elcome to the latest edition of our Moor to Sea magazine, in which we showcase a range of some of the best residential property. Now that the instability of the last few years has at least settled somewhat, the property market seems to want to make up for lost time. Since the turn of the year our offices have reported increased activity in all price ranges. The Lettings team have also been busy and demand for residential property, be it for sale or to rent, is at a level not seen for some time. If the time is right for you, the time is right. Mansbridge Balment are now in our 50th year, having been founded back in 1971 when Harry Mansbridge launched the business in Tavistock. Interestingly 1971 was the year the microprocessor was invented and the first email sent so, in some respects, Mansbridge Balment date back to the earliest days of the modern era. Much has changed since then with some of the amazing tools available to us, but much stays the same. Kevin Lethbridge of Mansbridge Balment talks with football managing legend Neil Warnock about why he loves this part of the world.

B

orn in Sheffield, Neil Warnock is one of the most successful English football managers of all time. He is a former professional player and has managed teams to promotions on eight separate occasions, most recently taking Cardiff City into the Premiership in 2018. He is hugely respected in the game and a familiar face and voice across television and radio coverage of his beloved sport. Neil was, of course, in charge of local team Plymouth Argyle when they famously swept to victory in their 1996 Third Division play-off Final against Darlington with Ronnie Mauge scoring the decisive header in front of more than 43,000 fans. A day Argyle fans will remember for many years and one to savour. 14

Despite his hectic travel schedules and work demands, Neil and his family have lived for a number of years in a tranquil spot on the Cornish side of the Tamar Valley, far from the stresses and strains of topflight football management. Over the years he has kindly brought the teams he has managed to the area during pre-season. Neil’s generosity and affection for this part of the world has been instrumental in bringing about such unlikely fixtures as Liskeard vs Cardiff City and Tavistock vs Queens Park Rangers. To bring such teams as QPR, Sheffield United and Cardiff City to Tavistock and other local clubs is quite something and a huge credit to the man himself, for which local football fans are hugely www.mansbridgebalment.co.uk

This says more about the man than mere statistics and footballing records – he has a real connection with the area and has given back and enriched local sport as a result. “The countryside here is so rich and diverse. On one hand you have the Tamar Valley, which winds its way through places like Horsebridge, with it’s amazing 1437 bridge, then down to Morwellham Quay and the incredible heritage showing the prosperity that mining brought this region and has all but vanished now.” “Then there is Dartmoor, not just Dartmoor but Bodmin moor and places like Kit Hill, where mining and moorland combine. Despite the increase of new home building, the area remains

pretty unspoilt and you can lose yourself in such places. It’s a great place to live and a great place to bring up your family.” “I love my fishing and, as you can imagine, this part of the world provides some wonderful places to set up – it’s a great way to unwind and find a bit of peace. Of course, if you’re looking for somewhere special, Cotehele House and Quay have just about everything, stunning gardens, riverside walks, heritage and one of the most impressive country houses around. It’s an absolute gem and we like to visit whenever we get the chance.” So, it would seem that, for Neil and his family, the Tamar Valley is the perfect playing surface. Long may it remain so.

Land of Legend Nick Henderson investigates some of the myths and legends associated with Dartmoor

H

aving lived on the fringes of Dartmoor for most of my life, I am aware of the numerous tales and stories associated with the moor. Pretty much anything from Pixies right through to a personal visit from the Devil himself have been linked to this beautiful wilderness we know as ‘the moors’. Is it because the nature of the moor itself can change so rapidly? Is it the rawness and wildness of the high moors that evokes tales of headless horse-drawn carriages, hairy hands, spectral dogs, bottomless mires and dark deeds? Probably. Interestingly, there seems to be an element of truth behind a number of these tales. There were unpleasant characters who used vicious packs of hunting dogs who would terrorise the area, there were drunken squires who would abuse their position, sometimes to the extent of committing murder. A violent thunderstorm could be mistaken for the wrath of Satan. One story, with which many of us are familiar, is the tale of Sherlock Holmes and the Hound of the Baskervilles. Sir Arthur Conan-Doyle penned the story while staying at the Old Duchy Hotel in 1901. Now the National Park Visitor Centre, he used local places and locations as the background to the story. It is believed that one such location is included within the pages of this magazine and is presently for sale with Mansbridge Balment. I will let you decide which one it might be, but this is where legend can become reality. Conan-Doyle was told of Richard Cabell, a seventeenth century squire from Buckfastleigh, who was renowned for hunting with dogs, frightening his fellow parishioners with his many acts of violence and was said to be ‘monstrously evil’. The story has it that he brutally murdered his wife, whose faithful black hound 32

