MONTREAL - When you decide to sell your home, setting your asking price is one of the most important decisions you will ever make. Depending on how a buyer is made aware of your home, price is often the first thing he or she sees, and many homes are discarded by prospective buyers as not being in the appropriate price range before they're even given a chance of showing. Your asking price is often your home's "first impression", and if you want to realize the most money you can for your home, it's imperative that you make a good first impression. This is not as easy as it sounds, and pricing strategy should not be taken lightly. Pricing too high can be as costly to a home seller as pricing too low.

he goal made by The Global Fund is an ambitious one; to end extreme poverty by 2030 in tandem with ending the AIDS, tuberculosis and malaria epidemics around the globe. But what had transpired this past Saturday night on the 17th was nothing short of a spectacular display of art, hope, music, and revelry; an ambitious yet successful event that had gathered a number of the world's biggest names and celebrities to promote the toppling of some of the world's toughest challenges. If the feeling of “impossible” comes to mind when thinking of the social action platform’s aspirations, then the event that brought 13 000 fans and several dozen highprofile personalities sharing a common vision for the good of the global community proves that indeed anything can happen. With already a projected $25 billion dollar in financial aid that should significantly affect approximately 660 million people, the Global Citizen movement looks to be going in the right direc-

tion; certainly a cause for celebration. The Global Citizen Concert was a grand congregation of; artists and musicians such as The Roots, Half Moon Run, and Usher; along with the who’s who of various media outlets; and to top it off the leadership presence of special guests Prime Minister Justin Trudeau and Bill Gates. Performing and speaking to an audience that had predominantly obtained tickets via accomplishing or performing a number of social media actions promoting global health (such as signing a petition for the education of girls in developing countries or leaving the Prime Minister a voicemail advocating health), the objective of the concert was to garner visibility and to motivate government leaders and large corporations to engage in commitments and invest in policies that promote social change. Although it is especially ambitious, the collective actions of united Global Citizens and the Global Fund (and the results it has been achieving) is likely the most valiant and promising movement for the greater good to date.

THEN & NOW Théâtre Outremont

Dick Nieuwendyk Special

Gordon C. Snell & Martha M. Kannon married in St. Rita's Church, Montreal, on Saturday, September 24, 1966 --- glory be to the Lord Jesus ---

In 1928, Fred Trudeau, a building contractor, and resident of Outremont, bought land and commissioned Montreal architect René Charbonneau to design and build the Outremont Theatre. With its early Art Deco exterior and its rich interior, it is a fine example of a deluxe cinema in dating from the late 1920s. Some historians even considered it as one of the finest Art Deco creations in all of North America. Deluxe cinemas were medium size movie theatres designed to hold between 1000 and 2000 patrons. They had to be attractive and comfortable, reflecting the fact that by the late 1920s the cinema had become mainstream entertainment. Outremont Theatre's elaborate, dreamy interior décor was created by Emmanuel Briffa, a well-known theatre artist who lived in Outremont and was responsible for the interior decoration of more than 60 cinemas across Canada. Briffa covered the walls with pastoral scenes that stretched from floor to ceiling, and created a luminous coffered ceiling intended to reproduce the atmospheric quality of a sunny day.

Théâtre Outremont - 1929

On October 4, 1929, after a speech by Mayor Joseph Beaubien, and followed by some short films and stage numbers, the theatre officially opened to the public. In the 1970s, the theatre was bought by Roland Smith, a former cinema owner who administered and programmed the first repertory movie theatres established in Canada. The Outremont was the most determining in his long career which, from 1971 to 1987, offered movie lovers more than 500 different films each year. During the 1970s and 80s, the Outremont would also lend its stage to acts like Beau Dommage, Paul Piché, Richard Seguin, Félix Leclerc and Diane Dufresne, all the while hosting screenings on the side. Smith sold the property in 1987 to Famous Players, who sold it in turn to Baron Byng Construction who wanted to transform the building into a commercial building, but residents had become attached to their theatre and protested the transformation. In 1990 the theatre reopened for movies until 1993, when the City of Outremont decided to acquire and renovate the theatre. The Outremont reopened in 2001, and was run by the Spectra team with a very diversified programming ranging from film, to dance, comedy, musical and stage performances. In 2010, both theatre management and programming were then handed over to La Corporation du Théâtre Outremont. Today it serves as both a repertory movie theatre and a venue for large-scale performances. The Corporation’s mission is to advocate its citizens’ active involvement in cultural life, to heighten public awareness of artistic and aesthetic endeavors, and to bring about an appreciation and understanding of the arts and of culture. The Outremont Theatre was designated a National Historic Site of Canada in 1993 and a historical monument by the Ministry of Culture and Communications in 1994. Outremont Theatre is located at 1248 Bernard Avenue West, Montreal

