anya Monaghan laughs as we shake hands over the bottom half of her home’s large Dutch door. “Let me open this,” she says with a smile. The inside of the sprawling,

corner-lot home is bright and inviting. Music is playing on the first level of the house; a light breeze circulates from the backyard through the open wallto-wall pocket door in the main living space. Tanya, her husband, Liam, and their two boys moved from South Africa and into the newly constructed, Cape-Cod-inspired home in 2009. After eight years and the addition of their youngest child, a little girl, the Monaghans gradually took steps to “modernize [their home] over time,” Tanya notes. The original home, designed by Gary Lane, was “brilliantly designed to allow in a lot of natural light yet somehow remain completely private. It was brand new, and everything was great. We just wanted to put our own stamp on it.” And that’s exactly what they did. After steadily making changes to both the interior and exterior of the property, the Monaghans have finally completed the transformation of their stunning Tree Section abode into a sanctuary that reflects their own uniquely curated style. “We call this the Whiskey Room,” Tanya says as she walks toward the seating area just to the right of the home’s entrance. Gesturing to a gorgeous white sofa, the mom of three adds, “We use this for entertaining, but definitely no kids allowed. It’s not super often, but sometimes we’ll come here, sequester ourselves and have a drink with our friends.” Behind double doors in an adjacent room is a more kid-friendly space. “Because it’s one of the first rooms you see as you enter the house, I wanted to make it a bit more pleasing to the eye than a typical playroom or kids hangout area,” Tanya says. At the center of the room is a massive Indian day bed, which Tanya says the family “shipped from South Africa.” The space serves as a study/hangout area for the youngest members of the Monaghan family. “This

is a room where they can be loud,” Tanya points out. “We can just close these doors and let them go.” In the formal dining room, a long wooden table made of pure yellowwood sits on top of an indigo rug. “I think this table is my favorite thing that I’ve ever bought,” says Tanya. “We bought it in South Africa; it was hand-made there.” Pointing to the light fixture above the table, she says, “When we bought the house, all the light fixtures were really traditional, but in here I wanted something more industrial and modern.” The benches under the table give the space a communal feel. “This is where we eat when we have people over because you can fit so many around [the table].” Not-so-tiny details like the crown molding found throughout the house or the windows that wrap around, allowing natural light to pour into every room, are hard to ignore. But in true South Bay fashion, the hub of the home and perhaps its greatest focal point is where the indoor and the outdoor spaces merge. The kitchen and main seating area make one great room with large pocket doors that open up nearly the entire back wall. Above the small dining nook in

Artificial grass, drought-tolerant plants and pinpoint water drip systems were installed. The pool was made shallower than normal to save on heating and water consumption, while the dark pool color was selected to retain heat. Indoor and outdoor lighting is LED, and a solar energy field was installed that produces more electricity than the couple uses. They also have an electric car. The four-year project entailed one year of planning, 18 months of house construction and a short break before tackling the exterior landscaping, hardscaping, pool and other amenities. “It truly was a labor of love,” shares Nicola proudly. “The heart, soul and warmth were always there for us to build upon as we transformed it into our dream house.” ¢

HONORING LULU AND LEO KRIM “My maternal grandmother from the Philippines was an extremely artistic and creative lady,” says Mica. “This was inherited by my mother, then passed on to me. Art and creativity has always been a big part of our family. My kids were exposed and encouraged to create and experiment. A Manhattan Beach couple builds the ultimate house for their growing family and enlists expertise from a local interior designer for just the right amount of personality, color and sophistication.

or Paul and Marie Murphy, the search for an interior designer for their Cape Cod-style residence in the Tree Section of Manhattan Beach began with an

The search resulted in a kismet design match with interior designer Kate Lester, founder of Kate Lester Interiors in Hermosa Beach. “I found Kate on Houzz.com,” says Marie, a South Bay native who, after meeting with Kate just once, knew she was the perfect fit. “She had everything we were looking for and more, and we loved her style, her design aesthetic, her ability to understand the day-to-day needs of a family with three kids and pets. And she had this genuine enthusiasm for making our vision of our home a reality.” But the connection between Marie and Kate wasn’t merely a chance encounter. “When Marie called me, it turns out that I knew her builder and we had a ton of mutual friends,” explains Kate. “She came to us because she had built the custom home and had hired a designer. Things didn’t quite work out as planned with the designer, so rather than try to do it themselves they had decided to hold off on furnishing about 65% of the house for almost two years.” The 3,600-square-foot home, built from the ground up with the help of local Matt Morris Development and architect Doug Leach, didn’t evolve from a longtime dream. “We never imagined we would build our own home,” says Marie, who first met husband Paul, an attorney, in college at University of California, Santa Barbara. They began dating in 1992. “The idea was to find a lot within our budget that was big enough to build a comfortable home with a fully-functional background, which is not always an easy thing to do in Manhattan Beach.” The two hired Matt Morris Development and Doug Leach, known for a Cape Cod aesthetic—a style Paul had always admired. “We lightly

