this Rancho Palos Verdes’ gated community, an impeccably linear beach house appears—outfitted
almost entirely in Brazilian hardwood siding. Retiree-turned-angel investor John Wyrsch owns the oceanfront property along with his ex-wife Cindy. The modern marvel was devised by Robert Sweet, founder of architecture and design/build firm ras-a studio. John’s friends are applying sunscreen on the terrace, which shares a pass-through bar with the kitchen. Inside, the kitchen windows are open as well as the two bifold doors in the dining room, creating a cross-ocean breeze. “What’s interesting about this area is the [homeowner’s] association owns the beach, making it restrictive to get on,” shares John over coffee in the dining area. The coffeemaker is hidden inside one of many pantries that allow the Neolith porcelain counters to remain uncluttered. From the second story you can see the beach, and there’s not a single person in sight. This makes for an ideal locale to build a house dedicated to your family and grandchildren. Because of its exclusivity, the kids can run around without worry. John lives most of the year in Springfield, Missouri, where he owns another home. He not only purchased this beach house to be close to his daughter, son-in-law and grandchildren—who live up the hill—but he also designed the house with them in mind. On the first floor his two grandchildren have their

he sound of Van Halen spills outside as Shannon Lennertz opens the door of her Palos Verdes home. “A girl’s got to have a little rock ‘n’ roll in her life,” she says. Shannon, her husband, Chris Lennertz,
and their two young daughters have been in their new home for roughly six months. And though everything in sight looks picture-perfect, Shannon confesses they’re still settling in. At first glance the front of the stunning, Spanish-style home alludes to a single-level residence. But once you make your

“Shannon and Chris were very much involved,” Miles points out. “We always say the best projects involve collaboration on all ends … that’s part of making a true custom house for them, for any client. The more the client’s involved, the more feedback you get from them, the more it meets their needs and the more unique the house becomes.” For Shannon and Chris, building their dream home meant more than capturing a certain esthetic. They wanted to feel something the moment they walked through the door. “They are the most creative—not just in style but in their vision,” Christine says. “And although they had that vision, they completely trusted me to bring about the feeling they wanted when they walked in their home. They were so easy to work with and just a joy.” With a passion for travel that Shannon and Chris hoped to reflect in the home, an appreciation for unique furniture, antiques and new finds, and a love of high contrasts, Christine worked closely with the pair to bring everything together in a way that reflected the creativity of her clients while maintaining a cohesive feel. “She was fantastic,” Shannon says. “We clicked right away. She got us. It was great.” The use of tile—with pops of color, varying in size and found throughout the house—is one of the more striking design features. And while there are so many variations, there’s a commonality tying them all together. “There’s a lot of the same repetitive pattern,” Christine explains. “There’s star and cross—it repeats everywhere: on the floors and the walls, in the shower. [It was] a way to tie in all the amazing ideas from Shannon and Chris and their travel—to really capture a style that was old-world but have something that binds them together.” It works. Every unique tile draws in your attention without overwhelming the senses. Of course, before any ideas could come to fruition, the

existing house on the lot had to come down, though it wasn’t a typical scrape and rebuild. The house was deconstructed. “A typical process for demolition is to simply roll in here with a bulldozer and tear everything down and then dispose of it all in the dumps,” Michael explains. “But when we deconstruct things, we salvage about 90% of the lumber that’s here—not only the wood flooring but the studs and the wood structure on the roof as well. It’s a process done with manual labor, of course, so it takes a little bit more time and a little bit more money. But it’s green.” Rather than dumping the materials in a landfill, they “get sent to Habitat for Humanity,” C&C’s job superintendent Maurice Martinez adds. Maurice, who was on-site every day for 20 months, says, “Working with Chris and Shannon was a wonderful experience”—a sentiment everyone on the team seems to share. With so much talent coming together to build such an incredible house, it’s nice to hear how much the family appreciates it and utilizes the space. “We don’t ever want to move,” Shannon says. “We live in this house. This is not just a pretty house to be pretty in.” For Miles it’s about the “beauty and the power of this process. Out of someone’s idea, you can create the real thing. You start with this super-rough stuff, and you conjure or manifest things to happen through everybody’s efforts and the team collaboration. It’s amazing what teamwork can achieve.” ¢

