the future of our communities, but the infrastructure needs to keep pace. It is not enough for the planning authorities to take a more relaxed approach to granting permission for these developments to go ahead, there has to be serious thought to how these additional adults, children, and vehicles will impact the existing facilities. This is especially the case in Tavistock, where the road network is already strained to say the least. Education is hugely important and it is not enough to seek a contribution from the developer towards costs, there has to be serious thought before we see these numbers increase substantially. The case in smaller villages will vary hugely from village to village – some are in danger of losing their heart and being unable to sustain a shop or school. These villages need families and children and the right balance of new property will allow this. Other villages are experiencing similar difficulties to the towns and infrastructure needs to be looked at before more planning applications are approved. All this, of course, needs careful and sympathetic understanding so as to retain the magical reasons for living here in the first place.

KNOT YOUR PROBLEM?

HOW JAPANESE KNOTWEED IS BECOMING MORE OF AN ISSUE… The chances are that you may not have come across Japanese Knotweed, which is, in some respects, good news. If you do come across it, it may be bad news.

Japanese knotweed was introduced to this country in Victorian times. Increasingly, the plant is widely found along the banks of our rivers, verges of our roads, and along railway cuttings. But it is when found close to our houses and buildings that the problems can be found. In winter the plant dies back to ground level but by early summer the bamboo-like stems emerge from rhizomes

deep underground to shoot to over 2.1m (7ft), suppressing all other plant growth. Growing at a rate of as much as 10cm a day, the plant can cause damage to building structures and substructures. Underground is where the damage can be done as it works its way through cement, tarmac, and other man made materials. The presence of Knotweed can severely affect the saleability of a property as it can be very hard to eradicate and requires a managed plan to ensure its removal. The problem of Japanese Knotweed is one that will increasingly affect the property market in the UK. It is an offence under the Wildlife and Countryside Act 1981 to cause it to grow in the wild, so the greater awareness and understanding of what this plant is all about, the better.