attacked and tore out his throat. A pack of hounds descended from the moors howling at the loss of their evil master. Cabell is now entombed in the churchyard to prevent him re-joining his pack and carrying out further atrocities. Throw in the legend of the ‘Yeth Hound’, a ghostly headless dog said to be the soul of an unbaptised child which haunts the region and you can see how Conan-Doyle began to piece together the wonderful Hound of the Baskervilles. We come to the ghost of Lady Mary Howard. Lady Mary is a lost soul who cannot find peace until she completes an impossible task. She has to remove every blade of grass from the mound of Okehampton Castle and take, individually, to the family seat of Fitzford House in Tavistock. Each night at midnight, Lady Howard makes the journey in a carriage of bones accompanied by a terrifying black dog (something of a pattern is emerging). It is said that if the carriage stops at your door, the end for you is nigh. Now, why might Lady H be in such a predicament? We all know the road at Sourton can be really tricky in mid-winter when the snow comes, so she really needs a helping hand (not the hairy hand – we will come to that later). Perhaps that she left four husbands in their grave doesn’t help her case. Her father, found wealth at an early age and didn’t handle it very well – fell out with the people of Tavistock which resulted in the murder of two on his doorstep. He died at a young age. After her unsuccessful marriages, Lady Mary returned to what was left of Fitzford House with her son. To compound what had been a life associated with sadness and tragedy, her son died a premature death and so, exactly one month afterwards, www.mansbridgebalment.co.uk


did Lady Mary Howard also die. It would seem that the life of Lady Mary had become intertwined with that of her father and thus a legend was born. Did she deserve the punishment? Does she deserve the scary ghost label? Quite where the story about the nightly pilgrimage from Okehampton Castle to Tavistock came in is yet another mystery… but we like it! Fitzford House fell into disrepair and was finally demolished in the 1860’s. The gatehouse happily remains and has recently undergone a thorough renovation and been restored to its former glory. The gatehouse can be seen just by the statue of Sir Francis Drake, where Plymouth Road approaches the town centre. The B3212 is an unlikely candidate to feature in an article about Dartmoor legends, but it is the centre of attention for one of the most widely known ‘ghost’ stories about Dartmoor. The B3212 runs across the centre of Dartmoor, pretty much from Exeter to Yelverton, but it is the stretch between Two Bridges and Postbridge that we are interested in for it is here that the ‘Hairy Hands’ have made their appearance over the years. Stories of vehicles being forced from the road go back to the 1920’s. Horse-drawn carts, motorbikes with sidecars and modern cars with power steering and sat nav have all fallen to the phenomenon of the Hairy Hands. It is said that, from nowhere, a pair of hairy hands will take control of a vehicle – handlebars or steering wheel – driving the occupants from the road and into either ditch or granite wall. Deaths have occurred, particularly when attempting to navigate the tricky Cherrybrook bridge, where the camber of the road, combined www.mansbridgebalment.co.uk

