ur community is changing. We are evolving. The proverbial sleepy little beach town is no longer. It has awoken, and it has an appetite. It has been eye-opening for me to watch the evolution for the last 35 years. Some love it, some hate it, some are unbiased … but no matter what side of the coin you fall on, there’s no denying the South Bay has something very attractive that appeals to a very large group of people.

Sure we have great weather with great proximity to the beach, but I think it’s much more than that. There’s an argument to be made that there is a very high level of design sensibility here. Eclectic, yes, but a sensibility nonetheless that goes far beyond the giant monsters popping up all around us. Though many are works of art in their own right, there is still something to be said for the 1,500-square-foot, 1960s beach cottage next door to the monster masterpiece. Both equally as interesting, just a different story tied to each. In this issue of HOME you will find some of that great design sensibility I am referring to. You will also find the visionaries who each have a different story to tell. Familiarize yourself with these folks. They are leading a very important charge. They live here, work here and are the visionaries for how people should reside here and settle into the South Bay way of life.

7th Heaven Welcome to our “Lucky 7” edition of Southbay HOME. It’s hard to believe we’re entering our fourth year publishing this wonderful magazine for you. When we first launched back in 2012, we had no idea what the response would be. Sure, we knew the South Bay appreciated great architecture and home design, but there was no way to anticipate the positive response from both the community-at-large and those in the building and design business. As national “shelter” magazines began to disappear from newsstands following the real estate crisis, ours fortunately continued to flourish—primarily due to the curious nature of our wonderful readership. Who doesn’t enjoy a good peek into our neighbor’s home? When invited, of course! And lucky for us, we’ve been invited inside some of the best homes in our area. Not only do we get to see the glorious final results of each and every one of these passion projects, but we get to hear the story behind the story ... how a collaboration between the architects, builders, designers and homeowners helps create a dream home that matches the unique lifestyle of its inhabitants. “Each concept is inspired by everyday experiences … much like how a comedian writes his or her material,” shares Charles Lushear of his woodwork creations. “I reimagine objects that we interact with on a daily basis but tailor them on a different scale, oftentimes with a new, functional purpose and always handmade with beautiful materials.” His Lifeguard Stand Doghouse playfully combines and celebrates two things that bring happiness to most people living in the South Bay: pets and the beach. He says that every line and angle was

ost South Bay homes are not grand in scale due to the tiny lot sizes found in the Beach Cities, but the newly constructed home of Mimi and Philipp Stephanus shatters that truth and sets a new expectation for size.

Located in a specific area of Manhattan Beach where lot sizes are typically larger, the house sprawls across the land in a series of compartments that unfold onto the expansive outdoor living area. Rather than build from lot line to lot line as most South Bay homes are constructed, Mimi and Philipp chose to use the entire propertyâ&#x20AC;&#x201D;but in creative ways that incorporate numerous types of living spaces.

After living in the South Bay for 20 years, including most recently in a Mediterraneanstyle house, Mimi and Philipp wanted to completely change direction and build a modern home. Whereas too many South Bay homes gravitate toward the safe and nebulous description of “warm contemporary,” the Stephanus house boldly embraces a gutsy scale created with an abundance of texture and light. “We knew we wanted a modern house, so we chose architect Carol Cozen to create it for us,” says Mimi. Carol is an acclaimed architect whose portfolio contains both residential and commercial work, and her focus is on clean lines and cohesive scale.

“It was important to use the entire site, even though the lot posed significant challenges with the sloping grade,” says Carol. The carefully edited landscape and discrete entrance belie the grand size of the house, though the massive exterior steps set the tone for what waits behind the front door. Upon entering the house, every visible wall is open to the huge outdoor living area. Soaring ceilings combined with the sliding doors opening to the outside create not only visible space but also a completely fluid floor plan. The visual line pulls the eye through the entire house to reveal numerous outdoor seating areas, as well as the unexpected additional structure of an office pavilion.

“I spent a lot of time with the Stephanus family, and I really listened to their needs in order to create this very unique design,” says Carol. Philipp frequently works from his home office when he’s not traveling, and he needed a quiet space to take phone calls. Because his former home office had been in the master bedroom, it was imperative to create a better solution in the new property. While Philipp wanted a separate office on the property, he wanted it to be integrated into the overall design of the house. To that end, Carol created a masterful solution in the form of an office pavilion that’s a very creative use of space, both physically

and psychologically. Although it appears to be a separate structure for an office on the ground floor, the second floor of the tower contains the master bathroom and closets, and it’s linked to the master bedroom via a second floor bridge made of frosted glass panels that let in light but permit privacy. Now Philipp can get dressed without waking Mimi and head down to his office yet remain in the confines of house. “While we

have a home office on the ground floor, it’s in another structure, so it’s literally a separate office—and that’s been great,” says Mimi. Texture abounds in the Stephanus house. Concrete, zinc, wood, glass and stone create subtle but powerful statements. Solid elements used throughout the house provide strong juxtaposition to the open negative space and abundant windows. Additionally, multiple floor surfaces exist

throughout the house. “At first I was concerned about the poured concrete floors, but they’ve been one of my favorite elements due to ease of use and the neutral aesthetic,” says Mimi. People are used to seeing these materials in commercial spaces, but the Stephanus house proves that they’re just as applicable in residential applications. Even though the floor plan is open, each space is well designated. While the chef’s

kitchen is open to the living and dining areas, the architecture gives definition to the space so it doesn’t feel like most open concept floor plans where the kitchen mess is visible when entertaining or dining. The large mudroom is a colorful, organized space tucked away from view but immediately accessible from the entrances. In total, the house functions beautifully due to the architectural planning and building execution. “Jeff Wilson is an excellent contractor, and he and I work together frequently,” says Carol. Longtime family friend Valerie Sartini was brought in as the interior designer. “Valerie is a very close friend, and she designed our Mediterranean-style home with lots of color. So this was a complete departure from that look,” says Mimi. Simple forms in neutral tones are the overarching theme of the interior design, with bursts of color infused from the artwork, wallpapered bedrooms and bathroom tiles. “When Mimi said she wanted modern, I was a bit nervous because it’s so different from

her past two homes. So I needed to create a warm environment for them in a modern shell, and I think we were a huge success,” says Valerie. Almost every feature and furnishing of the house was custom-designed. From the graphic black shelves in the upstairs landing to the furniture to the outdoor, square fire pit, everything was either altered from its original design or created for the Stephanus house. “The goal was to make this a fun, classy, modern home, so we customdesigned about 95% of everything in the house,” says Valerie. Whereas most homes have one outdoor living area, the Stephanus home has multiple areas. Immediately outside the dining room and kitchen is a large fire pit with ample seating where the family gathers almost every night. Beyond the office and living room is another outdoor area where a massive infinity pool the color of the ocean drops off one side of the lot, while an outdoor kitchen and dining area balance the other side of the backyard.

At the very rear of the Stephanus property is one nugget that might be the envy of every South Bay resident: a private sand volleyball court. “Because our kids play collegiate volleyball, a court was imperative for family gatherings,” says Mimi. While the Stephanus house might not be on The Strand, there’s plenty of space for all of the activities associated with living at the beach. Landscaping is a critical component of any home, and frequently modern homes require more thought to create the carefully edited but appropriately proportioned landscapes around them. Connie Heitzman installed olive trees, gravel and various plantings that will continue to balance the house as they mature on the property. Whether inside or outside, Mimi and Philipp have many places to gather with friends and family. By strategically thinking about how they wanted to live and how to best utilize the large property, they created a grand home that feels perfectly sized for this close, active and modern family.

hen South Bay residents and California natives Don and Deb Terrell found their Palos Verdes Estates property, they looked beyond its deplorable condition with an optimistic vision and purchased it. Deb’s professional interior design expertise, Don’s business savvy and their shared affinity for Spanish architecture were key to the major undertaking—one that would send most couples running. “A real estate agent showed us the house in 2002. It was a 1949 ranch-style dump with shag carpeting, mold in the bathrooms, dead grass and a dirt bike course for a backyard. But Don and I both knew what it could be, and we just wanted the great bones it had to work from. We made an offer to buy it the same day,” says Deb. The Terrells were residing with their young son, Cameron, in the Hollywood Riviera at the time, when they opted to give up an ocean view for the nearly double-sized lot. During a two-week cleanup they stayed in a motorhome while making their new residence livable.