NATURAL WOMAN TEXTILE DESIGNER CHANEE VIJAY KEEPS IT CLEAN AND SIMPLE. WRITTEN BY DARREN ELMS | PHOTOGRAPHED BY SIRI BERTING
In 2009 Chanee Vijay was working in financial services marketing while renovating her home and blogging about sustainable home design. “I noticed a white space in organic home goods,” she says, “one that could be filled with simple but elevated designs.” A year later she started from scratch with surface design. “I didn’t know I had a maker in me, but apparently I did. I taught myself how to block and screen print, and sourced organically grown, chemical-free hemp and nontoxic inks.” Soon she opened an Etsy shop that flourished in the supportive makers’ community. Although she got her degree in geography and sustainable development, Chanee studied clothing design, sewing and art in school. “I was intrigued by European hemp because of its eco-friendly properties and its textural beauty,” she explains. “I loved the idea of beautifully woven hemp in the old-world style—nubby with slubs and all—with shimmery, neutral-colored ink. That’s how my first pillow collection came together.” After a recent move to Kansas City, Chanee opened a new studio and retail showroom. “The space is triple the size of my garage studio in Manhattan Beach, which allows me to up my production significantly,” she says. The designer will launch a new website this fall, where clients can order custom pillow covers, throws and towels. She also plans to expand her wholesale line for brick-and-mortar shops. “I’m starting to dabble in clothing design again— creating a new line of organic hemp and linen robes, tunics and caftans for 2019,” she explains. “Perfect for beach time.” When Chanee lived in Manhattan Beach, she participated as an artist at the Hometown Fair. “I met so many talented and creative women who welcomed me into their world,” she shares, “artists and creative entrepreneurs like Siri Berting, Wendy Stillman, Robin Lebowe from Modern Knots and Homie, Lenora Marouani from The Souk, Norel Ebrianifrom Pull & Thread and all the ladies from MIXT Studio. I’m so grateful for their friendship, collaboration and encouragement.” Although she knows her new Midwest home is the right fit at present, she can’t seem to shake her South Bay roots. “My husband and I eventually plan to return to Manhattan Beach, where we still have our home, friends and family.” Read more about Chanee and her textiles at chaneevijay.com. ¢

perfect,” Saori says. “I just ended up trusting her; I felt comfortable.” With the full confidence of her clients on her side, the only thing Nancy had working against her was time. Although the home was purchased nearly a year ago, Nancy wasn’t brought onto the project until three months before the intended move-in date. “I had this date in mind, so we had to just charge ahead,” Nancy says. “It was amazing; she did everything so quickly,” Saori adds. The results are stunning. The house is open and bright with blurred lines between the indoor and outdoor spaces. The second level boasts sweeping views of tree-lined streets and a glimpse of the Pacific on the horizon. Nancy’s design of the interior captures the essence of the home perfectly for a friendly yet elegant coastal vibe that is both esthetically pleasing and family functional. Outdoor fabrics in the most frequented areas of the home cater to this young family of five for easy clean-ups, while soft textures and coastal pops of color give the space an inviting, laid-back appeal. The artwork of local artists hangs on the wall—another perk of having a designer familiar with South Bay trends. “My parents are still here in the same house I grew up in,” Nancy says. “My office is in Downtown Manhattan Beach. I still run into people I went to elementary school with.” Moving from Tokyo to Manhattan Beach will, no doubt, be a big change for Saori and Tom. But having a local like Nancy around will certainly help bridge the gap. ¢

