11 Critical home inspection traps to be aware of weeks before listing your home for sale

MONTREAL - According to industry experts, there are over 33 physical problems that will come under scrutiny during a home inspection when your home is for sale. A new report has been prepared which identifies the eleven most common of these problems, and what you should know about them before you list your home for sale. Whether you own an old home or a brand new one, there are a number of things that can fall short of requirements during a home inspection. If not identified and dealt with, any of these 11 items could cost you dearly in terms of repair. That's why it's critical that you read this report before you list your home. If you wait until the building inspector flags these issues for you, you will almost certainly experience costly delays in the close of your home sale or, worse, turn

prospective buyers away altogether. In most cases, you can make a reasonable pre- inspection yourself if you know what you're looking for, and knowing what you're looking for can help you prevent little problems from growing into costly and unmanageable ones. To help home sellers deal with this issue before their homes are listed, a free report entitled "11 Things You Need to Know to Pass Your Home Inspection" has been compiled which explains the issues involved. To order a FREE Special Report, visit: www.montrealinspectionpitfalls.com Get your free special report NOW to learn how to ensure a home inspection doesn't cost you the sale of your home.

Surge in demand for coworking office spaces in Montreal

elf-employed? Small Start-up Company? Looking for a lowcost set up allowing you to focus on growth and development? Then sharing office space in a professional environment might be the solution. A 'coworking office space' can best be described as a communal working environment, used by a group of people

By Bonnie Wurst mtltimes.ca

who are either self-employed, a start-up business and those who don’t all work for the same company. According to Colliers International, an industry leading, global real estate company - 'coworking office space' is a relatively

new way of doing business and has been increasing steadily over the past 10 years. In fact, during this period, hundreds of new coworking offices have opened around the world, most being in major cities - like Montreal. The objective of a recent survey conducted by Colliers International’s Market Intelligence team in their Montréal and Québec City markets, was to gather insight regarding the performance of the different businesses in coworking spaces, as well as to discover the different amenities available per location. The report showcases a map of the shared offices spread across the cities and a list of all the location’s perks and membership rates. Their analysis of the research found the cities of Montréal and Québec have a total of 41 coworking office space companies, that when combined have 55 different locations. In Montréal alone, there are 46 locations spread out among 8 submarkets. The highest concentration of which is found in the Centre East submarket containing 50%

of all coworking locations. In Québec city, there are 9 coworking locations, two-thirds of which were located in the historic downtown and lower city submarket.

Colliers team spoke with different coworking companies such as Regus, WeWork and Le Tableau Blanc, who reported they have either just expanded this year or will be soon in order to accommodate a growing community. 'All companies that were surveyed outlined the importance of creating membership programs adapted to the needs of their members. Moreover, a common quality that most coworking space companies appear to value in defining their identity is flexibility in the services they offer. They believe this to be crucial to create a community that is happy and enabled to thrive.' “At Regus, our goal is to help companies and people conduct the best work of their lives. Offering the right type of work environment, like great

coworking facilities, that provides collaborative, open spaces, all the amenities and security needed, and a broad range of meeting space and private offices and suites, gives large and emerging companies the right environment for success. This is our goal across our 100 centres in Canada," Wayne Berger, VP of Regus Canada was quoted as saying on Colliers website. 'These environments can be unique from one to the other as their physical attributes, tenant make-up and membership rates vary. Members of coworking office spaces also benefit from shared amenities such as meeting rooms, printers and other office related equipment, minimizing expenses. Some coworking offices even offer additional perks such as 24-hour ac-

cess, a health & dental plan, coffee, member events, development tutorials and more. What is most interesting however, is the ability to share ideas and knowledge in a collaborative environment,' Colliers stated in a press release. Beside the potential financial benefits, would you feel comfortable in a coworking office space? Do you think it would enhance your work… or provide a distraction? The maps (included with this article) display the various locations of coworking offices spread across the cities of Montréal and Québec, with red dots representing all coworking offices. Montreal playwright and director Dane Stewart will present his original play