They moved in and over the course of four years built an extensive library of Spanish architecture books while developing a plan to build their dream home. The missing link to the transformation was the perfect architect. “We interviewed several architects. No one understood our vision until we met Miles Pritzkat, who was the last one we met with,” explains Deb. “He listened, and he got it right away. He is a true collaborator. Don rolled up his sleeves with him on the floor planning, and they had such great harmony.” Key to their successful client/architect partnership was not only collaboration but also a mutual appreciation for authentic, Spanish revival-style architecture with European roots (distinctly different from New World Spanish architecture) and the importance of neighborhood compatibility. “Don and Deb did not want a ‘McMansion’ that would make a huge statement, even though they certainly could have built one with the large lot frontage we had to work with,” says Miles. “Instead we designed what looks like a single-story home from the street that descends down into the back of the property.” During the 18-month building project, the family moved into a rental house two blocks away to easily be hands-on throughout the comprehensive remodel. Perhaps the most enchanting architectural feature in the redesign is the perceived grand tree house ambience. Expansive foldaway doors on two floors perched atop the basement level open to the backyard and a private forest of statuesque trees, as the property seemingly falls away from the structure. “We always try to work to some degree with what is existing while also working closely with the clients on the desired feel of the home. It was important that the house stepped down the lot while creating an inviting visual flow between levels without feeling compartmentalized,” says Miles. “We also tried to create a sense of indoor and outdoor spaces and a flow that pulled you into other rooms to explore. The double staircase on one side pulls you to the patio, and the other pulls you to the kitchen.” Other notable architectural elements included handmade roof

tiles, the addition of wire-brushed Douglas fir ceiling trusses and retaining the original fireplace. Two interior fireplaces were added. One, which is tapered, was inspired by the historic Adamson house in Malibu. A third fireplace, adjacent to the indoor/outdoor bar, was designed for outdoor living enjoyment. The inviting and beautifully appointed kitchen is so much the heart of the Terrells’ lifestyle that the entire house was designed around it. “We entertain a lot and often have weddings, school and charity events in our home. Our next fundraiser is in May for Torrance Memorial hospital’s Ambassadors Program,” says Deb with a smile. Evident throughout the home is Deb’s design talent and discerning appreciation for details. All of the interior and exterior walls were hand-plastered by El Segundo-based Steptoe & Son Plastering. Eclectic, 200-year-old courtyard doors from Egypt were converted to interior doors. The exterior, old-growth cedar doors with 1920s-influenced, oversized, divided light glass were custom-made by a family business in Oregon. New rustic hardware from One Stop Windows & Doors in Torrance was mixed with original vintage hardware. To complement the centuries-old craftsmanship of the antique interior doors, Deb worked closely with a local cabinetmaker blending old doors and other relics with new wood on all of the cabinetry. In keeping with the Spanish revival design, narrowplanked, dark oak floors; concrete, arabesque-shaped floor tiles; and handmade decorative tiles finished the floors. The furnishings are a sophisticated array of new, custom-upholstered pieces blended with exquisite antiques, including a 1920s dining table from Argentina with hand-carved trusses. A server made from reclaimed wood from the Baltic Sea is paired with the table. Dark woods, black granite and the brilliant colors of hand-painted tiles crisply contrast the fresh white and soft neutral wall and marble colors. Warm, earth-toned leathers and lush textiles balance the contrasting dark and light.

We also tried to create a sense of indoor and outdoor spaces and a flow that pulled you into other rooms to explore. The finishing touches include an eye-stopping collection of early 1900s original light fixtures, such as the pair of crystal chandeliers above the kitchen island that originally adorned one of the first homes built in Palos Verdes. Antique replicas from Lighting Zone in Torrance complement the collectible treasures. Julie Lehman made the custom bedding and window treatments of richly textured fabrics, and accessories from Fringe in Riviera Village were added to complete the interior design masterpiece. Artists always attach a piece of their soul to their work, which is apparent in every room of the home. But paramount is Deb’s prideful

tribute to her Italian Catholic heritage and her love of family. In honor of her roots and her loved ones, she made a donation to a church. A nun named Sister Marie in the Inland Empire handcrafted three old-style stained glass windows: one of her family crest, one of Don’s family crest, and the third is a coat of arms for Cameron. Though they don’t have their own coat of arms yet, the family dogs Cody and Snoop Dogg are also a beloved part of the Terrell family. They all enjoy life in a very special home that rivals the finest Spanish architecture on the peninsula.

ROCKIN’ IT “My guiding principal as a furniture maker has always been to make objects that are both useful and beautiful,” shares woodworker Harold Greene of San Pedro. When he began his business more than 40 years ago, he was inspired by the work of Charles and Ray Eames, George Nakashima, Sam Maloof, Gerald McCabe and James Krenov. “The works are different from each other’s in design and method, but what they have in common is an unmistakable honest simplicity.” Harold’s rocker (shown here) is made of zebrawood cut into narrow “staves” and glued together to form a barrel-like curve that is comfortable against the sitter’s back. The runners are walnut cut into thin strips and laminated to form the curve. The seat is a solid piece of zebra fitted into the walnut sides with a sliding dovetail. Harold’s work will be on display at Contemporary Crafts Market in Pasadena, June 5–7. craftsource.org

From the moment you walk through the large Dutch door of the Jacobsons’ newly remodeled craftsman, you’re greeted with a bright and open floor plan that’s both spacious and inviting. Sunlight fills the communal living space through large skylights and window-lined walls; the height of the vaulted ceilings provides a light and airy ambience that complements the warmth of Steve’s and Kristen’s welcoming dispositions. If you had visited the Manhattan Beach home prior to its massive renovation, however, “light” and “airy” would not be the words you’d use to describe it. With an awkward layout of narrow hallways, an enclosed dining space and iffy construction—“The plumbing was so bad it was duct-taped in spots,” explains Steve—a major overhaul was in the cards from the moment the home was purchased. Helping the Jacobsons through the transformation was Kelly Hamm, president of Coastal Creations Architecture, and Rigo Sanchez of Aspen Custom Home Builders. Kelly “was awesome to work with, taking a house with so many competing designs and turning it into

our dream home with a Cape Cod style,” explains Steve. As for Rigo and his team, Steve describes them as “quite simply the best.” He explains, “Rigo designed and created all of our kitchen cabinets, mommy station, kitchen nook, master vanity and the wainscoting throughout the house. During this process, his entire team became part of our family. He does fantastic work.” With family-friendly livability as a top priority, the new design of the house had to incorporate a level of functionality that complemented the Jacobsons’ lifestyle. “I care about three things in this world, and they’re all right here,” says Steve about his wife and their two young children.” With a vision that literally had them moving walls, the Jacobsons began to recreate the space to fit their needs. The original front door, which opened directly into the main living area, was replaced with an entryway lined with hooks, cabinets and cubbies just begging for neatly organized book bags, jackets and shoes. Slightly separated but completely visible from the main living space is a kids’ lounge, perfect for keeping little ones entertained

while still in view. “Part of the essence of the house is that it’s a place people can come with their kids,” explains Steve. With a garage converted into an arts and crafts room, a bathroom fit for a princess and a kids-only TV area, it’s clear the needs of the youngest Jacobson family members were taken into consideration. But so were the needs of Mom and Dad. With gorgeous woodwork from Artistry Hardwood Flooring, a stunning master suite with hidden his-and-hers closets, and Steve’s favorite perk: a built-in control hub for all the tech needs of the home discreetly tucked away behind a door in the main hall, the Jacobsons’ residence includes a touch of sophistication and modern convenience in addition to family practicality. The evidence of the Jacobsons’ love for entertaining is sprinkled all over the house: built-in speakers throughout the communal areas—part of the electrical work implemented by Brian Rose and his team at Alltek Electrical; the bar seating and open layout of the kitchen; a built-in cocktail area (including an impressive set of

Over the holidays the family’s home was filled with people, including overnighters making use of the guesthouse, which was the Jacobsons’ primary residence during the first two months of construction. As luck would have it, the family’s plans for renovation coincided with a home makeover package auctioned off during a Walk With Sally “White Light White Night” event. And while every detail of the new abode is a distinct representation of the Jacobsons’ creative vision, the completion of the project included the collaborative effort of some of the South Bay’s most talented. Miriam Rainville and her team at Rainville Design Studio implemented the revamp of the front of the house, including the design of the landscape, new lighting and a waterconscious irrigation system. “They were really great during this process, capturing

exactly what we wanted,” Steve notes. Kate Lester of Kate Lester Interiors lent her expertise during the final staging of the home as well as during the construction phase of the remodel, assisting in the layout design of the kitchen and bathrooms, appliance selection and placement, paint color selection, beam positioning and the lighting plan for the intended furniture selection. “There were many occasions where Kate’s input and direction kept us from making mistakes that we would have made without her insight,” explains Steve. “She was our savior on many fronts.” Also included in the home makeover package was a customized aromatherapy collection from Tabula Rasa. The Jacobsons’ excitement over their new residence and how it fits into their lives is clear. After what felt like an endless escrow followed by a rocky purchase and a construction zone for a living space, Steve and Kristen finally have the perfect home for their family of four.

