Free Report Reveals How to Avoid Getting Stuck Owning Two Homes

www.mtltimes.ca

September 26, 2018

MONTREAL - West Island - Every month, thousands of homeowners are faced with the stressful dilemma of whether to buy first or sell first. You see, if you buy before selling, you could run the risk of owning two homes. Or, just as bad, if you sell first, you could end up homeless. It's what insiders in the industry call the Real Estate Catch 22, and it's an extremely anxious position to find yourself in. This financial and emotional tightrope is one you usually have to walk alone because most agents have no way of helping you with this predicament. But one local realtor is using a unique Guaranteed Sale Program which solves this dilemma. This program guarantees the sale of your present home before you take possession of your new one. If your home doesn't sell in 120 days, they will buy it from you themselves for the previously agreed price ensuring that you never get caught in the Real Estate Catch 22. Before you hire any professional, you should research the market to find out who can do the best job for you. When interviewing agents, find out what kind of guarantee they are willing to give you with respect to the selling of your home. Unfortunately, you'll find that most agents simply cannot make such a guarantee. To help you learn more about this program and how it can make your move less stressful, a FREE special report has been prepared entitled "How to Avoid Getting Stuck with Two Homes". To order a FREE Special Report, visit www.WestislandGuaranteedSold.com or to hear a brief recorded message about how to order your FREE copy of this report call toll-free 1-800-727-7105 and enter 3005. You can call any time, 24 hours a day, 7 days a week. Get your free special report NOW to find out how to guarantee the cash sale of your home. AROUND TOWN

Lachine Canal work update

AROUND TOWN - Parks Canada is undertaking work to repair the canal walls to ensure the long-term preservation of the Lachine Canal. The work involves digging a trench 1.7 to 2.5 metres deep and up to 3 metres wide along the outside of the canal walls. This will necessitate removing vegetation along the walls on the south side of the Lachine Canal, between the Senkus Footbridge and the LaSalleCoke crane in the LaSalle and Le Sud-Ouest boroughs. As a result, 14 trees in this specific area will be felled to allow the work to proceed. Parks Canada will also be re-planting more than 50 trees on the south side of the canal, west of the Monk Bridge, in an area where similar vegetation and tree removal was conducted last year in connection with infrastructure work in this sector of the Lachine Canal. The Lachine Canal’s walls are necessary to the structure of the waterway since they retain the weight of the land and protect the shoreline. The tree canopy and greenery have grown significantly in recent years, both along and within the walls of the canal, creating a situation where the vegetation is compromising the preservation and maintenance of the canal. In order to maintain this historic structure, as well as to allow for the required restoration work, Parks Canada must remove trees and vegetation in specific locations. Parks Canada is a leader in conservation and built heritage. Prior to the removal of trees and vegetation, all projects are subject to an environmental assessment to ensure mitigations are in place to maintain the ecology of the site and to ensure all work is conducted outside of bird nesting and migratory periods. Parks Canada recognizes the tree canopy and extensive greenery are important elements of the Lachine Canal.

6

Over the coming months and years, as work continues along the 14 km of the canal, additional tree and vegetation removal may occur in relation to the diverse work required along the canal. Parks Canada will continue implementing various actions to re-plant trees and restore greenery to ensure the revitalization of the vegetation cover at the Lachine Canal; thus, preserving the natural beauty of this historic waterway while protecting the heritage integrity of the site. Parks Canada is carrying out various work to rehabilitate several infrastructure elements at Lachine Canal National Historic Site, including: bridges and footbridges; lighting system; retaining walls; and, locks. When this work has an impact on users, Parks Canada communicates in a variety of ways, including the @LachineCanal social media accounts (Facebook and Twitter) and online on the InfoWork – Plan Your Commute web page: parkscanada.gc.ca/lachine canal-work. Dates, areas affected, as well as impacts for canal users for this diverse work will be communicated as soon as they are known. Parks Canada is investing an unprecedented $3 billion over 5 years to support infrastructure improvements in national historic sites, national parks, and national marine conservation areas. As part of this, nearly $170 million is being invested in Lachine Canal National Historic Site to upgrade several structural elements of the waterway, preserve the historic canal and enhance the experience of the more than one million people who visit this unique site every year. http://mtltimes.ca/Montreal/social-life/lachine-canal-workupdate-tree-removal-and-re-planting/ www.mtltimes.ca