30 private parking spaces, complete with bicycle racks and four electric vehicle charging stations. There are two private entrances to each of the two office buildings from the parking area, ensuring complete privacy for owners, tenants and their guests. Sustainably built to the highest standards—even down to formaldehyde-free and dye-free insulation—each building is stubbed for 50 rooftop solar panels, and all lighting is energy-efficient LED. Office floors are light and bright with 10’8” and 11’6” ceilings, and Fleetwood-style doors open to expansive private decks with incredible wetlands and water views. Operable windows throughout provide just the right amount of ocean breeze to remind you why owning at the beach is without equal. The Strand Offices is creative office space at its finest and most modern. Materials include hand-chiseled Bulgarian limestone, solid wood flooring, mahogany eaves and walls—a feast for the senses. These buildings were designed for energetic, progressive companies and owners who appreciate high design and the best materials, all combined with the quintessential laid-back beach vibe. Playa del Rey is truly the last best beach for business. And it has a workstyle that others will envy. Plus it’s located in a beach community that literally has it all! When you step outside The Strand Offices, there are lots of choices within an easy stroll to eat and imbibe, including gastropub Tripel, which serves gourmet pub fare and a wide selection of craft beers; Playa Provisions down the street, which has everything from a dedicated whiskey bar to gourmet takeout, a restaurant and an ice cream bar; Penguini’s, with indoor/outdoor dining and amazing Northern Italian fare; Chinese food at Szechuan; local coffee favorite Tanner’s; and a host of other restaurants, bars, pubs, stores and service amenities. You can even take your dog to the office and get it bathed at Seaside Grooming while you work. You can have your clothes tailored at the end of the block and pick up groceries and a bottle of wine. It’s all here in Playa del Rey. And of course Playa Vista and its roster of tech and creative tenants is just two minutes away. So instead of being buried inside a large office complex, why not enjoy the prestige of having a prominent address of your own? If you’re an investor, Silicon Beach is booming … and this hard-to-duplicate property with unobstructed views close to the beach is an investment worthy of consideration. The Strand Offices at Playa del Rey is a rare opportunity for an investor or an owner-user to purchase a new, modern, architecturally distinctive office property by the beach.

LOCATION SCOUT: The property is situated along approximately 7.4 miles of Pacific shoreline spanning nearly 5,000 acres of jungle, mangroves, cliffs and beaches on the Jalisco coast. DESIGN FIRM: Taller de Arquitectura, Mauricio Rocha and Gabriela Carrillo DESIGN TALK: “We wanted to work in two ways: trying to be as intelligent as possible optimizing and taking advantage of what was already there, including a structure more complex in the lower levels than in the highest levels; and a huge opportunity to have different types of apartments, all facing two facades—one to the ocean and the other to the jungle. On the other hand, we got inspired by a beautiful image we saw from a visit of Francis Ford Coppola that he had when this building was originally open to the public. He said that it was beautiful … this feeling of getting out of your room and placing your feet on the sand. By that image of sand and nature creating this ‘primitive sophistication,’ we realized we want to keep this Careyes feeling, which is unique, and bring to the heart of the horseshoe the spirit of the jungle, with raccoons and birds, plunge pools that match with the color of the sea and a landscape that owns the land.” MATERIALS USED: “We use a local brick for floors, screens and walls, which is very particular because of its measurements—really big and beautiful, handmade. We also used local woods like the rosa morada tree and natural, local purple stone.”

hen it came to finding their home in the Tree Section in Manhattan Beach, Judy and Stephen Bay were literally in the wrong place at the right time. “We went to the wrong house on the day of the showing, and it wasn’t originally
the house we wanted to see,” explains Judy of the fortuitous mishap. “We asked to see a different house, but our broker found this house and we fell in love with it.” “It had a really, really nice feel to it,” adds Stephen of the 5-bedroom, 4½-bath residence on a 5,000-square-foot lot. “We walked in, and we thought, ‘It has everything we were looking for.” The existing two-story home, though, was not quite the style they wanted. “It’s a very lovely Mediterranean-style house, but it had burnt orange walls, blonde wood floors and heavy drapery—and it was a bit formal for us,” recounts Judy. “We wanted it to showcase a lot of our artwork, and we wanted the walls to be a lighter color. Stephen is a big