ost people are superstitious about the number 13. However, for Bonnie MacLeod and David Brunner of Hermosa Beach, 13 ended up being a very lucky number in the end. Bonnie is a licensed contractor, and she and David longed to build the perfect Southern California beach house. Their desired area was so specific that it included just a few blocks within Hermosa Beach. When a one-story cottage became available, they purchased it and began planning their new home. The small lot size dictated the typical three-story floor plan of the Beach Cities. However, they lived in the tiny original house for eight months until every design aspect of the new home was thoughtfully considered. “David is the designer and I’m the builder, so we work well together when conceptualizing a house,” says Bonnie. Finally, when a water line broke and they were forced to wash dishes in the bathtub, they agreed that it was time to stop planning and start building. Architect Jeffrey Dahl laid out Bonnie’s specifications. “I like wide entries and hallways and doors only on bedrooms and bathrooms, so Jeff’s great at making our specifications work,” says Bonnie. Shockingly, within weeks after breaking ground on the new house, their lives turned upside down when David was diagnosed with cancer. Refusing to give in to worry, David and Bonnie plowed ahead with the construction. Then in an act of true determination, Bonnie decided to advance the home construction to LEED certification.

“The footings were poured, the house was framed and David was in cancer treatment when I decided to change course and attempt LEED certification,” says Bonnie. Because part of LEED certification involves lumber usage, the initial construction and stud placing could have been a huge issue causing extensive delays. However with exacting engineering calculations, Bonnie was able to continue the construction without having to rework any of the initial build. That critical calculation saved considerable time and money. As the house progressed and Bonnie became well-versed with the LEED process, beautiful and eco-friendly products were incorporated into the design. Although the house is considered eco-friendly, it exudes a contemporary Mediterranean feeling due to

EcoClad siding resembles beautiful wood panels, while continuous circulating fans and high efficiency air conditioning units strategically placed throughout the house are elements of “green” construction that integrate seamlessly into the overall design. Hickory floors on the top floor provide a warm counterpoint to the bold glass staircase that links the three floors of the home. Porcelain tiles resembling wood planks transition to the outdoor living areas, creating a clean line throughout the house. Contemporary lighting and molded, modern, white plastic chairs are a modern alternative next to the huge, wood, farmhouse-style dining room table. A bold indigo rug anchors the living area, where a liquid metal fireplace surround and massive framed mirror reflect light and provide a glossy finish against the

Throughout the home, texture takes precedence over decor. The house has a concrete foundation and poured concrete floors on the ground level.

wood and fabrics. In the midst of all of these contracting styles and forms is a plank swing suspended from the ceiling. It is a reminder that simple designs and pure pleasure will always out-

weigh sophisticated design schemes and visual foils. The living room opens to an expansive deck with ocean views, where their handsome German shepherd rescue, Hank, has room to play while they eat and lounge outside. Voluminous, white, molded armchairs from Kartell continue the simplistic vibe created in the primary dining room so it visually flows from one area to the other. A second rooftop deck is unusual for most South Bay homes, but the rooftop deck takes outdoor living to a more sophisticated level due to the landscaping Bonnie and David installed on the roof. “I hauled each one of these planters up and planted them myself, and then I installed an irrigation system that indicates when the plants need water,” smiles David. The linear landscaping combined with an outdoor living area makes the rooftop deck feel more like a room than a roof. The Arclinea kitchen is David’s great joy in the house. At first glance it’s a polished, sleek, white kitchen with stainless steel appliances. However, upon closer inspection the kitchen is a highly sophisticated and superbly understated study in perfection. Exquisitely detailed drawers and cabinets provide the ultimate in kitchen organization.

“Every utensil and serving piece has its own particular space within the drawers,” says David with obvious joy. Five ovens, a huge hidden refrigerator and a large island guarantee easy entertaining. The induction cooktop ensures the most energy-efficient cooking method while also being the safest and fastest. While many SoCal residents love to flash fancy, grownup toys, Bonnie and David incorporate both playful and substantive elements to their home. David is a retired veterinarian and the author of a book series that has been published in multiple languages. Injecting humor in the form of commentaries by animals, the guides by Quirk Books offer simple but effective solutions for dog and cat owners. Additionally, David collects 20th-century lithographs and counts pieces by John Lennon among his favorites. “I have a lot of interests, and transitioning from science and medicine into more creative endeavors has been fun,” says David. Bonnie is at once free-spirited, creative and determined, and those traits are evidenced in the house. Her red Ducati motorcycle that David gave her now resides in the library with his book collection, while a giant pair of eagle wings adorns her desk chair. “I had to have the python wallpaper and cowhide rugs,” says Bonnie as she stands in the home office in her denim mini-skirt and boots—completing the vibe of uptown-cowgirl-meets-Mykonos.” After 13 arduous months, Bonnie and David emerged stronger and happier than ever. David’s cancer was cured, and their dream house was completed with LEED certification. Throughout it all, “Hank has a fabulous disposition and remained the best dog ever,” says Bonnie. Sometimes life changes unexpectedly, but ultimately those changes lead to a greater appreciation for the finer, more delicate elements in life. Bonnie and David wake up every day to a fantastic view of the ocean in their dream house surrounded by the people, the rescue dog and the objects that make them smile. Thirteen turned out to be a very lucky number indeed for these grateful South Bay residents.

The Challenge: Convert the office into a bedroom that will accommodate two kids with very different ages and needs in one space.

Solution #1 – TALL ORDER The room has vaulted ceilings, so going vertical was a must. Jeff built a bunk bed that not only worked for the space but added a style that would not quickly become outdated.

Solution #2 – NEUTRAL TERRITORY The plan allowed for plenty of available floor space for play and an opportunity for their son to spread out on a soft surface when he wants.

Solution #3 – CUSTOM TOUCHES The table that sits over the bed on the lower bunk was designed to be lifted off and fit through doorways without needing to clear off toys. This way they can stash it in another room when guests visit without breaking up the LEGO worlds.

Solution #4 – EQUAL OPPORTUNITY The couple love an eclectic mix of old and new items and didn’t want it to look too feminine or masculine, since their son and daughter are sharing the room. Solution #5 – THINKING AHEAD The space will also be good for them to grow into. Once their daughter outgrows the crib and changing table, she will move to the bottom bunk, and that side will open up to become a desk area for homework. “THE CHANGING TABLE WAS DESIGNED TO BE A ONE-HANDED, RIGHT-HANDED PIECE—AS YOU ALWAYS NEED TO BE ABLE TO DO THINGS WITH ONE HAND WHEN YOU HAVE A BABY,” SAYS SIRI. “WE REALLY THOUGHT ABOUT THE NEEDS AND FLOW OF A ROOM WITH TWO KIDS.”

LEAVES OF CLASS With a background in textile art, Jan R. Carlson’s approach to kinetic art is distinctly unique. armhouses have been gracing the Midwest since the 19th century, but it’s a rare architectural style for the South Bay. For Redondo Riviera residents Tracy and Maury Gentile, finding an original ranch-style home near the beach provided the perfect spot to create a modern take on the Midwestern style. “We had been researching homes and interiors on Houzz.com, and we kept gravitating toward farmhouses,” says Maury. Tracy and Maury have spent their careers in South Bay real estate. During the course of raising

three children and working in the South Bay, they’ve lived in numerous houses of varying styles. However when the nest became empty, they decided it was time to downsize and create a simpler life. “We just happened to see this house on the day it was reduced on the market, and we put in an offer,” says Maury. The house built in the early 1950s was in original condition and in dire need of a massive remodel, so it had not attracted any buyers. Given the Gentiles’ experience in real estate, they immediately recognized the good bones of the house and the sterling location. Although the Gentiles have vast contacts in the home sector, it was a tremendous undertaking to remodel the Riviera home. While the couple created a floor plan that preserved the original footprint of the house, they also added a master suite to one side of the house and a huge wrap-around deck with spectacular ocean views. David Powers Construction handled the consuming renovation project in a miraculous six months. “We took the house apart and went down to the studs, and then we had to reinforce the footings,” says Tracy. They also made a major change to the living area by altering the pitch of the roof in order to gain significantly more light. Fortunately the pitch change did not alter the roof height, so it was within the remodeling permits of the Riviera. The exterior of the Gentile home is reminiscent of American Midwestern farmhouses—with a metal roof, bright red board-and-batten walls, and crisp white trim. A water pump from 1920 found in El Segundo has been repainted glossy black and installed near the front door. It’s a bit of nostalgia both for the area and for the utilitarian purposes originally required for a farmhouse. Once inside the beamed ceiling of the main living area, the house expands in all directions. The 2,200-square-foot, single-level home has an open floor plan that makes it completely comfortable for the entire family. The 4,000-square-foot deck with a partial roof drastically increases the overall living space of the house, and the barn theme continues outside.

