, which compiles 10 years of industry research, has resulted in a new special report entitled "Home sellers: How to Get the Price You Want( and Need)".This report will help you understand pricing strategy from three different angles. When taken together, this information will help you price your home to not only sell, but sell for the price you want. Maddy K on luxury events, female mentorship, and balance
Madelein Kojakian known as Maddy K
Maddy K Events Atelier Madeleine Kojakian started her inspirational empire back in 2003, beginning with Maddy K Events Atelier. Her focus was on wedding planning, a niche market she saw lacked the luxury services she now provides. “Back then there was a handful of wedding planners that you were not able to find easily because the web was not as developed as it is now,” she said. “I thought it would be a good opportunity for me to launch this business, especially because I was doing my graduate studies in E-Commerce.” Maddy worked in Interactive Marketing while completing her graduate studies. This platform has allowed her to elevate her businesses and create new standards in the creative event planning industry. “That was my competitive edge,” she said. “It started as a project for one of my E-Commerce classes. I identified the lack in the market. Combined with my experience from my previous jobs, it seemed like a natural fit.” Now, Maddy K operates in both Montreal and Toronto, and has grown to include a few spinoffs of the brand. “Over the past five years, my business has evolved naturally,” Maddy said. “The first natural extension after wedding planning when we had created a niche for ourselves was event planning.” Upon diving into the corporate event planning world, Maddy K Events Atelier continued to see only success. “I have repeat clients • February 25, 2017
for corporate events.” From corporate events, Maddy K moved onto organize the Bridal Boudoir Affair, and Maddy K Inspires. She also does motivational speaking, female entrepreneurial coaching, and still manages to balance her family life.
By Jillian Clark mtltimes.ca
The Bridal Boudoir Affair A few years after entering the corporate event world, Maddy K launched the annual Bridal Boudoir Affair. This event is a chance for brides and their wedding parties to interact with boutique vendors they could actually hire for their weddings. “Brides love it,” she said. “There’s a lot of entertainment, food stations, an open bar.” Some brides attend even after they’ve married. “I realized that all of the wedding shows out there did not necessarily speak to my brides,” she said. “My brides are the city brides: fashion forward, into pretty, into details.” Again noticing a gap in the market, Maddy K created the intimate, fashion-centric, Bridal Boudoir Affair as a day-long outing for her brides.
This year’s show will be held on Sunday, February 26, 2017 at the Hyatt Regency Montreal. About 70 vendors are in attendance. The vendors include cake designers, photographers, dress designers, as well as stationary and floral businesses. There is also a men’s lounge for men to experience the fun in wedding planning as well. Doors open at 10am. The main event is a fashion show featuring worldwide high-end designers from 2-5pm. Tickets are $25 and can be purchased online. Maddy K Inspires Shortly after launching the Bridal Boudoir Affair, Maddy was in the market for another challenge: “Maddy K Inspires was born,” she said. Maddy and her friend Natasha Gargiulo run this inspirational initiative together for other women. “It’s a series of events. We do it to empower women, inspire them, connect them, and to also create a platform for likeminded women to get to know each other.” Maddy K Inspires organizes an annual women’s retreat. This year it will be held at the Manoir SaintSauveur in Saint-Sauveur, Quebec, for yet another indulgence in self-care, collaboration, friendship, food, and coaching sessions. “Alongside Maddy K Inspires, I have always mentored,” she said. The mother of two taught event planning at John Abbott College before pursuing mentoring relationships with her own personal clients. In the beginning, the women Maddy mentored had dreams of becoming event planners as well, but—as all of her initiatives and businesses seem to do organically—this area has grown as well. “It’s grown to even women who want to launch their own creative business,” she said. “It could be anything in the creative realm.” She helps coach these women as they launch their businesses, and helps with their branding and social media. Maddy K Moving Forward Madeleine Kojakian truly embodies an entrepreneurial spirit. As soon as one project is running smoothly, she’s looking around the corner for the next one to tackle.“We’ve been on growth mode for so many years,” she said.“I would like to see that growth continue, and maybe see new divisions.” She would also like to see the divisions of Maddy K
Maddy K prides herself on perfection
Events grow into entities of their own, totally independent from herself and her primary event planning business. “I would love to continue things onto a larger scale, and be able to make a difference on a larger scale.” Maddy K on Balance While running her businesses, coaching other women, and keeping her ears to the ground for the next opportunity,
Madeleine still manages to balance her work and personal life. Maddy’s outlook on balance is slightly different than many others. To Maddy, balance in the big picture is much more manageable than a day-to-day measure. “I can’t do daily balance,” she said. “Right now, the [Bridal Boudoir Affair] is on Sunday, so the word ‘balance’ just doesn’t exist.”