with a bend in an otherwise straight section of road, make this a challenging manoeuvre. A serious investigation took place in the mid-twentieth century to determine whether strong magnetic forces were in some way interfering with the steering mechanisms of vehicles on this part of the moor, but no conclusions were made. Arguably less seriously, locals might point towards the journey home after a night out in Princetown and ‘hairy hand’ influence of some of the stronger moorland ales! Draw your own conclusions on that one. There are countless other tales to chill the blood and we do not have room for them all on these pages. One worth checking out is how Branscombe’s Loaf, a lonely Tor, came into being. Again, it is the Devil’s work. Thirteenth century Bishop of Exeter, Walter Branscombe, had been visiting outlying parishes and was returning along the north eastern edge of Dartmoor. The bishop and his servant were struggling with hunger when they were approached by a man offering them bread and cheese. About to eat, the servant spotted a cloven hoof beneath the strangers’ coat and knocked the food from the bishop’s hands. The bishop and his servant safely madeoff but the bread and cheese became the outcrops of rock we see today. Kitty Jay was a farmworker who fell pregnant and, when her lover disowned her, she took her life. In those 19th century Devon days, suicides were buried at crossroads to confuse the spirit and prevent it being able to find its way back to haunt the living. Her grave remains to this day, but an unexplained twist is that fresh flowers appear on the grave every morning, even now… 33

A bird’s eye view World of Motion’s James Lamey talks to Moor to Sea about his career and what it takes to be a successful film maker and cameraman in some highly challenging environments.

J

ames Lamey heads up World of Motion Aerial Imagery and is based in west Devon. He has worked closely with the Mansbridge Balment teams to maximise the presentation of both the firm as a whole and a number of individual properties. His work will be found increasingly on property portals, YouTube and our own website and it provides a unique perspective allowing a fresh dimension to help buyers envisage a property before deciding to arrange to view. James will work with drone technology and high level ground-based rigs. He is equally adept filming outside spaces or more detailed internal close-ups. “I live and was educated here in West Devon, which I love. I started getting involved with aerial photography and filming as a hobby around six years ago. In 2015 I gained the necessary qualifications from the Civil Aviation Authority to fly drones commercially and my passion for the work really took off, so to speak. It is fabulous technology and a truly unique way to see properties and the surrounding area come to life. The guys at Mansbridge tell me it is increasingly popular with buyers and sellers alike as people spend more time looking at stuff online, which is where it can be most effective. It’s not just the filming that’s enjoyable – I love the editing process and finding the right piece of music to accompany the footage, which helps to set the scene and can make a huge difference to the overall feel of the story we are trying to tell.” Given the huge variety of property in this area, James could find himself in the centre of Dartmoor one day, or by a river or on a rooftop the next. It is not all about rolling countryside and farmhouses, his techniques have been applied to smaller, urban properties where a street level image simply isn’t good enough to show a property in its best light. As with estate agency, he never really knows what the following day might bring. It is this diversity in the job that holds his interest most. “I do a lot of work with the Mansbridge teams and have covered most of their area one way or another. There is always a fresh challenge and no two jobs are ever the same.” James’ commitment to the job is one of the reasons Mansbridge Balment are keen to work with him. He will work seven days a week and nothing, literally, is too much trouble. “Living in this part of the world, we have to take what we get with the weather. I make the most of the good weather, whenever it comes. Last December we had been dogged by poor weather, which is to be expected, but I had been very keen to get to one of Mansbridge’s properties up on the moor. There was a break in the weather and, following a telephone call with the vendor, I agreed that the opportunity

was too good to miss and we got some great footage during the morning that I was particularly pleased with. Although it was Christmas Day, I still managed to get home for my festive dinner!” It is not just his commitment to getting the job done, but it is his attention to detail and care to get things right. There are plenty of examples where drone shadows are seen in the frame, or a car drives past and detracts from the shot. James will spend hours sorting through the footage and editing it cleverly to deliver a seamless video, which is so pleasing to the eye. The length of each shot and the timings of each piece are exactingly worked out before the film is completed. “Whenever filming with the drone, I always ask the neighbours for their permission to fly nearby and I find people are very interested in the process and, usually, more than happy to agree. It can be a different story with the many dogs, cats and other animals I encounter whilst filming for internal video tours. They are never camera shy and I sometimes have to retake many shots to ensure continuity. They’re always happy to pose in their own time”, added James. Whatever the weather... Nick Henderson meets BBC weather presenter Emily Wood, a familiar face to viewers of Spotlight and the late news, who talks about her career and what brought her to settle here in west Devon.