“The History of Sexuality” at the MainLine Theatre, 3997 St. Laurent Boulevard, for a nine-show run from September 21 to 23 and 27 to 30 at 8 p.m. (with 2 p.m. matinees on September 23 and 30). The play focuses on five students who enroll in a graduate seminar about the works of revolutionary philosopher Michel Foucault. And as they debate and argue over such highly charged issues as sexuality, gender, oppres-

The play, which offers a frank and honest, yet intimate, look at sex and power from a queer point of view, was actually written by Stewart based on a series of interviews he conducted with a number of queer Montrealers, and the dialogue is based on their responses. Tickets for “The History of Sexuality” cost $20, $16 and $12, and can be pur-

In keeping with Montreal’s growing reputation as an international circus city, a circus-style staging of “The Goblin Market” will take place at the Centaur Theatre from September 27 to 29 at 8 p.m. Staged by Mike Edward and Eve Gordon, who are co-artistic directors of the New Zealand-based circus troupe The Golden Dust, “The Goblin Market” is based on the iconic poem of the same name by Christina Rossetti, which was first published back in 1859. Through double trapezes, masks, acrobatics, film, aerial work, music and spoken word, this modern interpretation of “The Goblin Market” celebrates the idea of sexuality and sisterhood from the female perspective. Tickets are $39, $34 for seniors and $29 for students, with a special 2 for 1 promotion if tickets are purchased with the promotion code word “GOBLIN” by September 17 for the September 27 and 28 performances. Francophone enrollment in English Cegeps on the Rise But for how long? L ess than a year after he took over leadership of the Parti Québécois from Pierre-Karl Péladeau, Jean-François Lisée survived a confidence vote at the party's first policy convention this weekend - and during the convention one of the motions up for debate was a resolution to cut funding to English Cegeps. The debate started before the leadership convention, due to government statistics showing the percentage of French students enrolling in English Cegeps had doubled from 5% in 1993 to 10% in 2015. In fact, total enrollment in the province at English Cegeps is at 19% while the English community makes up only 8% of the population. It is not just Francophones making up the difference - half of the enrollment in English Cegeps are not native Anglophones. Lisée recently told reporters that 'Anglophone Cegeps shouldn't be an open bar', although it is unclear whether he fully supports what he declared or it was said to quiet down the party's hardliners before the confidence vote. Many young Francophones who love Quebec and fully identify with its language and culture, are increasingly seeing things on a different scale. They

want to be able to better incorporate the reality of the English language towards business and competing in the real world the global world. It is also

become a way for them to get the most out of travelling and experiencing other cultures, and why many have been opt-

ing to attend English language schools for their post-secondary education. Lisée believes French Cegeps should instead offer better English instruction so that francophone and allophone students will not opt for attending English institutions. If the motion passes and the PQ wins the next election in the autumn of 2018, limiting access to English-language education to Francophones could very well be a campaign promise they keep. Do you think it's time for the PQ to back down and accept the new reality, allowing Francophone students to make their own decisions?

Jacques Marchand, composer and conductor of the Orchestre symphonique régional d’Abitibi-Témiscamingue, was entrusted with the demanding work of reconstructing the score, a task that stretched over a period of close to three years, with Alain Lefèvre and Georges Nicholson more than ably assisting. Presented as a world premiere in February 2017 in Buffalo, where it was performed by Alain Lefèvre (who has been responsible for Mathieu’s rehabilitation in cultural memory both here and elsewhere) and the Buffalo Philharmonic Orchestra under the direction of the renowned JoAnn Falletta, By John Rizopoulos the reconstituted Concerto No. 3 was enthusimtltimes.ca astically received by the audience. TIFF 2017 - From satire to drama to the surreal