Fast forward to September 20th 2016 when the highly anticipated announcement came from Quebec Superior Court Judge Michel Déziel who ruled against a provisional injunction that the Taxi Industry filed on Friday September 16th, an emergency measure to stop the provincial government pilot project which would allow Uber to operate legally in the province. Lawyers representing the Taxi Industry argued in court that Transport Minister Laurent Lessard exceeded his powers in his negotiations with Uber on the pilot project that would allow them to operate in the province, without being subject to By Bonnie Wurst the same license system that exists for taxi drivers. mtltimes.ca To better understand it all here's a little backa number of existing rules ground: surrounding transportaDespite the fact the tion and Uber falls outside government reached a that legislation… it's in conflict with rules created deal with the ride-sharing by the Quebec Trans- company on September portation Committee' 7th, the pilot project had and 'Right now if they not yet even been initidon't respect the rules, ated. From the start Mayor Denis Coderre said the popular appbased taxi service 'uberX' is illegal. He said 'there are

Judge Déziel ordered the parties to return to court in January for a hearing on a permanent injunction against the government’s project. The Taxi Industry took this as recognition that their matter was important but it is only a partial victory. If there is no pilot project in place, Uber is still operating illegally. They plan to file another request - a provisional in-

junction asking a judge to order Uber to suspend its activities. That motion will likely have been heard on Thursday September 22nd in court. “We have a victory, because we know that there is no pilot project (yet initiated), which means Uber is acting illegally, so it must be stopped,” Guy Chevrette, a spokesperson for the owners of taxi companies was quoted as saying. Since the start, Montreal taxi drivers have engaged in several loud and boisterous protests, honking and blocking up major arteries around the city. Benoit Jugand, a

spokesperson for the union representing the drivers called for calm, saying they are confident the courts will rule their way in the end. He also called on Lessard to put a complete stop to Uber. “You know, they were sitting next to Uber, fighting against the (taxi) industry… now we’re asking for them to fight with us, to stop Uber from operating illegally,” he was quoted as saying. When asked if there were any further pressure tactics planned, he smiled and said: “We’ll keep that to ourselves for now.” continued on Page 15

he Young Leaders Circle of the Montreal Children’s Hospital Foundation continues its ultimate goal of making a positive impact on pediatric care in Quebec through original, creative fundraising on Friday, October 28, as they hold their 6th annual Incognito Masked Ball at the Entrepots Dominion, located at 3968 St. Ambroise, starting at 9 p.m. Presented by Engel & Volkers and McGill Real Estate, this year’s Incognito Masked Ball will go

under the theme of “Meet Me at the Ball”. Guests that evening, who will be dressed in their semi-formal cocktail chic and masked best, will experience a romantic ambiance that will be filled with mystery, reverie and roses in a “once-upon-a-time” fairy tale setting that will promise to be some enchanted evening. Masks will also be available for purchase at the ball. Tickets for the ball (which includes an open bar), costs $125 each, and

proceeds will benefit the hospital’s H.B. Your other muscles start to compensate for those who have been already injured. Compensation gradually builds up until the body cannot accommodate more change, at which time it may break down at the weakest part after something quite trivial. The osteopathic approach involves looking at the whole body, not just treating the immediate area of pain. Osteopathy is a system of complete medical practice, based on the principle that health depends on the maintenance of proper relationships among the various parts of the body. According to osteopathic theory, defects in the musculoskeletal system the muscles, bones,

and joints influence the natural function of internal organs. To correct structural abnormalities, osteopathic therapy, or treatment with the hands or by mechanical means, is used. Osteopathic medicine holds that true health involves complete physical, mental, and social wellbeing, rather than merely the absence of disease. The body is viewed as having a capacity for health that the osteopath can help the individual fulfill. One initiative, the Urban Agriculture Project was born of a partnership in 2003 between the City of Montreal and Alternatives - with the mandate to develop new green and collective spaces on the roofs of Montreal. Alternatives International has been promoting 'the recuperation of unused spaces such as rooftops, terraces and balconies for developing new productive green space'.Their goal is to cre-

This type of production is seen 'as a way to deal with increasing urbanization, pollution and impoverishment of urban populations. These include the rooftop gardens of The Palais Des Congrès, Hilton Hotel Bonaventure, Place Du Fort, Concordia University’s Greenhouse and the Terrace Gardens CÉGEP du Vieux Montréal. They are all worth the visit. Some gardens are producing organic fruits and vegetables like the community garden at Chez Soi