TECH

The truth about Online Gambling myths

TECH - If enough people write about how bad online gambling is or how addictive online gambling is in the world today it somehow becomes a semi-fact. This semi-fact world applies to politics, world history, economics and especially in the world on online gambling. Governments all over the globe have taken over gambling in one way or another such as: casinos, lotteries and sports betting. Online Gambling is the new kid on the block and carries over the old prejudices of brick and mortar casinos. Here are some facts on Online gambling: Online gaming or gambling is illegal NO. Most people feel that if it is illegal to gamble where they live then that must apply to online gambling like free online slots. This is not the case: in most countries where either or both of these conditions apply, there is no statute on the law books that actually makes free online casino games illegal. It is Easy for kids to gamble online No. To use the Canada as an example, getting a fake ID for access to gambling (and alcohol) at a landbased casino is a lot easier than the credit checks, ID verification and other security measures used by repwww.mtltimes.ca

utable online gambling sites to vet players before they are allowed to bet. So online gambling is in fact accessible to fewer underage players. Likewise, even in countries where gambling is banned, to access international online gambling sites, young people would have to use their parents’ IDs and credit card details, so it’s unlikely without either collusion or negligence on their parents’ part. That’s hardly the responsibility of online gambling sites. All gaming and online gambling sites are scams No. There’s a persistent myth that all online gambling sites are rigged scams; partitioned by the Internet, players never notice that nobody ever wins. This is nonsense: some of the most reputable names in land-based casinos and sports betting now have online sites, and if they were welshing on bets, the vocal and activist online gambling community would not be slow to broadcast the news. If anything, online connectivity allows casinos and betting sites to track player behaviour more effectively than land-based operations, so that problem betting can be identified earlier. http://mtltimes.ca/Montreal/entertainment/thetruth-about-online-gambling-myths/ 9

Cross-border shopping hacks

FINANCE - Whether travelling to and from the United States or purchasing online, cross-border shopping is a popular activity with Canadian shoppers. But there are a few things to know before indulging in retail therapy south of the border. Here are some pointers from RBC on how you can make the most of your cross-border shopping experience. 1. Plan ahead. At certain times of the day or year, border crossings can take hours. Check the Canada Border Services Agency website or app to find up-to-date information on wait times. During busy times of the year, start your trip as early as possible so you get plenty of shopping time.. Coming home, pick a time when things will have died down — after 8:30 p.m. is usually best.Bonus tip: If you don’t already have Nexus, consider applying for faster entry on both sides of the border. Just remember that all travellers need to have it in order to take advantage of the dedicated lane. 2. Do your math. Sometimes a deal sounds perfect, but once you factor in the exchange, duty and cost of travel, it might not be so much of a bargain. 3. Hang on to your receipts for claiming. You must be in the U.S. for at least 24 hours to claim a Canadian $200 tax-free exemption; after 48 hours you can claim up to

12

$800. If you don’t declare your purchases, you could face a fine or other penalty. 4. Pick up a no annual fee U.S.–based credit card. Do this before you go and you can easily avoid foreign transaction fees. 5. Open a U.S.–based bank account. If you stay south of the border for extended periods of time, you can make regular ATM withdrawals without having to worry about added fees. Here are some added tips for online shoppers: 1. Review the balance before paying. Many online retail sites provide details on exchange fees and estimated duty, as well as shipping fees. 2. Read the return policies. Taxes and duties are often non-refundable, and you may be on the hook for pricey international return shipping costs. 3. Consider paying with a U.S. credit card or U.S. based bank account. This will lower the added exchange rate fees. Find more information at www.rbcbank.com . www.mtltimes.ca

ALS community raises $100,000 at walk for ALS

COMMUNITY - Walk for ALS - On Sunday September 16th, over 800 participants gathered at Maisonneuve Park for the 18th edition of the Walk for ALS in Montreal in support of the Amyotrophic Lateral Sclerosis (ALS) Society of Quebec. Families touched by the ALS, volunteers, researchers, Sabrina Cournoyer from the Salut Bonjour morning show and the Montreal Alouettes teamed up and walked 4km in honor or in memory of a loved one touched by ALS. Thanks to the many participants and generous donors, the event raised an impressive amount of $100 000, a game changer for Quebec families touched by ALS. The Walks for ALS’ season ends on a strong note as $300,000 was raised across the province to support families touched by ALS and research. Facts about the Walk for ALS Organized by ALS Quebec, The Walks for ALS contribute in raising awareness for ALS and funds to support research and maintain quality services offered to people living with ALS and their families all across the province. - 40% of proceeds support cutting-edge research currently taking place in Canada and particularly in Quebec. The complementary sixty percent of proceeds support direct services for people living with ALS at every stage of the disease. Since their beginning in 2000, the number of Walks for ALS increased to include 9 Walks across Quebec and 85 across www.mtltimes.ca

Canada - The list of Walks located in Quebec also includes Sherbrooke, Outaouais (Ottawa), Quebec city, Saint-Hyacinthe, Laval, Trois-Rivières, Rivière-du-Loup and Charlevoix. ALS by the numbers More commonly known as Lou Gehrig’s disease, Amyotrophic Lateral Sclerosis (ALS) is a devastating neurodegenerative disease that attacks the body’s nerve cells, and is usually fatal within 2 to 5 years after the diagnosis. The cause is unknown and there is no effective treatment. - People living with ALS gradually lose their ability to walk, speak, swallow, and breathe. They become prisoners within their own bodies, without losing their intellectual faculties and senses. - In Canada, 2,500 to 3,000 people are living with ALS, including 600 in Quebec; For every new ALS diagnosis, 1 person dies of ALS - ALS can affect anyone: 90% of cases are random and 10% of cases are hereditary.