L

ike most things, the Toronto International Film Festival (TIFF) started small, back in 1976 when it was founded under the name of Toronto Festival of Festivals. (The founder, William Marshall died this year, his memory was honoured with a short tribute at the beginning of each screening). For the proud organizers of TIFF what this event has become is remarkable: today it is regarded as the most prestigious film festival in the world after the Cannes Festival. Certainly not a small achievement for TIFF. The Toronto event, however, is not a competitive

one, although some awards are given in some categories. The main characteristic of TIFF is its role as a platform for movies, directors, and players that aspire to win an Oscar. This means that it also highlights Hollywood movies, this despite the fact that one can also see and enjoy an increasingly diverse selection of international and Canadian — especially Quebec — productions. The festival's association with Hollywood films is one of the criticisms that one hears very often. To a great extent, a justified complaint, although one would have to do a more in-depth analysis to conclude whether this was intended or it was simply the outcome of an undeniable phenomenon of American cultural dominance reinforced by globalization. THE SATIRICAL LOOK "Suburbicon" (George Clooney, USA) was one of the movies screened during the first days of the festival. It takes a satirical look at the American Way of Life aiming at the heart of one of the icons of the American lifestyle: suburbia; moreover, in the period when this lifestyle seemed to evoke a kind of transcendental ideal for middle-class Americans, the 1950s. The scenes at the beginning are especially creative as an introduction: merging animated images in the visual style of the pamphlets designed by developers with the actual pictures of an allwhite community where suddenly, a black family has moved in. The presence of the black family, however, would only provide the

setting for the main plot in which Gardner Lodge (Matt Damon) has paid some guys to stage an assault at his home during which his wife (Julianne Moore) who has been partially paralyzed due to an accident, is killed. Gardner is in love with his sister-in-law Margaret (also played by Moore), and their plan should now go ahead without hurdles. There is one problem though: they must get the insurance money before they leave for Aruba, and that would encounter unexpected obstacles. This is a movie where the elements of prejudice against the black family and the hypocrisy of the neighbours are highlighted, although at times there is no consistency of whether the narrative follows a realistic or a rather absurdist development. During the press conference, Clooney referred to the "bigotry of the north, and how important it was to convey this in the film." Writer Ethan Coen also pointed out to the characteristics of the suburbs in those days: "We were the only Jewish family in the area where we lived back then" he said. "Brad's Status" (Mike White, USA) is set in an entirely different time and social environment but with a similar satirical or ironic look at American society. Brad, brilliantly played by Ben Stiller is obsessed with comparing himself and his achievements—or lack of—with what his former university schoolmates have done. While the others have achieved fame, money, beautiful women, he is still running a non-profit organization, although now his son is soon to be admitted to Harvard, which would certainly improve Brad's status. However, a last minute setback might ruin his and his son's goal, and to prevent that he has to resort to one of those guys Brad keeps comparing with, a conference speaker, TV personality and university lecturer played by Michael Sheen. Brad and his son have travelled together to Boston for the school interview, but their staying there and their connections to other young people would have also played a transformative role in Brad and his pursuit of status. Which is, of course, a very American aspiration. "The Death of Stalin" (Armando Iannucci, UK) takes an ironic and satirical look at what was then the other side of the Cold War: the Soviet Union during the days of Stalin's death in 1953. Iannucci makes a hilarious comedy reconstructing in his own chaotic way the desperate power struggle that followed the unexpected— albeit secretly desired—disappearance of the leader. Even though this is just a fictional ac-

count, one may well say that it is very likely that many things then happened in that tragicomic way. THE DRAMA "The Insult" (Ziad Doueiri, Lebanon) shows how a relatively small incident between a Christian Lebanese and a Palestinian refugee escalates to the point of generating a convulsion that to many brings painful memories of the civil war and the Israeli invasion. The film is full of emotions and serves as an illustration on how a small dispute can acquire disastrous consequences for all those involved. In a way a metaphorical look at war itself. "Longing" (Savi Gabizon, Israel) plays with drama but also with an element of humour in the resolution of the conflict. When Ariel (Shai Avivi), a successful unmarried businessman meets his former girlfriend whom he hadn't seen in twenty years, he is for more than one surprising revelation: Ronit had had a child with Ariel, this child, however, had recently died in a car accident. Ariel now intrigued by all this unexpected situation re-traces some of the aspects of the life of the son he never knew, and what he found is contradictory. On the one hand, his son was an admired pianist, but he also had a dark side and a more complex situation that had led to his expulsion from the school just a few days before his tragic death. This is a well-articulated exploration into human motivations and the idea that people are neither entirely good or bad. THE SURREAL "Mother!" (Darren Aronofsky, USA) is one of those movies difficult to categorize in a particular genre, although presented as a psychological thriller, it also has a surrealistic undertone which is especially remarked in the final scene. To some, the interest of this film may lie more on the questions that it leaves unanswered or subjected to the viewers's interpretation, than