Gardens, a non-profit senior’s housing complex located in the Benny Farm Complex in NDG. Private balconies (as well as the communal terrace and backyards) of the complex are the center of an innovative ‘garden to plate’ urban agriculture initiative. Throughout the gardening season, residents enjoy the fruits of the garden by preparing and sharing meals with other Chez Soi residents at the ‘salad bar’, or with local youths at the ‘intergenerational meal program’. Some are geared more towards the nightlife like Sky Club,Tokyo and Unity. Others like Terrace Place D’Armes and Terrace Nelligan although open at night, tend to draw a larger daytime crowd. Nonetheless, they all offer amazing views of the city. With the winter season around the corner, rooftop gardeners will soon sow their last harvest and breath in the last fragrant flower blooms. Windmill Heights Golf and Country Club - Fore! Reasons to joining! Business Profile

W

By Jillian Clark mtltimes.ca

indmill Heights Golf & Country Club has been a part of Montreal since 1974, but has recently endured some major changes. In 2013, the current owners purchased the outdated club and gave the whole facility a facelift to serve members better. Here’s four reasons why we love Windmill Heights, and why you should join. 1. The tree-lined fairways

are strategic and challenging, but beginner friendly. Club members enjoy 18 holes on beautiful, treelined fairways. “It’s a 6700yard course that plays a little longer, and challenges golfers of all levels,” said club President, Lino Carbone. “It’s a strategic course, but friendly to all levels.” Risk and reward holes forces players to hit great shots. Members can hit the ball around in their

practice facilities before spending the day on the greens, or head straight to the course to try their hand at par. Aside from the course, Windmill Heights is a fullservice club with a proshop, dining room and terrace, and members lounge. 2. Enjoy 5-star dining alongside incredible views. The dining room, terrace, bar, and lounge set this club apart from their competitors. The dining room is actually a recently renovated 3200 square feet masterpiece with cathedral ceilings. Oversized windows feature views of the golf course, Lac Saint Louis, and downtown Montreal. The terrace overlooks the 18th green—it’s the perfect place to take a break after a day on the course. The food itself is 5-star modern Italian, and the drinks are delicious.

club is actively involved in all aspects of the business. Carbone especially enjoys interacting with the members to give them the ultimate experience: “I play the course 3 times a week. I see what’s going on. I interact with the members, so if there are issues, they can talk to me about anything. That’s very important.” The approachability of the decision makers ensures that everything in the club is running

3. Approachable owners make for an unmatched complete membership experience. The food is fantastic, but what really sets Windmill Heights apart is its service: “We focus on the complete membership experience. There’s more to being a member at a private golf club than just golf,” said Carbone. “It’s the whole package. It includes the service; it includes the dining.” The team running the

smoothly. “We have an open door policy,” said Carbone. “People come in to talk to me about what they think is good or not good.” The way that members are treated adds to the desirable atmosphere of the club and course. 4. Friendly members and a welcoming atmosphere. Not only are the decision makers approachable, but the members are friendly as well. All of the members are polite and welcoming to new faces at

the club. “Everyone plays with everyone,” said Carbone. “It’s easy to find a game, and it’s easy to get along.” The club also regularly hosts member events, fun games, and dinners to get members playing and chatting. Windmill Heights is all about relaxation. “The atmosphere we are trying to create here is when you get to the club, it’s like you check the rest of your life at the door,” said Carbone. “It’s a good warm feeling just to be here. We nurture that warm feeling.” Find warmth in a great game with fellow members, a hot meal in their luxury dining space, or a delicious drink. Above par: Privately owned for a no-assessments guarantee. The best part—financially—about Windmill Heights is the fact that their private ownership guarantees no assessments. “What you pay going in is what you pay all year,” said Carbone. “There are no surprises.” Windmill Heights Golf and Country Club is located just ten minutes from the West Island. The golf course is open from April 1 through to December 31. Memberships range from $1500-3500. Sign up now to qualify for Windmill’s current promotion: pay next year’s fees to play the rest of this year for free. See ad Page 12