cook; we didn’t feel like the existing layout of the kitchen was working.” Over the years the couple put their own stamp on the house they once shared with their two children (now grown), their cat, Gus, and chocolate Labrador retriever, Harlan, in several design phases. “We basically redid everything with the exception of the laundry room and a little sofa at the top of the landing on the stairs,” says Stephen. To combat the dark feel of the home, Judy chose a crisp white paint—Simply White by Benjamin Moore—for the common areas and Natural Linen by Benjamin Moore for the master bedroom. “I like color that’s easy to transition out,” she adds. Judy selected a few pieces for the kitchen, master bedroom and living room from HomeGoods, Houzz, Pottery Barn and Frontgate and had some reupholstered in designer fabrics. “I like to add pops of color through curtains and pillows so it’s easy to change.” For the kitchen redesign, the couple turned to contractor Tom Rochford and designer Josette Murphy, principal of About:Space, LLC in El Segundo, who was a referral from a friend. Josette was also later hired to help with the adjacent breakfast room and den, living room, and master bedroom and bathroom. “The kitchen was dated and with very traditional styling and rather 1980s clipped corners and granite counters,” says Josette of the kitchen lined with custom cabinets by Benjamin Gordon of Gordon Woodcraft; an island countertop custom-made in solid plank walnut; a Francis multicolored wool rug from Contempo Floor Coverings; and Sheldon swivel counter stools from Frontgate recovered in Gostwick Park by Zimmer + Rohde and treated with a laminate for easy cleanup. “The layout didn’t change that much, but we completely gutted it and wanted to lighten it all up,” says Josette. “We distressed the island in an olive green color wash to look like a piece of furniture. The Omar blown-glass pendants by Currey & Company are mouth-blown and had this old Spanish vibe. They had some rustic, hand-painted Italian dishes that they wanted to display in the cabinets, and they wanted a place for easy access to cookbooks.” They also removed an unsightly existing blonde wood overhang and replaced it with beams, a perimeter soffit and new lighting. “We designed and stained the new wood ceiling beams to match the beams in the adjacent breakfast room so they looked original,” she adds. In the adjacent breakfast room, Josette used the couple’s own dining table and added a burst of color with tangerine-hued slipcovers for the four chairs made from Magnolia Fabrics. “We also added an area rug to soften the space,” she says. “The fabric was chosen to complement the island stools and the family room pillows and window coverings so that all three connected spaces had a similar feel.” In the den/family room area, Josette combined existing window coverings and a few of Judy’s own orange-and-cream printed pillows atop a neutral sofa to dictate the color palette, along with custom red pillows with a cream pattern in Schumacher’s Durance fabric in Bittersweet. “There’s a lot of different palettes, but by staying in a tight color range they complement each other and create interest and harmony,” she says of the pattern-on-pattern look. “Layering multiple patterns works best when you start with a more neutral ‘ground’ and keep the large elements visually quiet [like sectional, rugs, cabinets] so the eye has a place to rest too.” Upstairs in the master bedroom and bath, Josette—with the help of contractor Eric Friske—created the ultimate resort-like sanctuary. The master suite is awash in a textural cream and dark brown base with hints of pale indigo and butterscotch. The taupe headboard was

reupholstered in Overton fabric by Pindler & Pindler, while two Sunset Point nightstands by Hooker Furniture flank the bed. “I’m not afraid to work with what the client already has and carry the client’s personal history through,” says Josette of using Judy and Stephen’s own pieces, including a wingchair from HomeGoods. “If a client owns pieces they love and they work with the design direction, by all means I want to use them. It really adds to the personality and brings depth. There is nothing worse than buying everything new from the same resource.” “I love our master bedroom suite,” says Judy. “It’s very tranquil and elegant. We have custom cabinetry by Torben Boesgaard of Concepts In Wood who helped designed the bedroom and bathroom cabinets and master closet while Josette worked on the finishes.” The glamorous master bathroom features Faceted Panels wall mirrors by Brayden Studio; Utopia sconces by Kelly Wearstler for Visual Comfort; a freestanding White Sawyer tub by Americh set inside the shower stall, surrounded by hand-painted wainscot tile from Walker Zanger’s Duquesa collection in Fatima pattern in Ambra color. “The bathroom had very little storage and counter space,” says Josette. “We splurged on the pattern tile, but everything around it was visually quiet and inexpensive. It was fun. I enjoyed that they had the courage to do this.” Now the couple, who also spend time at their second home in Santa Barbara, enjoy cooking at home and entertaining with friends and family. “There’s not just one place I like going to,” adds Stephen. “I’m happy just going into each of the rooms.” ¢