The open concept living area incorporates various elements of farmhouse style in a modern way. Sliding barn doors have been used for centuries in farmhouses for ease of moving cattle, and they’ve been used for decades in lofts on the East Coast where space is tight. Alder wood barn doors were the perfect solution in the Gentile home for a modern take on a time-honored classic. Board-and-batten walls are used inside and outside the house. Vivid walls with sharp white trim highlight the quality craftsmanship of the construction. Abundant windows and huge fans in every room ensure daylight and constant breezes. Wood floors are typical in farmhouses, but Tracy and Maury opted for a porcelain tile that resembles wood. It’s easy to keep clean at the beach, and it stays cool even when temperatures rise. Additionally, it’s generally less expensive and requires far less maintenance than hardwood floors. “It’s now one of our favorite features of the home,” says Maury. Changing the roof pitch permitted Tracy and Maury to completely change the ceiling in the main living area. “They were ready to paint the wood-beamed ceiling bright white, but I said leave the wood,” says Tracy. The solid wood ceiling now grabs the attention of anyone who enters the house. The ceiling fan resembles a wind turbine, and it’s highly efficient at cooling the large space. The kitchen is modest in size but big on style. “We spent hours searching home styles and details, and we fell in love with Big Chill appliances,” says Tracy. They’re not easy to source, but the appliances pack a powerful punch of retro style. Rachael Ray has used Big Chill appliances in light blue, but Tracy opted for classic black because it worked so well with the red used throughout the house. The master suite addition is truly a room with a view. Situated on the side and facing the rear of the house, the entire suite opens onto

the spacious deck with expansive ocean views. Additionally, there’s plenty of natural light throughout the space but no need for window coverings due to the careful placement of the windows. Most couples would balk at sharing a bathroom sink, but Tracy and Maury now share a huge farmhouse trough sink in the bathroom. Additionally, the shower is open with no need for a curtain or glass. “It’s so nice not to have to clean glass shower walls,” smiles Tracy. A cast iron tub, vintage-style lighting and a classic, black-and-white color scheme complete the 1930s look of the bathroom. While some would presume that a 10’ x 10’ room might be too small to be a guest bedroom, this house proves that it’s ample and comfortable. Flooded with sunlight and decorated in bright colors, the guest bedrooms in the Gentile house are warm and welcoming. Pops of colors from penny tiles in the guest bathrooms provide whimsy and give life to the small spaces. Every room in the Gentile home has an ocean view, including the laundry room and office. The home office has one wall of doors that open to the deck, while another wall shows the exposed brick of the original house. “It was important to us to keep a part of the house so that the children of the original owner as well as future generations would know that we preserved the history of the house in this huge renovation,” says Tracy. The showstopper of the house is the covered deck. With a pitched metal roof that echoes the main room, it is truly a living area that happens to be outside. Wrapping around half of the house, the deck is a whopping 4,000 square feet. Barrel tables and bar stools continue the farmhouse theme with multiple seating and dining areas. “We downsized in this house, but the space is so open and light and efficient that it actually works better than our previous house,” says Maury. Most people find themselves simplifying later in life. For Tracy and Maury, that downsizing actually opened up their lifestyle.

efore Southbay HOME, the only way residents could get a peek into many of our area’s most specular homes was a personal invitation or philanthropic home tour. One such home tour has been going strong for 42 years: Sophisticated Snoop. The annual event opens the doors of a select number of residences for one weekend each year and benefits the American Martyrs School in Manhattan Beach. alm blues, soft greens and dove greys with crisp white trim set the tone for Kathi and Perry Colligan’s ocean-inspired, traditional home. “We love living near the ocean, so it was the guiding force when creating this house,” says Kathi. Perry purchased the original 1940s house 20 years ago, and he and Kathi lived in it after they married. “Ten years later with three children, the floor plan didn’t work and the house was dated, so we thought we’d renovate to make things better,” says Kathi. However, after numerous issues with tree

ordinances in Manhattan Beach and remodeling considerations, it became clear that starting over with a new build was the best option. Kathi and Perry wanted a transitional home that incorporated classic beach-style architecture. Manhattan Beach architect Joyce Flood has an extensive portfolio of seaside architectural styles, and she mixed traditional and modern elements into the home. “I combined their needs for a growing family and my knowledge to produce a house they can live in and enjoy for years,” says Joyce. Bermuda shutters on the exterior provide protection from the intense sun, yet sea breezes filter through the open windows. The high coffered and beamed ceilings combine with the tall, simple wainscoting to create verticality and great light throughout the house. The coastal modern house has a very peaceful feeling and a floor plan that flows well for a busy family. “The building process was smooth because we had a good builder in Mike Woodcock, who also

has a good sense for design,” says Joyce. Upon entering the home, it’s evident that while it might be rooted in traditional architecture, the house has a clean aesthetic. “I thought through how we wanted to live, and I didn’t want the trappings of a cluttered front entrance or a formal dining room that never gets used,” says Kathi. Therefore the entrance is completely void of furniture where mail, homework and sports equipment might land. Instead there is a large closet in the front hall and cubbies tucked around the corner to provide storage for book bags and shoes. Clear, glass pendant fixtures hanging in the stairway provide light but give the illusion of space. There are additional spaces throughout the first floor that help the house function well for the family. A room that could be converted to a formal dining room is currently the home office. It’s large, bright and offers plenty of workspace for everyone. Additionally, the kids have their own room for playing, relaxing or

entertaining. There’s plenty of lounging space, while a chalkboard wall provides creative entertainment and bursts of color in the room. Although it’s a lively place now, it can double as a guest bedroom or study area as they grow. The main living area of the house is comprised of the kitchen, dining area and family room, which all open onto the backyard for one huge living space. While the kitchen is large, it’s also placid due to the materials and colors. The massive, white marble island doubles as a countertop and an eating area. “People question why we used marble in the kitchen, but it’s a classic look and we don’t mind the imperfections that might come with use,” says Kathi. Stainless steel appliances and crisp white cabinets keep the space open and light. The blue-and-grey tiled backsplash creates the illusion of water in both pattern and color and is another reminder of the nearby ocean.

“I THOUGHT THROUGH HOW WE WANTED TO LIVE, AND I DIDN’T WANT THE TRAPPINGS OF A CLUTTERED FRONT ENTRANCE OR A FORMAL DINING ROOM THAT NEVER GETS USED.” The living room has pops of color in the form of the floral rug and bright orange ottoman that doubles as a footstool or low table. A mid-century-style chair and wood coffee table add a contemporary feeling to the furnishings, while vivid paintings add more color on the walls. It’s an uncluttered and inviting area for the entire family to gather. When the doors open completely to the backyard, the living area becomes one large indoor-outdoor space. One of the great design elements of the Colligan house is the pool. “It’s the only thing we preserved from the original house,” says Kathi. In a market dominated by the ubiquitous infinity pool, the Colligans’ vintage 1960s, kidney-shaped, concrete pool is a masterpiece of mid-century design. A putting green completes the retro vibe of the outdoor area where “Perry loves to come home and putt,” laughs Kathi. Although they have an outdoor dining and kitchen area, it’s clear that golf and swimming are the preferred activities for the Colligan clan. Four blue-and-white bedrooms upstairs provide ample space for the family. “I’m a blue-and-white person, and I wanted some element of the beach in every room,” says Kathi. A giant sand dollar hangs above the guest bed, while light filters in from the front balcony. The children’s rooms each have ample space to sleep, play and study and are infused with various shades of blue. They are the types of rooms that can transition easily as children grow into teenagers and then young adults. The master suite overlooks the backyard and has a distinctly Caribbean feel. Navy-and-white bed linens, Bahamian shutters and hardwood floors contribute to the island theme of the room. The master bathroom is beautiful in its simplicity. Calcified marble is used throughout the house, and the shower wall is made from a massive slab that offers a beautiful visual effect, as well as a wonderful texture. The overall ambience of the bathroom is that of a spa retreat. Renovating and building are never easy, but when the process yields results as fluid as those the Colligans experienced, it’s an easy decision to consider. Instead of having to retrofit a contemporary floor plan into a 1940s beach cottage, Kathi and Perry now have a light, open, new house that perfectly suits their family with a design aesthetic that reminds them of the beach they love so dearly.