ing a quality transportation alternative under the terms established by the pilot project and imposed by the government.” But at the same time, all the drivers involved in this mess are suffering the consequences. Fifteen Uber cars were recently seized by the Société de l'assurance automobile du Québec - after Uber told their drivers it was okay to operate. And because the Pilot Project is not legally in effect they not only had their vehicles seized for seven days, but also had their licenses suspended - and they all received a fine of $2,500 plus fees, which totals $3,750. This amount of money is out of reach for Uber drivers, who take on the work because they often need the money just to make ends meet. Where this will go from here is anybody's guess. At this point, Montrealers just want to be able to get around town without any more delays and road blocks. But there is a lot at stake here, especially for the Taxi Industry and Uber drivers who have heavy expenses and families to support. What do you think about this whole fiasco? fter two decades of placing customer needs at the forefront of my business, I've noticed time after time classic mistakes made by both home owners and contractors alike. My name is John Antonacci from Casa Design. I want to share with you my observations and suggestions that will make your kitchen and bathroom renovations a success. Over the next few weeks, I will be helping homeowners like yourself spot nightmare renovation warning signs before it's too late and what you should be looking for when heading into the kitchen and bathroom reno world. From professional advice to just basic know how's, you'll find that having expert advice goes a long way. Such as Project Management, sound advice, educating people on materials, proper function, personalized service, designer & contractors. You Get what You Pay For According to a financial post article, consumer spending for home renovation in Canada has steadily increased to reach a record 63.4 billion reported in 2013.

It's likely that some of that money was probably spent fixing the renovation mistakes made by contractors with minimal experience and poor work practices. If you think hiring a professional is expensive, then consider the high cost of not hiring one. Many homeowners try to save money by going with an inexpensive handyman and end up stuck with sloppy work that costs more money in the long run. While it's clear that no homeowner wants to spend more than necessary on renovations, how much is the right amount? At casa design, we suggest starting with some simple research and shopping around for prices. Renovation quotes will usually range from very high, to suspiciously low. Very low quotes that seem too good to be true probably are and indicate that a contractor probably doesn't have the required experience to quote properly for a job, or may take shortcuts that compromise safety and the finished product. Research does reveal that higher renovation quotes often reflect the superior skill level of a contractor who is in high

demand and has a reputation for quality work. Remodelling quotes in the middle range tend to show the average market price for a particular renovation project. As home owners, we all want to make sure that when we invest in our properties we don't end up braking the bank while breaking our heads. Having an expert work alongside you to reach your reno goals will avoid the DIY hassles and the re-do of inexperienced contractors-both costly, both frustrating. Our expert advice will make project management and designing the most efficient way to properly realize your reno project. I always want to make sure my clients appreciate the value of both the work being done and the honest professional advice given because we want your reno experience to be a great one. In this case it's not a simple quality vs quantity. Consider both quality and quantity because at Casa Design we proudly fabricate using Quebec made products. he Rio 2016 Olympic Games led to a historic 16 medal win for Canadian women athletes like Penny Oleksiak and Brianna Theisen-Eaton contributing to our best performance as a nation since the Atlanta Olympic Games in 1996 (22 medals). Beyond these extraordinary performances were the amazing amount of elite Canadians athletes (314) participating 27 sports. The story behind (6’1) forward Lizanne Murphy is one that is worth being told. She is a Montreal native whom has risen to the top of the basketball scene in Canada where she has become a leader on the national team by being vocal, exercising her strength, leadership, kindness, and team spirit. Before heading back to play professional basketball in France she dropped by Sun Youth to talk about her Olympic experience. Her amazing results and work ethics attracted the Canadian National Team’s attention. From 2007 on, she’s played for Canada’s women national basketball team competing in notable events such as the London 2012 Olympics, 2015 Pan AM Games and the Rio 2016 Olympics. During the Pan AM games in 2015, the national team shocked the world by winning the gold medal putting Canadian women’s basketball on the map. Needless to say that the team had high hopes for the Rio Games! Creating sparks on the court from the beginning of the competition, Lizanne was very disappointed with the result. Being eliminated by France was hard because over the past few years Canada has played France several times creating a

new rivalry between the two countries making the loss particularly painful. Not to mention that Lizanne plays professional basketball in France and knows many of the players personally. The Rio Games may have had ended unfortunately but Lizanne’s journey was well worth it. The past year was particularly difficult for her, since she had to undergo knee surgery on December 4th after suffering a knee injury ACL tear. Six months after her operation she was back on the court, demonstrating once again her work ethics and perseverance. The Beaconsfield athlete whose parents were married on the first day of the Montreal Olympic Games in 1976 may have completed her Olympic journey, but has not finished making heads turn. Sun Youth would like to wish Lizanne the best in Angers where she will reconnect with her teammates.