However, on a yearly basis, she manages to spend plenty of time focusing on herself and her family. In the world of entrepreneurship and events, some months are unavoidably slower than others. When it’s crunch time, her family supports her. Many of us could benefit from adopting a similar perspective on balance. www.maddyk.com

Faithful partners of Sun Youth, the Chronic Viral Illness Service of the McGill University Health Center renewed their support once again this year. Photo: Misé Johns
or a fourth consecutive year, Sun Youth had the pleasure of celebrating Valentine’s Day with its annual fundraiser dinner to the benefit of its Heating Assistance Program. The evening was held once again at the Robin des Bois restaurant on February 15th, 2017. During this warm and entertaining evening, Sun Youth had the chance to reconnect with friends and faithful partners such as Tommy Kulczyk, the organization`s
former Director of Emergency Services and now Montreal's Commissioner of Youth, the Montreal Police Department whose representatives included their Director, Mr. Philippe Pichet, representatives from the Montreal Gazette, the Chronic Viral Illness Service of the McGill University Health Center, as well as representatives from Éconologis. And of course, the Perrault family were present and celebrated with us once again. There was
also a big surprise in store for the many guests: a chance to win tickets to watch the Montreal Canadiens from the Gazette lodge at the Bell Center. Sun Youth would like to thank the Cadillac Music band for having entertained the crowd with a sing-along performance throughout this heartwarming evening. Thanks also to our loyal partner, Robin des Bois, for its warm welcome. Thanks to everyone and see you next year!

are being properly treated, and the owners of animals are responsible for what their animals do," he said. Animals in general have inherent instincts and become defensive when they feel threatened - and can go on the attack. So do humans. Pit Bulls of today are descendants of the English Bull-Baiting dog, who were bred to be fighting dogs - powerful enough to attack and lock on to the faces and heads of large animals like bulls
and bears in the 'Pit'. When Bull-Baiting dogs were finally outlawed in 1835, people started cross breeding them with smaller terriers in order to create a faster and more agile dog. They were trained to fight from the start - a horrible practice that unfortunately still goes on today in some areas. Today's 'Pit' Bulls, while genetically predisposed to those behaviors, are not automatically dangerous dogs. The development of their behavior
very much depends on their environment and how they were treated and nurtured, which brings us back to the human factor. With the exception of unhealthy dogs, the problem really seems to be people here, not the animals. The city of Laval seems to understand that clearly. Montreal should take heed - and a really close look at putting the onus on the owner, not the dog. What is your opinion?

Alan Zweibel -
From $7 jokes to SNL By Stuart Nulman mtltimes.ca
DALLAS, TEXAS – I was a devoted fan of “Saturday Night Live” through its golden age, which was its first five seasons from 1975 to 1980, where such legendary cast members as Dan Aykroyd, Chevy Chase, Bill Murray, Jane Curtin and the late John Belushi and Gilda Radner changed the face of late night and comedy television with such memorable characters as the Samurai, the Blues Brothers, Roseanne Roseannadanna, and the Coneheads. In fact, during that five-year-period, I made sure I was home by 11:30 every Saturday night to catch every new episode of 90 minutes filled with great comedy, memorable hosts and unforgettable musical guests (which became the talk every Monday morning with my friends at the Sir Winston Churchill High School cafeteria). So imagine my surprise when last week, I was chosen to be the lead staff person during a Saturday morning talk session with former SNL staff writer Alan Zweibel, who worked with the show during that golden age, at BBYO’s annual International Convention, which took place last weekend in Dallas. Zweibel fascinated the standing room only crowd made up of mainly teenage BBYO members from around the world, as he recounted to them his multi-faceted career as a comedy writer. He talked about his comedy influences (which included Mel Brooks and Dick Van Dyke), his rather inauspicious start as a stand-up comedian, and the realization that he could make better money as a comedy writer, in which he began by providing jokes to other comics and talk

Five warning signs that your loved one should be considering a move to a retirement Home / Senior Community Sponsored
I
By Matt DelVecchio Montreal Times
t’s not easy to admit that one is getting older, especially when your body and your mind are not what they used to be. Moving a family member into a senior care residence is never a simple decision. It may not be easy to broach the subject with your loved ones. In fact, they may be resistant to moving and they may fear losing their independence. However, here are 5 warning signs that your loved
one should be considering a move to a retirement / senior residence: 1. Physical When there are physical and anatomical signs of deterioration that will affect their well-being and their safety. A person who is having trouble getting out to shop or remembering how to cook or when to eat can result in significant nutritional issues. This could range from unhealthy weight loss or conversely, excessive weight gain. Check the fridge and watch meal-prep skills. Other examples include loss of sight