on the chaotic events that are unleashed during the scenes in which the home is invaded. Some of those questions lead us to the title itself: Who is that mother? The wife of the poet, or the poet's own mother? And what is the link between the two, if any? When the young wife (Jennifer Lawrence) of a celebrated author (Javier

Bardem) gets pregnant, she also wants to make the big house where they live, a more pleasant place. That's why she has been taking the job of painting it. Above all, she wants to be alone with her husband in that special time. Her expectations are suddenly disrupted when an unexpected visitor (Ed Harris) shows up, then followed by his wife (Michelle Pfeif-

fer) and then their sons. The home invasion would take gigantic proportions, to the dismay of the woman, but the apparent acquiescence of her husband who partakes of the whole process. Amid all the chaotic situation the wife gives birth and then it is the baby who would now get the attention of the visitors. All of that until the time when we are confronted again with the original question of who the mother of the story is and what to make of the whole strange episode. Is this a home invasion that leads us to think of it as an allegory, a trick of the unconscious, a transference from imagination to real characters in the story, a premonition? Well, film fans in Montreal should wait a few weeks until the movie is released here and answer these questions. The film conveys a sense of fright and anxiety on the part of the wife, and the mob invasion is simply a hallucinating sequence, the acting by Lawrence especially is impressive. TIFF continues until September 17

Great Conversations by Peter Anthony Holder Book Review

I

By Stuart Nulman mtltimes.ca

have known veteran Montreal broadcaster Peter Anthony Holder for over 30 years, mainly as the co-host of my “Book Banter” segment, which has been a regular feature since 1990, first on his long-running CJAD program “ H o l d e r Tonight/Overnight” and then his podcast “The Stuph File Program”, where it currently airs twice a month. Although he is just as well read and shares a passion for show business and media like I do, Peter has that uncanny ability of combining these two characteristics into another one of his passions: conducting celebrity interviews. Irecall during his many working vacations that he took during the 1990s and 2000s, which usually fell during the Just For Laughs festival when he moonlighted as a venue coordinator at Club Soda, Peter spent his time after hours trolling the packed lobby and bar of the Delta and Hyatt hotels armed with his portable recording device and microphone, buttonholing comics in the quest of getting a brief interview with them so that it would air in future broadcasts of his show. Most of the time Peter succeeded. And the end result was an entertaining interview, in which his personable approach and intelligent questions would prompt his subjects to answer them in a manner that would not sound like a typical interview with the press. For nearly 30 years, Peter has interviewed countless celebrities, many of them legendary figures in the world of show business whom he and many others have grown up watching them on TV or at the movies. And with Peter, sometimes the stories behind the interview or during

www.mtltimes.ca

the interview were just as fascinating as the interviews themselves. This is why his first book Great Conversations is so much fun to read. It’s basically a collection of 31 of his past interviews that he has conducted for his broadcasts since 1990. And the broad spectrum of celebrities that he has spotlighted in the book are pretty impressive to any show business enthusiast, whether it be Buddy Ebsen, Karl Malden, Tippi Hedren, George Takei,