FULLY EXPOSED

Torrance-born painter Dan McCaw developed his creative talents at an early age, growing up in the presence of another great artist: his father. “Kids usually get toys for their birthdays; I got easels and art supplies,” says Dan. “Every time spent with my father was a lesson on the basic fundamentals of art, creativity and philosophy.” Dan describes his painting style as “an action and reaction,” in which something is built up and then stripped away. “I work back and forth scraping, sanding, glazing, letting the subconscious work,” he shares. “I don’t like having a painting planned out—only in a general, abstract manner. I’m really looking for an internal response to a external image.” The painting Judgment, featured here, is a 50 x 40 oil-on-canvas of a nude figure on display. “It’s symbolic of how difficult it is to stand naked exposing our imperfections and vulnerabilities and how we are expected to be perfect and to meet the expectations of others.”

ABOUT THE ARTIST: Dan works at a 5,500-square-foot studio he shares with his father and brother in Old Torrance on Sartori Avenue. nyone who’s ventured to the desert in recent years will tell you that Palm Springs is enjoying a cultural renaissance. An influx of tourism, mostly from nearby big-ticket events like Coachella and Stagecoach, has sparked new interest in this legendary getaway, creating a bustling destination economy not seen in decades. One of the biggest benefactors of this new wave of visitors is the modernism scene. Once a quiet, well-kept secret for mid-century design fans and aficionados, the love affair has since blown up into a movement, with a yearly modernism show as its centerpiece. Having just celebrated 10 years, the event attracted thousands of visitors eager for a peek at one of the iconic Neutra, Alexander or Wexler homes made famous during the atomic age. This year Modernism Week featured its first show house, a restored mid-century property immaculately reimagined by a series of top national designers. Called The Christopher Kennedy Compound, the home was originally built in 1964 as part of the Canyon Country Club, now called the Indian Canyons Golf Resort. Although no architect was

found on record, it’s suspected that the home was custom-built and designed by the developer himself as a quintessential Southern California ranch-style house. “Canyon Country Club was quite posh in the 1960s, and it still really is,” says interior designer Christopher Kennedy, who now owns the home and spearheaded the project. In fact, the man-made lake at the clubhouse features the Walt Disney Fountain, donated by Mr. Disney himself. “He was enjoying a round of golf shortly after the club first opened and saw the lake,” says Christopher. “He told the manager, ‘That lake needs a fountain!’ He happened to have one in storage in Anaheim, and shortly thereafter the fountain showed up in Palm Springs.” Christopher started his design firm in Palm Springs in 2005, the same year as the first modernism show, so he shares kinship with the event. “It feels a bit like we have grown up together,” he says. “After having my nose to the grindstone for so many years, when I finally came up for air, I wanted to give back to the city that has given me so much—personally and professionally.” Surprised that Palm Springs has never hosted a show house like

“BEAUTY AND GLAMOUR COMBINED WITH EASE AND RELAXATION IS SOMETHING THAT I STRIVE FOR IN ALL MY DESIGNS.” many other design-rich cities, Christopher decided to start one himself. “I need to give credit where credit is due, so I have to give a shout-out to Windsor Smith, whose House of Windsor several years ago (with Veranda magazine) showed me that it was possible for a single designer to spearhead such a project.” He called on his talented friends, including Celerie Kemble, Jiun Ho and Trina Turk, to come onboard for the project. Other designers he knew and admired, like Michael Berman, Mark Cutler and Linda Allen, began to round out the team, while others reached out themselves to get involved, such as Trip Haenisch and Nancy Price—adding new friends to the mix. In order to make the home as a whole feel cohesive, the team was

given a design direction and overall aesthetic to work with. Christopher set a color palette for the designers to adhere to: a refreshing mix of cool blues to reflect the desert sky and waters, and fresh greens mirroring the palm leaves and golf course grasses. Having Palm Springs as a muse also served Christopher and his designers in an overarching design direction. “What inspires me about the Hollywood history of Palm Springs is the old photographs of the stars who called it home,” he says. “The pictures of them playing golf, tennis or lounging poolside … these people were beautiful and glamorous, but they were also on vacation. That idea of beauty and glamour combined with ease and relaxation is something that I strive for in all my designs.” Overall the home makes wonderful use of the space and perfectly melds the beauty of desert indoor and outdoor living. Clearly, despite their individual tastes and styles, the gathered designers were able to pull off a modernist feat: a home lovingly period yet remarkably fresh. “People say that the home has a good aura. I think that has a lot to do with the people and products I have selected,” explains Christopher. “I think you can feel it when you walk in the door.”

Cahoon Residence – This 4,000-squarefoot, four-level home is a vacation getaway for its retired owners and their extended family. The house is designed for large gatherings and sleeps 16 people. During family visits the adults are constantly entertained by the procession of grandkids running back and forth from the six-bed bunk room in the basement to the pool and spa on the roof. A large kitchen, dining and living area on the third level opens to a deck and BBQ area with a spectacular view of the ocean and the volleyball courts at 22nd Street. The style of the home is modern, but coral-clad walls and cumeru wood ceilings warm up the vibe and bring on the beach.

We are primarily a custom residential design firm. We specialize in private homes throughout the LA Basin and Southern California, with some of our newer projects in Temecula, Pacific Palisades, Santa Monica, Topanga and throughout the Hollywood Hills. DESCRIBE THE FEATURED PROJECT. Located in the hills of Palos Verdes Estates, this Craftsman-style influenced home has a one-story look from the front elevation but opens up to dramatic 270º views of the Queens Necklace and Catalina. This home was transformed from a nondescript, Spanish ranch house. Though a lot of the shell of the house remained, this should be considered an all but new home. With help from Elizabeth Reback for the interior design and craftsmanship of the builder, Chris Rice, what started as concepts and sketches became a reality.

WHAT ARE YOUR FAVORITE FEATURES ABOUT THIS HOME? Working on large-scale remodels offers the opportunity to transform a space to the vision of the client by giving the home a facelift, or a complete transformation in this case. The original family room didn’t take full advantage of the views, and there was no organization to the layout. We vaulted the room and designed a disappearing wall made from a combination of windows and doors. The windows sit atop a wet bar so when the wall is opened, there is a fantastic indoor/outdoor space perfect for entertaining guests or just to take in the amazing views. The wall opens to a large, covered patio, which continues around to the kitchen and toward the side yard to create a wraparound porch that helps enhance the architecture.

WHAT IS THE HISTORY OF YOUR COMPANY? In 2005, after collaborating at another firm, we decided to form our own practice. Our firm consists of two experienced, licensed architects. Both of us are involved in every project in some capacity from start to finish. We think this is the best way to maintain the integrity of the design. Having been in business for 10 years this summer, we feel we bring a timelessness of classic architecture to the people in the coastal areas of Southern California and hope to continue to do so for many years to come.

TELL US ABOUT YOUR FIRM AND THE SERVICES YOU OFFER. We are a small, quality-focused design firm specializing in custom residential architecture, renovations and new construction. We provide detailed plans required for truly custom designs, whether with architecture, interior design or exterior hardscape features. WHAT DO YOU SEE ON THE HORIZON FOR THE SOUTH BAY? We think high-quality design and construction is going to continue to increase in this area. There is a lot of old housing stock on great lots in great neighborhoods that doesn’t meet the needs of the current South Bay lifestyle. Our success has been in translating these increasingly sophisticated tastes into the built environment. We think this trend will continue and even accelerate in the future.

DESCRIBE THE FEATURED PROJECT.

This project is a custom-designed home for a family of five (including the dog). It was built by Rubicon Ventures. This is a threestory house on a through lot in the Sand Section of Manhattan Beach. The challenge of the project was to provide ample daylight to the main living areas, since the kitchen, dining area and family rooms are located on the middle level. I achieved this by centrally placing the stairwell with big windows, which provided natural light to the kitchen and dining areas. The open floor plan creates a feeling of space. The covered decks at the end are extensions of the living areas. The homeowners worked with a local interior designer to help with colors and furnishings that complemented the architecture.

TELL US ABOUT YOUR FIRM AND THE SERVICES YOU OFFER. I started the firm in 1996. I have been practicing for 30 years. I work closely with clients and builders to provide the clients the right design that would fit their lifestyle.

HOW DO YOU KEEP CLIENTS HAPPY FROM CONCEPT TO COMPLETION? Maintaining constant communication and being flexible with my designs and explaining thoroughly all the options that are presented. I’m also around during construction to help clients with decisions.

DESCRIBE THE FEATURED PROJECT. Our clients had three main desires: (1) Make the home feel as spacious as possible. Upon entry you are greeted with a gracious, two-story space revealing how the home is organized. (2) Fill the home to the brim with natural light. The butterfly roof creatively solved this desire, as it lifts up where most roofs drop down, creating expansive spaces filled with abundant light. (3) Design it to be modernist and unique to Manhattan Beach. This was solved through many explorations of different forms, light studies, textures and colors. The result is a design the owners are very happy with.