We had had an all-white kitchen before, so we wanted something different. Basically, we had a good backdrop, but it lacked personality. Kate came in and tied all the colors in the house together, brought in fun patterns and textures, and even added some unexpected colors like purples and pinks, without freaking out the men in the house [too much].” Throughout the house, finishing touches with subtle nods to coastal references include vintage buoys in the playroom that Kate found at an antique shop and had mounted on brass boat cleats; an all-white African headdress culled from KL Home in the master bedroom; a seashell chandelier with an antique vibe by Oly Studio in the dining room; and eggplant-hued built-in cabinets, shelving and sliding doors on the first floor. “They are a funky addition that always get people talking,” adds Kate. “The unusual color was originally part of the previous designer’s grand plan, but when Marie asked if we should repaint them I said, ‘No!’ They add such character, so I decided to work them into our design as well.” To add to the suspense of the final design, Kate

She continues, “Kate and her team politely kicked us all out of the house one day and installed everything by 6 p.m. that evening. We arrived home with the kids and dog in tow to find Kate at our front door, welcoming us to what felt like a brand new home. There was even a bottle of Champagne on the dining room table ready to be uncorked for the celebration. Kate walked us through all the rooms, and they were perfect. We felt like we were on an episode of an HGTV show. It turned an already ‘A’ job into an ‘A+++’ and made us feel like rock stars.” ¢

hen Marjorie and Dave Tong made their most recent home purchase, they were a family of two. “By the time they moved into their new home, they had their first child,” explains Bryan Winters, founder of hu mn+ lab,+inc. “During design, they

found out they were pregnant again, and surprise … twins!” After an extensive remodel driven by the family’s growing needs, creative vision and Bryan’s expertise, the Tongs have transformed what was once a humble abode—built in 1939— into a stunning merger of both Spanish and modern design. For Bryan, taking on a project with elements of traditional Spanish architecture was a bit out of his wheelhouse. “I’m really a true modernist,” he says. “Modern doesn’t have to be cold and stark … I like inviting, warm homes that function for a family.” Cold and stark aren’t the only misconceptions around mod-

ern design. “People confuse contemporary with modernism,” Bryan says. “Contemporary means ‘of the times,’ and modernism is timeless. There’s a big difference.” His decision to team up with the Tongs on this project was a personal one. “Dave and I met cycling and became good friends,” Bryan notes. “We’re still good friends,” Dave adds, “which is a testament to how well the project went.” The original El Segundo home came down completely,

with the exception of roughly four or five stud walls around the parameter of the house. Sean Icaza of Icaza Construction was hired as general contractor and, after nearly eight months of design and development and 14 months of construction, the home has transformed into a haven of natural light with clean, simple lines and a brilliant use of space. The entry leads down a set of stairs to what is now a large, open kitchen and dining area with 12-foot ceilings, black-andwhite hand-painted tiles, and large doors opening to one of the family’s outdoor areas. “We have this huge communal area that we feel is the heart of the home,” says Marjorie. Ironically, what is now one of the main focal points of the house was once the crawl space. “One of Bryan’s biggest strengths is figuring out space issues,” Dave says. “That was an elegant, aha moment. We just couldn’t have done that without an architect.” Gold accents, mirrored glass and exposed wooden beams add a touch of warmth to the space. “Marjorie chose the gold, which I thought was super fantastic,” Bryan notes. “She also added the antique mirrored glass … she was really good. I have to give her a nod. She was very influential to how this turned out.” Participating in a project of this magnitude was certainly new ground for the Tongs. “We’ve never even remodeled a bathroom,” Dave notes. But after years of collecting inspiration—and with their new family needs—the Tongs had a clear vison of what they wanted for their home. “It was absolutely necessary to have a house that would grow with our family,” Marjorie explains, “one that would accommodate three very small children but also work beautifully with three huge teenagers [and eventually] feel comfortable and full when it’s just me and Dave again. We were also thinking about how it was going to function with multiple levels. We wanted to make sure we had a master sanctuary upstairs where we didn’t have kid chaos over our heads.” The upstairs is designated for the master suite, with a massive walk-in closet, 10-foot ceilings, a master bath and a green roof deck and shade lounge. “On the second story we reached for the maximum height envelope that was allowed by achieving the flat roof,” Bryan notes. “If we would have done another a-frame, we would have gotten a lower ceiling.” As friends first, Dave, Marjorie and Bryan weren’t naive to the risks of working with friends and family. “Things could get sticky,” Bryan says. But the collaboration has proved to

be beneficial in more ways than one for the trio. “They’ve got such a great outlook, and they were so fun to work with,” Bryan shares. “Working with Marjorie and Dave really pushed the envelope in regard to combining two completely different aesthetics and mentalities into one harmonious result.” “[Bryan] was able to decode the look we were going for and help us achieve it practically,” Dave says. “And the interior look of the house was spearheaded by Marjorie. We couldn’t have achieved what we have without her vision.” “The house is organized exactly how we wanted it; everything flows,” Marjorie adds. The end result is bold yet simple, modern and timeless. Overall, a great meeting of the minds. ¢

Bringing nature into your home is another great way to blur the lines. I often use interesting planting, playing with varying scales to infuse that natural element.