Baby’s itching soothed naturally Sponsored

I

By Martha Shannon mtltimes.ca

'd like to share a heartwarming story about a young mother and practicing naturopath. Lise was desperate to find help for her six-monthold baby, Luke, suffering terribly with eczema, a most difficult skin condition to treat. LIse had tried everything. She was seeking an alternative to the prescribed steroid creams. Lise had heard about ‘Earth To Body’ by word of mouth. We do not advertise nor make any claims about eczema on our products. As a natural skin care cosmetic company, there are rules and regulations from Health Canada governing what we can and cannot say. We understand. Our products are pure and chemical free, and this young mother was seeking solace in knowing that her baby would be getting the best skin nutrition available. That is what we sell. That is what she wanted. Lise was breastfeeding. This helps to build a baby’s natural antibodies. She was aware of food allergies often caused by dairy and gluten consumption. Well educated on the diet side, Lise

needed something topical for Luke’s troubled skin. We discussed many issues. I had a hard time holding back the tears as I witnessed this suffering baby, trying to scratch his crusty cheeks and wriggle away the discomfort of his small body. Lise explained how her baby almost tore holes in his legs from trying to erase the constant itch. We discussed diet, laundry detergents, fabric and dye allergies, household cleansers, environmental issues, genetic predispositions, etc. Her five-year-old daughter had also suffered terribly as a baby and it was only when the little girl, at three years of age and swimming in ocean waters, that Lise saw an improvement. Salt waters can work wonders. This relieved mother left with our entire ‘baby package’ (a castile soap, organic oil, lavender spritz and neem salve) and the Emu oil, X cream, and Dead Sea Salt spa. I reassured her that if a product was not satisfactory, we would refund or suggest an alternative. Wisely, Lise planned to test each item separately and carefully. She kept notes and it was not until four days later that I received a phone call. I had not been able to erase the thoughts of this wee

child’s suffering. She started off by saying how thankful she was for the products, but she could not hold back the tears of joy. Luke was 90% better after only a few days using just the soap and the emu oil. Her daughter, now five, was in love with the X cream and delighted bathing in the Dead Sea Salt bath. She believed the natural purity of the products was key. Lise’s emotional outburst was infectious and I thanked her profoundly for sharing her testimonial. Ask your doctor too. Many doctors have suggested that there is no harm in giving natural a try. To picture her baby smiling, itch relieved, made my day! We stand behind our products. We give great customer service. fter working for the same company for a certain time and your employer decides to let you go, it is essential to know your rights with regards to the termination of your employment. The Act Respecting Labour Standards is a law of public order. Agreements contrary to the provisions of the Act or providing for inferior working conditions are null and void. The Act Respecting Labour Standards establishes rules on subjects such as minimum wage, vacations, public holidays, notice of termination and layoffs for more than six months, etc. for employees in Quebec. An employee is a person who works for an employer and who has the right to a salary. Provisions under the Act protect the greater part of Quebec workers although a few exceptions apply. Self-employed workers and people working in businesses governed by federal laws for instance, are not covered by the Act.

Generally, an employer is only permitted to dismiss an employee from employment without notice when the employer has serious reason in law to do so. Without a serious reason for dismissal an employer must provide the employee with a written notice of termination or pay in lieu of notice. The length of the notice will depend on the period of employment, more specifically, the length of an employee’s uninterrupted service for the employer in question. As an example, if you worked less than 3 months, no notice is required. If you worked 3 months or more, but less than 1 year, one week notice is required. If you worked for 1 year or more, but less than 5 years, two weeks’ notice is required, etc. In the absence of a notice of termination of employment within the specified timeframe or if a

notice is of insufficient length, your employer will have to pay you a compensatory indemnity equivalent to the wages you would have received between the date when the notice should have been given to you and the date when your employment ends, not including overtime. Canadian Maple Leaf Coins 1947-1948

n August of 1947 India was granted independence from England. Since all Canadian coins of George VI had the legend “GEORGIVS VI D: G: REX ET IND: IMP:”...roughly translated as “George VI by the grace of God, King, and emperor of India”, the coinage all needed some modification. No longer could any coins claim that George VI was emperor of India. After World War II, the Canadian economy was improving, the population was growing rapidly, and there was a need for a larger output of coinage to meet this. During the war certain coins...especially the silver dollar, either had reduced mintages, or were suspended. Since a new obverse die would be required to strike the 1948 coins, and the matrices and punches did not arrive in time from the Royal Mint in London for minting them, the Royal Canadian Mint faced a big problem. They needed to produce coins...but could not, as they did not yet receive the new design

For collectors this has created two classic rarities of the Canadian coin series. The first and most popular is the 1948 dollar of which only 18,780 were struck (consider the 1949 mintage was 672,218).