INSIDE PEEK A LOCALLY CURATED HOME STYLING SERVICE IS COMING TO YOUR DOORSTEP.
If you love product delivery services like Stich Fix, you’re going to get a kick out of An Inside Crush. This new direct-to-door styling service offers customers a selection of curated home accessories each season. And it was all started here in Manhattan Beach. Owner and local resident Mireille Dermer Mengel got the idea when she recognized a need to more easily spruce up her living space every few months. “While many people are interested in keeping their home on trend, finding the time to do so and having the knowledge to do so can be limiting factors,” she says. An Inside Crush provides consumers with a “designer-in-a-box” at an affordable price with high-end products at a meaningful discount to retail. Every season a new box arrives with an assortment of five highly curated and on-trend home decor and accessory pieces chosen by Mireille.
WRITTEN BY DARREN ELMS PHOTOGRAPHED BY LAUREN PRESSEY
She says inspiration for the business came from her desire to evolve with design combined with an education and background in fashion design. “I was trained to watch for new trends, emerging styles and to recognize the subtleties of a design detail,” she explains. “The saying is that you should find something you are truly passionate about and make it your work. I am very passionate about design, and it is a part of my soul and day-to-day existence.” What’s coming in their debut box for fall? Check out aninsidecrush.com to see! ¢

We can date it, you know, like carbon dating.” Rather than cover it, Caroline and Peter carefully painted around the image. “We thought it was very funny,” Caroline says. Every corner of the house is filled with treasures, either brought in from Caroline and Peter or preserved by them. And whether it’s the couple’s overtly warm and friendly demeanor or the appeal of a home with so much history, this Redondo Beach gem is undeniably charming. “Pretty much everyone who comes to visit enjoys hanging out here,” Caroline says. “The scale of the rooms and their less-than-perfect charm seems to make everyone feel welcome and comfy.” The house itself reflects only part of the magic the two have created with the space. “This is Peter’s territory,” Caroline says as she walks outside the back door of what was once a laundry room and is now a sunroom off the back of the house. “It’s like a secret paradise.” There’s a bog for turtles, colorful koi swimming in a pond, tangerine trees, orange trees and avocado trees. They have roses blooming, figs, a coffee tree, grapevines, mangos, tomatoes and even a greenhouse. “I raise butterflies,” Peter says. “He takes the caterpillars and then puts them in his greenhouse in a special cage until they become butterflies,” Caroline adds. “And then when they’re born, he lets them out.” Stairs lead to a guest room, the master bedroom, Peter’s office and Caroline’s stylish and oh-so-feminine dressing room

on the second level of the home. The room boasts vintage Chanel, Dior, formal hats and an assortment of glass perfume bottles displayed sweetly on the vanity. Some of the rooms upstairs have doorways that are noticeably uneven. “We think it was just built like that,” Caroline says. “In 1908, a humble little house like this—there’s usually no drawings.” The tub in the upstairs bathroom was restored after the pair discovered it hidden outside. “We found this bath buried in the backyard,” Peter notes. For Caroline and Peter, their home is a labor of love, perfected after nearly three decades of delicate care and more than a little creativity. “There are lots of older homes in the South Bay that, with a little vision and some TLC, could also be recycled and enjoyed for many years to come. In many instances they, like ours, have lovely gardens with mature trees, interesting architectural features and were really built to last,” Caroline says. To see a home so cherished and restored to what it was, rather than what it could be, is refreshing. ¢