HOW DO YOU KEEP YOUR CLIENTS HAPPY FROM CONCEPT TO COMPLETION?

We interact differently with each client, depending on their specific needs, desires and wishes. As architects, we are asked to do three things: listen closely; prove you listened closely by creating unique design solutions responding to each individual client; and follow through. HOW DO YOU DISTINGUISH YOUR FIRM FROM THE COMPETITION? Many architects have a signature look and they try to push their ideals and aesthetics onto their clients. We take a different approach. We love diversity and are just as satisfied designing a minimalist shrine for contemplation as we are designing a swanky

pad for a jet-setting executive or a Craftsman cottage nestled amongst a grove of trees. The joy for us is collaborating with our clients to develop the perfect home for them, no matter what style it is. We thrive on ideas we receive from our clients. Additionally, we provide many services other firms may not provide. We design all the architectural interiors. We also design the landscape/ hardscape: pools, gazebos, gates, etc.

WHAT IS THE BIGGEST BENEFIT YOUR CLIENTS GAIN FROM WORKING WITH YOU? From our very first meeting, we want our clients to feel that we are here for them. They are not just a number, and their project is not handed off to another team of people. When you hire WDS, you enter into an agreement to have an experience. ARE THE DETAILS IMPORTANT? Absolutely!! Our technical knowledge is second to none. Design is also about taking the grandest gesture and translating it into the minutest detail. How should a door sit within its wall and how is it detailed? How is a corner treated where two materials come together? How should a window, recessed in a thick stone clad wall, be properly flashed? How can storage be behind a door you can’t see? These questions translate to very important details—details that can make or break the design.

This contemporary beach home was designed for an active family of five who originally lived directly next door but had the need for a home that better suited their lifestyle. The family requested a fluid design that would allow for entertaining and would also provide a private, intimate feel. Oriented to the west and south, the Lshaped home welcomes the ocean breeze and allows it to flow through the open floor plan in order to take advantage of the Southern California weather. Pocketing door systems allow for natural ventilation and, when opened, provide physical connections between multiple spaces. The program and organization were driven by the family’s lifestyle. The pool and yard provide a central gathering area for the family and their guests. It is surrounded by several large spaces designed for entertainment, and the result is an inviting home where lines blur between interior and exterior space. The programmatic organization changes on the second floor by providing a sense of intimacy along with views to the entertaining spaces below. All rooms utilize a light, natural material palette and clean lines to create a clean, minimalist aesthetic and to emphasize the natural light that spills through the home’s large openings. The simplicity and open layout combine to create the perfect home for a modern Southern California family.

DESCRIBE THE FEATURED PROJECT. To take advantage of its proximity to the ocean in South Redondo Beach, we designed this beautiful, four-story Spanish Colonial-style home to enjoy views of the water from the several balconies built along the back. With wonderful arches—referring to its traditional inspiration—running throughout the exterior and interior of this 6,200-square-foot house, it maximizes the lofty living spaces within. Several of those living spaces stand as a great testament to Spanish style, such as the open kitchen, with its spacious granite top island and wood floor breakfast nook, and the custom iron handrails and gates surrounding the main staircase and second floor enclaves. Even the custom movie theater room has a sumptuous air to it. Adding to this is the spacious rear yard loggia, complete with a precast stone fireplace. Also in the rear yard is a complete outdoor barbecue kitchen, adjacent to a seating area that features its own fire pit, which is perfect for entertaining family and friends on those warm South Bay days and nights. Throw in the large swimming pool and spa, and you are all set with an exquisitely custom-designed home that meets all of your Southern California living needs.

WHAT WAS YOUR INSPIRATION FOR THIS HOUSE? C&C Partners president, Patrick Cunningham, was and has always been inspired by the

works and designs of architect Addison Mizner. Mizner, who lived between 1872 and 1933, was an American resort architect whose Mediterranean and Spanish Colonial Revival style interpretations left an indelible stamp on South Florida, and in particular Boca Raton. His use of loggias, colonnades, arches, grand staircases and decorative ironwork can all be seen in this modern South Bay design by Patrick Cunningham.

HOW WAS YOUR VISION COMPLETED? The beauty of the way C&C Partners operates is in its inherent teamwork. The firm was started by Patrick Cunningham and his brother, Michael Cunningham, in 1987. Patrick leads a team on the design side of each project, and Michael then takes over on the construction side, working with an extremely talented and experienced group of building professionals. This stunning coastal plantation-style home sits on a sunny corner in Manhattan Beachâ&#x20AC;&#x2122;s Tree Section neighborhood. The owners of this 3,600-square-foot home are originally from the East Coast and wanted to blend coastal charm with traditional features and style. We accomplished this by taking full advantage of the frontage of the lot and incorporated traditional details such as shutters, white siding and even a gas light on the front porch. We tapered the exterior walls to create the look of a lighthouse that encloses the interior stairway. Features such as the brown metal roof and the retractable pocket doors that open to the rear patio give the home its coastal feel. We also designed a basement living area featuring a media room, extra bedroom and bathroom, which can double as a guest suite for visiting relatives. This project was not without its challenges. A large utility box was located on the front of the property, which impacted the aesthetic of the project. After months of negotiation, the box was successfully relocated and the project was underway. One of the many benefits of a design/ build firm such as ours is that we are involved from the beginning lot purchase to project completion. This allows us to advise, plan and problem-solve throughout the project.

Located on a long and narrow lot in Manhattan Beach, the solution is a long and slender building that is arranged around a courtyard. Carved out of the southern interior side of the lot, the courtyard becomes a large outdoor living space, which brings sunlight into the core of the house and allows the interiors to spill outdoors. The original house on the site, built in 1927, was hand-demolished to the foundations. Its footprint and silhouette are recycled into the new design as a smooth, troweled, white, stucco box that contains the home’s public spaces. It is in sharp contrast to the dark, charred cedar that clads the private portions of the house. Bricks from an old patio on the property are repurposed into an outdoor fireplace and grill. The interiors have concrete flooring, maple stairs, walnut casework and ceilings of hemlock, which match the sauna. A passive solar design, consisting of operable windows and ventilating light wells arranged to take advantage of constant ocean breezes, keeps the house cool in the summer without the need for an A/C unit. A hydronic radiant floor system provides clean heat for the house, including the outdoor patio—allowing year-round use of the courtyard.

Their main concern was that the view was obstructed by a segmented floor plan. Tasked with finding a way to open the floor plan while still maintaining the functions of the space, we created an open space while still allowing an intimate family setting. The featured project is the elegant home of Kevin and Charlene Michel. It is a 10,000-square-foot, custom, Victorian-style home in El Segundo designed by architect Doug Leach and interior designed by Suzy Moore. This grand home consists of spacious rooms that flow beautifully from the first floor to the second floor with an elegant, two-story, black walnut, circular, free-floating staircase. The kitchen consists of alder cabinetry and black walnut flooring, marble counters and a coffered ceiling. There are beautiful details around every corner.

WHAT’S ON THE HORIZON FOR YOUR FIRM? We are currently building a 9,000-squarefoot, contemporary, ranch-style home in Rolling Hills with all copper doors and windows. We are also building a 4,000-squarefoot home right on the cliffs of Palos Verdes Estates. We are bidding a few custom homes and expect to have another busy year. Our son, Niko, is studying business and real estate and is interested in someday taking over Tri/Sam Development. He has a great opportunity to step into a company with a 25-year track record.

WHAT ARE SOME OF THE MOST EXCITING PROJECTS YOU’VE COMPLETED? I have been fortunate enough to be involved in constructing many types of projects. We have built numerous restaurants,

banks, office buildings and townhomes, but custom homes have become my specialty. The largest home we have built from the ground up was in Holmby Hills. This 28,000-square-foot custom home consisted of a built-in, two-lane bowling alley, ballroom, theatre, sports court, complete outdoor entertaining area and a tram that connected the main house to the guest house.

WHAT AREA OF THE SOUTH BAY DO YOU SPECIALIZE IN? We specialize in all areas of the South Bay: Palos Verdes Estates, Rolling Hills, Rolling Hills Estates, Rancho Palos Verdes, Manhattan Beach, Hermosa Beach and now El Segundo. It makes no difference where we break ground to build a new home. All cities are unique for us. There was a time in the ’80s and ’90s when all of my work consisted of building homes ranging from 8,000 to 28,000 square feet in Bellair and Holmby Hills. Now I am concentrating my work in the South Bay area and staying away from the 405 freeway, so I am not spending half my day in traffic but rather on the actual jobs.