or hearing, loss of balance, stroke, disease. or physical conditions, such as arthritis and osteoporosis. 2. Mental Behaviour – Cognitive, Language, and Decision Making Cognitive decline can have serious ramifications, especially if your loved one can't take medications correctly, is not able to fix a meal or doesn't remember to eat. If a loved one exhibits confusion, poor judgment, or other signs of cognitive impairment, assisted living is often a good next step. 3. Caregiver Stress
There are the psychological costs of caregiving and of making difficult care decisions, which can be compared to the effects of post-traumatic stress disorder. Caregivers may experience symptoms like disabling anxiety, hyper-vigilance and more. The emotional, mental and physical toll of caregiving can be particularly pronounced for adult children or spouses of those who need care. In cases like this, when the demands of care become too great, it might be clear immediately. In other cases, it might not be so
obvious. 4. Safety and Security This is a common reason why families consider a move. They noticed that their loved ones are not as sure on their feet as they used to be or their eyesight is less clear, causing them to be a fall risk. According to the Canadian Public Health Agency, falls remain the leading cause of injuryrelated hospitalizations among Canadian seniors. 5. Loneliness It’s normal for activity to decrease with age. But if your loved one once enjoyed spending time in the
yard gardening, or simply being with friends, and then chooses to no longer engage in these activities, or rarely leaves the house, it may be time to consider a senior living residence. This is a sign that behavioral changes are underway. Helping your loved ones to recognize the signs of when it is time to move, having an open dialogue with the family members involved and taking the time to discuss the options will go a long way in making the transition to senior care residence more agreeable for everyone.

Last summer while vacationing at a campground near Mont Tremblant up north, they were taking a walk in a part of the grounds they hadn't yet seen when they noticed a cage laying on its side next to a picnic table on a vacant lot. "At first we thought it was empty, but then my youngest son cried out, 'Mom! There's something in it!' He ran towards it, I tried to stop him thinking maybe it was a trap for skunks or something‌ but it turns out it was a rabbit! And it was clearly a domesticated rabbit, not a wild one." An almost empty water bottle hung precariously on the side of the cage and the poor, little grey rabbit sat balled up in a pile of litter in the cor-
ner. "We hadn't seen anyone camping on that lot since we arrived and wondered if perhaps someone had left him behind, forgotten it - but it didn't make sense so we went to the campground office and asked." It turns out they often find lost or abandoned pets on the grounds in the summer, but mostly dogs and sometimes cats, but a rabbit was a first. "We offered to adopt him if the owners could
not be found.Who knows how many days he was out there? He was lucky to be alive. My kids were old enough to take on the responsibility and my wife used to have a rabbit. Seeing as we planned on being there a few more days, the director suggested we wait and see if someone calls or claims him - he even put up a notice on the wall. So in the meantime we cleaned him up and took care of him." The rest is history. After one week and nobody coming forward, Chantal and her family returned home with Lucky. They had him checked out with a veterinarian and today he is a happy, healthy, hopping member of their family. And as his name dictates, he is one 'Lucky' rabbit. The pleasures of enjoying white wine
W
hen I started tasting and drinking wine, I remember not being a fan of white wine. I’m not sure why, but I always tended to gravitate towards drinking red medium to full bodied styles of wine. And Rose, huh, was not even in a corner of the picture. But after a few years, I started to drink and enjoy white wines. I still was not into sweet wines , such as some Rieslings or Moscatos, but was developing a palate for higher acidity wines such as Sauvignon Blanc. Stylistically, white wines offer a far more diverse palate of food-friendly examples for the table, quick improvised occasions and light enjoyable “thirst quenchers” as an aperitif. Your choices may change with the seasons, but the range of whites available
will enhance your vinous enjoyment all through the year. Whites are enjoyed across the world to complement local cuisine such
ket today are Albariño from Spain, Torrontés from Argentina, Grüner Veltliner from Austria, Verdelho from Portugal and Arneis from Italy among many others. Still many people are confused about white wine. For the beginner, here are some of the most common kinds of white wine: 1. Chardonnay - The most famous type of white wine is worthy of the superstardom. This type of wine originated in France from grapes of the same name. as the underdog of the wine kingdom. However its flavors are wonderful with hints of tangy pineapple and lime combined with the sweetness of honey and licorice. Depending where it comes from, it can keep up to 10 years. 4. Gewurztraminer - The place of birth is from Alsace, France. A wine with an outgoing personality with hints of spice and floral taste. 5. Pinot Gris - A crisp and smoky wine with nuances of apricot that originated
from Alsace, North Eastern Italy, and New Zealand. 6. Riesling - a noble tealike, honey flavored wine coming from Alsace in France, or from Germany. There are so many other kinds of white wines, all evoking elegant and luscious flavors that make them perfect companions for soft cheeses, white sauced pasta, fish and poultry. Of course one can have a glass with any meal or by itself depending on one's preference.