Because your only responsibility on vacation is to relax, a private owner’s lounge provides exclusive services available to residential homeowners including travel and transportation arrangements, valet parking, luggage and sports equipment shipping and unpacking, grocery stocking, dining and spa reservations, catering, business services, child care, entertaining and event planning assistance, and all activity bookings. The staff can also arrange housekeeping and maintenance services. Now that you’ve settled into your accommodations, it’s time to explore the resort. The property is home to five distinct dining venues: Cane & Canoe (signature fine dining); Sunset Patio and Hana Hou Bar (poolside casual dining and drinks); Mahana Market (a general store); Cliff House (waterfront private event venue); Beach Club (private club with casual dining and drinks). want to leave your home, no problem … there’s 24hour residence dining and personal chef services. At the heart of the property, a three-tier, lagoonstyle pool complex features spectacular ocean views, multiple areas for private relaxation, a familyfriendly kids’ space, an intimate adults-only area, a lazy river and a stunning waterfall. With easy access to the ocean, you can expect full-service beach activities and watersports during your visit. Both within and beyond the borders of Montage, you’ll discover one of Hawaii’s largest nature preserves, including five stunning white sand beaches, two marine sanctuaries, miles of hiking trails and two legendary championship golf courses. Let’s conclude on a relaxing note. The 30,000-square-foot Spa Montage perfectly integrates a peaceful indoor-outdoor experience with both ancient and contemporary products and services. The concept was inspired by the abundant wellness energy surrounding the spa from Mauka (mountains) to Makai (ocean). Natural materials, inspiring accents and indigenous plants have been carefully selected to provide an elegant, calming and holistic ambience that is typical of Hawaii. On arrival, guests are greeted by sweeping ocean views and spa experts who help create a personalized relaxation journey. This individual customization is the very essence of what sets the spa apart. Also unique is the expansive menu of offerings and experiences. Perfect for both couples and individuals, selections include: indoor and outdoor treatment areas and therapies; a rich array of water features; luxurious locker rooms and tranquil relaxation lounges; a state-of-the-art Fitness & Wellness Center; a nutritious and delicious Spa Café; an enticing Spa Boutique and a full-service Beauty Salon. Spa Montage employs top-notch personal trainers who create lasting relationships with owners and guests alike. contemporary oasis. The design is an homage to the classic style, carefully crafted with attention to every detail. We traveled up and down the state, visiting different manufacturers and artisans to select the perfect materials for the home. Each decision was made with careful consideration for the overall design concept. Artisanal steel windows, troweled plaster walls, and handmade roof and floor tiles are part of a sumptuous palette of materials that literally glow in the early evening light. The warmth and character of each room demonstrates the depth of the design philosophy, which was as much an exercise in restraint as it was in creativity. The front entry and “paseo,” which connects the two side yards through the middle of the home, are the primary architectural elements defining the sequence of spaces. The “saddlebag” yards

the huge range of skills and responsibilities that an architect must take on. However, this is what makes being an architect so rewarding. An architect must solve problems in an aesthetic way, engineer projects cost-effectively, guide them through the byzantine municipal approval processes, and then coordinate the construction and finishes of those projects. to a perpetually sliding hillside (the foundation has since been retrofitted to withstand), the clients needed to fully gut the original house and rebuild it from the ground floor up. Their brief was straightforward—they wanted an open, airy, light-filled vacation home to be used when they are in town visiting their children and grandchildren who live nearby. Due to zoning restrictions, the new design is contained within the original footprint and building height but provides a reworked floor plan for greater efficiency of the modest-size home—with a stronger connection to outdoor spaces. The kitchen is the heart of the main floor. It opens to an outdoor terrace (above the existing garage) through a pass-through bar. The dining area—adjacent to the kitchen—is flanked by two
The grandchildren’s bedroom and a guest bathroom are tucked behind the stairs on the first floor, while two master bedrooms each with ensuite bathrooms are located on the second floor. The Douglas fir beams and tongue-andgroove roof decking are exposed in the ceilings to add volume and maximize ceiling heights within the tight building height limit. Rigid insulation was installed over the decking and topped with an aluminum standing seam roof. The majority of the exterior is clad in Ipe wood siding due to its fire-resistant qualities, and the semi-subterranean garage is finished with troweled stucco. for the dads, kids and dogs to hang out near while they play on the full-size bocce court. The project did take some time, but we rebuilt the pool, created a beautiful outdoor kitchen and designed the gardens to soften the large property. This secret spot in the South Bay is quiet and peaceful while overlooking the bustling Beach Cities below. I used natural boulder steps to terrace the spaces and concrete benches to retain the levels to create interesting areas that feel natural, comfortable and inviting. Once we removed all the cracked, old concrete, I used a large Pennsylvania Blue subway tile to give clean lines. The backyard we created offers functional outdoor living for year-round enjoyment.
WHAT TRENDS DO YOU FIND PARTICULARLY APPEALING? The industry of design is always evolving and changing. The trend I love today is that the outdoor space is more important than ever. When I meet a client, I walk through the home and get a true feeling of what makes them happy and calm. I then try to pull that same feeling outdoors. I use colors and style to create a collective and consistent feeling from the moment you walk on the property— from indoor to outdoor. Besides creating an open and consistent space, I love to use fire in the landscape. Fire features create an inviting, warm space and can be used year-round in California. If I can