WHAT IS IT ABOUT THIS INDUSTRY THAT CAPTIVATES YOU? I have been building all my life, coming from a family of custom home builders in New York. Each project presents a different problem that needs to be addressed—from the framing stages down to the last finish details. WHAT ARE SOME WAYS YOU PAY CLOSE ATTENTION TO DETAIL ON YOUR PROJECTS? In the luxury home business it is the detail that sets you apart from the other builders. Detail starts with an understanding of the plans and specifications, but it really is in the execution. It takes years of experience to be able to execute the extraordinary details, and it takes a trained eye to see problems long before they show up. One of my favorite homes to date for multiple reasons, this home designed by Douglas Leach and inspired by our clients’ travels has details that are quite unique to the South Bay. I think this home really exemplifies our strengths as a custom homebuilder. The original interior finishes were planned months in advance. After our clients came back from a trip to Hawaii, they decided to change everything they originally selected and traveled to Bali for many of their interior finishes. Solid teak doors, cabinetry, tile and sinks all were part of our new design. The scheduling challenges were handled with ease, and our flexibility working with a design change turned out a finished home that is truly client-inspired.

DESCRIBE THE FEATURED PROJECT.

This is a stunning, contemporary home designed by Patrick Killen and tucked into a tight lot in Hermosa Beach. The home has three bedrooms, four baths, a media room, a “quiet” Zen outdoor space, a roof deck, glass staircases, twostory window walls and an observation “diving board deck” that cantilevers 32 feet out of the building. Floor areas are covered in terrazzo and tile. Multi-slide doors open wide to bring in the ocean breezes. The building ascends over five levels, from the alley below up to Manhattan Avenue. One of the biggest challenges was to excavate 40 feet and then construct this home without disturbing the 80-year-old homes that are on each side. Neither home moved an inch during the process.

TELL US ABOUT YOUR FIRM AND THE SERVICES YOU OFFER. We primarily are a construction company, but we help clients create a team by recommending architects or designers who will fit well with the owners’ expectations. With a team approach, we can better manage costs, schedule and desires for our clients. WHEN DID YOU START YOUR BUSINESS IN THE SOUTH BAY? I started my company in 1981 while a business student at USC. Doing small jobs through college helped pay for tuition. After school I worked in the private sector for a few years, but I always yearned to be working for myself doing something creative. In 1988 I started Zigrang Construction. Over the years as we grew, we took on more and more employees. Some of these people are still with us after all these years. We are proud that we have created an environment where our employees care as much as I do how our projects run and completed. We believe each project is special, and these buildings are going to be around for a long time with our name attached.

WHAT ARE SOME EXCITING PROJECTS YOU’VE COMPLETED? We have had the opportunity to work with some great architects and designers on many styles of architecture. The home at 145 Rocky Point Road in Palos Verdes Estates sits on the bluff above Lunada Bay and was built for a client from London. This home was featured in House & Garden magazine. We recently completed a project on The Strand in Hermosa for a TV executive from New York. This project had a very clean, traditional beach design and will be featured in Coastal Living magazine in late 2015.

When we arrived on the job, this 5,000+-square-foot home had been completely stripped to its studs, and the owners were in litigation with their contractor. Frustrated and disillusioned with the entire process, they came to us after receiving a strong recommendation. We were thrilled to have the opportunity to completely change their experience. This custom home became their pride and joy, and we made clients and referral sources for life. Each aspect of this home has been and built for the specific needs and everyday use of the homeowners. We built a new, 600-square-foot addition on the second floor and remodeled every square inch of the home. It features six bedrooms, six bathrooms, formal offices, a workout room, media room, living room, family room, formal dining room and a gourmet kitchen. It has heated floors, a floor-to-ceiling marble master bathroom, built-in closets in every bedroom, vaulted ceilings and gorgeous finish woodwork throughout. It is truly a custom home. TELL US ABOUT YOUR OWN HOME. Five years ago I purchased a small, English cottage-style home on a double lot in Palos Verdes overlooking the ocean. It needed a lot of TLC. I gutted the house down to the studs, reworked the rooms and rebuilt the cottage with new everything. I wanted to keep the integrity of the home and the coziness. I spent a lot of time designing the gardens. I added a brook, pathways through the different levels of gardens, citrus trees and raised planters where I grow all my herbs and tomatoes. It’s an awesome space where I love to go at the end of every day.

DESCRIBE THE FEATURED PROJECT.

This project shows a different aesthetic than people might connect us with. We had an amazing connection with our client, allowing a collaboration of beautiful ideas to unravel. The clients entertain frequently and came to Norman Design Group desiring a kitchen that was chic but also efficient for their parties. The kitchen had to flow with the adjacent family room, work well with the catering team and also be great for a family to cook in. We worked in collaboration with senior designer Elif Karacay to combine high-gloss, lacquered cabinets, a contrasting walnut island countertop, polished concrete flooring and a fantastic pop of tangerine. The entire kitchen was completely reworked, and a new space plan was created, making the kitchen sleek and also very functional. The family room was very fun to design because we created a mid-century look combined with all of today’s modern entertaining must-haves. Peeking over the bar area are incredible, vintage, black and white photos showcasing LA’s iconic landmarks by artist Julian Wasser. The white lacquer and walnut combination was brought into this space as well for continuity. The serene master suite is finished with luxurious linens, Hickory Chair case goods, Phillip Jeffries wall coverings and A.Rudin upholstery.

WHAT MAKES YOUR FIRM UNIQUE IN THIS INDUSTRY? First, I offer a very approachable and uncomplicated process to what sometimes can be a very intimidating journey for our clients. Secondly, we hold all interior products and quality of work to a very high standard of knowledge.

WHAT IS THE MOST VALUABLE SERVICE YOU OFFER TO CLIENTS? I make sure the bridge between architectural detailing and interior decoration is seamlessly integrated. DESCRIBE THE FEATURED PROJECT. This was a dream project filled with excitement, fun and adventures. My wonderful clients, who became cherished friends, wanted a comfortable beach home with sophisticated style and spaces to enjoy the view with seamless indoor/outdoor living. He wanted a wine room for his collection, and she needed a comfortable space to entertain family and friends and an art studio to paint in. Each of their three daughters worked with us to select materials and personalize their bedrooms. The clients also wanted to build with environmentally approved materials and practice, and technology was key. The home is controlled by Crestron. Solar panels generate power. Radiant floor heating is just one of the many features. This beach home was planned and built with attention to detail. We explored choices and options together.

For the past 20 years we have provided comprehensive interior design service—from planning through completion, budgeting, space planning, ordering and installation—managing all aspects of the project as needed. Clients are able to purchase items and services at our cost. Our fee is tailored specific to each project. We do not tack on additional commission or percentage charges. Clients are able to quantify and budget. Also, listening and responding to our clients’ needs drives our business. Each client and project is unique. Our design style varies from traditional to contemporary. Comfort and luxury are integrated with the latest technology.

WHAT FIRST SPARKED YOUR INTEREST IN THIS INDUSTRY? I was working for a RTW firm and had been promoted to store planning. I was thrilled and confident I could take on the challenge, but I had to ask, “Why me?” My VP explained that they felt my spacial planning skills, combined with my sense of fashion, fabric and color, made me the ideal choice. That is what motivated me to go to design school. I love the creative collaboration process—meeting and surpassing our clients’ objectives and expectations. DESCRIBE THE FEATURED PROJECT. My client was a bachelor buying a second home in California. He purchased the Spanish modern home after it had been partially torn down and rebuilt. We started with a blank slate, and the project took eight months. The house was entirely white to start, so it had a completely different feel and we decided on a design concept, which we called “masculine safari.” I redesigned the fireplace with the gorgeous book-matched, black-and-white marble slab. We also used a lot of wallpaper to add texture not only to the walls but in some spaces to the ceilings as well. The wallpaper in the living room wraps up onto the ceiling, highlighting the beams and architectural details. There is a lot of mixing of styles, which infused an eclectic vibe in the “masculine safari” concept.

I typically will bring in vintage pieces to the design to give extra character and depth to a project. Anyone can buy a set from a catalog. It is more about creating a unique and customized look.

I am at the factory making sure something is being made correctly or at the job site monitoring installation. DESCRIBE THE FEATURED PROJECT. This Manhattan Beach home was really fun to co-create with the owners. She wanted lots of crystals and silver, and I was happy to oblige! A custom silver cowhide ottoman with Greek key designs, Murano glass chandeliers, an antique mirror and silverleaf coffee tables all mix with a subtly coastal feel. It’s beach glamour! Really great, easygoing clients (and incredible views too) made this project one of our favorites of last year.