Peter Anthony Holder

Phyllis Diller and even two NASA astronauts: Alan Bean (Apollo 12) and Harrison Schmitt (Apollo 17). There are two things about this book that I was quite impressed with. First of all, Peter wasn’t content to place his interview subjects for the book in a chronological or random order. Instead, he decided to place two or three chapters at a time that had to have a common thread to them. For example, he placed the chapters dealing with Cloris Leachman and Ed Asner side by side because they both starred on “The Mary Tyler Moore Show” and had their own MTM spinoff shows; then he placed his interviews with Burt Ward, Yvonne Craig and Julie Newmar together because they starred on the ABC “Batman” TV series 50 years ago; and the raison d’etre behind pairing his interviews with the late Theodore Bikel and Christopher Plummer was that they both portrayed Captain Von Trapp in “The Sound of Music” (Bikel on Broadway; Plummer in the Oscar-winning film version). Second, Peter shows through his conversational line of questioning that he can get the best out of his interview subjects, and offer responses and stories that sometimes go outside of the

original purpose of promoting a book, TV series or movie, and end up making for fascinating listening (and reading). For example, Burt Ward candidly admits as a result of the growing popularity he and the late Adam West experienced from their roles as Batman and Robin, the three seasons they had filming the series was almost like a debauchery fest with countless female fans; Buddy Ebsen (best known for his role as Jed Clampett on “The Beverly Hillbillies”) talked about how his near fatal allergic reaction to a metallic makeup cost him the role of the Tin Man in the classic 1939 film version of “The Wizard of Oz” (yet the songs he recorded during his short time on the production was used on the movie’s final soundtrack); and although the late Gary Coleman preferred to talk about his current business ventures than

discuss his years as Arnold Jackson on “Different Strokes”, Peter somehow managed to get him to open up about the difficulties (both personal and professional) he endured as a child star of a popular TV series. The celebrity interviews that are featured in Great Conversations are more like engaging dinner conversations, in which the reader gets to be a special guest as Peter Anthony Holder and his celebrity subjects in question chew a lot of fascinating behind the scenes fat. It’s a vivid testament to how conducting an interview – and how to get it – can be an art. And if it’s carefully crafted like the way Peter has done it for so many years, can be a masterpiece, too. Mission accomplished for Sun Youth’s Bike Patrol

T

The safety and the well-being of the community is a top priority for the Sun Youth bike patrollers. During the summer, our Bike Patrol educated children about road safety by teaching them basic rules and codes of bike safety.

he Sun Youth Bike Patrol made a strong comeback for another summer. From June 5th to August 11th, 2017, patrollers acted as the eyes and ears of the Montreal Police and were present on streets, bike paths and parks, emphasizing a sense of safety and community in the public spaces of the Greater Montreal area to the delight of the citizens. For this 33rd edition, the team was composed of 22 young adults and 4 teenagers who were trained in first aid, working in collaboration with police officers from 9 local police stations. As usual, the patrollers brought assistance to people who were facing problematic situations. For instance, with the flooding the West-Island experienced in during the spring, two additional bike patrollers were assigned to help people in the Pierrefonds-Roxboro borough. In fact, the residents were very pleased with the presence of Sun Youth’s patrollers who helped them during these difficult times. In addition, they were also present during the Montreal Symphony Orchestra concert,

a fundraising event to support the victims. One of the Sun Youth patrollers’ roles is to support some of the society’s most vulnerable people. Indeed, they have participated in special police operations aimed to help the seniors. One of these operations was the SPVM and the Société de l'assurance automobile du Québec (SAAQ) awareness campaign on pedestrian safety. The purpose of this initiative was to educate the public on road safety. During their mandate, 24 of Sun Youth’s patrollers were able to meet pedestrians to provide advice on the Highway Safety Code. The Bike Patrol team also spent a lot of quality time with senior citizens. They organized zootherapy activities, walks, visits, corn roasts and strawberry festivals to name just a few. They also organized a physical activity program for seniors living at the Ukrainian Residence of Montreal. In order to promote public and bicycle safety, Sun Youth’s patrollers delivered different workshops to children in elementary schools, day camps and daycares through “Génie Vélo” pro-

gram. In addition to their presence at festivals and community events, such as the Mural Festival, the Saint-Jean-Baptiste and Canada Day celebrations, patrollers also organized many sports tournaments for children from various day camps including Sun Youth’s. The 33rd edition was made possible by the support of private businesses and the different levels of government such as the Federal Government and Thomas Mulcair, leader of the NPD, as well as the Quebec Ministry of Public Security and Jacques Chagnon, President of the National Assembly. Local businesses also made an indispensable contribution to the Bike Patrol, including Dorel Industries, who supply the durable mountain bikes used by Sun Youth's patrollers throughout the summer and Moishes restaurant, who generously provided this year’s uniform. Additionally, Toyota Gabriel General Director Nazih Chemali provided the patrol with an administrative vehicle. The Sun Youth Bike Patrol is also made possible by the financial support from the Gustav Levinschi Foundation.