An entry level burgundy well made. Subtle touches of oak with classic chardonnay notes of pear, green apples and white flowers. On the mouth, easy going and round with a fresh acidity. Flavors are consistent with the nose bringing to mind gingerbread spice. Drink it know or keep it for a few years on the cellar. The ultimate wine for scallops
Auxey-Duresses Camille Giroud 2014 ( Burgundy, France) SAQ: 12769280 $47.50
On the nose, nuances that bring to mind river pebbles with smoke, beeswax and luxurious oak. On the mouth, full body. Firm, classy. Powerful with a incredible freshness and acidity. Delicious to drink now but can be kept for 10 years. Enjoy it with roasted pheasant or rabbit
Château Chasse-Spleen Blanc de Chasse-Spleen 2015 ( Bordeaux, France) SAQ # 11976404 $38.25
Very aromatic. Lovely nose of cloves, flaked coconut with vanilla bean. With time in the glass, lovely nuances of grapefruit peel, wax and orange water. Fresh and bright with a beautiful equilibrium. Nice tingle of minerality at the end.Would pair nicely with salmon fillet in a dill sauce.

ou may be surprised to learn that our brain’s neural connections start declining at age 20. Before age 45, it tends to occur even faster, which may increase frequency of forgetfulness, poorer concentrationeven mood swings and other issues you may have. Years before, we thought that it was normal and unavoidable. Neuroscience taught us that our brain possess " neural plasticity " that means that our cells can be re-organized after some events. We know today that exercise and nutrients can help to replace some connections, therefore increase our memory, focus, and mental health. Our brain is intriguing and vital and it is best to look at PREVENTION before some issues arise. Here are some signs to look for: - Brain fog - Memory loss - Anxiety - Depression - Lack of motivation - Difficulty learning - Get tire easily - Decrease of focus and concentration - Fatigue and sensitivity to some chemicals and foods As you may know the most prescribed drugs in the U.S. are anti-depressants. We need to take control of our brain's health and prevent instead of cure. Also top 50 most prescribed medications beta-blockers, serotonin reuptake, calcium blockers and so on.That means it is blocking something in your body instead of supporting it. The grey matter is fully developed by age 9 and before age 19 the white matter is completely de-
veloped. That is why we need to act as early as we can, not waiting until age 60 because sometimes it is too late. 1 - Do enough exercise ( 1/2 hr. a day or 3 times a week ) It is never too late to start even after 55 . Sometimes we are too lazy to do it and it takes too much effort but we have to make up our mind and just do it (what you like ). You don't use it you lose it, believe me it is the truth and it is worst as we get older. Our body is made to move and therefore your concentration will improve your focus as well. As I do exercises I can feel the difference in my body and mind, it is uplifting. 2 -Eat the right food It is good to eat antioxidants, Omega- 3s can help to keep your connections in good shape. Choosing the good nutrients can change your mood. • Eat lots of greens • Lots of colours • Whole grains, legumes, and lentils • Blueberries +++ • Eat 5 small meals to keep your blood sugar level stable • Eat less sugar and processed foods • Take Omega-3fatty acids + CoQ10, Lecithin, Vitamin E 3 - Increase Blood Flow Our brain needs 02 to function properly 20 to 25% of the blood flow goes to the brain. Learn to manage our stress • Verify for anemia issues • Check & stabilize your blood sugar levels • Exercise, stimulate circulation • Take some supplements such as Vitamin C or E 4 -Use some
supplements with Guarana extract Guarana is a colorful little berry native to the Amazon. It’s the natural extract from this seed and can enhance memory, sharpen focus and improve your reaction time as well. 5 - Brain Training We need to exercise to keep our muscles moving and our brain is no exception. That is why when we learn new skills, new instrument our brain creates new connections and keep it top shape. As we age, we have developed more branches than young people. So keep communicating. 6 - Socializing The more we stay social and interact with friends and people, we have more chance to be stimulating our brain which is crucial. You have less chance to develop depression and memory problems. Do some activities like yoga, dance, help others and puzzles etc. something that you enjoy. 7 - Stress relief We all know that stress influence and impact our emotional states. The communication balance is lost and you are prone to have some mental disorders such as PSTD, depression, schizophrenia, and ADHD and more.Learn how to laugh, take a walk, read a book, listen to music, meditate, swimming etc. Do things you love! Enjoy life to the fullest and do only what you love, visit friends, walk in nature, go to the theatre, and watch funny movies and have a good laugh!