TELL US ABOUT YOUR FIRM. Our firm offers full-scale interior design services, as well as smaller-scale requests for custom or ready-made furniture. Half of our business is servicing our design clients, and the other half is helping interior designers find and procure the furniture, lighting and accessories they need for their clients. Because we have more than 200 vendors for furnishings and the ability to make whatever we need here in Los Angeles County, we are never limited. Our clients, both interior designers and design clients, really benefit from that— whether they’re shopping on our extensive and growing e-commerce website or in person with us in the studio. DESCRIBE THE FEATURED PROJECT.

This new construction combines traditional Spanish architecture with muted, contemporary colors and finishes. With spectacular ocean views, it is the ideal Mediterranean home for this family. The clients wanted spacious interiors to showcase their collection of contemporary art and art photography combined with warm traditional details. To achieve this seamless blend of styles, we used fabrics influenced by Moorish motifs for drapery and modern lighting with crystal teardrops. We gave traditional materials like Portuguese limestone a simplified treatment for the fireplace and topped one with a reclaimed wood mantel. Traditional and contemporary furniture pieces are mixed. WHAT ARE SOME WAYS YOU PAY CLOSE ATTENTION TO DETAIL ON YOUR PROJECTS? To achieve the clients’ unique requirements, we design solutions that harmonize with their environment. Sometimes that means reframing a wall, as in this home’s family room. The clients wanted four televisions built into a cabinet. Rather than simply put a cabinet on the wall, we re-envisioned the entire wall. We designed a curved fire

place, created a bench under the window with a curved edge and added a curve above the cabinet so the wall became a sculptural element in the room.

WHAT ARE SOME SIGNATURE TOUCHES THAT MAKE YOUR FIRM STAND OUT FROM THE REST? We take our clients’ interpretation of beauty and then design the architectural details, built-ins and specialty finishes necessary to create unique, fabulous interiors. We want clients to not only love their new space but be inspired, so we weave their personal aspirations into the design. Economics is an important aspect of successful design. After the project is finished, I want the clients to feel thrilled about the investment they made and to cherish every aspect of their new home.

DESCRIBE THE FEATURED PROJECT. This wonderful project is a designer’s dream. Not only is the home architecturally interesting with large airy spaces, soaring ceilings, great stone, beams and arched windows, but nearly every room looks out on a drop-dead view of Catalina and the ocean. On top of all that, the clients are enthusiastic and fun—viewing the project as a great adventure. They envisioned a place where children and grandchildren could happily move from the swimming pool to the movie theater, up to the playroom and down to play volleyball, while parents shoot billiards and oversee the fun. Emphasis is on easy casual living with a great sense of openness and a peaceful feeling of order. It’s a dream come true.

TELL US ABOUT YOUR FIRM. Sara Balough Designs is a small boutique firm only a few years old, although I have 25 years in the creative arts and almost 10 in design. I returned to UCLA in my 50s to refine my design education and made such wonderful contacts in the LA arts and design industry that since that time, I’ve not stopped once designing and dealing in fine art. I personally service my clients. I meet with them individually, and the relationship we build together is critical to the success of the project. I never want to complete a project and have people say they can tell it is a “Sara Balough design.” My role is to stimulate, collaborate, provide great resources and contacts, guiding my clients toward a personal environment unlike anyone else’s home.

WHAT IS YOUR FAVORITE ARCHITECTURAL STYLE? I love architecture—the more specific and well defined the better. We did boho chic in a Spanish revival bungalow; contemporary in The Terraces; bright patterns of turquoise, yellow and orange for a Quadrille-loving client by the ocean; a little mid-century with a wonderful, eclectic client in Rolling Hills. It is the diversity of styles that keeps it fresh and makes me excited.

DESCRIBE THE FEATURED PROJECT. The project was for a Dallas client who wanted a comfortable and livable look for her beach home in Seaside, Florida. She had Quatrine Furniture for 12 years and raised her family on it. So when it was time to furnish her second home, she came to us to do everything to make it look like a relaxing summer home. She also rents out the home in the fall, so she wanted slipcovered furniture so it could be washed and stay new-looking after each client left her home.

WHEN DID YOU START YOUR BUSINESS IN THE SOUTH BAY? We opened our first store in Manhattan Beach 26 years ago, and we remain in that space today. Since then we have opened seven stores around the country. We hand-make every piece ordered out of those stores in our own manufacturing facility in Long Beach.

WHAT MAKES YOUR FIRM UNIQUE IN THIS INDUSTRY? We are one of the last hand-made furniture manufacturers. We make our furniture from the wood frame up and import nothing. We are sustainable and truly custom. Our fabrics for our slipcovers can be washed at home and do not shrink in your washer and dryer—we guarantee that!

WHAT ARE SOME WAYS YOU PAY CLOSE ATTENTION TO DETAIL ON YOUR PROJECTS? Every order from a client is handwritten in detail. After that order is received by our manufacturing facility, it is sent to each department in detail. We have a dedicated quality control department that inspects every piece after it is complete and ready to ship. Someone from our executive staff looks over the piece as well, to ensure that our clients’ piece is perfect.

WHAT ARE SOME OF YOUR SIGNATURE TOUCHES? Since we are completely custom, our clients can pick from more than 400 fabrics. They choose their seat and back cushion fills, spring system and size of the piece, plus the ribbon detailing, special welting and decorative skirts. Often we do custom button closures and custom wood stains for furniture legs. The sky is the limit!

DESCRIBE THE FEATURED PROJECT. Our featured backyard transformation was located in the hills of Manhattan Beach near American Martyrs Church. Our clients, Peilin and Chris Pratt, were amazing to work with because they really understood the concept behind maximizing their outdoor space. Before we started the project, the yard consisted of an old falling tree, a large unhealthy lawn and a loose brick patio. Now it consists of multiple functioning rooms for entertaining with friends and family. Manhattan Beach native Jeff Stimpfig has been a naturally gifted artist from a young age and comes from a long line of amazing artists and designers. Over the last decade, Jeff merged his true design passions into the world of landscape design, architecture and construction. In 2010 Jeff met his wife-to-be, Ana, a native of Rio De Janeiro, Brazil, who graduated with a degree in architecture and worked for top architecture firms in Rio. Now living in Hermosa Beach, Ana has joined forces with her husband and has found her true place in the world of design and architecture.

JDS Outdoor Designs is an exterior design and construction company offering a full range of outdoor design/build services, ranging from complete hardscape makeovers to simple plant and irrigation installations, to rooftop deck and balcony transformations. In business in the South Bay since 2004, we specialize in designing and building outdoor escapes that connect the inside of our clients’ homes to the outside. Small or large, we listen closely to our client’s functional needs, and we implement their aesthetic taste and style into the overall project.

We have a strong passion for architecture, landscape design, construction, fabric design and horticulture. With that said, our biggest asset is our ability to visualize these exterior spaces, create them in digital format and build them into functional outdoor rooms. There are no surprises for JDS clients because we present them with multiple drawings, 3D renderings, CAD drawings, photographs, material ideas and from there we execute the plan in front of us. DESCRIBE THE FEATURED PROJECT. We specialize in creating outdoor living spaces for homeowners. This project was challenging because of the space and how the homeowner was going to use it. They wanted an outdoor kitchen/eating area but needed to make sure it was covered. They also wanted to have an outdoor fire pit area for evening cocktails with friends and family.

We have worked with a variety of general contractors, architects, real estate agents and many great homeowners. All of my projects have a unique element that make each one exciting in their own way.

WHAT IS INTERESTING ABOUT WORKING ON HOMES IN THE BEACH CITIES?

HOW DO YOU DISTINGUISH YOUR FIRM FROM THE COMPETITION?

The space is really limited, so a keen eye for design and space is important.

We pride ourselves on customer service. Each client has their own idea of what a perfect outdoor living area is to them. We take their vision and blend it with what will work for the space and setting. We start with our design work, which allows the homeowner a 3-D image of what their project will look like, even before a shovel is ever put in the ground! It’s a great new tool for the homeowner. This attention to detail and customer input is an important part of our design and build process.

I went to college in landscape architecture to study residential design and build. I wanted to work for clients who wanted the very best for the home and lifestyle.

Our design and build approach to a project is unique because we can change things literally while we are working in the yard. Also communication is the key; we listen to the wants and needs of clients. We design toward what is practical and also affordable. We like to provide the latest products in outdoor living.

WHICH LANDSCAPING PRACTICES WORK BEST IN OUR CLIMATE?

HOW LONG HAVE YOU WORKED IN THIS INDUSTRY? I went to school at Ball State University in Indiana. I graduated with a Bachelor of Landscape Architecture in 2002 and have been in the business since 2003. I moved to California when I graduated and wanted to be in business for myself by designing and building for homeowners in the South Bay.