S

Nurture your Nature By Tara Shannon mtltimes.ca

ince I was little, my mother always loved debating Nurture versus Nature. Some days she would chose Nature, and other days Nurture… she was always open to discussing the complex and controversial subject. As I live and learn, I too have flipflopped on many occasions, teetered the fence on whether our health and character are innate or environmentally manipulated. Last summer, the debate continued. I announced I was more on the side of Nurture. I had just finished studying the plastic brain and how we can change our body minds with our thoughts. Epigenetics are now proving what Eastern medicine has known all along. Our genes can be switched on and off depending on our environment. The choices that we make affect how

cells express our genes. That was it for me. I was certain that I had full control over my biological destiny. My thoughts, my diet, my environment, these were what determined my immunity and how long I would live. Recently, I have wandered back to the 50/50 mark, precisely where my mother has always hovered. (Mother’s are always right aren’t they?) Or perhaps it's more of a totality of both, than a percentage of each. I remember how for generations, our ancestors have passed down energy, memory and DNA. It’s our constitution that determines what choices we need to make to stay healthy and happy! Type of exercise, food, lifestyle, all depend on our physical, mental, emotional constitution. What is beneficial for one may be detrimental for another. Our genetic makeup determines what choices we need to make to create a nourishing environment. You may need

a cold revitalizing Manitouka Scrub shower, and I may benefit more from a hot Dead Sea Salt bath. Our innate differences are as unique as a thumbprint! By Nurturing your particular Nature, you can use and mold your genes to your advantage. Everything seems to be a balance doesn’t it? What is your opinion? Do you believe we are who we are because of our DNA, or is it environment that shape-shifts our reality? We stand behind our products. We give great customer service. Canada 150: How Collectors are Celebrating Canada’s Birthday

By Michael Joffre mtltimes.ca

xactly 50 years ago, Canadians from coast to coast gathered together to celebrate the centennial of Canada’s Confederation in 1867. The Expo celebrations of 1967 produced a host of coins and paper money to commemorate the historic event, and they remain among the most cherished collectors items in Canadian numismatics. Five decades later, we celebrate the 150th anniversary, or sesquicentennial, of Confederation in much the same way. The Royal Canadian Mint, among the most respected coin manufacturers in the world, has worked hard to put out a series of coins that represent “our Canadian identity, our collective pride, and the significant moments we’ll never forget.” Perhaps the most visible change in our coinage (pun intended) will be a set of new circulation coins with special commemorative designs. The nickel, dime, and quarter will feature stylized imagery of quintessential

20

Canadian flora and fauna, including a colorized version of the new 25 cent piece. The design for the loonie, “Connecting a Nation,” will display the trains, boats, bridges, and buildings that define and connect our cities and town from East to West. Collectors and non-collectors alike are sure to

appreciate the new toonie, showcasing the Northern Lights. The Bank of Canada will also release a commemorative $10 banknote to mark the historic event on July 1. The BOC has only issued special-edition notes on three other occasions: King George V’s Silver Ju-

bilee in 1935, the centennial of Confederation in 1967, and after Queen Elizabeth II became Canada longest-reigning monarch in 2015. No doubt the new 2017 notes will be a welcome addition to this series. Coins and banknotes have always been an important part of our shared her-

itage. The new 150th anniversary issues are certain to add to that legacy. Whether you’re just starting out or have been collecting since the 1967 centennial, be sure to keep an eye out for these treasured collectibles. Stay tuned for additional articles on Canada 150 throughout 2017.