E

mily first moved to Devon in 2004 after finishing university in Manchester. “My sister had been living in Plymouth for a while and I knew my parents were looking to move to this area from Derbyshire, but I was still surprised to receive a call during my finals saying ‘We’re moving to Tavistock!’, my response to which was: ‘Where is that exactly?!’ (I was soon very aware of where Tavistock is, firmly situated on the wettest side of Dartmoor!).” She had been planning on making a career in the media after getting involved in student radio at university. “I was going to live with my parents for about 6 months, save some money, go travelling, and then head back to Manchester or move to London to pursue my dreams of being a radio presenter. 16 years later, I’m still here and I’ve worked as a weather presenter for the BBC for 12 years now, a career path I would never have expected to end up on, but enjoy immensely and am very grateful for the opportunities moving to Devon provided me.” Once settled after moving down from the north, Emily got involved with hospital radio at Derriford Hospital, presenting a show on Saturday mornings. “It’s perhaps a cliché but hospital radio really does provide the valuable experience which is hard to come by elsewhere. Through hospital radio I found out about the Community Action Desk at BBC Radio Devon, manned by volunteers and maintaining links between the community and the radio station. I started volunteering there 3 days a week, while working an evening telephone receptionist job. I was working more unpaid than paid hours at one point, but it eventually bore fruit with the chance to get on air covering the travel shifts for BBC Radio Devon and BBC Radio Cornwall. After some intensive lessons on local pronunciations (don’t get me started on how to say Launceston!) I got regular shifts on the travel desk and also worked as a Broadcast Assistant answering phone calls for live shows, helping produce content and enjoying getting involved in anything radio-related.” After about a year at Radio Devon, a fortuitous meeting was to take Emily in another direction. “ I happened to get the train to work a travel shift at the Exeter studio and bumped in to a BBC colleague, who asked if I’d seen the advertisement for weather presenters in Plymouth to work for BBC Spotlight. I had, but with no experience of TV and no degree in meteorology, I hadn’t 62

even considered applying. My colleague informed me that I should definitely apply for the job, as training would be provided and it would save me getting the train to Exeter for travel shifts! So I duly applied and got an interview, which was at the London weather centre in the famous Television Centre, which for me was a brilliant experience in itself. I did my first ever television presenting doing a 1 minute national forecast as part of the interview process, which resulted in me being offered the job to cover early shifts and weekends.” Sent on some intensive training with the Met Office, Emily began building up her experience presenting the weather live in the local BBC TV breakfast bulletins 5 times a morning. “I also got my first experience of outside broadcasts at places like the Devon County Show, which can be hard work but also great fun. My workload has changed since those early days, we are now a ‘weather hub’ in Plymouth so we cover Bristol and Southampton regional TV and radio in the mornings, lunchtimes and at weekends, so those shifts are very busy! I also cover the main 6.30pm Spotlight show and late news, which also involves covering the Channel Islands weather as well.” “So it’s certainly a varied job, not least because the weather is always changing! People are often surprised with the hours I work; starting a 4.15am and working for 10 hours can be hard especially with two small children! Plus I have to be very selfsufficient, there’s no make-up lady or stylist, we have to get ourselves TV ready, as well as putting together the forecast, the graphics and presenting without a script as we don’t use autocue for the weather.” Clearly, there is a good deal that happens behind the scenes, but watching Emily and her colleagues shows just how professionally they work. “I do feel very lucky to be able to work for the BBC and live in this part of the world. Although it wasn’t part of the plan, this area very much feels like home now, especially since having children. Being able to leave the house and take them out for some fresh air on Dartmoor is something I feel very fortunate to do, depending on the weather of course!” Emily is a regular presenter of the weather for the BBC, working across both television and radio form of the media. alkhampton is an extremely pretty West Devon village nestling in the folds of countryside on the edge of Dartmoor National Park. The Black Brook gently bubbles its way through the centre before finding its way to join the Walkham river itself.
